We plan to ask Joyce to help with interior designing/consulting for our next property. And already have referred her to many friends for home staging services. Also the staging looked amazing in photos. BUT seeing it IRL WAS EVEN BETTER!
Joyce is also a realtor (we found out too late; used different company). She has an eye and understands what process and stress we currently were going through. Selling is stressful. You want to trust someone to take it away and own it. Joyce and her team did:

+ Make a place seamless. Easy to admire and focus oneself in the space without getting stuck on a design flaw. They make it look welcoming like PRO AIRBNB HOME.
+ Design with space for photography.
+ !!MOST IMPORTANT: Get STRONG QUICK offers + backup offers when using home stagers. A must during COVID times/urgent sells.
FYI, digital home staging won't give a potential buyer that last emotional WOW factor we needed for a solid decision. So we went with physical home staging.
OUR REACTION:
We were their first central/eastside LA property in Los Feliz 90027. They focus usually east like DTLA, Glendale, San Gabriel Valley. Joyce and her team did an excellent job trying to add a bit of our neighboring Hollywood and Silverlake flair to it too.
I've talked to over 10+ home stagers in LA. Joyce was a breath of fresh air. SO SO SO incredibly lucky to meet her at the right moment and time. She was a referral from a close friend's realtor connection to her (so 3rd connection).
THEIR STYLE:
Modern/Contemporary
It matched the styles we told her we liked:
- Mid- Century, modern, Scandinavian, minimalist, modern, contemporary, bohemian, etc.
- Just up to date look, or the normal LA look of Weho, Larchmont, Hollywood flair + Silverlake, Echo Park, Highland Park simplicity.
WHAT TO EXPECT:
Home Staging in LA (Hollywood to Eastside) is 1-1.5mths advance booking. And not easy to work with (not for new sellers).
A. Contact for a QUOTE, SCHEDULE TOUR, BOOK:
1) Quote Request:
- Provide your zipcode, type of property, #rooms/space, sqft, stairs/elevator, vacancy level, property condition, deadline, if photos are needed, full/half/etc service (vary per vendor, so list all rooms and what service is needed if not full everything head to toe), have photos of the place.
- Estimate given (not quote).
2) Schedule physical walk through for accurate quote. It is a normal process to figure out the space. (2-4ppl team could visit for this walkthrough). Accurate quote given.
3) Book (or not book). Review contract, work on changes. Sign, pay 50% retainer fee. Joyce accepts check, zelle, venmo, money order. We got a COVID discount special of 75 days.
B. UNLOADING/FURNITURE RETRIEVAL parking is needed.
- You need to be accessible via phone after opening door for them.
- Pay rest of 50% end of day after furniture is set at your place.
*Seller Tip: Remember to follow COVID guidelines. Put up rules, get signatures, put supplies out.
*Seller Tip: Ask them to call you 1 hour before finish.
*Seller Tip: Take pictures of equipment that could be already damaged, scratched etc. (No injury to our property was made, other than agreed nail in walls.)
- Work range 2-4hours, varies per size of property. Retrieval requires at least 7 days advance.
- Ask the buyer if they want staging nails/hanging metals left up for them to hang with. Stagers can remove if not.
FYI,
- Live plants is a no no. Risk of bugs, and maintenance are not worth it.
- Paintings and Wall hangings require nails in the wall hold up heavy duty mirror decor, and give paintings a certain look.
- We added in our friend's patio skeleton furniture and they dressed it. They were able to work with our mustard curtains.
- Joyce's suggestions was great! Dining light fixture upgrade and welcome mate. No time for the fireplace change.
*Seller Tip: Make sure any home stager uses a nail/stud (pipe) finder.
- An air mattress was left with an electronic inflation pump where we could repump if needed. Used once by us.
*Seller Tip: Do not sit or use any furniture! It's for staging = some pieces are for show like the air mattress.
