I just spent 5 fabulous days here. Ann was incredible, it was easy checking in, she was so sweet and helpful. The pool was amazing, there isn't any shade but they allow us to put our ez up tent near the pool witch helped a lot. Showers and restrooms are extremely clean always. Had a spot right by the river. Beware of bugs. Roaches, ants, and spiders. Luckily what I sprayed worked for roaches too. Sprayed for ants and tons of dead roaches appeared under my trailer. Don't stand still outside for too long or you'll be swarmed in ants. Careless lawn care. They do it while everyone's home. Their contractors walk between your camper and vehicle. One walked by with a weed whacker over his shoulder and hit my trailer while I'm sitting there. Didn't have issues with staff which was good. Park isn't so strict as you'd expect. Broken vechocles in spot, shabby and moldy trailers. My neighbor had cig butts everywhere, locals use the laundry room in the park like a laundry mat. Laundry room is shabby mix matched machines and unventilated. Highest prices for everything and the worst quality that I've come across. read more

Terrible experience when I stayed there I don't know how this place is considered an Rv resort when they have people living there with out dated RVs and mess outside also it was pretty hot so I installed an ac window unit and I was the only one who was made to take it down while there where other people with them still I brought it up to the office and they just ignored me plus there laundromat is in terrible conditions no ac at all most of the washers and dryers don't work plus they have wifi as one of there amenities and it's terrible you get no service what's so ever and for some reason there electricity is super high never staying here again! read more

For the money the amenities are minimal. The bath houses are so hot and community style with no water pressure. There is an adult pool, but no alcohol allowed....why make it an adult pool then? They will shut the pool down if it starts evening thundering a little which is ridiculous since it's swim at your own risk. And they are ticket happy!! The night security guy is bored and writes tickets to certain people, but not others for things like parking 2 inches over your line. They ticket you for things that aren't even in the rules or posted. One laundry room for this large park. Half the sites face the evening sun and NONE have any shade other than a few small trees scattered. I have stayed at WAY nicer for much less money! If you want to use their nice clubhouse which is usually an amenity at most parks, you get to pay an additional $950 for the day. read more

Upper management will not do anything about it and will laugh in your face; they have an entitled smug attitude towards their customers at least the older lady I tried to talk to, had to hang up on her because her attitude was atrocious. read more

