Overall communication with BanCal was always 10/10 and everyone at the office I ever interacted with was always friendly. I was a tenant, in Russian Hill San Francisco, with BanCal as my property management company for 5 years. I would highly recommend using them as a tenant/ landlord for the following reasons: 1. Online Portal - BanCal's online portal is easy and efficient to use. The portal allows for all tenants to pay their rent and set up individual automatic payments (no more mailing checks or having one tenant pay the entire amount). The online portal also stores all of your important documents (e.g. leases) and payment history. Within the portal you can also request maintenance requests for any issues within the apartment. 2. Response Time - BanCal responds to any emails to their management team very quickly (usually within 24 hours). Maintenance requests were also responded to very quickly and we would have a handyman at our apartment usually within a couple days. We could always rely on BanCal to respond to any questions or requests promptly. 3. Genuine People that care about their tenants - We have formed authentic relationship with our property manager over the time we were tenants. They were beyond understanding and compassionate when we had personal unforeseen circumstances come up and during COVID stressful times. BanCal cares about their tenants and shows that through being flexible/willing to work with them. 4. Kelli Smith - Kelli was our main contact over the term of our 5-years. Kelli was a joy to work with due to being professional, responsive, and compassionate. Overall, I would sincerely recommend using BanCal as your property manager in San Francisco. I leased parking from Bancal (who took over from a different company) from 2012-2021. They had a simple portal to file requests and to automate monthly billing. If there was ever an issue, it was easy to get in contact with them. When my lease ended, Kelli was quick to follow up and remind me that I had a deposit that I was due (I had forgotten about it). read more

The Bancal team is absolutely amazing! I rarely leave reviews about anything but I couldn't help but write something about their great team. My girlfriend and I moved into one of their properties in the Marina as our first place together. From the beginning, they made everything so easy for us. We even viewed the apartment twice before making a commitment and they worked with us on a move-in date that allowed for us to not pay double rent for more than a few days. There were so many places that we checked out where it felt very cut-throat and if you didn't sign a lease on the spot, then good riddance. Not at all the case with Bancal When we first moved in, we were having some issues with our electrical. Typical old apartment building stuff but after reaching out just once, they arranged a team to come in and completely upgrade the electrical in the apartment, investing in what I can only assume was thousands of dollars in work. The online interface they use makes everything super simple as well. Paying rent is as easy as a couple of clicks and requesting maintenance is just as simple. The Bancal team was outstanding at communicating with us as well. If they needed to enter the apartment for maintenance, they would always provide notice well in advance. I can't begin to say enough good things about our main point of contact, Kelli. She handled anything we threw at her with absolute professionalism while still being such a kind individual to work with. Anytime anything came up, day or night, she always made herself available to provide a solution. We absolutely LOVE her. She was one of the first ones to congratulate us when we told her we had bought a house and would, unfortunately, be moving out of our apartment. We will really miss working with her but we very much intend to stay in touch. If you are looking at renting a Bancal property, quit looking, and sign the lease. This garbage insensitive slumlord had my friend in tears and now must file a complaint with the SF tenant board. With the COVID-19 crisis they got laid off (fully documented) and were unable to pay rent. BanCal not only completely dismissed the current SF laws regarding rent and late payments during this horrible pandemic, they were very threatening with late fees and evictions. Besides that completely f-ed up situation, on a more personal direct experience, I've been inside, and the building they manage is an embarrassing shameful dilapidated property. And if they try to remove this I will take pictures to prove it. Looking below, I also suspect the validity of many of the 5 star reviews. Many come form people with only 1 review, and the ones that give them poorer rating seem more legit to me. But do your own analysis. Really a shame in such an expensive city people have to deal with property managers like this. Shame on you BanCal! read more

Do you wonder "would it really be that difficult to be that nice all the time?" Well apparently it is, because none of them are. Except Kelli. From being constantly communicative regarding any maintenance happening on the property or helping you fix whatever stupid thing you did (like locking yourself out of your own place), Kelli's got your back.
