It's been a couple of months since I moved out, so thought I'd pop online and review the apartments, the manager, and the landlord. I honestly really miss my beautiful view. I never had any issues with the apartment in terms of property defects. However, there was an occasion when my upstairs neighbor flooded my next door neighbor's apartment when she went to bed and had her hearing aids out. Accidents happen and that's the point of my review. The manager who runs the apartments was straight on the case. She and her husband did a great job taking care of the situation, informing the tenants and the work that needed to be done. In my time at the apartments, there were several times when the manager went above and beyond. I imagine it's a pretty tough job running a community but she takes the tenant's needs seriously and achieves a great balance in my opinion. She was also very polite in general, which is not easily found these days. Anytime we ran into each other she would at the very least greet me with a smile and " hello". Some may not think that is a big deal but for me, something that small went a long way. Making my time there very pleasant and comfortable being able to talk to her about anything I ever needed or just to have small talk. My experience at Hutton Terrace was positive from start to finish - they helped me just as much upon moving out as moving in. Also, I got my full security deposit back! Definitely worth a mention in my book as this is a problem with other buildings not providing tenants their security deposits when moving out. In my opinion, Hutton Terrace is one of the nicer buildings on the Peninsula. I miss my apartment and highly recommend for those looking for an apartment that offers more than any other in the area. read more

I lived in Hutton Terrace in apartment 31 for about 4 years. For the most part this was an apartment complex like any other in the Belmont hills -- bland, fairly quiet, etc. Generally it wasn't a bad place to be, but there were several ups and downs... On the plus side, the whole properly (outside) was renovated in 2005. A new coat of paint, a new roof, new landscaping, and freshly sealed driveway really dressed the place up. It was started to look a little rundown from the street before these improvements. My rent at the time for a large 2 bedroom, 2 bath was about $1550, which I think was reasonable. #31 has lots of windows and a great view of the hills and bay, so all of that was nice. On the down side, the carpet in our unit was worn out when we moved in. Lots of stains and all matted. It was real bummer to live with that for 4 years, because of course they're not going to pay to upgrade anything while you're there. I know that they didn't replace it when we moved out, either. It was steam cleaned and looked better, but it'll still be sub-par. The fixtures in the bathrooms and in the kitchen were also nearing their last years, though at least the stove and 'fridge were in good shape. The real issue we had was a string of irritating property managers. The current person (a guy) when we moved out actually seemed to be OK, but the two before him were a mess. We had to start calling the property management company to force them to repair stuff that was broken. The property manager lives in #21, right under the unit that I lived in, and they were prone to complain about noise from normal activity like walking. Kind of a pain in the ass. Overall an OK place to live. Hard to be choosy with the market these days, but as long as you make sure everything is in good shape in the unit you should be OK. read more

Started out in a 1br/1ba and upgraded after 2 yrs to a 2br/2ba. The units are huge, giant closets that is big enough to put a desk inside. I've been here almost 4 years and the time has finally come to say goodbye; I will be VERY sad to leave. The place I'm moving to will have some very big shoes to fill! We never had a single problem at this complex the entire time we lived here; besides a tree that died in front of our building from caterpillars eating it which was sad. Neighbors are all very friendly, many have been here for 15 years. Manager is great and ON IT. And they always repair or replace everything in a timely manner. They don't put up with any b.s. here which keeps it a very nice place to live. This place is QUIET. If you have a louder family, do not come here!! You will get complaint after complaint. Most people who live here are very nice working professionals and students. The walls are pretty thin and I often hear my neighbors in the kitchen, the bathroom, sliding the patio doors closed but you get used to it. The grounds keepers are always manicuring, painting or doing something. The manager and handyman are always smiling and saying hi as you leave or drive up. It's definitely a quiet community, you wont find any house parties or late night car stereos blasting here. The apartment itself has been great, very spacious, no malfunctions, no nothing, just perfect. I can't recommend this place enough. Thanks Hutton for 3/12 fabulous years! read more

This apartment has a beautiful view of the canyons off the back and you can hear wildlife at night. The rooms and each compartment in them are spacious - the units are large and the closets are huge. The neighbors are all friendly, which was a high point for me. The manager is really cordial and responsive to any problems you may have (however few there are). It's a good commute spot. - you like the cleaning staff and maintenance guy. If you can't afford too much, this place also has cheaper rent than other buildings around. The only downside might be that kids can be a bit noisy and cause a ruckus. They also only allow cats, but no dogs, which can be a breaking point for some of you. All in all, a great place. read more

Just want to give a huge shout out to the manager of this building and also the handyman, David. The manager was so thoughtful to call me when my car dome light was left on overnight and saved me from having a dead car battery in the morning and not being able to get to work in the morning. Overall the staff of this building is really considerate and care a lot about the tenants. I think this is a very nice place to live. The apartments themselves are spacious and have giant windows with big views. Mainly I couldn't imagine a better nicer manager. Blew me away!!! read more

