We have stayed here before and had a mostly positive experience. However, thanksgiving week 2025 was about as bad as it gets. I've been patiently waiting for the property manager and/or rental manager to return my calls or emails. I guess they really don't care. So I was compelled to write this review. We understood that there would be some clean up work being done from the hurricane one year prior. Our experience began when we were called about a week before our trip saying villa A9 was no longer available. We were given the option of A1 or A5, but A1 was recommended by the staff. We took A1, as recommended. We did not know there was a portable toilet next to our bedroom window. So we could not open the blinds on that side of the villa the whole visit. There was plenty of space in the parking lot to have the toilet away from housing, but they decided to place it next to our villa A1. Next the plumbing was shutoff in all villas one day for multiple hours. From about 7am-5pm most of the days it was very loud and busy. There were constantly landscapers around. Many times they were just outside our windows and doors, leaving their drinks and other garbage on the window sills. The side of our villa was used as storage for many of their tools. It was very uncomfortable. Also, you could barely drive in and out or back out of your driveway due to all their trucks, equipment, etc. The day before Thanksgiving was the worst. Some brick paver guys showed up and decided to position their brick cutting station directly next to our villa. Cutting brick is extremely loud. There was plenty of other space on the property they could've done the cutting, but they picked next to our occupied villa A1. In addition to the noise of the cutting, there was lots of dust. Dust coated our rental vehicle and the screened in porch of our villa. The dust just floated through the screen. Honestly we could never utilize the screened in porch due to the constant noise and workers literally inches away from the screen. Also, the brick pavers decided to block in our vehicle for multiple hours with their truck and trailer. It doesn't take much common sense to know you don't block a driveway, especially one with a vehicle in it. However, these workers had no common sense and neither does the management at horizons west that hired them. We tried to complain when we got back from the pool and beach but all the staff was gone by noon on this day. Finally I had to yell at these guys to move their truck so we could get out. We were looking for an apology, maybe a discount for the constant inconveniences, but we can't even get a single reply. They just don't care. Maybe our stay would've been different if we had the other villa, but the staff recommended A1. We took their recommendation and paid the price for it. Honestly with all the problems no one should've been allowed to stay in that villa. It was extremely poor management of the work being done. Plus, very poor judgement by the workers. They are extremely cheap with things like soap, toilet tissue, garbage bags, etc on every visit we've had there. On this visit to A1 we also had an infestation of "sugar" ants, around the kitchen, as described by the staff. Maybe they aren't cleaning the villas thoroughly between guests. If you must stay here AVOID villa A1 at all costs. It may be best to find other accommodations because if you do encounter problems the staff at horizons west will simply ignore you. The restrooms around the beach pool are not handicapped accessible. Management has been asked by multiple owners to get rid of steps down to bathroom and make handicap accessible. Nobody listens. This could lead to a huge lawsuit if a disabled individual fell down those steps. read more

Villa #F3 Wow! Perfect villa for our family of 5. Unbelievable location- about a 3 minute walk to the bay and 5-6 walk to the beautiful beach. The bay is perfect for morning coffee and viewing wildlife. We saw dolphins and manatees almost every day. The beach was perfect. Private access made it not overly busy so we had plenty of room to enjoy. We used both private pools. They were warm and clean. The property keeps everything in pristine condition. Really impressive. Almost feels like a high-end resort. The house itself was clean and had everything we needed. Totally updated and it feels like a brand new build. We loved the decor and had every necessity we needed (even an air fryer!). The kids loved the kids' room. The bunk beds were absolutely perfect. They were a really smart addition. We used the desk for kids activities the one day it rained. It would be a nice area to get some work done if needed as well. The extra daybed in the lanai was used everyday. The outside storage was full of beach stuff. We used the wagon, chairs, umbrellas, and toys. It also had a washer/dryer so we didn't have to pack a bunch of bags. Laundry was a huge benefit, especially with kids. The location of the villa is really perfect. We were close to tons of dining options- many within walking distance. With a very short drive, we were on the north village with all sorts of dining and entertainment options. We would recommend this villa without question. We will definitely be back (hopefully every year from now on). You won't find a more updated villa in this area. Truly a great experience for our family!! read more