10:37PM, just drove 14 hours to get to the Resort to be told my reservation would not be honored because it wasn't paid for in advance even though I had be given a confirmation number by them. They had all my info collected at the time of the reservation including my credit card number. They said they tried to call me but kept getting a busy signal!? Really, when was the last time you got a busy signal from calling into a cell phone? And why were you trying to reach me? That is still not clear. I got no call. Why they didn't run my card is beyond me, they needed the credit card number for the reservation but indicated it wouldn't be run until I got there. I told him to go ahead, my plans were firm. I was told if I got in after hours there would be a map to my spot and any other info I needed. Once I got the confirmation I thought I was all set. Not! I was able to ascertain that there was some discussion about me on the day of our arrival cause the person on duty knew my name. They had all my info, what was the discussion about? I don't know. One would think, at least I did, that they would honor the reservation and run the card in the morning if it couldn't be done then. Just honor the reservation so my wife and I can sleep, we're drained. NOPE! Zero flexibility on that. I even asked the attendant several times to call a manager, which he ultimately did. The manager told him since I didn't pay ahead of time, I was not to be let in. Their only offer were directions to the local Walmart to camp overnight and check back in the morning. It's a single overnight, why would I come back in the morning, we have reservations at another location, in another state for the next day. Besides, its cooled off to 85 degrees from the triple digits earlier in the day, but there was humidity to match and without a site for the trailer so I can plug in, no air conditioner. We were drenched in sweat just standing in the trailer, we didn't stay at Walmart. My and my wife's adrenalin kicked in big time! I was so angry that as tired as we were, we took off to Pensacola from Highland, TX, our next stop of the trip. I'm posting this from a wonderful resort in Pensacola that even let us checkin early. Now that is customer and camper friendly! Love it. We'll definitely keep Pensacola on our list of places to stay. So I can't speak to the resort itself, or it amenities. I can say the staff there pulled a boner and we suffered. In my opinion you don't deserve a high rating from anyone if this is an example of how you treat customers. My husband and I stay at a lot of RV parks because of his work and I would have to say that this is by far one of the best ones we have been to. Office staff are very nice, Park is clean , they have security that comes around often, and it is quiet when it needs to be so you get the sleep you need for work the next day. The only thing I see that needs attention is maybe the laundry room needs air conditioning and the people that mow their grass need to be replaced because they suck at their job, they pick and choose the high grass that they weed eat. Love love love this rv resort park! We travel for my husbands work and have been here for about 9 months now and haven't had any issues! It's super pet friendly and they have so many places you can walk your dog to. The price is perfect for us I think the most we ever had to pay was about $580 and that was during the summer of last year. Everyone is super friendly and they have a gate for after 8pm which makes us feel very safe and secure. We live in dallas so every other weekend we go home to visit and every time we're away we leave or things out side like lawn chairs, coolers, cooker, etc and everything is always still left untouched. What I love is that they have an adult pool for anyone 18 and over! That way we get to relax with having kids running around. They do have. Pool for children and adults as well. Only giving 2 stars because this is a nice park. Rate is 400. For a standard site Per month plus 40.00 extra per month for my 1 year old since they only allow 2 kids in your monthly rate. My electric bill is 300.00 per month!!!! .13 cents per kilowatt. Charged my guest $5.00 per night & for their vehicle $5.00 per night. Charge 40.00 per month to park our boat... First months rent: right at $1000. Plus 50.00 deposit for 2 key cards & 150.00 deposit for electric. Here's the kicker.... First off, I understand you have to make money & I have never complained about paying the noted fees/rents due until we came home today to find out we are being EVICTED after 3 months of stay because our kids ride their bikes in the road!!! Yet, they are kid friendly??!! No!! They said there are too many vehicles that come down our road & are going too fast, yet they haven't kicked them out when the speed limit is suppose to be 15 mph. I watch my children when they are out & tell plenty of people around here to slow down & have complained with no follow ups on their part. This is our "home" so this is where we live. It's a neighborhood. We travel for a living. So, for this residential RV park to say they are kid friendly & charge us an extra 40.00 per month per kid & then kick us out because our kids are riding their bikes down the street & "in the way" is down right BS!! We are happy to leave this park & take our hard earned money somewhere else. FYI if you do have kids.. The "playground" they have listed on their website is 3 swings & a basketball goal. & a mud pit/swamp. Pool is cloudy & reaks of chemicals. Burns kiddos eyes. Treadmills in "gym" don't work. People in front office are rude. They make up rules as they go... They say no satellites in grass yet there are TONS of others around. There's a yard with a freaking trampoline in it!! Hello!!!??? Last time I checked, satellites are smaller than trampolines. But look who we are dealing with here. We are good, clean people who take pride in our family, our home on wheels, our job, & respect the parks property & their rules. But for them to kick us out b/c our kids ride their bikes in the road is ridiculous!! They have signs posted not to ride on the sidewalks & we have followed those rules. They also have signs stating to watch out for children too & speed limit 15mph. If you have children or grandchildren & plan on staying here, please seriously reconsider. They are also kicking another family out for the same reason plus their kids using the bath house facilities. Mine did not but their children did & it was frowned upon. We are disgusted & and pissed off to say the least on how these "people" "manage" this so called resort. We are happy to take our family & 800.00 per month down the road to someone who appreciates families with kids... This place should not allow children to stay. (As plenty others in the area have this rule) Period.**** update**** found out other workers & families are getting kicked out for ridiculous reasons. Looks like they are just picking & choosing who they want in here. Maybe a "good ole boy" type park!! Found another park down the road that is happy to accept our family & the others who have been asked to leave. Definitely WILL NOT recommend this park nor stay here again! Upon checkout we were advised the reason we were asked to leave is because too many people had to watch out for kids in the park riding their bikes. & everyone who has kids was getting a letter.... Clean, well-maintained and located just south of downtown SA. Best part is definitely location, near San Jose Mission and right on the river walk which takes you into downtown and around the city. The "dog park" is under-whelming and small, so don't expect to play fetch with Fido there. A Walmart Supercenter is 15 minutes away, with a giant parking lot should you need to pull in the RV. read more

Most that stay here don't realize that this park is basically a work camp. It has about 90% men and childless couples. (Mostly men working at the local refineries) It is across from refinery row, which you can see at night. Do NOT eat any fish you catch here! Fact: https://tpwd.texas.gov/regulations/outdoor-annual/fishing/general-rules-regulations/fish-consumption-bans-and-advisories I've had to intervene when grown men were hitting on 12 and 16 year old girls. There are NO refunds, so we are stuck here until July. Their security is an old guy with Wyatt Earp syndrome. Twice, I've been stopped by him for doing 12 mph...The speed limit, once inside the gated area, is 15 mph. Most people who stay a few nights or longer do not realize the crime rate here. Highlands, TX is a very poor town. Oh, and do NOT use their washateria! ALL of their dryer vents have mold. I cleaned out one that had dog hair galore and mold. Last but not least, my graddaughter, 10, stayed overnight 1- night...one. We received a "citation" from the self-important security guy. We're a good, law abiding people. However, we've felt harrassed here since day three. The neighbors, full-timer's have big parties every Saturday night. In general, they smoke weed and don't play loud music. Their guests however, blocked our parking area to the effect that we still could get our car behind their truck, but we were still (as were they) on the street area. We received a citation from Deputy Dog. We can't wait to get out of here. RATES are deceiving. Ours was $540.+ tax, $150.00 electric deposit. First month, it cost us $250. for metered electricity! Metered is for monthly only. My RV has dark windows with Reflectix BP24050 24 (Amazon) insulation we installed ourselves. One last item to remember if you have pets. We have to constantly pick burrs out of our dogs fur. read more

