Mike Smith of the company inspected the issue proposed a fix that included a drainage system and sump pump. He also assured me that they could take care what ever issue they may find down there. His estimate was very reasonable. The work started when they said it would. WHAT A WEIGHT LIFTED FROM MY SHOULDERS. When the three man crew arrived and introduced themselves and the supervisor outlined what they would be doing and when they expected to complete the job. The supervisor, Efrain, and Salvador and Eddie gave me confidence I was in great hands. Now this is something you hardly ever hear anyone say anymore; but I have never seen three men work so hard and professionally as those three did. Efrain kept me totally abreast of the progress with before and after videos. I know I have restricted myself in the past to restaurant reviews as my wife and I are foodies. But I learned there are "artists" in other fields of work as well. Swain Co and their people are one class act as ND I would hghly recommend them for any crawl space, foundation or basement issues. You won't see them advertising on TV like other companies because they don't need to. Word of mouth by previous customer service have kept them very very busy.

I have reached out repeatedly trying to get back on the schedule, and I've been met with delays, excuses, and empty promises. It's beyond frustrating at this point. What makes this even more upsetting is that I paid top dollar specifically because I wanted the job done correctly the first time. Instead, I'm left with worsening issues and zero accountability. Scott keeps saying he's "reaching out," but nothing ever actually happens. I'm exhausted from chasing a company I already paid. This experience has been incredibly disappointing and completely unacceptable.

A low pump, a higher pump if that first pump fails or cant keep up. And then a higher battery backup pump. I feel great knowing that my basement will stay dry no matter what. Shane did a great job today and even called to see if he could come a few minutes early. Its money spent but insurance that my basement stays perfectly healthy.

I contacted Indiana Crawl Space Repair for some work I'm needing done in my crawl space. I listed…read moreon my request to be quotes for the following work: -Joist replacements -vapor barrier installation (never had one in) -old insulation removal (installed wrong) -new insulation installation -some work near the sill plate to fix a small leak Let me first say that all the staff I talked with were incredibly friendly! I will pay extra for companies that go above and beyond, and for that reason I was leaning towards Indiana Crawl Space Repair. Whoever mans the phone over there is very kind! I knew when I purchased my home that a few of the joists would need replaced. I confirmed what the inspector told me by getting a quote for the work with another company- about 4K was their estimate, which included a newly found issue, MOLD... I'm reluctant to pay that much, so I wanted a second opinion. So I called ICSR and informed them of the findings and requested an itemized quote for all issues now found. They were quick and polite ! We scheduled a visit only 2 weeks out, which worked fine for me. I allowed the technician to begin the inspection before I arrived back home. He was younger than I would have expected, but courteous none-the-less. The issue was the quote and it's amount. The quote work was exhaustive in the work he believed was needed, which included a very fancy drain system. It also included some other items that I didn't request that would "ensure my crawlspace not retain water"- although this isn't my issue because the crawl doesn't flood. The real issue I saw was that the biggest portion of my original requests- the joists- weren't even included in the cost estimation... when I asked him why he said because he could see no damage. After a few extra questions on how that could be, I discovered that he didn't remove any of the old insulation to check the joists, and only assessed what was visible to the naked eye. The total costs for work I didn't ask for, and for work that didn't address my biggest concern was $12k all in all!! I don't believe his intention was to sticker shock me; i'm just not sure he knew exactly what I was looking for with the work I requested. My rating here was hard to assess- in terms of employees, I would give 5 Stars... in terms of costs I would say more like 2 Star. I will mention, I've been told for all the work they quoted, the price really wasn't bad. Just not what I was looking for.

Scheduled the work. The crew was again prompt in starting time. The lead and I discussed the job. There was a problem with the intake for my furnace, it a 3 inch PVC fitting. They didn't even consider moving it over 6 inches. That would make the window open properly. About a week later, the window leaked, caused water and mud to come in all over the newly laid flooring. The window was and still off by 1/2, this causes the window to not open. After my phone calls, especially to the manager, Jeremy. who ever had the balls to return my call, I ended up talking with the salesman "christian". He dragged the phone Conversations out for over 2 weeks. And still, the end result was no results. I contacted a local foundation contractor, he stated that the entire window was installed wrong. The installation included improper insulation, inadequate gravel, below the window and the window itself. I asked Christian to split the repair cost, estimated to be $5,000, he dragged his feet again, and No return calls from "Jeremy". After another week of waiting, Christian finally responded. Crossroads would fix "Their PROBLEM for another $6,200. He alsi stated that the company doesn't fix other vendors windows. He didn't tell me this until the disscussion and it was never discussed at the initial estimate meeting or by the crew. My contractor is doing the work for $ 2,500 and I WIKLL meet A representaive of the entity IN small claims court.

