I've had a "free" checking account since 2018 and I can assure you its not free. They take every possible opportunity to charge you a $30 fee with no recourse or appeal. In my case, I deposited the proceeds from the sale of my car, in cash, into an ATM after 2pm and was informed I would not be able to access it until the next day. I moved the funds to a second Homestreet iaccount before midnight and was charged a $30 overdraft fee. On another occasion they changed the order of the transactions so that a deposit which I made one morning was processed after charges I made the following day. $90 in overdraft charges. Customer service refused to reverse the fees. I will be closing the account. read more

With the check being from a very reputable source, with whom I had transacted many times, I assumed it would clear in a week at most They held the funds for 6 WEEKS! In 2019 Homestreet sold our loan to some quack outfit. They gave little notice, and like the loan for our home, it was a complete clusterf*ck. This bank should be avoided. Once when I complained, they had a nasty email conversation about me & forgot to eliminate me from their email conversations so I was copied on everything they said about me. My family and I chose HSB as the mortgage lender for our first home purchase. The mortgage professional and team were supportive, professional, and ultimately successful in getting us a competitive rate and overall mortgage. The online and mobile banking are the worst I have used in the financial services category! If you expect general online account access and basic tools to manage your account(s) you will be as disappointed as we are. The operational systems are designed in such a way that you will have to make repeated visits to branches and calls to customer service. In the summer of 2015 they promised changes but there remain large gaps in the online offering before they are modern and competitive. Just a few basic examples of poor tech product and user experience: 1) Two separate logins required for the same site: one for loans and a second for personal accounts. This is a problem because the username and password rules for each login are different which prevents HomeStreet bank from syncing with Mint.com, not to mention difficult to remember and thus prone to lockout (See example #3). 2) No access to change/update/edit ACH online or mobile app, have to FAX requests, FAX?! 3) No access to change password online or via mobile app, have to call customer support which is only open 20th century banking hours, M-F 8am-5pm PST 4) No loan account access via mobile app only checking and savings account I don't normally write reviews but I have wasted enough time with HSB just trying to manage my account that the 10 minutes I used to write the review seems totally worth it if it helps just one potential customer make a more informed decision. read more

My lovely girlfriend and I recently bought a together house and were referred to Homestreet for our mortgage. We decided to open a joint checking account with Homestreet to manage our mortgage payment and common expenses. From the mortgage to opening this account, working with Homestreet has been a breeze. I love their downtown location--it's conveniently located (for us) and there's never a long line when we show up. The branch is very comfortable--unlike many banks you actually get to sit down when working with a teller. The atmosphere is professional but friendly and everyone we've worked with has been very nice and helpful. We even had a snafu with our employer's direct deposits and first mortgage payment but were able to avoid an overdraft fee. With all due respect to one commenter, Homestreet's promotions for opening an account are quite easy to understand. They lay out in clear detail all the different rules and the accompanying cash value. I usually prefer credit unions, but this is one bank which has earned my respect. read more

Really worked a miracle for me. Bank of America waited until 3 weeks before closing to deicde they couldn't actually fund me after all. Went through about 6 different banks, everyone turning me away because even though I had a good credit score, my credit history wasn't long enough (I've only been out of college for a year). Home Street got my loan funded by slightly increasing my down payment (7% instead of 5%), none of the other banks would give that as an option. Amid all of the drama of scrambling for a new bank, two cash back up offers were put in on the condo. Home Street rushed all of my paperwork and I got to close on time. Superb customer service and very willing to talk me through all the steps with any questions I had since this is my first time buying a home. Enter Homestreet Bank at the 6th Ave location, across from the WAC. I know very little about this bank, except for their location in Old Bellevue on Main Street. They are a privately owned, FDIC insured bank with locations in Washington state, Oregon, and Hawaii. One is able to use their Visa/Debit card w/no surcharge at U.S. Bank locations throughout WA/OR/CA. (I had to find this info out myself - the manager? who opened my account wasn't interested in talking to me.) Opened a checking account with a $50.00 min. Savings: $200.00 min. Their CD rates were higher then BofA, but comparable to BECU. I now currently have 7 different bank accounts (business and personal). With this said, BECU still outweighs all with their interest checking. (Free). So apparently, my friend will receive $50.00 deposited into his account in 10 days. They're "$215 We Pay You To Bank With Us" is rigged and I had a headache trying to understand the verbal instructions. "Spend X amount of dollars with Visa CheckCard X times then you receive $25." "Spend X amount of dollars with online bill pay X times then you receive $25 "Bring in 10 checkbooks with your old CheckCard to receive $25". I couldn't keep up, and wasn't given an instruction sheet on how to receive my $215. Whatever. From what I hear from other friends that bank with them, this downtown location is one to avoid; all other locations are friendlier. I have nothing to compare this to. However: I was dressed in my gym clothes and wasn't treated anything special, nor was told of any of my options with checking accounts, which I've now found on Homestreet.com. Ironically, I have a business meeting in the same building tomorrow where I'll be dressed in a suit. Maybe I'll stop by, but probably not. I'd rather call or figure it out online. I do not bank with Homestreet, but they have been so good to me during my home buying process. We decided to go with Homestreet for our home loan after taking their first-time home buyer's class offered in conjunction with King County (my workplace). Our loan officer has been super helpful, responsive, patient, and knowledgeable during our loan process. I couldn't have asked for a better experience as a nervous first-time home buyer. I would recommend Homestreet to any first-time home buyer because they are local and available. We have been able to contact our loan officer and actually meet with him in person at the Seattle headquarters multiple times. We worked out an excellent loan agreement at a phenomenal rate and I couldn't be happier. read more

