Home inspections aren't an everyday affair. When I bought my first home, the inspector simply walked around with me and took pictures of stuff while talking to me. I think it took 45 minutes total for the inside and out of a house. Chris took almost 4 hours to go through everything with me. My realtor recommended HomeSpy for my new build. While there are cheaper inspections out there, after the visit I was blown away by how much our inspector spotted. Our builder is very good (which HomeSpy confirmed after the visit), however the contractors and construction foremen don't give the attention to detail an inspector from HomeSpy will. I always hesitate to write a review until I've seen how well the "product" hold up over time...well, it's been almost a year since Chris did our for purchase inspection and everything he said has held up. His report was detailed and timely. He showed up ten minutes early and you could tell he was really concentrating on what he was doing. Chris did an outstanding job on our home inspection and is an expert in his craft. He not only does a thorough job but he also takes the time to educate on how to properly maintain a house. As the inspection was in the winter he did what he could on inspecting the sprinkler system and air conditioner. For the sprinklers he showed signs as well as tips for a properly winterized sprinkler system and hoses. He notices things about the house that at first you don't give a 2nd glance but after being told, it becomes glaringly obvious such as a slope deck or risen garage floor. There are a couple things that could be clearer on the web site but don't impact the quality of his inspection. On the website for instance under "kitchens and laundry rooms," appliances are listed to be inspected; however, when given the inspection agreement, freestanding appliances like refrigerators, washer, and dyers are listed as exclusions to be inspected. I called about the discrepancy and the lady I talked to mentioned he has run the washer and dryer on inspections she attended before but he did not inspect them for our inspection. However, for us without saying anything he did do a quick visual inspection of the insides of the refrigerator as well as its water and ice dispenser functionality. So your mileage may vary. If anything I suppose those are pluses on top of his already detailed inspection. If the opportunity comes again, I will use HomeSpy Property Inspections in the future. read more

HomeSpy (Chris, sole inspector and owner) did a fantastic job. We were purchasing a brand new townhouse built by Cardel in 2017. I'm a physicist by training and tend to be very meticulous. Well, after 4 hours I was ready to call it quits but Chris kept going finding more things and explaining which approach is more likely to work with the builder. These suggestions alone are worth the inspection price. Believe me that by the time he reaches the basement and starts taking the furnace apart showing you where the dirt is and how the builder needs to clean it and etc., you will know the meaning of "meticulous." By the way, I would set aside 4 to 5 hours for his inspection and bring some snacks. The best part about Chris's inspection is that he explains everything and tells you of typical problems and how to avoid/fix them. BTW, I took Chris's approach with the builder and they agreed to fix pretty much everything he found. It was almost comical because their push-backs were very similar to what Chris has predicted! Home Spy Property Inspections is outstanding in every way. The owner and inspector, Chris Anderson, is a model professional. He returned my calls promptly and was very understanding when the first house we were in contract to buy fell through and we had to cancel. When I spoke with him he was very thorough and told me up front everything he would do when he inspected the house. When we ended up in contract on the house we eventually bought, we called him again. On the day of the inspection I arrived at the appointed time of 10:00 am. Chris had already been there for 30 minutes inspecting the entire outside of the house and the grounds. He noticed several issues that need repair with the electrical wires coming into the house, with the way the electrical was grounded in the patio concrete, and with the drainage patterns in the yard. Once we were inside the house (which is older - built in 1915), he caught everything - like the reversed polarity outlet wiring, the need for new vent pipes on the downstairs toilet, the need for the furnace to be cleaned and serviced, the need for other plumbing repairs because pipe parts made of different types of metal had been used on the water intake, the slightly-longer-than-you-want vent piping for the furnace and dryer, the missing vent pipe on the hot water heater, etc. He also was very thorough at finding what was right with the house - like the recently reinforced roof, the solid foundation, the solid outside brick work that needed repointing in the future but wasn't a pressing issue, etc. He took the time to explain everything in layman's terms without sounding like he was talking down to us. He also invited us to come along with him during the entire inspection. He spent around five hours with us inspecting our little 2 bedroom house. His report was invaluable when we went into later negotiations and it helped us get some fair price concessions on the final price of the house. Chris is totally professional and you can't walk away from interacting with him without getting the sense the he takes pride in doing his job exceptionally well. I truly felt like he was representing us and our interests in the home buying process. During the final walk through of the house, the sellers commented that they knew someone else who had used Home Spy like we had - and that it was great for the buyer but not so much for the seller. We were purchasing a new house and had some concerns about the condition of the roof. I looked around and found that HomeSpy Inspections had the best reviews on Yelp, Google, and Angie's List - so we gave them a call. Chris (from HomeSpy) spent over an hour on the phone with us (before we even decided that we wanted to hire him for the job) to explain the implication of having a wood shingles roof and the complications it may cause with insurance (things we hadn't even though about before speaking to him). We were so impressed with his knowledge and his patience that we decided to have him come out and do the inspection. We were so impressed with his overall inspection! He was very patient and thorough. He spent hours at the house checking everything and then even took the time to walk us through the property and tell (really teach) us about the pros and cons of the property. I just got his report back and it is meticulous and well organized. He even gave us some suggestions for other contractors/handymen to help us with the things that need to be fixed. You might get a cheaper quote if you call some other companies, but i will tell you that Chris is worth every penny (his price was a little higher than others, but definitely worth it!). Chris Anderson did a great and thorough job on my home inspection for purchase. The house was built in 1960 and Chris was excellent at discerning the simple "wear and tear" issues from the significant issues. The final report was turned around quickly...less than 24 hours. When I arrived at 8:50 for a 9am inspection, Chris was already there. He finished at about 12:30pm for a home with 2400 finished square feet and an attached garage. With the specifics on the significant issues, I was able to negotiate a good financial outcome with the seller. His pricing was a bit higher than other estimates, but when I'm buying a home I want a great, thorough inspection and not the cheapest price. While overall our house is in good shape, he found some minor concerns that could be major if we didn't address them - things that I would have never seen. Chris was simply amazing and we recommend him, and him only, to those purchasing homes. We purchased a new build that wasn't quite complete in time for the inspection and Chris was very thorough in understanding the status of everything and in helping us, the buyers, better understand what the builders should be completing by the time we take possession. On inspection day, he beat us there and got right to work. He spent 3.5 hours going through every part of the house, explaining everything to us along the way. At the conclusion of the inspection, he provided us with a binder containing contractor recommendations and other home care details. The inspection report, which came first thing the next morning, was incredible. The first part was a punch list for the seller on items that required correction before closing, which was simple to attach to the inspection objection. The second part of the report was a checklist for us, the buyers, listing recommended maintenance over the course of ownership. The remainder of the report (more than 10 pages) documented the ins and outs of the house and will undoubtedly serve as a great reference for us. This was our first home purchase in the Denver area and we feel very lucky that Chris was our inspector.
