    Joseph Konopacki and his company Insight Property Services are guilty of gross negligence. They…read moreperformed inspection of my house in La Grange Park in August 2024. Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Joseph Konopacki and Insight Property Services failed these basic requirements and should lose their license for gross negligence.

I think a goal of a home inspection company should be to leave the home in the same condition as you found it, and this company failed in that respect. We were upset that they were so messy and disrespectful to our home. Just to name a few faults: they left eave doors open that should always be closed, as they were when they arrived. They obviously did not bring a ladder to inspect the drop ceiling/attic of the bathroom, so instead they used my tub as something to stand on and left a big muddy footprint on it, ceiling dust/little bits all over the floor and sink, and the ceiling tile askew. You would think if you make this mess b/c you couldn't bring a ladder, you would at least clean up after yourself! Also, they called our newer, unmistakable VINYL fence a 'wood fence' in the report; it's assuredly vinyl! We paid more for vinyl, not wood. Their talk of suspect asbestos tape in our duct work ruined the 1st bidder's deal and the 1st time buyers backed out. The 2nd home inspection by a different company, ordered by the bidders who ended up buying our property, never mentioned this tape or had one concern about it. (The 2nd home inspection company was respectful and nothing was left messy or out of place.) They labeled our A/C condenser unit as "old and at the end of its useful life". I have receipts and proof that Four Seasons installed a new brand A/C, condenser, and furnace for over $8,000 in May 2014, 5 years prior! Nothing is "old" about it! Please slow down with your inspections. Some things were correct but there were just too many mistakes to even count! And these mistakes can end up having huge implications!

    Issues with unit that was not caught during inspection: -…read moreThere are 4 windows that do not fully lock. - The southwest corner of condo had moisture issues that started very shortly after moving in. This was due to tuck pointing maintenance needed by the building. - There are 2 bathrooms with vents but only one of the vents were actually on. I did not know the vents were centralized to the building until after moving in. I wish this would have been pointed out to me. - Dryer vented into an indoor VERY USED vent box located in the HVAC closet which was not pointed out during the inspection (every time I dried my clothes, it would have been a fire hazard). - Kitchen faucet head was leaking that was not found until I started doing dishes. This was causing a leak into the cabinet under the sink. - Refrigerator ice maker was non-functional. - The A/C was on its last leg. We had access to the roof at the time of inspection where the A/C was located, but no effort was made to actually find the A/C that was associated with the unit. Thank you for this though from the inspection from your report: 3) The microwave makes funny noises when operated. It should probably be replaced. The noise was coming from the plate not being seated properly inside the microwave. This was easily fixed in 2 seconds. The microwave has worked very well since. Please note that my inspection was in April of 2019. I waited a little bit of time to see if any new problems developed that I am now having to resolve. All of the listed above issues were found within the first month of moving in after the inspection was done. Lesson learned.
