Painted entire exterior of house including siding, eaves and stucco. This included patching some small cracks in the stucco and puttying some cracks in exposed rafters. All windows are aluminum framed and thus were not painted. An iron fence was also sanded and painted. They also removed wallpaper and painted the walls, ceilings and cabinets in (1) small bathroom also. James Lee was on site and provided a written estimate within hours on same day (a Saturday) as calling his answering service. I called him one more time before the job and one time during the job. These calls were returned extremely promptly also. I was very impressed with his responsiveness as you can tell. This means a lot to me. The foreman of the crew working on my home was Song. Song is a good communicator even though his English is not perfect. I never had any trouble understanding what he was talking about and neither did his workers. The whole crew was very punctual and very neat. I didn't find one drop of paint where it didn't belong. Window masking was well done. Every home owner appreciates this kind of attention to detail. They did some things I wasn't expecting such as some light pruning of certain plants close to the stucco and removal/reinstallation of about 15 large patio screens and 2 patio doors. They also moved patio furniture out of the way. Their patching of stucco and wood cracks was very well done also. James and Song both said upfront that puttying a wood surface was not guaranteed and this is understandable since wood expands and contracts a lot. Where some stucco had been previously damaged by sloppy window installers the scratch coat was visible, Song and the crew did a very nice job of patching these areas. We had let the house go too long before repainting so there was quite a bit of wood sanding and priming to do on the ends of the rafters and all of was done to my satisfaction. We were allowed to select our preferred brand of paint. James clearly states upfront that some brands do cost extra. In our case we selected Dunn Edwards which has worked well in both interior and exterior applications and was not considered an extra cost paint. Since we did not change any colors, one coat of paint was satisfactory on the siding and eaves but James did assure me that if a second coat was needed he would do it. Where there was sanding and priming, he used a prime coat and a finish coat. The stucco was primed and finish coated as it had not been painted before. All siding was semi-gloss originally and was repainted the same. The top coat on the stucco is flat. The crew left me almost a gallon of each color for any future touchups. With regards to the interior work, they were extremely fast, thorough and neat. One wall in the bathroom had been substantially patched after a repipe job many years ago. The wallpaper had covered many sins on this wall. James' crew (a different crew from the exterior workers) did a great job putting a new skim coat where necessary after removing the wallpaper. In the interior...the entry, living room and one of the bathrooms was painted. We had 2 sets of French doors painted as well. There are painters and there are craftsmen who paint. James Lee and his crew are the craftsmen who paint. My husband and I are thrilled with the results of our job. We have lived in our house for 24 years, had it painted several times since, and this is undoubtedly the best that it has ever looked. James told me that our house would be the best looking on the street and he was right. The care with which his painters treated our house, its surroundings and our belongings was exceptional. The exterior crew was very thorough...each plant surrounding the house was individually wrapped to for protection. The guys dug a small trench around the house to make sure that the paint went below the level of the dirt. Previous painters had just painted around the problem, but not James' crew. The old frame was removed from inside the wall, the large hole was patched and the stucco repaired so that now, you cannot tell that there was ever anything there. There were a couple of bricks near the driveway that had been knocked loose and when I came home one day they had been repaired. The attention to detail is very much appreciated...this company knows how to please their clients. When the exterior work was finished and it was time to switch to painting the interior, I was sorry to see the outside crew leave. The next workday, the interior crew arrived on time and immediately proceeded to take great care in moving our items, covering and masking everything. They were just as nice and professional as the exterior crew. Like the exterior crew, they took the time to unscrew and remove everything from the walls...(unlike most painters that we've experienced, who tend to paint around them). Late one afternoon after painting one wall in the living room, we realized that the color was wrong. The guys didn't think a thing of it, stopped painting the walls, finished up with some other work and came back the next day with the new paint selection. Everything was done cheerfully and exactly as we wanted. Our house looks great...inside and out!! James is a real professional and his estimate was reasonable. His crews were professional, polite and cleaned up after each workday. My husband and I are so happy that we've finally found a really excellent painting contractor. In the last month I've been using A LOT of services from Yelp to help prepare my new place so I can move in. The place needed a paint job, grease on the kitchen walls, bad plastering work, lots of holes and studs in the walls throughout the condo. There was tacky black and white floral wall paper and the classic red wall which ran up every wall on every floor. I had a painter who wasn't licensed and didn't return calls (A friend of a friend). Another guy, again not licensed in California but is in Ohio, at least according to him. He did come to look and give me a quote, which was reasonable, but my gut said keep looking and I found a number of decent sounding people on Yelp, but something told me to call House Painting. We made an appointment, James was on time, before I could even ask, he presented me with a THICK binder. First page, a copy of his license to paint, and it was current and in good order, he continued to show me additional information on himself and his business. The highlight was a page of close to 100 references with phone numbers I could call! (I did call randomly, 3. They couldn't say enough good things about him). At that point, the job was his to take (I didn't tell him that though). We finally went inside and we talked about paints and what he saw needed to be done. He got a quote to me next day, it was double what the Ohio guy wanted but still reasonable and unlike the Ohio guy, I sensed James knew what he was going to do and it would be done right. Once I agreed to have him do the job, he sent a guy named Jay and Jay had 2 workers. Jay took a copy of my keys and said not to worry, he will treat the place like it was his house and he did. Approximately 4 days later, all 4 floors were painted and it LOOKS FANTASTIC! These guys are amazing! A couple of doors needed the framing replace from being badly cut. James recommended Paul Comi of Spectacular Trim. This guy was equally as amazing! Quality people seem