This is definitely the best outlet mall in Houston! With 145 stores, there's something for everyone. There's always tons of discounts available, and you can find some great deals. One problem with the outlets is that parking can be crazy, especially on weekends and holidays. There's valet parking available for seven dollars, which is definitely worth it because there are fewer cars coming and going in the valet lot, reducing the chance of your car getting scratched. One thing that I would change about the outlet mall is the food court. There are only a few options available, and it is always unbearably hot inside, no matter what the weather is. There is a Starbucks near the food court, but it's always extremely crowded. read more

This place is usually very crowded because the newly affluent of Houston is always looking for a deal in luxury goods. Pros: - Good selection of retailers. - Large parking lot with spillover lot too. - Available indoor food court. - The crowd makes good shopping atmosphere. Don't ever bother working here, you are only allowed to park in employee parking spots or get your car towed. Better yet, regular customers are allowed to park in the employee parking area without repercussions. But the best part is how they take 1/8 of their parking space and make it valley parking, expect you need to park the car yourself and 70% of that area was employee parking. Once you can get past the parking, forget buying the insanely overpriced food serve here, it is like they think they are Disneyland or something. read more

With the new expanded edition, this outlet is finally up to the standards of other premium outlets. Yes it's a little further out then I like, but for the most part I come home with great deals so it's worth the drive. Favorites: The Cosmetic Co., Burberry, Tory Burch, Theory, David Yurman, Under Armour, J. Crew, and La Coste. I always seem to find something to go home with. My friend and I made the trek out to Cypress a couple of weekends ago to check out the Coach outlet and pick up a new purse. All my three stars go to Coach because I wasn't very impressed with the rest of the outlet. The Coach store was like a madhouse which was amazing to me since it was before noon. But they were having a big sale and giving out coupons for an addition 20% off so I'm not really surprised. With my budget of $300 (which I ended up exceeding by $50) I was impressed that I could afford any purse in the entire store. I ended up getting an amazing deal on a gorgeous purse, wallet, and coin purse so I'm happy. After we put a serious dent in our wallets at Coach we decided to check out the rest of the outlet and stopped by Juicy Couture, Gap, Michael Kors, and Kenneth Cole. Apart from the purses at Michael Kors and the jewelry at Kenneth Cole I didn't see too many exceptional deals. I was really disappointed with the Gap Outlet because I've gotten some amazing deals at other locations. This one didn't have a whole lot of anything good and was still really expensive for an Outlet. $40 for Gap jeans isn't a bargain when I can get them cheaper on sale. I'll go back to visit Coach but that's probably it. read more

Love coming here once or twice a year to get my stockpile of True Religion jeans and hubby gets his stockpile of Kenneth Cole jeans. I absolutely refuse to go inside the Coach store because I feel the handbags they're offering there are not at good as what is offered at an actual Coach store (non outlet). Also love the Michael Kors store. Gets crowded with strollers and families by mid-day. read more

First things first: Be sure you bring your satellite phone before you leave the house if you're planning on heading to Houston Premium Outlets and you are an ATT Wireless customer - the cell phone reception at this whole place is AWFUL. Either you or your the rest of your party will be at one of the many dead spots in the mall complex so getting in touch to meet up can be a harrowing experience. Once you get over that problem, the rest of the mall experience is pretty standard, the areas are open and the store selection is pretty good. Since it's an outdoor mall and it's in TX, just be sure you plan for a weather changes that can happen in the blink of an eye. The food options at the food court are pretty sad if you're looking for anything remotely healthy which is the only bummer that I have for Houston Premium Outlets. read more

