I am going to write a NEGATIVE review for "HOMWORKS", because I feel people should know about what I think are unethical practices. Homworks contracted with 485/487 Grove St HOA, to be the Bookkeeping Service. In that contract, it clearly states that they will follow all rules set forth in the CC&Rs. In the CC&Rs, it states that " A minimum balance of $1,000.00 should be kept in the Operating Account at all times, and any shortfall in the minimum balance shall be recouped by Special Assessment." They failed to do these Special Assessments and keep the $1,000.00 in the Operating Account, during the whole time they had a contract with 485/487 Grove St. The CC&Rs states that "The presidency is shared by both owners", and "the President shall facilitate all maintenance, repairs and replacement of the Common Areas". "Each Owner is responsible for the costs of all maintenance, repair and replacement, of the Common Areas". Because of these stipulations, in the CC&Rs, I had a large dry rot problem repaired and submitted the bills to "Homworks" for reimbursement. They accepted the bills as valid (because of the documentation I provided from the CC&Rs) and entered the amount for reimbursement, in the accounting record. They then put that amount in the delinquent account for the other owner. When the other owner refused to pay, "Homworks" was supposed to assign this amount as a delinquent Assessment and put a lien on his property, as stated in the CC&Rs. They failed to do so. Then this delinquent account mysteriously disappeared from the accounting records, when the other owner threatened "Homworks" with a lawsuit. Instead of sticking with the original acceptance of the bills, they buckled. When I asked for an explanation of this reversal, they refused to provide any explanation. Their contract states that they are to provide all documentation for all actions. But, I was never provided the requested documentation. I also had a $918.00 credit in my account. After I complained about the reversal of the bills, my credit disappeared also. Because of the way issues were handled incorrectly and handled in a very suspicious way, I would not use "Homworks" for any of your Bookkeeping Service. They may claim that I am a disgruntled client....and I am, because of their unethical practices and unexplained actions. read more

I was able to work out the outstanding issues with Homworks, and come to a mutual understanding and have reconciled all of them. In regards to the tax impound, there was a mutual misunderstanding. Homworks was working of the total estimated tax amount based on the condo purchase price, and I was working off the current tax statement prior to the tax supplemental being sent out. i was skeptical of HomWorks based on their google reviews, but it turns out i had nothing to fear. kevin is great at communication and responds to my emails promptly even if i have a dumb question that he can't answer. i moved into a 10-unit TIC this year which uses HomWorks and i have no complaints. they seem very organized. their web app (appfolio) is pretty good and supports non-SMS 2FA :). overall i'm very glad we're using their services instead of trying to self-manage the HOA. read more

Our five unit HOA has worked with HOMworks and their predecessor for over ten years. I give them an enthusiastic five starts. First. let me say I cannot imaging operating an HOA without an external firm like HOMworks. The amount of work involved, the potential for disagreement with other HOA members, and even the legal liabiltiy makes it a no-brainer to hire an outside accounting firm. HOMworks just did a plain great job. They have thoroughly digitized their system so that everything is accessed by an easy to use portal, there is atuomated billing and notifications etc. Their finanical come out looking like you could pass an SEC audit -- very professional. But where the really shine is in the exceptions -- when you had to chase down and old payment, or provide documents to the city, etc. -- Kevin and Genny and the team always replied quickly and had the answers. I am the president of a small (6-unit) HOA in Oakland. When our long-time management company sold their portfolio to a larger company, the new company purged all the properties with fewer than 30 units, because they weren't worth the effort. I'm the HOA president and unit owner in my 7 unit TIC building, and we use Albers HOA Condo & TIC HOA. I've been really happy with Theo and his business. They haven't missed anything (no unexpected upsets or unpaid tax bills), they remind us to send in important documents, and even answer questions to their ability when we don't know who to ask about a city policy or charge. And I loooove not having to run numbers or be responsible for tax bills and government offices for an entire building. Whenever I've sent in reimbursements or questions, they are quick to respond, even if they don't have the answer. Their reminders for remitting payments or forwarding notices are always pleasant, concise and clear. They include an explanation of Property Tax changes in the monthly invoice email that is sent to all owners: "The City just released the new property tax rates at 1.1792% and increased special assessment calculations. Special Assessments are things like school bonds and other additional County charges We expect the property tax bills to be mailed towards the end of the month. Additionally you may see the value of your building or unit to go up with 1.525% as allowed under proposition 13" Even possibly hard-to-understand but important notes: "TIC OWNERS WITH STERLING BANK IMPOUND ACCOUNTS For those who have a Sterling Bank impound account, the property tax checks made out to the HOA, to pay your share of the property taxes will be mailed to the address on file with the bank, sometime in the second week of October...." read more

Almost 10 years now with Theo managing the bookkeeping for our TIC. I couldn't recommend him more highly. He's always been extremely responsive and keen on the details. He's got his bookkeeping systems in place and knows how to work them to quickly get you what you need in the case a question or issue arises. But, he's more than just a bookkeeper, his years of experience with TIC's and the City afford you valuable counsel. And, even though we are on his most basic plan as a TIC, not once has Theo said "I can't do/answer that" when we need guidance outside of the usual service parameters.
