My experience with Monica was overwhelmingly positive and for the following reasons: Professionalism I was her client, but I was least experienced person in the room. Other attendees for my inspection were my husband, the realtor, and both sellers. It didn't matter to Monica. I was her client and my interests were at top of mind. Usually people overlook me and just talk to my husband. Not Monica. Eye contact, detailed explanations, pulling me aside and showing me exactly what to look for...she did it all with patience and the utmost respect. Timeliness She was a few minutes early to our appt. I didn't have to wait around for her. She got there before I did and intro'd herself to the homeowner/got us ready for inspection. She also had a quick turnaround on the quote as well as the paperwork. She got an inspection on the calendar for the next business day. THIS IS HUGE WHEN DEALING WITH AN INSPECTION CONTINGENCY OF 10 DAYS! Every minute matters and Monica was mindful of that. Market Knowledge She has knowledgeable and responsible sourcing of third party vendors. The termite guy she brought was just as professional and just as thorough. She also referred me to an electrician who appears to be trustworthy. She has connections with HVAC people in the area too. She sets you up for home ownership success with these connections. She has a high standard and impeccable work ethic and I don't think she'd recommend someone who didn't match that. Quality of Work Speaking of workk ethic. On to the actual inspection. Monica was thorough, did not cut corners, identified all deficiencies and even gave details on what level of work needed to be done in order to satisfy any follow up inspections. She cared about our safety and our wallets. We are putting all our money into this house and we can't afford to have a costly problem after we close. It's a scary time and Monica took that very seriously. Follow Up We had an inspection report in hand within hours of inspection completion. It laid out in detail every bit of information we could possibly need about the state of our home. The seller contacted her directly and she handled the interaction professionally, reiterating her findings and all acceptable fixes. She stayed in touch with me well after the inspection to relay any dialogue that occurred regarding the property with the realtor or seller. We will be ordering a follow-up inspection with her to ensure the work is done in a quality and responsible manner. I have used Monica and Liviu to do our home inspection and it worked out very well for me. Liviu was very thorough with his inspections and sent me a report with and estimated cost to fix issues. That estimates helped me to negotiate hard and bring down the price to what it's worth. I used the "House Detective" Monica to inspect the home I'm going to purchase. I currently rent the home so I was here for the entire inspection. Monica showed up on time although being the house detective, I was expecting her to show up in a Sherlock Holmes hat but that didn't happen. Monica did a very thorough inspection of the home and also gave some tips along the way. She even gets you involved in the inspection. I was lucky enough to have the opportunity to hold the ladder as she went on the roof but that didn't equate to any discount unfortunately. Liviu provided a thorough and well-documented inspection. We were particularly impressed that he caught some cloth covered electrical wiring that another inspector missed, and he tracked down an incorrect claim on a permit that the roof had been replaced 20 years ago: based on the cost of the project he deduced that they only put a sealant coating on part of the roof. This significantly affected our negotiations with the sellers. Liviu also provided clear explanations of the results when we reviewed with him, and patiently and cheerfully answered all of our questions about roofing and plumbing and Florida living in general (we're moving from out of state). It saddens me to have to leave a less than stellar review as I really do think Monica was a nice person and I was very much looking forward to my inspection with her after reading all of the glowing reviews she had here. However, this review is strictly business and I feel that with all the 5 star reviews on here I would offer my experience with House Detective. We had our home-to-be at the time (we have since purchased and moved in) inspected by House Detectives in December and Monica performed the inspection. Her price point was much higher than other quotes I received and I was assured it is because she is of a higher caliber. This was not my personal experience. I have two major complaints with my inspection: 1. She didn't notice my fridge was not functioning properly: During the inspection, I saw her run the dishwasher and washer/dryer and had assumed she checked the fridge as well. Admittedly, I had my 6 month old baby with me and was distracted more than I would have liked to have been. I assumed everything was A-OK as the report listed all major appliances as functioning and didn't point out anything major to my relief at the time. Fast forward to the final walk-through of the home the day before our closing and I notice the fridge is not cool. As in, not even one tiny bit cool... Completely un-refrigerated. At this point, it is entirely too late to make the fridge repair a conditional for closing as we were closing in about 12 hours, and I'm now stuck with a broken fridge. Newsflash: We've now been moved in for 10 days, and the fridge is STILL broken. We've had to eat take out for practically every meal for 10 days. I have not been able to keep breast milk for my baby for 10 days. We were FINALLY able to get a service call today and what do you know, the repair is not covered under the warranty and is going to cost us about $500 to fix. When I reached out to Monica to inquire as to why this wasn't brought to my attention, and to check if the fridge was cool during the inspection she said "I don't check for temperature, just that it was working" and referred me to a company she works with to get a repair estimate. I'm sorry, but how did she check if it was working if it was not cooling? Isn't actual refrigeration kind of a HUGE factor in whether or not a fridge is working?? 