This review has been a long time coming as I have lived here seven years! This building has super low turnover, so even with me living there +7 years I wasn't even a "long term tenant" I think our next door neighbor has been there since 2004. Hutton Terrace is a quiet building smack dab in the middle of the Peninsula. My favorite thing about living here is the location- it's perfect if you're a couple who have two jobs in different locations on the Peninsula. I could zip up to the city in 30 minutes on 280 whereas my husband was able to easily commute to Stanford in ~20 minutes. Bay Area traffic has probably gotten worse but the location of this apartment building right by the highway 92 interchange and in between both I-280 and I-101 really can't be beat because you have so many options. I wouldn't say it's walkable to Belmont Caltrain but certainly a quick hop down Ralston via bike or car. The apartments are super spacious and have a lot of closet space. They are sort of beige and the lower units can be dark sometimes because they have a lot of trees around the building, but price per square foot and for tons of storage this place really can't be beat. Also they will let you paint your walls a different color if you want to change it back before you leave. Mainly I've never had a Bay Area apartment building with more closets- it was my first time moving somewhere ever that actually had more closet space than I had stuff. The staff does a very good job responding to things and helping with anything you need. It's a smaller building so you get more of a family run vibe instead of a giant conglomerate landlord corp and having to put in a ticket and waiting to hear back from some rando maintenance person who is a different dude or group of dudes every time you need something and you are always paranoid about them stealing your stuff. Their handyman David has been working at the building for 15+ years and all of the tenants know him and trust him. The on-site manager is super nice and very responsive and helpful when you need stuff with your unit. I had a package delivered while I was in Spain for work and the manager was kind enough to hold it for me in her unit until I got back in 2 weeks so it wouldn't get stolen. She even emailed me the update and when I told her I was in Spain she offered to go water my plants while I was away! As for the cons of living here, I'd say the sound-insulation isn't the best so if your neighbors have a party or blast music you will hear it. I think that's sort of how most wood-framed apartment buildings in California are built so there's not much they can do about it, but generally the manager (and for that matter even our neighbors) were very helpful when we had a noise complaint. I've visited friends who pay way more money than me in rent and they have the same issues with sometimes hearing their neighbors. MOST IMPORTANTLY, this place is "cheap" for the Bay Area- compared to other buildings around and they won't kill you with outrageous rent increases all the time, insane fees for things like parking, pets and storage, etc etc. We lived in another mega-corp REIT style building when we were in Castro Valley and not only did that place raise people's rents $400 a month sometimes but they charged $50 per month pet rent and $75 per month parking fees. The most I have heard of anyone's rents getting raised at Hutton is $100, one of my neighbors even only got a $25 rent raise one year! That's just unheard of in the Bay Area. Considering most people live here 5+ years that is barely keeping up with inflation and way below market rates. TLDR: easy commute, big spacious units, tons of closets, nice staff and management, reasonable prices. read more

lived here for 3 years and only moved out because I got a job in another city. I liked my time at Hutton Terrace- it's one of the better apartment buildings on the Peninsula. Especially when compared with some of the giant conglomerates where you are just a number on a spreadsheet. This is a small family run building. The owner and the manager are really nice. The owner visits about 1x a month and the manager is on-site to answer any questions. They also have a handyman who comes when you need them- often the very next day and a cleaning crew every weekend. Overall the building is very well maintained. Most of the neighbors are very nice people, some of them have lived here forever. Best part of this building was you don't get outrageous rent hikes like other places I've lived in Mountain View and San Jose. Belmont overall is quiet and peaceful. read more

Here is the situation at this complex - Three people run this building: the owner, a bookkeeper and a local manager. The local manager behaves like a petty bureaucrat - she will make a show of caring for the concerns of her tenants but basically ignores their concerns for the most part. Problems can take a long time to be resolved with much more hassle than necessary. She is fairly oblivious about what is actually going on in the building in terms of repairs etc. The bookkeeper nominally supervises the local manager but seems to think she is doing a wonderful job and is not interested in hearing otherwise. This person also cares little for the concerns of the tenants. Her chief preoccupation these days is offering tenants incentives to adopt cats. The owner seldom gets involved except to supervise major repairs / construction. He used be around more often. As the owner and bookkeeper have aged, they have increasingly put their faith in the local manager. They take what she reports at face value - i.e. as long as she tells them what they want to hear, all is well. They do not seem interested in hearing directly from tenants. I suspect one or both of them may be having issues with cognitive decline. The building is in a nice and quiet location (except for the leaf blowers) with a beautiful view out back. Overall the place is properly maintained on the outside. The apartments have been renovated as tenants move out. The sound insulation between units is reasonably good. But be aware that if your neighbors are very noisy, the local manager will do little to help you. The laundry room is kept clean and the equipment is o.k. but the machines break down a lot. Some silly decisions have been made like installing a double size washer without installing a dryer that can dry a full load from that washer. There used to be a pool out back but the owner had it removed - it is currently filled in with soil. The building's plumbing is very old and quite prone to clogging. Finally, if you like the sound and smell of leaf blowers you will like living here - they have folks running leaf blowers for more than an hour at a time as much as twice a week. Overall I don't expect the issues with this complex to change until the building is sold to a new owner. It's likely that the local manager will increasingly run the building as her personal fiefdom over time. read more
