Nice place. We've been here for over a year. Feels like "home". No one bothers us. Quiet. Laundry facilities was dated with new washers and dryers. Customer service is always nice. Accepts dogs of all types. As long as there no issues. Which is great. Also nice to walk. There's a pool. Any mail or packages you get, you will always receive them at the office. This place is where campers go to die. If you're on a strict budget, this may be the place for you, but otherwise...look elsewhere!! My husband and I travel the country for his work, and we live full time in our RV. It's safe to say we've been all over, and have seen just about everything. This place gives a whole new meaning to "a crappy place to stay." We had to stay for two nights, and thankfully got a refund for the month that we thought we'd be here. My husband asked for a CONCRETE spot, and we were assured it would be such. When we arrived, we had been assigned the most unlevel looking spot in the entire park. It was dark out, so we just setup as best as we could (in the mud) and waited to look around more in the morning. When we woke up & drove around, we were SHOCKED at what we saw, and immediately went to the office to get refunded. If you MUST stay here, make sure to ask for the spots on the "new" side. The workers will know what you're talking about, because there is such a stark difference. The photos I attached were taken as I drove through the park on my way out, in no particular order. UPDATE 8 days after we left. Apparently their "system was down" so they couldn't issue us a refund at the time we were leaving. Now that it's supposed to be back up, we have diligently attempted to get our money back, but they have a new story! "Under new ownership" is their new excuse! Funny how that wasn't disclosed a week ago when we paid these people! Just a terrible experience overall!!!! read more

We are moving somewhere between Highlands and Dickinson in the next six months and my husband needed somewhere near his new job but not in the middle of all the craziness, so he found this place. The main reason he went with this place: no breed restrictions and no pet limit. While I won't be moving yet, we still have a house to sell, when we move we will do so with our three pets. This seemed the logical choice until we find a home to purchase. The park is HUGE. It seems to be very well maintained. There is no security and I was very worried about all the bad reviews regarding theft. You just have to look around at the established residents to see that they are definitively not too concerned about it. From gazebos, grills, bicycles, workout equipment... you name it. It's all there. I'm not saying they haven't experience theft, but it looks to me that that feel very comfortable. The pool is very small and the playground for kids is equally sized. There seems to be a lot of traffic at all times, but people seem to be very careful. A great place for riding your bike or roller skating. Seems equally safe for walking your pets. I did notice that some people don't seem to pick up after their pets. Shame on them! We haven't had much interaction with the neighbors, but the place seems quiet and friendly enough. My main complaints, our trailer ended up in what seems the only spot that floods right under the steps. Nothing a pallet can't fix. Mosquitoes are horrible here. Ditch the perfume and opt for Off as your fragrance of choice. Internet is indeed very slow, just get yourself an unlimited data package with your provider and you'll be better off. Not sure how long we will have the trailer here, but it works for now. I'm hoping the bad reviews are just that and nothing of concern. read more

It was so much more than we expected. We took my sister and her family to visit while they were here, and it is by far the nicest campground I've ever seen. The staffs are friendly and the rates are reasonable, plus there's a fishing pond! Visiting this site and becoming a customer was an out Standing decision! You get the most for your money and best of all, the customer service is STELLAR. I would recommend this site to any RV enthusiast out there. My family and I live in our RV full-time. So honest reviews are very important to us. We stayed here for five months in 2018-2019. The positives: The sites were big enough and nicely spaced out. The park was quite and people were friendly. Bathrooms and laundry rooms were small but not horrible. Negatives: TRASH is everywhere (overflowing dumpsters, litter). Roads are filled with pot holes. So they positives outweigh the negatives. Overall a nice park that I'd stay at again. read more

