I won't buy a house unless Steve inspecs it. I saw him do an inspection almost 30 years ago and he is the best I have seen. I think his knowledge of systems, the rules of each county and dedication towards being the best shows in his diligence. I see how other inspectors suggest getting a HVAC service and cleaning (because they don't know how), and remember STeve having to come back to a property to show a licensed HVAC professional where the crack in the heat exchanger was since the "pro" couldn't find it. I can go on and on about how great he is. I will retire when he retires because I have yet to find anyone as good. read more

Very satisfied with Steve and his service. I used Steve in 2014 when I first moved into my condo and he was very detailed on his assessment. This year my fiancé and I are having a new build and I just knew we needed Steve again. He showed up for the pre drywall inspection and wrote out a detailed list of things that needed to be fixed and we were able to take it to the builder. The builder in turn fixed everything on Steve's list and the house passed the states inspection with flying colors and we were able to move ahead with the drywall. Steve will be coming back out in a few weeks for the final inspection and I know he will not let us down and we will be ahead of the game for the final walk through and closing. read more

Wow! That's about all I really want to say, but I'll go on. Steve was recomended from our realtor (who was exceptional and no longer uses Advantage Home Inspection) and like most buyers we decided to use him because of the referral. We did have warnings from friends that used him that he missed a few water saturations in the house, but we accredited this to dumb luck vs malice (our mistake). The inspection seem to go great on a 110 year old house, which according to our "inspector" only needed gutter sealing, more insulation, and a few cosmetic issues. Seemed too good to be true, which is the reason anyone pays for an inspection which is to avoid buying a "lemon". We move in Day #1: lights are flickering and continuously tripping breakers. Luckily my father was trained as an electrician and he looked at the panel: His response (to the previously 5-star inspection report) "Holy Sh&#"! The panel was visibly arcing and there was one conduit blatanlty run as a "hot" to two different breakers with no ground: ie. Major fire hazard!. Home owners warranty luckily paid $1400 for new panel and new wiring within 3 days of owning the house. I next, went upstairs to the attic, to fix the inadequate insulation which was easy to see. Then I noticed that there were black spots ont he bottom of the roof trusses... Further inspection (by my well trained eye, unlicensed by the state but well versed in common sense) showed absolutely ZERO attic ventilation. The "inspector" said the gutters were bad because they allowed ice dams, but failed to realize the common ideology that poor ventilation was to blame. 1 month into living in the home (and about 120 hours of personal repair time) the garage began to leak from a bad rainstorm at the area where the foundation meets the siding. The Garage was given an A rating except poor gutters (nevermind the fact that there is no ventilation, rotten gable boards, and rotten base boards). Now, I have an "A" garage sitting on a rotten foundation Going into our closing we asked for very few repairs from the seller since our "Inspector" gave such a good review. We have personally invested $4000 in repairs and our homeowner's warranty another $2000. We addressed the shorcomings with Steve who blew us off like a Miller Moth. Please, Please, Please! Do not use this company! He is why Mike Holmes has a show on HGTV! I would pay people not to use him in the future just so he goes out of business to someday realize the damage he's caused from his "so-called expertise". This was our first home purchase, and we are quite grateful that we have the skill-set to provide repairs as we see fit. However, I still feel compltetly slighted by our "inspector" and would feel incredily sorry for anyone who took his word as actualy expertise. As a home inspector, his word is rated as gold and people often do not question. I absolutely warn you to not use this "inspector". Please feel free to contact me if you have any questions about the exact problems that we had with this "inspector". p.s. I love small buiness and nothng pains me more than attempting to destroy one of the companies I love. However, small, intermediate, or large companies are worthless if they no longer provide the product they so endorse/ AVOID AT ALL COSTS! We are so happy that our realtor referred us to Steve (or as she calls him, Yoda) of Advantage Home Inspection Services LLC to carefully inspect the home we are under contract to purchase. Being first time home buyers, we learned SO MUCH from him during the walk through, and were amazed at the thorough detail he used in combing through every single aspect of the property. He was patient with us as we asked questions and certainly went above and beyond our expectations. He never seemed rushed and we felt that he truly cared about us, almost as if we were his own family. I had Steve out to inspect my new town home and he was terrific. He knows his stuff, is very thorough, is a super nice guy, and has a very reasonable fee. He wanted me to walk around with him as he did his inspection so he could explain what he was looking for and if he found items could let me know in easy to understand language what he found. He went out of his way to reassure me that what he found was "normal stuff" for a new build. He pointed out a couple of items that were a bit more critical as well. Compared to other inspectors I've used or seen, Steve is the best. An easy to read report with images and a summary were provided to me early the next morning via email. I used Steve for my home inspection due to my realtor's advice and I wish I hadn't. Simply put, home inspectors are supposed to find everything that is wrong with a house. He missed some really big factors (treestump pushing against the foundation of the house, cellar in the closet, flashing on the roof) as well as did not do a good job in his re-inspection of the house after some of the repairs were made which meant I had to go back and do some of the work myself.