Let's start with the elephant in the room, parking; oh wait, that's not a word you people would know about is it? What parking? Terrible mall design planning, management and enforcement all around. The quantity of people that can shop the stores dwarfs the available parking constantly.You never tow people that are ludicrously parked up on the grass mounds/ medians, double parked or in the middle or an aisle parked, but you tow employees car's who park behind a blue line in the far back of the lot that actually is their designated employee parking area? Egregious. Sickening. I have friends that work there who have to take a shuttle from miles away because they can't even park in the 'designated employee area', and the shuttle doesn't even take them back to their car if it's beyond the time of mall closing, which hello, employees stay well after to close their store, so then they don't get rides back to their car. They have to walk miles in driving rain, freezing cold or scorching heat, late into the dark night, possibly getting mugged or hit by a car walking on major roadways back, because of this horrific policy. This has happened to my friends MANY times, for real. Sometimes they call for an Uber or get a friend/family to take them to the offsite parking since the shuttle stopped running and they can't get to their car (i've been called to help). And break ins, they happen out here, just FYI, be wise. You always see security around, but never do they do anything, clearly. And now that there's a massive church built next door, a hotel built on top of the parking lot taking away parking, and a new shopping center on the other side, parking will only be more of a nightmare. Plus cell coverage out here is ZERO. Only verizon and tmobile from my friend's phones work. No ATT, sprint, etc. It's because this mall is way out of town. In all the years I come here, it has never worked the moment you enter any stores. You guys have an ATT store there now even, and there's still no 4G or LTE. At least set up some sort of mall wifi access. You want people to spend more money, let them use their phones, get the companies to build another cell tower nearby or something. Avoid this mall unless you are desperate for a discount, which I know you are, so I'll just shut up now... read more

Lots of parking spaces. It's a great way to get some exercise walking around an outdoor mall. Of course it's always going to be busy since it's an outlet mall so I wish there were more restaurants nearby. Pretty excited that they opened a bunch of new stores this weekend! Off Saks, 7 For All Mankind, Tory Burch, Lacoste, just to name a few. It's definitely not as impressive as the San Marcos outlets, however this is the closest thing we've got that compares to it. Parking lot is huge, so even though it's always packed whenever we go, it has never taken us more than a couple minutes to find a spot. Generally, outlet "retail" prices aren't better than the sales you find at department stores. However when the outlet stores have sales on top of their discounted prices, that's when you find yourself a great bargain!!! For example, some skinny 7 jeans that are currently selling for full retail price ($170) at Nordstroms starts at $109, but then with their 50% discount, it's an awesome $55! read more

First, to all the negative reviews about the price and location here's my answer. There's a reason why it's a Premium Outlet, not Billy Bob's Outlet Center. They have name brand stores, usually the same exact products you can find at their normal flagship stores but usually at a discounted rate because they may have the style or color not as popular, or even a few months older than one that has come out that looks exactly the same. The location is great, granted it's a huge u-turn if you go past it on 290, construction is really moving along to work on bridges the grand parkway, and back roads for more access. Location North west of Houston, in the Cypress area of town, this place is located off of 290 outbound right past Mason Road. You'll need to take the Fairfield exit just past Mason, and you'll see signs and roads leading to the east entrance of the place, but you go up to Cypresswood and take a left to take the back entrance, usually less packed. Plenty of parking surrounds the entirety of the place, so always parking everytime I've been here, weekends or days. Place itself There's tonage of stores. Pretty much every name brand that we know is here at this mall. And usually quality stuff and a pretty decent price. It's an outdoor mall, so it makes it airy and light and breathable, unlike a clustered cramped mall. And plus, I love walking through stores that are outside, definitely a different vibe to it. There's maps all over the place if you have a particular store in mind. But it's pretty much one big loop, so just easy to stroll around and find stores you want to go into. Choices, staff etc.. Like I said, lots of stores to choose from. My favorite has been the J. Crew and Nike stores. Always great stuff there, new stuff, and quality staff. But there's so much more, it'd take forever to write about each store. My only negative thing to say about this place is the foodcourt. Weird places I've never heard of, I guess a franchising issue. And not really that great. But there is a Starbucks outside as well as the-always-awesome Auntie Anne's Pretzel. Summary In the end, a great mall, and great alternative to your Galleria and basic malls strewn out through Houston. Great site to see out here in my Cypress area. I only wish the foodcourt was a little better and that this place was called Cypress Premium Outlets and not Houston, but whatever! If you've ever been to an outlet mall before you pretty much know what to expect. Sometimes the deals are good, sometimes the prices are what you'd pay anywhere. During the work week there aren't just a ton of people here but on the weekends it can be pretty crowded. It isn't unusual for the US 290 frontage road to be backed up with cars waiting to get into the parking lot. The facility itself is clean and well maintained, and security is usually on patrol (although as I write this from inside the food court it occurs to me I haven't seen security at all for the hour or so I've been here...it is a Monday afternoon, however). Entrances to the stores are all outside, as opposed to most malls which are usually just one big building. The food court is inside so you can eat in air conditioned comfort. It is typical mall food court fare, with an Asian bourbon chicken kind of place, an Italian place, a grilled sub place, a place with wraps, and one or two others that escape me at the moment. No big names like McDonald's, Taco Bell etc. However, you will find places like Starbucks, Auntie Annie's pretzels, Smoothie King, and Nestlé Tollhouse cookie shops scattered about so you can get your sugar rush or yuppie coffee fix. There are also some small play areas for younger children to play between getting dragged by their parents into stores. Bring quarters (or dollar bills for the coin machine). All in all a pretty good outlet mall, especially if you are able to go during the week and avoid the crowds and teeny boppers. read more