First night in the park woke up and found the straps for my generator cut. No real playground for the kids. They locked the bathroom doors at night along with the laundry room. Forever home for 400 campers. Sewer hook up was not useable. Pull they site was so short we stuck out into road. Pool was green. If you have a big rig, DO NOT ENTER! This use to be a nice place to stay but once it was sold to an investment company from California. Now it's all about making money . The park has no security at all. They have something stollen every week , you can't leave anything out side locked or not. From the things in the back of your truck to the truck itself. They have spent thousands of dollars on installing new spots but the place floods every time it's rains. The power is going out at least once a week now that started to reach 90 degrees by noon. And several people have small animals and when the power is out there now a chance of them dieing from over heating and the park has never called anyone to let us know the power off.. If it wasn't for having friends that are working nights let's us know we would never know. But now we have to leave work, costing us money to keep our animals from dieing. Their web site shows they have a tennis courts, well they do but the park has campers sitting on them that the personal rent. They show playground but they have abandoned campers and trailers, and you can't get to the swings. They washing machine is always broken and when it works it still won't wash your clothes. The dryer take three times to dry one load. They are a pet friendly park but with that said there is not a designated spot to walk your dog so there is dog shit all over the park.. They removed the garbage dumpsters, and replace them with a compactor, That is over run with garbage bags every morning and you have to drive around them to leave the park. Now getting in and out of the park is a hazard to your health,there has been several wrecks and even one death just from people trying to turn out of the park. read more

The roads in the original section are horrible! Sever potholes! There are several trailers with severe neglect and hoarding situations outside the trailers. If you need a quick one stay, insist on being the "new" section with concrete pads and better streets. However it's not a destination resort by any means. read more

My boyfriend and I loved our stay here. The lady up front was extremely friendly and kind. The only reason we're leaving is because all the monthly spots are full and we can't afford to pay weekly. The area is very clean, laundry worked great and the bathrooms were always very clean. I wasn't kept awake at night by rowdy people (not that I would be bothered anyway) but I found this spot very relaxing and enjoyable. The Internet connection wasn't that strong the first couple of days, but then suddenly it worked great. Very sad to go but maybe we'll score a monthly spot in the upcoming months. read more

Like the camper, but the internet is TERRIBLE. It kicks me off forcing me to use LTE on my phone for both my computer and phone. If I continued to stay here, I would charged a lot for data on my phone bill. There's no way I could stay under the limit I have with this internet. read more

Well if you want to stay somewhere where you and your neighbors will constantly be stolen from this is the spot. I don't even know where to begin with how unsatisfactory our stay has been. It is over priced and half of the "perks" aren't even useful. The basketball and tennis courts they still advertise are now taken up by Campers. The gym is not even decent and good luck getting your laundry done. The pool was ok until I found hair in the pool with lice eggs attached (absolutely 100% true!) and they close the pool way too early to even enjoy it after a long hot day at work. They raised the rates without notice (until after doing so) and I'm not sure why since our power and water is constantly being shut off or not working. Also, somehow our electric is anywhere from $200-300 a month; may have something to do with the fact that out breaker box is constantly blowing. Again, everyone is constantly being stolen from. Cars are broken into and yet no cameras have been installed and there continues to be no security. Getting in and out of the park is a disaster more often than not and there's often bad wrecks right outside of the entrance. They need to step up their protection for the guests. There are too many residents for the amount of washers and dryers (plus any outsiders can come in and do their laundry as well)... maybe put a code lock on the doors, that could help.. the lawn maintenance guys have also broken out windows and damaged cars then tried to walk away and act like nothing happened; thankfully for the vehicle owners people witnessed it. Also, there are random crack heads and meth heads (no joke) that come and go as they please. One man in particular is constantly going around at all hours of the late night and early mornings asking people for money or a ride, he claims such things as his wife has cancer and he's stranded or she was in a bad wreck and he needs to get to the hospital etc... DO NOT give him or any other person asking for money a single dime. They're probably the ones robbing everyone. This place is Sketchy and I will never stay here again, not even if it was the last resort on earth!! I'm sure I'm forgetting plenty but this should do. Edit: I forgot to mention how our dogs are home alone during our work hours and a friend informed us the power was out for a long time. When we called the office asking how much longer it would be because our dogs are there without A/C the lady said "well my cat is fine so I'm sure your dogs will be too." Thank God our friends went and checked on our dogs because they would have definitely died from heat exhaustion. Our dogs had to be pulled outside and cooled off, they were not doing well at all. This was literally the third time that our power had been out for a decent amount of time at that point. I have since lost count on how many times we've been without power and/or water. AND the wifi sucks!! It never works!! Oh and the younger office girls are rude and hit on people's husbands. read more

