Communication with Scott was very quick and easy. His inspection was VERY thorough. He was at my house for almost 4 hours. I was working the entire time and I would have never known he was there until he inspected my office. When his inspection was complete he gave me a very detailed summary of his findings. He pointed out which of his findings were maintenance issues, safety issues, and most importantly the issues that would affect the sale of my house. I recently purchased a new home in south Austin so the very first thing to do is get a house inspection. I came across Scott here on Yelp, read the other reviews posted, and reached out to him. Scott luckily had a previous cancellation, so he was able to get me booked on the same week. I contacted him by email and his reply back was very quick. Scott reviewed this house while I was at work. I met him up at the end of his review. He took very detailed photos of all the things he inspected. Certainly found a few flags on the house he brought to my attention. He saw noticeable rust on a furnace, some slight roof damage, and issues with an outdoor patio roof overhang. I felt Scott did a very detailed review of the property, went over stuff that needs to be addressed, and also went over all the main aspects of the house. He went through a very long list of photos of everything he observed. I would do some Q&A over stuff we discovered, and his detailed explanation was spot on. He also does an included termite inspection check on the house. If you are reading this review, you are likely considering an home inspector. Obviously the housing market in ATX is beyond crazy. There is certainly a large amount of housing inspectors to find in the area. I have to say Scott is a true professional at his job, is easy to talk with, gives very detailed information, and I felt very comfortable with his rate of service and what he provided. Found Scott through Yelp of course! Came up on our 1 year warranty of a brand new build. Scott came out and spent half a day thoroughly inspecting every nook and cranny of our home inside and out. My contract was just about to be signed, so I called Scott on Monday around noon and left a message. He quickly returned my call and we setup an appointment for the next day (today) at 2PM. Today, he called me just before 4PM to let me know that he was about 30 mins from the end of his inspection, so I left work promptly and met with him and my realtor. He reviewed all the problems he had found (quite a few actually, so now I need to really negotiate with the seller). His explanations were clear and made complete sense and he showed me all the areas that had issues and I wanted to get clarification on. He prioritized the problems during his discussion with he and gave me a sense of what the cost to repair the main issues was, even though he obviously cannot give precise quotes. So it's really key to meet with him at the end of the inspection for the best possible experience. He promised me his report for 11PM tonight, but I actually got it right after 8PM, with all the necessary pictures, giving me and my realtor enough time to discuss how we were going to present this to the seller. I'm very glad I used a professional inspector like Scott. There is a reason he came recommended by my experienced Realtor. As a home inspector with 35+ years experience I really wanted to be at my daughter's home inspection, but the crazy short timelines in Austin make it impossible. I found Scott Phillips of PPI and was happy with his work, and I'm tough to please. It was obvious Scott was concerned with doing good work. He allowed my daughter to video him with her IPhone, as he should, while he was inspecting. He was thorough. He crawled though the entire crawl space. He went into the attic. He answered questions after the inspection. I highly recommend him. Only problem is he doesn't have companies that he can refer to you for good repair work, such as plumbers, foundation repair, roofers, etc., which can be very helpful. There are very few good home inspectors, I feel lucky to have found Scott. read more

As new home buyers, we were unsure what to look out for in the older homes in our area. Scott took us through the inspection, step by step, and gave us extremely detailed explanations of what to look out for. From what cracks to worry about in the walls, to the dangers of an old cast iron plumbing system, he shared his expertise about it all. We also explained to Scott the purpose of buying the home and what we wanted to add/renovate. He was able to tailor his inspection to focus on the important areas relevant to us. I don't think you would have this personalized experience with some of the more corporate home inspectors. Ultimately we did not go through with purchasing the property due to the outcome of the inspection. We feel this money well spent, not only to prevent us from having a home that wouldn't work for us but for Scott's invaluable knowledge. In addition to getting an appointment pretty quickly (important when you have a 7 day contingency), communication was excellent. I know from experience that pointing out deficiencies without heightening paranoia is a difficult task, Scott does this well. In going over his findings, he was clear regarding which items were safety issues and which were "sloppy" issues. He walked the entire roof structure, leaving me with complete confidence he's done his job. My business partner and I hired Scott to inspect a single family home in East Austin. As first time real estate investors, we were cautious about what we were getting ourselves into. On top of that, we expected this property to have major issues since it was priced to sell. At our request, the selling agent had given us 2 of the previous inspection reports from previous buyers that had backed out, but we wanted to have someone we hired to do due diligence. Scott came in and did an extremely thorough inspection. He caught several big things that were overlooked entirely in 2 prior inspections, and of course did not miss a single thing that the previous inspectors saw. We went into our home inspection expecting normal feedback about things that needed to be addressed: insulation, exterior things, electrical, etc. But Scott was so thorough as to let us know the toilet was loose and there wasn't caulk around the sink. The short of it is that Scott is incredibly thorough. The long of it is that not only did he take time during the inspection to walk me around the property and point out things/give advice. He also was more than willing to talk to me on the phone about various questions I had about the report. His report was so thorough it blew our real estate agent away, and she says she looks at a ton of reports each week. The detail he put in to it really helped us decide what other service professionals needed to come look at the house before we got out of our option period. I have used other property inspectors in the past, and I found Scott to be the most insightful, knowledgeable, and helpful by far. He is extraordinarily thorough in his inspection, identifying many items that I suspect property inspectors I have used in the past would have missed. He also does a good job of explaining to you which items for correction are a big deal versus which aren't necessarily a big deal but simply should be fixed. One of the things I most appreciated about Scott is how willing he was to thoroughly answer my follow-up questions, which I had a fair number of - he was very patient and went out of his way to provide me with additional information over and above what I asked for to help me better understand the issues we were talking about.