We stayed in the tower facing the beach. Besides our room being nice, the complex is gorgeous. The pool is beach side which is a plus. There are 2 grills, 2 hammocks, and plenty of rocking chairs and patio furniture to hang out on the grounds before you even step out onto the sand. This is the first condo we've stayed in that you have to use a key fob to get in the gated pool area either from the parking lot or beach. You also have to use your key fob to get access to the elevators. It's an added safety bonus. We will definitely be staying here again! read more

Not a place to stay especially if you have any issue. Colby could use a refresher on customer service. Because of the two recent Hurricanes hitting Siesta Key, we decided to cancel our February rental. Horizon West has a 90-day cancellation requirement, so we wanted to cancel within this time. I contacted Colby and requested cancellation multiple times, at first, he tried to convince us not to cancel and then just stopped responding. I have his email chain with several responses from him. As we were getting close to the 90-day cancellation requirement, I contacted my credit card company and filed a dispute. Now Colby is not responding to the CC company, although I do have a temporary credit at this time. We have stayed at Horizon West the last several years, but never again. I plan to file a complaint with BBB and the City of Sarasota. May file in small claims court just for the heck of it, breach of contract. read more

I have been going to Horizon's West for years for vacation and the while the villas/ambiance/pool/beach/location are perfect, it's been year four where we have been woken up at that crack of dawn due to construction. If you rent one of the villas near the front towards the beach, you can forget about sleeping in. If it's not workers opening and banging around trucks, there's yelling, power tools, leaf blowers and the like at 8am. Very frustrating when you just want a nice peaceful vacation & a few hours of extra sleep. Sadly the construction happens ALL day, so no chance to catch a lazy nap either. While I love the place, I'm seriously thinking of spending my hard earn cash elsewhere, where it's a bit more quiet. read more

If I could give this place anything less than 1 star I would because of the horrible management in the office. We have been coming to HW for over 30 yrs. and always stayed in the villas when the kids were little but for the past 10 yrs we have been staying in the high-rise studio. Before we arrived I called and talked to Cody just wanted to make sure that we have linens for the pull out couch since we were bringing our grandchild. When we arrived and stopped by the office even thought the hours on the door state they close at 4:00pm it was already closed at 3:50pm. When we arrived to our room there was no linens left and in the closet was only one dirty fitted sheet. The floors were disgustedly dirty even though they charge $150.00 cleaning fee. The following day when we went to the office and were rightfully upset we were greeted with a bunch of incompetent people including the manager Jeff who instead of diffusing the situation was standing and smiling when his employee Brian was jumping from his chair into my husband face and was ready to fight. When storm Debbie arrived on the day before our departure we received a text that the office will be closed because it was not safe for the staff to travel to work but when we advised them that we were leaving the area too we were told we will not get out money back for that one day. All this place cares about getting the entire payment before you arrive and they will not do a thing to make your stay pleasant. It is funny the way they think "it is not safe for our staff to travel to work but we don't give a damn about your safety, we already got your money". Never again!!!! read more

This was our second year staying here and we loved it! Two weeks of family vacation...could have stayed longer! The pool is right on the beach which is so convenient. Great facility, clean and well kept. The actual houses we stayed in aren't the most modern but had a kitchen and two bedrooms. Garbage. This place is outdated with 1950's amenities. My room had a sweet 19 inch TV. Thats it. Oh, the owner was too cheap to subscribe to anything so I basically got local TV. Owners and management are bullies. We made a little noise one night and whoever the dude us that lives on property decides to call the cops. They have a ZERO tolerance policy for any sort of fun, unless you are a 90 year old resident . I am 50 years old and was bullied for taking a darn cooler to the beach! If i had the option to give zero stars i would. Avoid this place entirely. There are much better and classier places to stay for 3k per week. read more