I have found some good deals here. It's a great variety of clothes and other household goods. Things to remember: 1. Always come at an off time because it can get crowded and parking can stink. 2. It's outdoors, so plan for weather accordingly. 3. There are tons of signs for bathrooms but in reality only a couple. 4. The clerks are eerily, similarly friendly at all stores. That can be a freak out. 5. It is a hike out there if you're a city slicker. 6. It is spread out, so if you're in for the long haul, wear comfortable shoes. 7. If you walk into this national chain of outlet malls and expect every store to have deep discounts, fail. Your savings will vary based on the store, the time of the year and the sale they may be having (assuming it's really a sale). However, with some research and patience you can do quite well. Since a number of stores are high-end, discounts on their products need to be considered carefully. If you absolutely must have Le Crouset, if you can match the terms to get their best deal you will do OK, even though you will still pay waaay more than comparable products lacking the brand-name cachet. In some stores, some of the clothes are made for outlet stores. You might not find sizes you want - every store I know of that sells Van Heusen sells their tall sizes - except the outlet store. One thing I really disliked - OK, picky picky picky - was the way the store's doors opened into the sidewalk crowds. I saw several times people almost get whacked, especially when the exiter is a clueless yacker unaware of anything but themselves. For a place of this size - and it's one of the larger ones - the food 'court' was lame. The purveyers in their few mid-sidewalk kiosks apparently don't have the rule similar kiosks have in regular enclosed malls of not accosting passerbys to try/buy their goods. luckily there's not many of them. Lots of parking and opportunity to put in some walking. It can be sweaty hot in the summer mid-day wandering from store to store, so learn to stay in the shade parts. read more

There's no Ralph Lauren outlet here. Boo! Other than that, I love these outlets. Convenient location for Tomball residents (like my brother), and great prices, as you'd expect. Parking can be a mess, but there are no shortage of spots. You might just have to walk a bit. Get over it. Very clean, plenty of food options for a quick shopping fuel-up. My mother and brother both love that there's a Disney store. I love that there's Banana, Brooks Brothers, and J Crew. My father? "They have a Crocs outlet!" I swear I'm the son of the milkman. Went on Christmas Eve, and it actually wasn't crazy. Was able to get everything I needed in less than an hour! Definitely worth the drive, even if you're inside the loop. read more

You know you are going far, far away when you pass a Buc-ees on the way to your destination. At least you can pick up some beaver nuggets on the way to sustain you on your trek. This was my first time to the outlets and I feel like it was worth the gas. I was able to get some great deals on ski gloves etc for an upcoming trip for about 1/5 the price that I saw at Academy. I also bought a carry on piece of luggage that fits in the overhead bin for much less than I have seen at other stores in town. If you don't know this place is open air when walking from store to store. It was cold. I thought about busting out my ski gloves. read more