2. She also was unable to inspect the surface of my roof: She was aware that it was a two story home yet did not bring an appropriate ladder in order to inspect the roof. Instead, she advised me to "have a roofer inspect the roof" because she didn't have the correct ladder with her. If you are aware that the unit is two stories beforehand, I think it's reasonable to assume she would bring the appropriate ladder. The point is, her price point is high compared to other quotes I received and her quality of inspection did not seem to reflect that price. I paid top dollar for her to inspect as this was my first home purchase and I wanted to be sure I had the best inspection I could find. If we had been made aware of the fridge issue during our inspection, we would have had over a month to request with the sellers that the repair is done beforehand as a condition for closing. Now I am stuck with a huge repair bill that could have been avoided if she had simply noted the fridge was not cooling back in December. As for the rest of the inspection, it seemed to have been fine but for me, the issues above are unacceptable when you present yourself as a higher quality service provider. Disappointed. read more

We first hired house detective in 2018 when we were having trouble renewing insurance on our 58 year old home . Monica arrived on time and did a thorough professional inspection . her eight page. report was promptly received . it documented her findings with close-up detailed photographs of rafter to roof connections as well as all the mechanical systems. By far the most thorough and detailed oriented inspection I have ever had the pleasure to work with. Monica was amazing, not only did she squeeze me into her schedule with less than 1 day notice, she went above and beyond at time of inspection. She told me about issues that did not even have to inspected, and looked at the irrigation system that was not part of the normal inspection. Her infrared (flir) camera discovered many leaks that were not even visible to the naked eye, so even though it was an additional charge on top of the normal inspection cost, it was the best money ever spent. Don't go any further. You won't find a better inspector than Monica. When I say thorough, I mean it. She doesn't miss a single spot. The most honest and BLUNT inspector I've ever met and I'm so grateful she was able to help us with our inspection. She saved me from a horrible rat infested, awful home. She stopped her inspection half way and just said, "I'm going to save you some money, I'm not halfway through and this house already needs 40k worth of work I'm sure the seller won't even get close to pay for." I immediately called off the deal because seeing the damages first hand and the explanations on how to fix it tell you it'll be toooo much work. Nonetheless, she told us she'd give us a "brief" report on her findings since she didn't complete the inspection. Let me tell you, the "brief" report was brief at all. It was DETAILED. I've realized that men in this field can be slightly condescending when dealing with female buyers who aren't bringing our "husbands" along so I decided I wanted to use a female-owned company. My wife and I were purchasing our first house here in Florida and needed a good inspector quickly. We've purchased many condos before, but didn't know too much about houses. Luckily, we found Monica from House Detectives to help us out. I actually found her here on Yelp! She's a very good communicator, meaning she's very easy to talk to and understand, and answers your questions directly as asked. We've had contractors and inspectors before who are just very bad at that, and makes it hard to really get down to understanding the details. She was also very knowledgeable and found various issues (electrical, roofing, etc.) that we wouldn't have seen right away. She was also able to arrange for a termite inspector to come with her on the day of our inspection. And we were on a tight schedule, but she was able to come with just two days' notice. And she was very punctual, arriving right on time on inspection day. She also gave us the full report within the day. The best part was her training in the use of the infrared heat imaging cameras. This device is used to detect water leaks. Basically any area that is wet or moist would be cooler, and it'll show up on the infrared camera. You can't see this with the naked eye. It was very helpful in finding roof leaks for us. This is an expensive piece of equipment, and takes certified training to operate. Fortunately, Monica has both, and she was able to take infrared images of leaked areas all around the house. She detected close to ten areas that showed leaking, and so we had proof in our hands to negotiate with the sellers for a lower price. At the end we were able to negotiate a $12k price reduction based on evidence of roof leaks from this part of the inspection. And just to be clear, this is an extra cost option. But it was worth it as you can see. So yes, we would recommend her. She may be a tad more expensive than other inspectors, but her clear communications, quick response, and knowledgeable background is worth the price. read more
