The amenities were limited at the beginning but by the time we moved out, everything was open with safety measures. They did a great job at managing the Covid situation. During the storm they kept us updated and even got us water and a warm bus until the electricity came back on. Honestly, they really take care of their tenants in many ways with live entertainment, except use classes or free or discounted food trucks. The 1 bedroom apartments have tons of cabinet space, spacious closets and modern appliances. It was a good layout despite some noise from upstairs. The worst part about AGR would be the garage and dog parks. I just don't understand why they would make such a narrow garage in a state that is known for having massive trucks. There are so many cars that have scraped up on the wall that we could start an Instagram for it. There were also some car break ins because the gate was left unlocked many times. Turns out the cars that were broken into were unlocked. They did have a ton of water shut offs but luckily it never affected my side of the building or it occurred while I was at work. The best part, besides the unit itself, was the staff. They are always on top of it. You can always count on someone helping you out with any questions or concerns in a very friendly and caring manner. I really do miss them.

Super close to grocery and hardware store. Creek and park access that is quiet and walkable. -Units I love the layout, built in book shelvess, and the working fireplace. While the units are in no way new (though many interiors have been remodeled) I appreciate the character of the older buildings. I love the old growth trees as well. -The leasing office When I first leased, the current on property leasing office was a gym I was told was under construction, then was turned into a leasing office. The gym would've been nice, but having to drive to the other Tramor property for any in person needs was a bit of a hassle, so glad to have the office on site now. -Maintenance Upon moving in the original maintence person wasn't that great. Dismissive, fairly rude, however Mike the current maintenance person is fantastic. Nice, communicative, timely, doesn't treat you like a burden. My A/C unit bit the dust last summer, and the office was quick to respond and replace both the internal and outdoor unit. -Contractors I had to have the bathtub/shower replaced due to leaks, which the leasing office set up in a great timely manner for project completion, however the contractors left the tub covered in grout water, grout dust , and destroyed a bunch of my childs toys. The office was quick to compensate though. Ive also seen twice now during a remodel, contractors tossing material off the 2nd floor onto the ground instead of walking it down. Once I was with my child about 20 feet away and had to go up and speak with them. My Suggestions: -The grounds maintenance is for sure lacking. The Creek sits behind the complex, so any water accumulation and run off heads toward the creek, washing away a lot soil. Not very many plants, mostly washed away dirt and rock. I don't think it would take much to plant some annuals, agave, around the the property to make it more visually appealing. Strong ground cover planting would significantly help with the soil run off as well. -The Dumpster and Recycling Contractors will often fill up the dumpsters so that depositing residential trash is piled up or not feasible to dispence. I would love to see an enclosed gate built around the dumpsters. After the trucks take recycling and trash, theres often quite a bit of residual trash left over on the street that blows into the complex, I've gotten so that I just go through once a week and do a clean up around the property. Overall: The price is fair, the location is fantastic, the complex is quiet with a solid mix of older/younger singles/family tennents and the leasing office has always been responsive and effective. If you like a little bit of old charm and no one bothering you, this is the place.

The only con I can think of is that all packages are delivered to the office, which is nice for security but it is closed on weekends and sometimes for a few hours during the day since there is usually only 1 person working.

They also honored a deal that was running at the time, which made me happy as I have been in other complexes that have rescinded their offers as soon as I signed on. I know that when I walk into those office doors, I can expect a friendly greeting and a quick solution to whatever it is I need. Upon moving in, we immediately noticed several issues: the dryer was broken, the refrigerator's water dispenser and ice maker did not work, there was visible water damage in various areas, one bathroom door had significant scratches and damage, and both balconies were extremely dirty. Being on the first floor in a corner unit, our patio area floods and forms large puddles when it rains due to poor drainage. This has created additional problems with insects. Within our first week, my roommate and I had to kill multiple bugs -- including spiders, roaches, and silverfish -- some of which we even found on our beds. This has made living here extremely uncomfortable. Despite submitting maintenance requests, the bathroom drain in my unit still does not drain properly and appears not to have been cleaned thoroughly. On top of that, the water in the unit takes an unusually long time to get warm, which is inconvenient for daily use. The most frustrating part has been the dismissive attitude from maintenance. When voicing our concerns about the insect problem, we were told we should "be used to the bugs" since we are from Texas, and they could not identify where the insects were entering from. Comments like this, combined with unresolved issues, make us feel our concerns are not being taken seriously. Another challenge is the extremely limited parking on the property, which makes it difficult to find a spot near our building, especially during peak hours. For the rent we are paying, we expected a clean, functional apartment and respectful, timely service from staff. Unfortunately, that has not been our experience so far. I would strongly recommend future tenants ask detailed questions about unit conditions, pest control, water heating, parking availability, and maintenance responsiveness before signing a lease.