Come during weekdays or early on the weekends if you want to avoid the rush of shoppers! Whenever I go there are always good sales!! Also, if you're a college student always ask if the store offers student discount so you can save a few extra bucks! I know Kate Spade and Charlotte Russe offers student discounts for sure, but i know theres other I just can't remember them! This is an outdoor outlet, so dress for the weather not to impress others! Living with on the NW side of Houston it's fairly easy for me to get here. About a 15 minute drive from the Beltway. This outlet mall has many retail stores that offer a wide array of goods. I usually come here 2-3 times per year to pick up stuff. If you come on the weekends be prepared for large crowds and difficult parking. They have a lot of parking spaces but this mall is heavily visited on the weekends. It has a food court of no name food places that I am sure are ok. I have never eaten at any of them. Nowadays there are several good dining options within a 5 minute drive. read more

This is probably the best outlet mall I've ever been to -- and I've gone to my fair share. This is much nicer than the San Marcos and Conroe outlet malls. They've got a great mix of stores, and there is even an eyebrow-threading cart! (The woman there does a great job, btw.) Unfortunately, like most outlet malls, the food choices are meh. I'll never understand why there isn't at least a Chick-fil-a around. All that shopping works up a hunger! Some people are complaining that the deals aren't much better than in department stores, but that certainly hasn't been my experience. You do not get ties at Brooks Brothers for $40 -- ever. And if you really want to walk away feeling like you got a great deal, hit up the stores after the holidays. read more

Shoes. I go out here to buy all my shoes. Nike, Addidas, Bass, Cole Haan, puma, Vans, Sketchers, Reebok...name a name brand shoe and there is likely an outlet store here. They all gave great sales all the time. I can find $200 Cole Haans here for $100 or less. My last Vans were buy one pair get the next for half price. I got my godson an "18 year old high school athlete approved" pair of Nike for about $50. One piece of advice us to avoid the shoe stores on the weekends. Too many people leaving to many pairs of shoes all over the stores. Sure, I have bought other stuff out here and for the most part I do save some money on clothes and housewares. But it's the shoes I go for. Parking Is Easy and free During the week...Packed On weekends. Hiway 290 is a bitch right now because of construction. read more

I've been a couple of times and usually I find some deals, but not enough for me to drive 30 minutes out to the outlets. I usually try to find deals wherever l go shopping for cloths and I just don't find much value going to the outlets. If you shop at the mall and pay retail for your clothing than this is a place where you can save some money. But if you shop at discount stores like tj maxx, and ross you won't find that many deals. I'll go if I know I am going to buy something from Levis, coach or nike, but besides that I stay away. read more

What the heck is this crap, an outdoor mall with Houston temperatures? I was misled thinking that this place would be more like Katy Mills, which is all in doors.You wouldn't think shopping indoors is a novel concept being in the Texas sun and humidity.. If I could I'd give this place zero stars, but I like that this cluster of stores has a Burberry, but it's not worth the trek to BFE and melting in the hot sun to save 20.00 dollars. Atleast with Katy Mills you're in doors and there are some decent places to eat near by.. If I'm going to an outlet mall I'll be going back to Katy Mills and if I want something from Burberry I'll get it at the Galleria. This is worth the drive from any part of Houston. If you plan ahead and figure out when the sales are, you'll find some great deals. I definitely prefer these outlets over Katy Mills, though it isn't nearly as nice as San Marcos. You'll find the usuals, like Banana Republic, J. Crew, Gap, and Ann Taylor. For lovers of luxury goods, there is Burberry, David Yurman (there are only 2 outlets in the U.S.), Theory, Tory Burch, Tag Heuer, Juicy Couture, and some other stuff. No Polo Ralph Lauren though, that's only at Katy Mills. Men, take note: I think this is a great place to do some suit shopping. Saks Off 5th and Hugo Boss offer steep discounts fairly often. Women: Make a stop at Cosmetics Company Outlet. There are discounts on a lot of your favorites, like MAC and Bobbi Brown. Happy shopping! read more

