After 2 months, Byron is harassing me for the review because I didnt want to use his service due to his inappropriate behavior. I was not a paying customer. I made recommendations for his website as it was hard to read on mobile since I am a web designer. I wish I had looked at the Yelp reviews before we engaged the services of Byron/Housecheck. Basically his report was pasting in the many pretty pictures he took into a long "boilerplate" document, void of almost any details about the several real, albeit thankfully relatively minor, problems that we saw on the property that definitely should have been documented. We gave him an opportunity to rectify the report, but he responded defensively, with jargon about his extensive qualifications and minute details of the contract that we did indeed sign with him. Lots of details I could provide but, as noted by others, just buyer beware. (one thing I will mention is that if you do hire him, a crawl space inspection may not get done do to "the presence of a snake".) read more

I would recommend this company to anyone who needs a home inspection. My inspector, Jim Summers was not only very personable, had extensive knowledge about all of the systems in the home and how they operate. Excellent maintenance tips were also given during the inspection that will save us headaches and expensive repairs down the road. had this guy inspect 2 homes for me on the same property 2 years ago, i was a first time home buyer. the guy was a joke and i almost and should have turned him away when he got here when i saw he could barely get out of his own car. just 2 years in and we have had so many issues with stuff he signed off on, well, roof, windows, water heaters and now, the last straw, the foundation on one of the houses was so bad it needs to be completely redone, contactors said its prob been failing for decades. dont do it people, find anyone else! oh, also, he wouldnt go up on the roofs to inspect, not even to the top of a ladder to look, as he had fallen on a roof i guess... how are you going to call yourself an inspector when you dont even inspect the roof? total joke, i really hope he has retired by now... if there was a 0 star rating i would have given him that. USELESS!!!! also, add about 15 years to the photo he uses to represent himself. too old to access your atic, roof, crawspaces etc... his photos were crap and useless. I pointed out half the things that were issues i knew of and most didnt make the report. he pointed at a mud sparrows nest on one of our eve's and says oh youve got wasps....i could go on but whats the point? i am located in Inglenook. dont do it people keep looking, ANYONE would be better! read more

I am a local attorney and property owner in Lakeport, California. I have used Byron Duerksen and his business Housecheck Inspection services for the purchase of my home and business as well as to support my aging "mother-in-law" (former and I wasn't married : ) lol, but you get what I mean) in her purchase. In addition, before I did some extensive remodel work he came back about a decade later to meet with me and go over his comprehensive report before I made the decision to put on a metal roof and repair a retaining wall- for no charge. Horrible experience. The only negative aspect we had in buying our home was dealing with this unprofessional business. Complete false advertising. His 90 page "report" was worthless. We had to have another inspector come out to inspect all the areas he did not inspect and we were charged for. The contract clearly stated these areas would be and they weren't. He stated the attic, crawl space and water well were inaccessible and they easily reached as the second inspection had no issues or concerns. Look, let's call a spade a spade. I am sick of this companys' B.S. and fabrications. Let's step into reality. I paid Housecheck $1,000 for an inspection. The inspection was inept, incompetent, and did not disclose obvious negativities, and I could have lost a half a million dollars due to oversights. 1) Regarding your 100% satisfaction guarantee. You lie. In your own words, here, you state that...  "I HAVE A 100% satisfaction guarantee or there is no fee so if what she claims had been true all she had to do was ask for it.  A competitor can easily use YELP to smear any business owners reputation and this should be illegal." Then you state here, and I quote, "He (I) kept referring to a bogus post from some unknown individual who commented on Yelp years ago". Sir, WRONG! Go to the not recommended reviews link, and read your own words. Did you post this, or not? Are these your own words? Yes or no? The post I am referring to is yours, and it's not a bogus post. It was your own words, liar. Allow me to expose your B.S. here and now. 2) There were 3 broken windows that you did not even see. No pictures were taken, or were mentioned in your inspection. Look, it is called an "inspection". That means looking and seeing and reporting. Inspecting. First, you blamed it on posters on the windows. WRONG! There were no posters that kept you from seeing these broken windows. You lie. Then, you try to defer your lack of observation by stating that it was the responsibility for this to be disclosed by the seller. Come on. It was an oversight on your part. No more excuses by you will be tolerated. You just did not see them. The cost to replace was estimated at $2,500. You were inept, and only blame others. 