Other attendees for my inspection were my husband, the realtor, and both sellers. It didn't matter to Monica. I was her client and my interests were at top of mind. Usually people overlook me and just talk to my husband. Not Monica. Eye contact, detailed explanations, pulling me aside and showing me exactly what to look for...she did it all with patience and the utmost respect. Timeliness She was a few minutes early to our appt. I didn't have to wait around for her. She got there before I did and intro'd herself to the homeowner/got us ready for inspection. She also had a quick turnaround on the quote as well as the paperwork. She got an inspection on the calendar for the next business day. THIS IS HUGE WHEN DEALING WITH AN INSPECTION CONTINGENCY OF 10 DAYS! Every minute matters and Monica was mindful of that. Market Knowledge She has knowledgeable and responsible sourcing of third party vendors. The termite guy she brought was just as professional and just as thorough. She also referred me to an electrician who appears to be trustworthy. She has connections with HVAC people in the area too. She sets you up for home ownership success with these connections. She has a high standard and impeccable work ethic and I don't think she'd recommend someone who didn't match that. Quality of Work Speaking of workk ethic. On to the actual inspection. Monica was thorough, did not cut corners, identified all deficiencies and even gave details on what level of work needed to be done in order to satisfy any follow up inspections. She cared about our safety and our wallets. We are putting all our money into this house and we can't afford to have a costly problem after we close. It's a scary time and Monica took that very seriously. Follow Up We had an inspection report in hand within hours of inspection completion. It laid out in detail every bit of information we could possibly need about the state of our home. The seller contacted her directly and she handled the interaction professionally, reiterating her findings and all acceptable fixes. She stayed in touch with me well after the inspection to relay any dialogue that occurred regarding the property with the realtor or seller. We will be ordering a follow-up inspection with her to ensure the work is done in a quality and responsible manner. Spending the extra money for the peace of mind is well worth it, even when we are counting every penny for closing. Overall Don't hesitate. If you have questions, call or email her. I was initially satisfied with the open wall inspection on a new home build. Later, I found that…read morethere were a few areas that left me dissatisfied. 1. After the initial inspection, a City of San Marcos inspector inspected the home and found that there was a problem with the trusses. A structural engineer had to inspect afterwards to certify that the repairs were corrected. This was not discovered during the Lange open wall inspection. 2. I felt that the support upright, which appeared to be a load bearing post, was inadequate on one corner of the home. It was simply some 2x4's. This was at the time brought to the attention of the inspector, who related there didn't seem to be any concern. I had no other like-models being built to compare the upright posts to. When I later found the same model in the framing stage, I noted that the post that seemed inadequate in my build, was substantially beefed up in this new build. I contacted Lange and asked them to advise me where I could go to get an opinion. A repair at that stage would have been easy to have corrected. Instead of advising me of the simple question that I asked, I just got the simple CYA response: - My eye didn't pick that up that day (bowing boards) - Whether that is proper load bearing, we don't have the papers and I'm not an engineer I just go by what is seen on the day of installation We didn't email the inspection company in order to complain about the inspection, we emailed and directly asked: "where you would you go to get this question resolved quickly? If this were your home, what would you do?" I was hoping to get a structural engineer referral. Time was of the essence and I didn't appreciate the inspector trying to cover himself, rather than giving my husband the answer he sought. To our surprise, the builder agreed with us and corrected the apparent defect. When we told the inspector the builder agreed with us, he corrected his report. At first, he wouldn't. We are getting a different inspection company for the next phase inspection.

I've been in touch a few times over the years when we couldn't figure out where/why water was pooling outside our home and he quickly helped me (he totally didn't have to but that's the kind of quality guy he is.) We had him out to do a post-Snovid thermal wall reading to check for any leaks we might have missed and a foundation inspection. As always, he showed up smiling and on time and did a fantastic job. We were able to use our first foundation records to compare as well which is super helpful. He even helped us dig up our water main control and helped us diagnose an irrigation leak which were outside the scope of his visit so we were so thankful for his time and expertise! He's one of the superstars on our team of go-to professionals. I can't recommend him enough. He's a stand up guy and extremely professional. In comparison to the builders inspector Tim found 39 total issues, and the builder's inspector found 18 issues. The reports that Tim sends are in depth and very well written. The quality of the inspection definitely comes out in the reports. He even found a slight gas leak that was not found by anyone else. He will definitely work with you on new build homes when there are delays in the building process, or if he has to do a follow up inspection for incomplete items. His prices are very reasonable, and the findings he found for us, definitely covered the inspection's cost, (and then some). I not only highly recommend Tim, but I will utilize his services again for our 11 month warranty inspection. Always get your own private inspector to help protect your investment!

On the day of the inspection we met at the home and Chris walked through and explained everything that he was concerned about. On paper the home looked good, but Chris' insight was very helpful. With his firefighter background he mentioned various safety tips and concerns about the home that he would change.