I went to this mall for the first time last month & it's a really nice mall. It had all the stores I enjoy going to and it was an easy layout to learn. Sales are good: I went to Lane Bryant to buy clothes & they were having a 50% off sale. I got $200 worth of clothes & it filled my closet. Lane Bryant, by the way, has really awesome customer service. I got much needed help picking out work clothes. I think if you go during peak times at any mall, there will be traffic and a hard time finding a parking space. Just spend the extra $5 for valet and not circle the mall a few times for a space. read more

Seems like a journey to get here but if i lived any closer i would be more financially broke than i already am. When i'm out of fresh threads i can visit Gap or Banana Rep, my favorite stores. Theres a Zumies that always makes for a pleasing visit. Converse has the finest Chuck T's, usually plenty to choose from and a great price advantage is the norm. Reebok, Nike and Adidas keeps my sports needs met, should i need new track spikes or fresh boots for soccer. Many more stores that i didn't mention and they all have good deals. Sales days from shop to shop is a fine courtesy. Just grab a directory map which lists all the stores and their location, and when you're near-desperate for anything then call them & find out what promo's are happening. Saves you a trip out here. Inclement weather and the distance can keep shoppers away. Otherwise, there's something for every shopper here. Look up their store listings and see for yourself. read more

I love going to the outlets when I am ready to make the drive from the northeast side! I tend to head straight to Coach first to see if anything catches my fancy! My daughter loves the Converse store, and I have found my new fave store, Loft! The prices I don't think are that super awesome, only if you catch a good sale/clearance! It is pretty darn large and has grown since its original opening! I recommend getting the coupons online and sign up for VIP for even more savings! read more

I have been to the Cypress Outlets quite a few times, and since getting my new job in Waller, I've been here even more times. I like quite a few of the stores, and if you research what you're looking for, you can get a pretty good bargain. The food court is definitely lacking - I hope they spruce it up soon! My last visit, I scored 25% off of my New Balance purchase on some shoes that were advertised at Sports Authority for $90 - got them for $59! Too many stores I wanna shop at, but too little time I have before they close the doors on me! Favorite stores include Coach, Kate Spade, Juicy Couture, BeBe, etc., and it's just difficult for me to squeeze time out of my usual shopping route to visit the new expansion where Armani Exhange, Tory Burch, Ed Hardy, Saks, and many other new stores are located. Cool Stores for Guys: Banana Republic Nike Kenneth Cole Calvin Klein Cool Stores for Girls(according to fiance) Banana Republic Tory Burch BCBG Cool Stores for Moms(according to my mom) Banana Republic Ann Taylor The walkway between the stores is partially covered, so if it rains you can walk close to the stores, but there are some open areas so bring an umbrella. Weekdays are good to go bc its not as crowded. Food court is pretty limited, but you're there to shop not to eat. I thought the philly cheese wrap and the pizza were decent. What I thought was really interesting is that they have these vending machines that cost $1 and have really expensive prizes like ipads, gopro, and coach bags. The key is either to aim a rod through a hole, cut a plastic cord, or something like that. I didn't try it, but if someone could figure out a way to win at these games they could walk away with some cool prizes. read more

Love me some outlets. Beautifully designed with ample parking, these outlets have something for everyone. Banana Republic, Nike, Zales, Michael Kohrs, Tory Burch, Ann Taylor, Justice.... The list is extensive! All the stores are in an outdoor mall, so be warned that during the summer it can be bloody hot, and during the winter the cold and rain can make shopping difficult, especially with kids in tow. I only have two regrets about this place, the first being that there aren't enough dining options for people who are here all day (fast food gets old when you're old!) and the second being that I always spend way more money than I had planned. Sigh. Bring that platinum card when you come, you'll find something that catches your eye! read more

Nice outlet mall. Alot of the ones you visit are run down, thats not the case here. Almost reminiscent of some of the malls I have shopped in So Cal. Unfortunately the weather is much more cooperative in So Cal! This mall is an outdoor style mall, meaning you are outside for any transit between shops. In the summer it hotter than you-know-what, and in the fall the rain can be a nuisance. Good variety of shops though. Worth the trip on a nice day. read more