3) You argued with one of the tenants. How unethical is this, sir? It was not your job to argue with a tenant. Indeed. I did not own the building yet, so your action was clearly improper. 4) You overlooked problems in the kitchen. You blamed people working in the kitchen, blocking your access. B.S. I was in there 3 times after you left, without issue. You were just lazy, and didn't look. 5) Did your report mention the grease trap? Did you see it or report it? No. You did not. This is called "oversight". There was a grease trap. You just did not see it. 6) The back room had many issues. Did you or did you not see the frayed bare electric wires? You mention them here, but they were never mentioned in your report. Well? Did you report about anything in the rear of the restaurant? No, you did not. Was it a part of the building? Yes, it was. An electrical inspector that I had come in showed me all of the problems, and the estimate for repairs for that area you overlooked was the highest of all 5 businesses. Did you see it or not? If not, why not, and if so, why did you not mention it in your report, or to me? How about asbestos? Sure, it may not be a part of your report, or responsibility to report upon, but did you notice it? Well, did you see the entire floor that had been stirred up have asbestos? Yes, or no? Did you even mention once that asbestos could be an issue, and I should hire a separate inspector for this? No. You did not. Oversight, oversight, oversight. Then, you offered me 50% of my money back. $500. Yes or no? And with it, a 5 page legal document stating that if I told anyone about your B.S., then you would get $5,000. I refused to sign it. You are not to be trusted. Question, sir. Did you offer me $500 back? If yes, then why did you state to me that I was trying to extort money from you? I hate this. You are such a liar. You state that 5 days is not an inordinate amount of time to send out a commercial inspection report. That may be the case, but did you or did you not tell me that it would be delivered within 3 days, as I had a short escrow, and did it take 5? Furthermore, did you email me apologizing for the delay because of a problem with your server? Yes or no. B.S. someone else. I'm not going to take it. You say here that I said, and I quote, that I said that I would not "smear" you online. You are an evil man. I did not ever say this. On another review, you use this word, smear, as well. You smear yourself with your own B.S. You are a liar, and I am calling you out, sir. Already, your negative reviews here on Yelp make it quite apparent that you are someone to avoid. Did you mention in your report about the loose electrical junction box just hanging loose in the wall? Mistake after mistake after mistake. And lastly, your attitude has cause this whole thing to escalate, and you have caused my family stress. I am notifying you right here and now. You tread on thin cracked ice. You were paid. No refund was ever given, and your offer was rescinded. I have posted an honest and accurate review of your services. I'm a REALTOR and have always felt confident when recommending Byron Duerksen with Housecheck Inspection Services! He is a little more costly than some of his competitors though his prices may actually be right in the middle. His work is well worth the price. He knows how to tell the truth of home without scaring the clients out of their purchase. His reports are indexed and easy to read with many photos. Missed several major issues when inspecting the house such as not one but two leaking toilets, one leaked onto the floor creating a puddle the other had very obvious sign of leakage on the baseboard. Did not find right entry to crawl space and hence did not inspect it. Promises to help me put in a water softener and fix the not working kitchen top lighting but I am still waiting, inspection was more then a year and a half ago. This was the biggest waste of money I ever made the mistake of spending! I cannot believe I received a report of 53 pages of the most un-useful information I have ever seen. He didn't test any outlets inside and failed to put the year when the Heater was manufactured or installed, which I consider important. Didn't see if there was a water hook up for the fridge, which there wasn't. He does not go a little further for the client to test the water heater, or report that the exhaust fans in the bathroom were dirty and won't work properly with cob webs covering the openings. Also reported an old cultured marble vanity as in good condition when it was old and yellowed. His reports are vague and lack critical thinking and care. Not only that, he tried to sell me his services to work on my property which I felt was very unethical. He could have put extra work into the report in order to make more money! Then, to add insult to injury this creep put his hands on me without asking first, as I walked down the steps. Then when we were standing in my driveway he poked his index finger into my breast! I swear, this man is a big goober. Do not use him. I got in my car and left unfortunately I had already paid for my report. Don't waste your money. There are better people out there. read more