I do not recommend this Rv place for many reasons. Let me start with really bad customer service specially my Old Lady Ang Also termites infestation and roaches. Also the light bill up to $400 ridiculous Cosmtantly giving me wrong packages just because a few people have the same last name. If I weren't honest I would keep the packages they hand me. They are so disrespectful and rude hanging up on my husband and I when we have a problem and they don't do anything to fix and talk over you. Like I said I don't recommend has a bad experience and I would never go back. If they delete this review is because they can't stand the truth and a bad review also when we ask to speak to manager they don't do it which makes it look like they don't have one and that's why they run over people like they do because they don't have anyone training them to have better customer service and deal with a situation or they are afraid to be fired or just not bother the manager which is stupid! I've read previous reviews of this place and have to wholeheartedly disagree with the negative ones. The location is wonderful, the park is very well maintained. There is plenty of kid-friendly things to do and places for your guest to stay. There are two pools, one for children, where anyone of any age can enter, and there is an adult pool where only people of 18 years and older can enter. Seeing how people now-a-days let their children act foolish and destroying property shows why there is an age limit on the pools. Most of the people here are long term RVers and they shouldn't have the pool they pay for being flooded with trash and food all over the place, the umbrellas moved everywhere and broken plus kids splashing and throwing water in everyone's face (it's happened) while they are trying to relax. I do however believe the management should do a little better upkeep on the kid's pool, yes they destroy it every day but it shouldn't be ignored because of it. Next the play grounds were fine and my babies had a blast. Yes it can flood a little when it rains, but given enough rain what DOESN'T flood?? There are plenty of children running back and fourth here and all having a wonderful time. There are cabin's for rent and houses as well. The cabins are studio style with a bed, sofa and kitchenette all in one room. They are clean and perfect for a small stay. The houses are huge and are furnished, but I didn't get to see inside these. I will this Thanksgiving so be ready for an update. The staff seemed friendly enough to me and my children along with my mom. As a guest of the RV park (I was visiting my brother and sister-in-law) it was a pleasant stay and plan to visit again in November!! read more

This park is very well-maintained and the facilities (pools, bathhouses, laundry room) are immaculate. The resort overlooks water, which is beautiful during the day and as the sun sets. The campers are packed in pretty tightly, and for adult guests this is probably fine. However, other than the swimming pool next to the office, the only other amenities for kids are the two sets of swings, and as nice as they are, kids need more things to play on. Furthermore, the town of Highlands is woefully short on playgrounds. We found one about a 10-minute drive away; we went looking for another, but ended up in a very bad part of town, turned around, and gave up trying. I get the impression that many guests are staying here while they work in Houston (that's why we're here, in fact), but the resort really should use some of their available green space to add some kid-friendly stuff. read more

If you think a rv park should be reasonably quiet, this is not the place to stay. We rented for a week and got stuck in the first row. The noise starts at five in the morning and continues until after eight. This park is full of work campers with extremely loud exhausts and nobody cares about the speed limit. The way the park is designed, at least 50 vehicles, speed by the rear of rv. every morning. You also have loud motorcycles, late at night when you think you might finally get some peace. One night at nine fifteen, the next door neighbor, with another loud exhaust, was working on his vehicle while reving engine for fifteen minutes or more. I thought more than once, about leaving, without finishing my week, but I don,t want them to rerent, the site and make more money on account of my misery. Jerry and Pearl read more

Giving two stars because I feel that they take advantage of you with your deposit for the cottages. We stayed Easter weekend as well as the weekend before and both stays we only got back $12 out of our $50 deposit because the towels were "stained". The first stay I let it slide because I did not inspect the towels before leave, however the second stay I made sure we brought our own towels and I even took a picture of the white non stained towels when we left! To my surprise I only received $12 out of my deposit again! Again they said it was from soiled and stained towels. The towels were not stained but they will not refund any more money. These situations alone will most likely make me look elsewhere when we decide to stay out in highlands! Great property and friendly people but the damn towels just got me all angry about this resort. So take the white towels up to the front when you stay and just use your own so you will not have to pay $38 for towels! read more