Update: The hot water situation is better. There are definitely times where I do get hot showers…read morenow. Just keep in mind that they are shared hot water heaters, so your hot water can be impacted when there's a lot of people home or others using the hot water The parking has also improved. There are times when I get home late and can't find a parking spot but for the most part, I'm able to park in the gates now.

HORRIBLE - BEWARE!! I highly recommend not renting from Alister Oak Hill. I wish I would have read…read morethe reviews more closely before renting here. I had major issues with mold in the bathroom. When I initially moved in, within the first week, I came home from work to find water filling the entire bathroom floor. I reported the issue (they said it was from the tenant upstairs) and came in the fix the issue. They cleaned up the water. Fast forward a few months and I noticed dark, damp moisture on the side of the wall near the shower then once I removed everything from my pantry (it shares a wall with the shower) I noticed mold in the pantry as well. I submitted a maintenance request. They came in and looked into it. The maintenance person looked concerned, left a came back a while later and said it was no big deal and they would just clean it up. I had to insist that they investigate it further (I have health issues that make me highly sensitive to mold). The maintenance person didn't seem overly concerned after his phone call but I continued to push and he finally agreed to cut into the wall through the pantry and found a lot of mold there. Again, I had to ask him what the plan was (there was still a leak behind that wall after all those months). He acted like it wasn't that big of a deal. I took pictures of what I could see and have them still. He informed me of the plan and I still was not satisfied (it would have only been a half ass fix, leaving me with a mold issue so I asked them why they weren't going to remove the wall in the shower to find out more about the long term leak and the potential for more mold that could be growing. Eventually, after making me feel like I had to be super pushy, he took the wall out of the shower. He hurried through the apartment and out the door with the wall so I couldn't see how much mold was there but I most certainly saw massive amounts of mold! I wanted to take a picture but he kept going when I tried to get his attention. At that point, I was just so happy to have had them actually remove the mold and expose the leak that I let it go. I really wish I would have been more aggressive and taken a picture of what was on the inside of that wall (a wall that was a shared wall with my neighbor that had a young baby and a young boy). I paid my deposit before I moved in and paid all the pet fees prior to moving in and pet fees throughout yet as soon as I moved out, they immediately turned me into a collections agency without ever trying to reach out to me directly first. They wanted me to pay for new carpet and paint. I cleaned that apartment very well and did not see any issues (especially with paint) with either the carpet or the paint. I actually steam cleaned the carpet before moving out. I asked for a detailed list of what the almost $1000 that they turned me into collections was for and it took them months to produce that document. I just have to wonder what in the world my deposit went towards if they used my deposit AND turned me into collections for $1000 fee for carpet and paint?? We were only in the apartment for 10 months so even every day wear and tear was nothing. This is absurd and looking at other reviews is obviously a ploy for them to get more money out of people through collections. Whose first communication to discuss damages (which there were not except maybe to my health from mold exposure) or carpet replacement etc is to not reach out the tenant but turn them into collections?! Insane way of doing business really. Additionally, they had to change my locks a couple of months prior to my lease being up and when they changed the main door lock, they also changed the storage unit locks as well but failed to actually change both of them though I didn't know. So, when I went to move out, I couldn't get one of the storage closets outside open and had to put in a request for them to come open the door. I put the request but they did not come in time - I even went to the office twice to let them know what was going on and even though it was during office hours, the doors were locked both times. I tried calling but their bot won't let you through to a human no matter what so it wasn't until the next day that I went into the office to get help that the woman told me they were going to charge me for the extra day of occupancy (the absolute only thing left in that place was what was in that storage closet I could not open because the key they gave be didn't open it). The woman wanted to argue with me when I said that it wasn't my fault, that I had contacted maintenance the last day I was moving out but heard nothing and even went to the office twice during office hours but the doors were locked and that was not my fault and her response was "well, that isn't our fault so you will have to pay" - I asked for the manager and eventually she acted like she was doing me a huge favor for not charging me for me not being able to access my belongings due to their mistake.