I have the picture they drew showing what was to be done but the manager said I was wrong. He told me he would send them back for $500. Seriously?? The picture shows the length of the repair job. 16.5 feet, I measured my area....16.5 feet. So the worst crack across the threshold of my porch is still there.

I followed up two times and received no response. When I finally did get a response on the 3rd attempt, they supposedly had no record of ever being at my house, yet there was a text message exchange from April 18th in the same text message thread of them confirming an employee was on the way. They then asked me to do their job for them and tell them when the employee was there and what they were supposed to quote. Magically, it took them 2 minutes to deliver the quote via text! Only problem, they didn't quote everything they were supposed to quote. Seriously, this is not difficult, I am literally trying to give you business and you cannot give me a quote for what I asked for in an effective manner? I am trying to do business with what I thought was a nice, local, family owned operation, but apparently they did not take the business 101 class. I called again and asked for a complete, accurate quote to be emailed to me like any normal, professional business should be able to do. The lady again acted like she had no clue who I was and said she was going to look it up after gathering the same info from me that I had previously given to her multiple times. Once she found the information, she texted me back to say she had quoted me for the job....again...you quoted me for half of the job, not the full job. Pay attention to what I am telling you. I am trying to give you business for MORE than what you are even quoting, yet you cannot comprehend basic requests or produce a professional, thorough quote via email. It is sad because I feel like this is a good business with good people, but they lack in details and in the capacity to run daily operations in a way to where they know what is even going on. Sorry, but I tried...and tried...and tried... to give you business, but your own ineptitude (you might have to look this up to know what it means) failed you. Good luck...I will talk to some of your employees who will tell me what is really going on there.

David's crew was able to start our job within a week of us agreeing to his price. Edwin and Eric were super friendly and respective of our house. They built a shiplap media center in our living room, complete with shelves on either side. They also installed a TV mount and hung the TV, and installed the electric fireplace we bought for the project. We have an old shed 16' x 24' that was built around 1880. The shed was built the old fashioned way…read morewith full dimension native lumber, hand hewed framing with wooden pegs to secure joints. Unfortunately the shed was neglected and fell into disrepair. For several years we couldn't decide whether to repair it or tear it down and start over. Several contractors did not want to take on the project of restoring the shed. Scott Maloney from Royal Builders understood our desire to preserve such a building and quoted a price to put on all new metal siding and metal roof while preserving the old framing and interior. Gravity, the weather and some wild critters were not kind to the old shed and Scott said he could make some rectification to the original structure but probably could not fix all the flaws. We understood and moved forward. Scott said he could start a crew within the next two weeks. Very shortly Mike and Elmer began work. We walked around the building and identified several areas of the framing that had rotted away or were leaning or in bad shape. Everyone of the defects ended up being repaired including a significant lean on a corner post. Mike and Elmer got the building back in square and plumb!! They replaced an old 8" x 8" timber that was part of the foundation sill with a piece of Mike's personal lumber from a previous job. They not only made the fixes but went an extra mile to ensure the leans and the wood rot would not come back. Once all the framing and foundation fixes were done they began installing the metal siding and roofing. In typical customer fashion, my wife and I decided on a last minute change to the roofing to provide for some overhang over the doors. Scott, Mike and Elmer figured out a way to make the change for a very reasonable change order and got it done. My wife and I couldn't be happier with the finished product. From the outside the shed looks brand new but the framing and the interior have all the charm of a hand constructed shed from the 1880s! We will use Royal Builders for any future projects and we highly recommend them to anyone that wants a job well done from a friendly and respectful crew.

They removed some of my siding, fixed the underlying damage and the roof flashing, replaced the siding, added 2 windows, added a Crawlspace vent, tore out my flooring and my entire family room down to the Crawlspace, then they did the rebuild which wasn't easy as I live in an old farmhouse that isn't level or square. They installed new hardwood throughout my home along with new trim. For the most part they cleaned up after themselves each day.