My husband and I opened a VA home loan with them in 2009, and we had difficulties closing on the house because of miscommunications with the VA on hubby's Gulf War service records. They were super patient with all of that. Then last year, we had a bunch of really nasty medical emergencies and we fell behind on our mortgage payments. HomeStreet's home loan retention officers were proactive in reaching out to us, sending us letters about all the options with the bank and other programs to get it all figured out, and then went above and beyond - they lowered our interest rate a bit without us even asking to make our home loan competitive with current rates at that time. I had a dental office I used end up taking nearly $300 off my debit card last year in 2014 without my authorization or permission for a balance on a dental bill I owed (I didn't even know they had it on file). Even though it took a week to get the money returned to my account, Homestreet's Ballard location off Holman Road was very helpful in this process. I do have to say that depending on what you need, their call center can be hit or miss--and typically includes long hold times. If you want to get something done, it's probably easier to step foot inside your closest branch. Even though I opened up my account at the Wedgewood branch, I've typically found the Fremont and Ballard locations to be the best customer service wise. I'd advise staying away from the one downtown as they haven't been very helpful in the past. While I can't comment on the Simplicity Bank acquisition as I wasn't one of those customers, I do think that the recent spate of angry Simplicity bank customers have skewed Homestreet's star rating on Yelp, and at worst Homestreet should deserve three stars, not two. I gave them four simply because over-all they've been helpful the past four years. read more

That was dq'd on a technicality because I am self-employed and auto deposits by a vendor didn't "count" then, dinged with 1st $30 overdraft for a monthly donation to Save the Children, which they wouldnt reverse after calling twice and emailing once. my "bad" but I'm over it. I refinanced my home through HomeStreet when percentages were really low a few years ago. The initial lender I worked with was very friendly. However, after a year with them, every few months or so, they choose to add a late fee. Despite the fact that I pay with ample time AND they pull my money out from my bank account days before it's due, they claim they don't receive my payment until after the due date. When I call to try to get it worked out, customer service is terrible. I'm sent in circles and blamed. Even when I send them proof from my bank statement it's met with, well, this is still your fault or your banks fault because they must be pulling your money out early before we receive it (how does my bank know I've made a payment until they receive the appropriate OK from the receiver!?) but it's definitely not our fault. When I bring up the fact that what they're doing is illegal, they wave it for me at this point. Here's the catch. It's still not taken off the record. I have a history that shows late payments they have waved through the grace of themselves. That means, when it happens again, I get to talk to a person on the phone about my history of late payments and the fact that I'm wrong. It's frustrating to me because I take my payments very seriously. I was proud when I bought my house. I've owned my home 10 years, 3 have been with HomeStreet. Needless to say, I have only had this problem when I switched over to them, never with my other loan. I'm not in the wrong because sometimes they have nearly a week to process my loan and pull it out of my account upon receiving it and the money is pulled prior to the due date. They don't offer me any solutions about what could be going on other than, pay earlier. I've done that to no avail. And frankly, what they are doing IS ILLEGAL and there is little the person on the other end can do other than spend hours on the phone with them hoping something gets worked out. They keep transferring my calls to different people. Save your time and money--don't open any account with them. They hit you hidden charges on your mortgage along with late fees! There escrow dept. is like a circus sideshow of disorganized clowns bumping into each other! Don't waste your time with then! When they say that they will call you back--don't count on it (attention: Veronica Mitchell)! Two months was long enough for them to reverse the charges to my account, everyday they say that Escrow has not send the money yet and they charge me an interest rate on the money they are to return to me. I was just HomeStreet for 6 years and never had a problem. I had my debit card hacked probably buy a gas station reader. I had this happen once before when I made a charge at a Rite Aid. This time not only would they not replace my card they did not even want my business and said I threatened their tellers. My wife and I decided to go with Homestreet for the primary loan on our house. Besides the typical annoyances with all the documentation every lender requires, they were great during the application process. Easy to contact. Easy to work with. Regular communication. Unfortunately, the wheels came off the cart once we found our home and actually needed the loan. What we didn't like: - Having to ask what the status is of the loan instead of being kept in the loop. - Getting contacted by some random person asking us for personal details. Turned out to be our second mortgage lender. An introduction would have been nice. - Automatically emailing the selling agent the ~$500 home inspection that we payed for to get the loan. If our house didn't close, it would have been a free inspection for the seller. - No communication that the loan would require home insurance. Instead they asked for our current home owners insurance and we were contacted by our insurance company indicating that they were covering the insurance on the new home. Ended up being costly for us as the rates were not good and we could not change it late in the home approval process. Besides the obvious mistake of emailing the selling agent our home inspection, overall we were just really disappointed in the communication. I know it is a usual process for Loan officers, but the general public doesn't do this stuff every day. We are paying thousands of dollars in closing costs. Is it too much to ask for a little guidance in what is going on and a little help in understanding what our options are and preparing us for what will be needed next? read more

