I have been renting a garage from this property management company for several years now and they have been really great to work with. Ricardo in particular is super communicative. They offer a really easy to use system to submit tickets and pay your bill. Any time i've had an issue (drywall was chipping off the ceiling and onto my car, or when someone crashed into a fire hydrant and it started leaking into the garage) they were always on it right away and good with giving updates on progress. They also send regular updates about things going on in the surrounding area that might impact residents which I really appreciate. Would recommend them. read more

I rented a house from GPMSF for over 10 years. They were very responsive to maintenance requests, even replacing the entire shower with actual tile after termites got into the woodwork. Everyone was friendly to deal with, and the rent increases over 10 yrs were reasonable given that it wasn't a rent-controlled property. I rented for four years with Gordon Property Management. I wanted to wait until I had gone through the entire move-in, living, and move out process before I gave a review. Gordon Property Management was the best property management company I ever rented from, and I'm over 40. Everybody was friendly and extremely responsive. Applying for my unit and moving in was easy, and all the documents were virtual so I didn't have to worry about losing anything and I could submit all signed documents electronically (and copies were stored from my record in their online portal.) Anything I noted on my inspection sheet they promptly came over to repair or assess even though some items, didn't require any action, such as a scratch on the wood floor. Their online portal is great and making payments, seeing history of past payments, storing important documents, such as those related to rent increases, and requesting maintenance is easy . My maintenance was completed promptly, and everyone who came to my home was kind and respectful. There were some annoying things such as our garage continuously broke, but they always scheduled our repair quickly. When I called the offices regarding the frequent breakdowns of the garage door, it was explained to me that they were working with the property owner on approval for a new automatic, garage door, which was approved and installed. Cleaners came in monthly to clean common areas of the building. Once I even called the offices to share that there was a collection of lint on the wall and ceiling around the dryer, posing a fire hazard, to which cleaners were properly sent over to remove. My building was small, 10 units, with older respectful residence. Therefore, I can't speak to how Gordon Property Management deals with issues related to conflict between tenants. Move out was easy and I received my full deposit back. In the move out process, they provide a checklist of things to make sure you clean, holes to patch, etc prior to move out to ensure you receive your full deposit. It's not an extensive list, and one that I thought was common sense - but then again common sense isn't always that common. After moving out, I received an email thanking me for my time as a resident with an attached invoice of the deposit I would be receiving back with interest, and when I could expect to see it in my bank account. read more

The leasing process was seamless and when I needed things fixed in the bathroom and my bedroom they sent out workers to fix the stuff very quickly. I was a landlord with Gordon Property Management for many years through the management change several years back. Things were going great, but there seemed to be a decline in the quality of service following the change. Pros: - Communication. This was great. I heard back on a timely basis regarding any questions/ tenant requests. - Finance & reporting. They had a very good financial and reporting platform. Payment always made on time. - Competitive with management fees. Cons: - Lots of handholding. I didn't expect to have to step in and solve problems when I am paying for that service. - Internal communication. Some problems with internal communication resulting in mixed messaging sometimes over some important issues. - Tenant Covid communication. There seemed to be detailed emails and letters going out to tenants (sometimes almost weekly) about Covid related changes to tenancy and very little communication about changes in landlord policy. Don't get me wrong, transparency is fine, but tenants could have just been pointed towards a single website. - Some expensive vendors. read more

Gordon Property Mgmt replaced our old property managers about a year old. We had a fantastic relationship with our old property managers, who would listen to our needs and who we would see sometimes on a face to face basis. Since GPM started working with our building, everything has been more or less a disaster. Our washer and dryer broke in the apt and the situation wasn't resolved for about 2.5 months. Some of that was on the owners themselves but it was not helped by GPM ignoring our original emails (not even writing back to say that they'd received it and that they would reply). We had to constantly follow up week after week to get news. They'd say it'd get fixed in one week and then we'd not hear back from them for 2 weeks and had to keep on following up. This dragged on for 2.5 months and you can imagine how frustrating of an experience that was. It was also clear that they cared only about the apartment and how it was doing structurally and not about us - they didn't ask how we were doing / feeling having the blowdryers blowing all day and night to dry the floors. They only cared about the walls of the apt. Lately, they've locked us out of our apartment twice. The first time they didn't realize that the top lock of our door shouldn't be locked. The top lock is faulty and for the 10 years we've been in this building no one had never used it (we didn't even realize that our regular key worked on it!). For whatever reason, GPM decided to start locking the top door when they came in for the second to last maintenance request. It took us over 30 minutes to get into the apt. We told them to be careful to not lock the top lock again so that we don't run into this issue. A week later, they had to come into our apt to re-fix the original issue which never got fixed (separately, we had to follow up with them a week after letting them know that the original issue wasn't fixed; we're already used to them dropping the ball on email replies). Again, they locked the top lock on leaving and we had to spend another ~15 min jiggling with the top lock in order to get the door open. They said they'd left a note on our account to ensure that this would not happen but it did. This delay caused me to be late for a business call I had to take from home and it was completely unnecessary. I'm not sure what is going on with this business but it seems like every time we get in touch with them we either have to continuously follow up to get a response or are told info that's outdated or assured about something that then isn't followed. We're tried of having GPM because it's been a big waste of time and energy from our end having to constantly follow up and then incurring additional inconveniences (such as being locked outside of one's own apt) again and again. read more

A few years ago our landlord passed on the management of the apartment complex I am living in to Gordon Property. Since then the quality of the maintenance of the building has dropped significantly. They constantly cancel maintenance requests, claiming things are not covered in their policy. To be fair they are good at sending emails and notifying people about their expectations or sending reminders but don't take on any responsibility for anything.