Arrival time said 4:00PM. We arrived at the office at around 3:30. They left one key and one precious key fob. That fob gets you everywhere on the property, but they only left one, could have had it all taken care of when I got there the day before, before closing time, but I had to waste more time and had to go to the office to get the rest of the keys, since they closed early on Sunday, and that's the day everyone checks in. We were renting for four people, we were given two keys and three fobs, for four people. Made us feel like we were in jail. Upon arriving, the AC unit was blowing hot air. After spending the night in 87 degrees, the next day I had to wait for AC people to show up, and wait for them to fix the issue. One wasted day. The unit was clean, however a bit outdated. If you are only two people staying here, then it's a good option, but that fob situation has got to be resolved. Made the whole trip stressful and restrictive. Not my kind of vacation. read more

I love it here! The condos are going through a renovation process for a short period of time. This will be a modern Floridian feel. But still this is the best beach I've ever been to and I have been through the clear waters! Easy to get too! I recommend coming here all the time! The villas are exceptional, modern and beachy, I stayed at Villa D8 for an extended period of time and the owners are outstanding and brought the villa to a beachy modern theme. My family has been staying at Horizons West high rise condos for 10 years. Sometimes we stayed multiple times per year. Unfortunately, it has become a terrible experience. The lady at the front desk is unfriendly and extremely rude. The new owners of the condos are also unwelcoming and unpleasant. We were yelled at every single time we came down to the pool. Other vacationers mentioned being yelled at also and by the same lady with white hair that we were being bullied by. They have made it so uncomfortable I don't even want to use the amenities. We rented 3 units this trip and all of my family members have decided to find a new place to vacation. We have never experienced people like this before. It's unbelievable. One lady in particular with long white hair would walk by and kick my daughters toy out of her way while my daughter was sitting on the ground with it. She would point out rules on the sign she felt were being broken and acted down right entitled. We will not be back. read more

Well now I see why you have such poor reviews! I had been warned about your terrible customer service but I just experienced it for myself. Prior to booking, I called to inquire if they allowed service animals. I am pretty sure the woman that answered broke the law when she replied with, and I quote, "I don't understand why people bring their ESA and service animals on these trips when the dogs aren't allowed on the beach" well it's a GOOD thing that is NOT your concern. She then proceeded to tell me they're under construction and the dog would be miserable with all of the noise all day. Forget about the dog, NO one wants to spend $3500 to be in a rental undergoing construction. Keep in mind that she didn't even ask me when our travel dates were, so she clearly just doesn't want us there....ever! She even mentioned how the President of the Board is an attorney...I mean what does that have to do with my very simple question. Well Mr President...I hope you read this! Unit 901 Penthouse is amazing. The largest two bedrooms you can rent and the price is the same as all the other 2 bedrooms. The unit has excellent views of both the Siesta Key side and Sarasota Side. We have been coming to Horizon's West for 15 or more years, sometimes three times a year and have usually enjoyed our accommodations. Two years in a row, however, we have found that the former attitude of making everything perfect for a renter has changed and not for the better. Last year we had a plague of ants. The top of the stove appeared to be moving, and then we discovered that the smoke detector was beeping because it was FULL of ants. The reaction was so ho hum that we vowed to never book that unit again. This year, 2019, we booked a unit that we had been in before, one that is well equipped and beautifully decorated. We we arrived we found that the carpets were terribly stained and asked to have them cleaned. We were told that would happen but we are still waiting. The cost to stay here is too high to tolerate dirty carpets. read more