Ever since they've taken over my account, I have not had 1 good experience. From not being notified of the change, to not being able to find my account at the branch, to LONG hold times of 30 minutes or longer, being transferred 5 times ONLY to find out that the customer service reps have NO IDEA what you are talking about. I've been promised by several employees to get a call back and no one ever returns phone calls. 1 employee assured me she would send me an email on my issue never received it. THIS IS THE WORST BANK EVER!!! I made a payment on a loan and the payment does not reflect in my account. When I called to find out what was happening, I had to talk to 5 different people who all sounded clueless on the phone. They don't know what they are talking about, put me on hold for a total of 2 hours throughout the morning and STILL could not figure out where my payment went!!! How's that for a bank??! If they are trying to make Simplicity customers happy they are failing miserably. As soon as my issue is resolved, I am taking my money, closing my account and NEVER doing business with this bank again. HomeStreet foreclosed on the home across the street from us. They came in and cleaned out the house by throwing garbage into the yard. They never picked up the garbage and now wild animals have strewn it all over the place. You can see the rats picking through it. I wrote to the CEO Mark Mason in early December 2019 about the issue. Response was "requested a work order with a third party vendor to clean up the property, but we have not received confirmation from them that the work has been completed." It is now late January 2020 and the garbage is still there. HomeStreet is a poor corporate citizen that doesn't care about communities, neighborhoods, neighbors and disease vectors. This bank bought the previous bank that owned by loan (Simplicity). Since that purchase, it has been very difficult to deal with them. My automatic payments had to be changed and the communication for this was badly mismanaged. I wasn't sure where I was supposed to send it and what date I was supposed to send it on. Worse yet, when you try to get an answer from customer service, they leave half-answers and never follow up. They really act like they don't care. The web app to manage your loan account is pathetic--seems like something built in the 1990s. So I decided to pay my loan off and leave them. I can definitely understand the frustration as I have undergone similar bank mergers as a customer (Wamu to Chase), however, once the kinks are ironed out, I think many of you will find HomeStreet to be the staple of West Coast community banks. I can't think of a locally based bank that's more integrated and active within its community. HomeStreet's employees throughout Seattle have always been outstanding and have an impeccable reputation in the neighborhoods the bank has offices in. The Queen Anne, Madison Park and Fremont branch staff are always very accommodating and make doing business there a pleasure. Barry showed me a path to finance a jumbo mortgage in a way that made sense for my specific situation when two other mortgage agents at other banks couldn't figure it out. The result was that I got more home for the same monthly payment, and a 30 year fixed at a great rate! I highly recommend asking Barry for guidance, especially if you are in a situation like I was where you have great credit and are seeking a jumbo, but don't necessarily want to put 20% down. They are not military friendly, as they could not understand that it is possible to live in your home and still be assigned somewhere else temporarily without having "moved," or moved in a "tenant." So I was unable to complete my HELOC. Navy Federal got it done in just a few weeks and was completely competent to handle my military status. They get it. THEN, Homestreet sold my loan to PennyMac. No notice, nothing, just sold it. I called Navy Federal and told them to, "...just start the mortgage app right now and get my VA Mortgage serviced by you immediately!" PennyMac is a very disreputable firm. Navy Fed will close on my refinance in a few days and I will be able rest assured my loan is safe and I no longer have to deal with Homestreet nor my loan being sold to just anyone, or at all! Horrible! Business customers should run from this bank. I have rentals and have deposits that are the same amount for each rental. If I deposit the same amount twice in one day the computer report online shows a picture of the same check and the same deposit over and over. So three deposits and three photo's that indicate they came from one tenant. I asked HomeStreet Bank to fix the problem 2 years ago and they fobbed me off. I have dealt with 8 people who all have the same line "we are working on it" . I put voice mails into the top executives and then got a call from the same robotic people who have been promising a solution AND acknowledging that I am not the only customer complaining. They advertise this service and it is false advertising at the least. I have employees swing by the bank and deposit checks, I should be able to check my account, as promised, and make sure the deposit was made. Today I tried to login to my account and it blocked me with a "One Time Security Code. They will send a security code to my cell number ( I have had this happen a few times) they give you several phone numbers to choose from, for security purposes. I always select my cell number out of the options given and get a text message with the number. Today my phone number was not listed and when I went to the option "My phone number is not listed" it replied that the numbers listed were the numbers "of record"! I thought this bank was a godsend to the big boys. I had Chase and wanted out and to also refi my house. The home street rep was great. I set the priorities in what I was looking for: 1. Low mortgage interest rate replacing the Chase and lowering the monthly payment to help me toward a planned retirement 2. Ability to pay my own taxes and house insurance 3. Reasonable fees to complete the refi. 4 A local bank that would service my mortgage and if I had issues could talk to someone that knew the community including assurances they service their own loans. Home Street FIT the bill. Everything rolled along the last year or so until yesterdays mail.....my loan was sold to some outfit across the nation in Baltimore, Maryland. I would have to make all the arrangements for payments with them including the auto debit and by the way your first payment is due in 2 weeks. The guy in Maryland could not find any evidence of my loan and just send in a check with a copy of the letter and "we" will flush it out. WOW. Oh and by the way, I'm sure there will be a 60 day grace period once we actually get this worked out. I have no complaints with the local branch where I moved my checking accounts at the time of switching my mortgage to them. They are friendly and accommodating. Just realize the "Home Street" brand is just that...a brand. Their idea of homestreet for me is a house in Seattle that is on the direct homestreet in Baltimore, Md...a short drive of around 3,000 miles. read more

