Where I live, it's quiet and clean and no bugs. It's a good neighborhood. I love living where I'm at.

Rent will be raised continuously with no improvement. Pro Tip: Wear muck boots to do your laundry. In the last 2 years, the ceiling has been falling in, the stairs have been falling in, there is no AC, the oven has failed, lighting has failed along with pinched wires in fixtures, they refuse to update Receptacles and remain with outdated 2-prong outlets with no grounding, they will ignore emails, have shut off utilities without any reasoning, and have failed at repairing numerous issues in the shower. At this point, the water is just slowly entering into the framing in the wall where the spigot hangs off and the caulking has become disconnected and moldy. Trash was left behind from previous tenants, and the windows are crusted in 6 layers of paint and bugs that require the impeccable force of the Incredible Hulk to open. Same with doors, cabinetry, and walls. My door has been kicked in before and is barely put together with split shims, mismatched screws, hopes, and dreams. Drains clog constantly, temperatures reach 94°F inside, and they prohibit the install of any AC. Not that you'd want to trust the ungrounded electrical wiring to handle high amperage draw appliances anyways. Please do not make the same mistake that I have. PLEASE. Go somewhere else. Save yourself the time, money, convenience, and safety. If there's one thing that my Ex & I could gladly agree upon, it would be that this has been the worst renting experience either of us has ever come across. I say all of this not only as a tenant, but as a person that maintains things for a living. If all my money weren't going to this less than sub-par rental, I would pay you just to not rent from this company. read more

I would not give this company one star if I didn't have to. They took over for another company in control of our house and they have ignored every service request that we have come to them with, besides an urgent water leak which was causing mold, which took them over a month to respond to and there is still a hole in our kitchen ceiling. We have been calling them and emailing them for months now about ending our lease because of unsafe living conditions, and I have not gotten an email reply or call back to any of the calls we have placed. When we show up to the main building to get in contact with anyone, she says she doesn't know who we've been calling and she can't do anything about it because there is no direct line to contact the office. The only time they contact us is to remind us when rent is due!. This is the worst company we have ever lived under. Horrible experience, do not ever rent through them because they will violate tenant rights continuously. read more

Very unresponsive there's no way to contact this company if you are a renter. They raise your rent 100$ every year.

I lived here for a year and had nothing but problems. Please see below for an itemized list. -no oven for one month immediately upon move in -replacement oven was used and had mice in it -broken shower head immediately upon move in -no AC for a month in July -no heat multiple occasions during colder months -furnace leaked carbon monoxide, apartment opted to let their maintenance team replace furnace with the wrong unit which lead to more time without heat -constant backed up sinks -apartment maintenance manager made inappropriate advances toward me -apartment manager did not respond to calls or texts/blocked my number Once I finally moved out they charged me for a broken towel rack that I didn't break but I guess that's what I get for not sucking off the dude who asked me out while I cried about my broken air conditioning. Nice, professional personal. I enjoyed my stay here. I would have stayed longer were it not for COViD. Maintenance is slow if it is not an emergency. Had to bug them a few times to fix my dripping sink. I have had a MUCH MUCH worse experience with a different property manager in Akron. Their properties are decent for the price range. read more

i would give negative rating if possible, this company is in the habit of directly violating tenant rights. on separate occasions they entered the property without the required 24 hr notice written in state law. They have turned the water off twice. The first time the water was off for 3 days, this time the water is still off and they are not returning any phone calls. hpm property keeps saying we are past due on our water bill and we have never been late or past due. we have always over paid our bill and carry a credit. i have called the water company so many time with this and they keep telling me that hpm property is reading the bill incorrectly. its a credit not a past due amount. read more

any review above a one star HAS to be fake, If I could give negative stars I would, ive never received such awful service from any company ever. I have had issue after issue with them coming to fix problems in my apartment but the newest is MOLD. water is leaking in from a wall causing mold on my carpet. I let HPM know April 26th 2019 only to not even receive a phone call or a text until 3 weeks later asking if the problem was fixed... lol really, no it's not fixed cause you never came to fix it!!! Now here we are over a month later still not fixed still fighting and getting the run around.... not only do people live here but I have cats so it's just not safe and HPM has done a wonderful job letting me know they do not care about our health. THE WORST EXPERIENCE.... you better run because they do not answer the phone the leasing agent is Jennifer Acklin and they do not fix maintenance requests, only live here for emergency!!! They also lie so just be ready :) the apartments also have house centipedes and silverfish and just a lot of problems !! HPM thank you for being prompt when my hot water tank quit working. They installed the new one on a Saturday and arrived on time. The job was finished in a couple hours. They disposed of the old one and cleaned the area. HPM properties I truly appreciate the response I received. read more

HORRIBLE! HORRIBLE! HORRIBLE! Worst Company I have dealt with yet. I rent with HPM in Canton; I have tried to get in contact with them for over a year and have yet to hear a peep from them. People are always in my space and they simply do not care about any problems you have or you. Their apartments are not kept up with and they hardly ever come out and fix your problems. HPM Properties is the absolute worst. if it were possible to give 0 Stars I would do that. I rented with HPM properties for 1 year after they took over my building from REM Commercial. My building was in Akron, right off a main road. During that year I put in multiple maintenance request to have my lock on my front door fixed because the hinges would fall off and the wood was rotted. There were multiple occasions where my door would get stuck and I couldn't close it on my own, living in Akron and being a 120 lb girl was terrifying ESPECIALLY when your front door doesn't lock. my front window had absolutely nothing holding it in place, you could put your hand on my window and slightly lean up against it and the window would fall through. we put in about do we make notes requests before we finally just gave up and decided to take action of our own. when we saw our lease was about to be up we finally decided the building and the city was just too unsafe to live in, we called HPM to inform them that we were going to be moving out at the end of the month. about a week goes by and nobody ever called me back I never got any kind of clarification that they were aware of the fact that we were moving out, I figured they would have questions or something at least. So I try three more times to call and once again I'm left having to leave voicemails because nobody will answer the phone. Then about a week after we finally move out my boyfriend started receiving calls from HPM saying if we don't pay our rent we are going to be evicted. after the third phone call he flips on them and tells them we have not lived there for almost two weeks now, and he would like to stop being called for rent and he wants to know how to go about getting our security deposit back. the woman on the phone proceeded to tell him that since we did not give a 30-day WRITTEN notice that there was no possible way we would be able to get our security deposit back. I am not stupid, I know in my lease it says that I need to give 30 day notice. which I did. I called them twice BEFORE it was even 30 days prior. nowhere in my lease does it say a written notice must be given and when I went to the property management office and told them about this a woman came out from the back room saying, "well the lease meant to say written notice that's normally what it means", well too bad. a contract is a contract you don't get to say "well this actually means that", because that is not the law and that is not how things work. the fact that they think they will get away from keeping a security deposit just because I'm a young girl. little do they know I'm the smartest young lady they'll ever me and they won't get away with this thanks for coming to my TED talk, and to the fat blonde who thought she could come out and belittle me and laugh in my face I'll see you in court read more