Horizons West is a vacation rental complex on the beautiful beach of Siesta Key FL. You can book through their website and choose the specific place you want to stay, see pics, check rates and availability. This is our third time at this complex: the location, the private section of beach, the efficient management of the property, the layout of the 2 outdoors pools, jacuzzi and 2 barbecue grills, the comfort of the single house unit, the villa, where we usually stay, are the reasons why we like Horizons West. Even without a car, we manage to get around mostly by the clean reliable easy to use Sarasota bus system, and Horizons West has bus stops either north or southbound standing a few steps away. The access to the beach is private as well as a section of the beach, with cabanas and lounge chairs, which adds to the security of leaving belongings unattended while bathing, unlike on the public beach. As we enjoy being in the water, the warm Gulf water is great, and so are the 2 pools in the property: the main one closer to the beach with a Jacuzzi hot tub, and the smaller one, more quiet, which we enjoyed for our post dinner evening swims and close to our villa. We used the barbecue extensively as well next to the beach, which allows for nice outdoors dinners. Every unit is owned by a private so it is furnished differently and ours was recently renovated. Cleaning and housekeeping are done by a professional staff, the trash gets picked up weekly, so all the least pleasant chores are under the capable care of Horizons west. The villa has 2 bedrooms, 2 bathrooms, a large living room with open kitchen, and a washer/dryer. It can accommodate a whole family. The unit has wireless internet, and the management company's office is onsite in the property for any repairs needed -- we reported a wireless connection issue one morning and a broken outdoor chair which were immediately taken care of. We have become familiar with Bonnie, who does reservations and is always helpful and courteous. Just watch out those small lizards whenever you open the doors as they are everywhere on the Key! Besides the villas, there is also the option of staying in the condo tower which faces the ocean. We usually go during the heat of August which we actually enjoy coming from the north, so the place is not packed. In spite of not being packed, we have experienced an unpleasant and the only unpleasant aspect of this 2 week vacation. Although reserving beach and pool furniture is not allowed by management's rule and the signs posted are a reminder, reserving is actually constant practice among guests, especially families. We saw towels on empty chairs under empty cabanas as we arrived, and these people claimed them showing up a while later: "our family has reserved it since 7 this morning" (yay!) by a teenage girl, another one was "my family is coming (suggesting "you should move"), we reserved it since 7, that's what everybody else does here, you should talk to management" (management has clearly stated "no reserving") as said by an adult, a father. In both instances, after the initial discussion we solved the issue by temporarily sharing the cabanas, (we are just a couple so we don't need to demand for space) until we ourselves moved to a different spot as the shade keeps moving throughout the day . And i may be talking too much in details about it, but this was an ongoing issue as we experienced it in 3 different instances. The third and most severe episode involved an older lady and the use of the barbecue. As we arrived ready to cook, we noticed a pink beach bag on the table, we started using the grill and 20 min. later an older lady carrying a grocery bag, approached saying "i had reserved it". She said it in a tone that implied we needed to move, and got so verbally aggressive and abusive that sharing the grill was absolutely not an option when we presented it. And there was another grill that had become available in the meantime. This drama was just unnecessary. That being said, overall Horizons West still remains a wonderful place that makes Siesta Key an even more desirable destination. read more

Though many wonderful things about this location and the staff there is something that became personally offensive to my wife and me. Rules claim reserving beach furniture is prohibited, but it's a common practice. This gap between rules and guest/resident behavior inspired conflict for us three times. The worst of three accounts is on my youtube channel, google search my name: Tom Doody. I am a middle-age American living in New Jersey near the Lincoln Tunnel. My youtube audio captured an older woman's foul language and insults. I gave her noticed that she was being recorded, and her words indicate she's aware of the recording and my plans to post the audio on youtube. Though I am pleased to make this woman's misbehavior public I wish I were able to do this while keeping Horizons West's wonderful features from fading into the background. This is the absolute best place to stay in Florida. This was our third time staying there and we will most definitely be going back there. The first time we stayed in the high-rise and it was amazing. The view from the balcony was the most beautiful thing I ever saw. You can see the beach and the ocean, and it is one of the most breathtaking things ever. The pool is amazing it is big and a great temp, and the hot tub is one of the best ones I have ever been in. The beach is perfect and the cabanas are great shade on a hot day. The second time we stayed here we stayed in a villa. We stayed in A1 witch is right next to the pool but the little kids always got to bed in time and without disturbance. And this time we stayed in B6 such a beautiful villa. All and all I definitely recommend Horizons West for all family's, with big to small kids Horizons West has it all. A little bonus is that it is close to the town and there is great food there. I ABSOLUTELY LOVE HORIZONS WEST!!! read more