I recently closed-out a home mortgage loan after 15 years with Homestreet Bank. I didn't use Homestreet to refinance as their fees were double of the bank that I used. In closing Homestreet Bank charged me $125.00 for something called a trustee fee, and $30.00 for faxes. In addition it took Homestreet over two months to return our escrow balances without interest. These fees were never spelled out when we originated the loan. This is legalized theft. We won't be doing business with these people again. Recently they were in financial trouble and they appear to be making it up through fees. Stay away from this bank for your home loan if you are self employed or have any glitches on your credit. Working with Homestreet was a HORRIBLE experience from start to finish. My loan officer was great and really jumped through hoops, but their underwriting department told me to go and refinance my car as I neared my new homes closing date. So, using $10K from the proceeds of the sale of my old house, I dutifully did so. This was one of MANY hoops they asked me to jump through, and certainly the most annoying one---as they then proceeded to decline me anyway. At the conclusion of this fiasco, my loan officer jumped ship and went to another mortgage lender. The following WEEK she got me a loan quickly, easily and pain-free at a MUCH better rate and less closing expenses. Turns out, they would have never asked me to refinance my car either---but it was too late---already completed. So, Homestreet essentially cost me $10K that I did not need to spend from the proceeds of my original home sale. Aweful, aweful experience and I would give them a -1 if I could! read more

My fiance and I were referred to Barry and Chris at Homestreet Bank, Lake Union. We are first-time home buyers and wanted to set up a meeting to learn how to get started. They were very quick to get us in for an appointment and even accommodated our work schedules and met with us after 6pm. We were there with Barry until after 9pm. He went over everything we will need to know, our different mortgage options, down payment options, long-term financial planning, etc. We walked in not even knowing where to start and we left there feeling comfortable with them and well educated.