to know each other. I HIGHLY, HIGHLY recommend House Painting! House Painting Inc. is an extremely professional painting company which provides an excellent level of service at a very reasonable price. James Lee (the owner) is very responsive to e-mails and phone calls and treats you as if you are his only customer at the time. We had a tight and short period of time after escrow closed to get repairs and renovations done in the condo before we could move in, and the crew was able to start within a day after we received an estimate and accepted it. (James actually gave us the estimate during his first visit to the condo - there was no delay. He came prepared with all his insurance and license information and even gave us copies of that information up front without us even having to ask. He also brought a large notebook full of written recommendations and letters from past customers - very impressive!). The crew arrived on time (even a little early). James had told us that they pay special attention to prep work and was able to show us where it had not been done correctly by the previous owner's painter. James and his crew chief Scott were both very helpful to us in choosing the paint colors. They brought several samples and painted spots on the walls to show us how the various colors would look. The crew worked extremely hard and finished the job in 3 days. The painting was precise, clean and absolutely beautiful. They left the premises absolutely spotless when they were finished. What a difference in the appearance of the condo and what a lift to our spirits! The crew even returned a week later at our request after we had had a new floor and carpet installed to finish painting the baseboards. When we asked how much that would cost, they told us no charge. We paid them an additional amount anyway because it was certainly not our intention that they would do that extra work for free. We now have our painters! Due to the water damage, Mr Lee's crew completed drywall repair in a bedroom closet as well as the guest bathroom. In addition, I had wallpaper that had been in the entryway and living room for 20+ years that needed removal and subsequently painted. Lastly, the water damage left stains on the ceiling, which were subsequently painted as well. My town home had experienced water damage earlier in March of this year. I contacted Mr. Lee, in addition to 3 other vendors to provide a quote. Mr. Lee was prompt in returning my call and I was extremely impressed with his estimate. The initial quote provided to me by Mr. Lee was subsequently reduced by a couple of hundred dollars on the final bid. Wow! How often does that happen even in this economy! House Painting Inc. was the complete package. The crew of two headed by Nam commenced the work the following week. They were prompt, professional and diligent workers. The prep was thorough and detail given to ensure that all the furniture was covered and edges taped. The wallpaper removal took only 2 days after which the walls were primed and painted to perfection. My ceilings were sprayed and the the drywall repair completed. The team completely removed the remnants of any mess. I was expecting the job to take 7 days. Work began on Tuesday morning and was done Friday of the same week. There is a patch of ceiling between the living room and loft that was overlooked. I am having new flooring installed and when I called Mr. Lee he ensured me that any touch up work would be completed after the floors are done. I had the exterior of my house painted about a month ago and have been meaning to write a review to say how pleased I am with the way the paint job turned out. First thing I liked about James Lee Painting is that after I called for an estimate he showed up within a few hours. Then after walking around my house with me, he went back to his office and emailed me an estimate later that afternoon. A week after I accepted the estimate two painters showed up first thing Monday morning and were there each morning after through Saturday. They were constant, hard workers and I could tell by the prep they were doing that they were experts. The lead man told me he had been painting for 30 years and it was obvious in the work they did. Many things needed to be corrected before painting could begin. The wood trim was in terrible shape since my house is over 50 years old, there were cracks in the stucco and some patches of stucco had broken off, the putty around the windows was cracked and in some cases missing. I don't think anyone could have done a better job than James Lee Painting. I'm actually amazed at how well they did and how good my house looks now compared to the way it was. Our house was built in 1924 it has all the original French windows and some French doors. The house has approximately 250 individual panes of glass. This is an incredible amount of prep. Which was done professionally, timely and cleanly.The stucco is a very heavy and has an unusual texture (it looks like marshmallow cream) Living in an old house requires a lot of maintenance and I don't always have the best experiences with contractors. With House Painting, I could not be happier. They were courteous and professional. The best part is they, did a fantastic job. They sealed, patched and repaired everything. I didn't have to watch over them like a hawk to make sure they were not skimping or cheating the process. I come from a family of painters so I know good prep and a good paint job when I see one. All the little extras they did for me were icing on the cake. They even put up flashing where my gutters were. I had selected this company after looking at Angie's List, Yelp and Google Reviews a year ago. When my mortgage refinance became final, I immediately contacted them to set up an exterior project. James came back and gave me a new quote, including the repair of some eave boards. We agreed on the price and the following week they showed up on Monday. Preparation includes sanding and repair of wood and plaster surfaces. Then, a primer over trouble areas and dark colors. By Wednesday, they were ready to get my color choices. My first choices were given at the end of the day. I went online and saw that they weren't exactly what I wanted, so I called their office and they adjusted the main color for me - no problem. When I saw the main color on the house, I realized I had to change the accent color. I called their office, no problem. Recently had the exterior of our house painted by James Lee House Painting and we were highly impressed. James himself showed up to do the estimate and brought a list a nearby homes he had painted as well as all of his insurance and licensing paperwork. All the workers were extremely professional and timely. At the end of every day the head worker lead me around the house to show their progress an let me know what would be happening the following day. There was quite a bit of stucco patching that was required and they took the time and did it all very thoroughly. They let us pick 3 different color samples and applied sample areas in a few different location on the house to really let us see what it was going to look like. Left everything very clean at the end of each day and left the house at the end cleaner than it was when they started. Can't say enough good things. We will be using James for all out painting needs.