Have been here for going on 2 months why we wait to close on our house. The people who work here are really nice but this place is falling apart and nothing gets fixed! The showers are either falling apart or don't work at all. Most of them just needing simple fixes like a $7.00 faucet handle, yet they don't get fixed. The laundry at the main building has been down to 3 dryers for over a week and yet again, not getting fixed. They seem to have the money to add spaces for rent but no money to actually sink into their bathrooms and laundry facilities. For what they charge, this place should be the resort they say they are. First getting into the park , there are branch's hanging from trees very low , the potholes are every few feet on all roads , no way to avoid them . The lots are not clean . You can be without electricity for weeks , our told to light your oven to keep your family warm on cold nights , they are more worried about the internet and cable then power and there internet doesn't even work , everything in the work out room is broke , the dryers and washers are junk , the room is nasty ! The staff only talk to one another and ride on there golf carts , they don't pick up trash on the road , just drive right past it , the dumpster is always over full and trash everywhere! I've stayed here over 2 months working at Exxon, everyone was very friendly. I had a few problems with the camper, maintenance was always there fast and helpful!! The younger girl at the front office could be more polite but everyone else was very nice !! Would recommend staying here and I would stay here again! read more

This is a joke of a resort!! Trashy, loud people, loud music way into the night...managers on site do nothing about it. Dumpsters stink horribly and they are right besides the laundry room. People hang out drinking and partying all Around laundry facilities and a woman doesn't feel too safe. Needs better workers and management. read more

May 14. 2018- once again today, the power is off.... nothing new here... no call, text, email or anything about power being off while I'm at work an my two small dogs are in the camper.... thankfully, I have friends also staying in the park working nights that can't sleep because it's probably 100 degrees in the campers Already... this park would be a great place if the owners would allow the staff to perform the maintenance needed.... it's far from a resort.... don't be fooled.... the play area for the kids with the basketball courts have been overtaken by more campers that the park owns and rents themselves only to fill their pockets that much more..... I would assume the $250,000 a month they already take in, isn't enough... there is nowhere for kids to play which mean they're left to play in the road all the time.... There is absolutely zero security AT ALL... no cameras, no fences, no gate up front.... nothing! Therefore, the theft in the park is unreal... Locked or unlocked your hard earned belongings will disappear on a regular basis... anything from yeti coolers to golf carts to trucks.. it doesn't matter... it'll disappear... Yet the Harris county sheriff office is in there at least once a week for whatever reason... front desk has no choice but to shrug their shoulders because their hands are tied... Also, ya never know when the water will be turned off or for how long it will be off... the holes they dig to repair the water line may be left there for several days or weeks at a time regardless if it's right out your front steps or not.... They added several hundred new spots with all new concrete with big nice open area for your camper yet if it rains, it's most likely gonna flood.... the "old" part of the park floods at the lightest sprinkle an will remain that way for days... the laundromat sucks as half the machines don't work.... the garbage compactor is CONSTANTLY piled up and garbage bags all over the ground beside it while I've watched the "maintenance" crew drive right past it over and over.. this is not a one time thing and happens several times a week... the gym is another story... you will get a better workout walking from your camper to the "gym" than you will get once you get there because most all of the machines are broken... the ceiling tiles in the laundromat are falling with insulation hanging out everywhere (most likely asbestos because of the age of the building)..... the "resort" has people that are permanent residents which is fine but some of those campers are falling apart and looks terrible.... some of the residents have trash and trailers and junk piled everywhere!!! I stayed here for 2 months and regret ever looking at the park, its not a resort! The place is old and run down. The washateria behind the office is scary to go in because the floor is falling apart. Half of the washers and dryers didn't work. The water would turn off for "maintenance issues" at least once a week. They have a graveyard in the park. There are trashed up campers throughout the park. Most are the rentals or people that work there with no intention to make them better. The drainage in the park sucks. Some of the "parking" spots for the RVs are horrible to set up in. The old hookups worried me the time I stayed there. There are a lot of old stumps full of termites throughout the park. Oh and don't let your kids run around the area unless its daytime because they had holes and trenches all over with no barricades nor did it look like they were getting fixed anytime soon. Please think about going further down the road and spend a bit more to stay at a safer spot for your family. read more

Well unfortunately there is no way this cabin was checked by a manager. Maybe somehow it was missed but it was filthy. Before I moved anything in for our stay I had to clean it. With that they are cute. I was not satisfied with how dirty it was even more so now that your saying each is inspected by a manager. read more
