This Hyatt place has two great things going for it. First, the location is near a lot of dining options and has easy access get around Raleigh. Second, the hotel appears newer so there is plenty of light. The hotel seems chronically short staffed and this translates into waiting for basics like coffee when it runs out. However, staff were pleasant and did their best.

Definately a breakfast contender. Biscuit game strong. Waffle maker. Apple pie compote. Banana drizzle. We shall prevail. We shall live to fight another day. Thanks Hyatt. My confidence in humanity is restored. Also. There is an army of maids. Never have I seen so many maids in one location. Good on you Durham Hyatt.

Go Heels! Well that is why we were here for Football and had never stayed here before. Great location, the staff could have been a little more personable and helpful, but that aside, it was a decent stay. The rooms need to be modernized, the one we had was "Huge" by today's standards and most of it was wasted space, lights didn't work in that wasted space (kitchenette area). We would stay here again, breakfast was decent but had to wait for food to come out, so get up as soon as it starts. It's about football and place to lay your head, nothing more. This place is average

Came out on a trip to visit family and ended up choosing this hotel based on reviews, location, and pictures. Staff - People here are very nice and helpful, from assisting me with early and late check out for a small fee. Also they play a role as bartenders Rooms - Room was clean, newer furniture, pool views, good spacious feel and quiet from hallway noise. Lobby/Pool/Fitness - Lobby areas are nice but smaller than most, good size dinning area, tiny office center, small gym with pretty much only cardio machines, and the pool is nice clean, and a good size. Rates - Very competitive to similar places around here with same amenities. Parking - Not bad since they have the restaurant and supermarket parking lot too. Location - Prime in my opinion with the mall down the street, coffee, supermarket, and restaurant in the same complex. Freeway access right down the street and central to everything. Will consider staying here again on my next visit again.

This was my first time staying in a Hyatt in a long time. I have been a normal Marriott person, but they have not been maintained well during Covid. This place is nice, well maintained and new looking. It is in a great location and plenty of parking. It is close to so many things in the area that anyone staying for a weekend has plenty of close options. The rooms were nice and had a small sitting area like a suite, which is nice when travelling with friends. There were a few negatives- 1. The first room we got had a very noisy ac unit. When I went to the front desk, she said that they have been having a lot of issues with the AC units recently. So, check you ac unit out as soon as you get in so you can move rooms 2. This is a pet friendly hotel. I am very pro-pet and have two myself. However, this place was over run with dogs. We saw about 15+ that weekend. The first issue with this is- the door next to our room barked when they were alone. So the first night, before we finally went out, he barked 45+ minutes. Then the next morning he started at 8 am... and was still barking when we left. I said something to the maintenance guy and he said..."we are pet friendly here and sometimes that happens"... well when you are paying for a room for two nights... I don't really want it to happen next to me! Secondly, with covid, housekeeping doesn't come in your room hardly at all. We had no wash clothes, low on towels...so more trips to the front. Also, with all the dogs... it makes me wonder how well those dog rooms are being cleaned... hair, fleas, urine, etc... I wish they split their floors as with and without pets as an option.

Clean. Quiet. Great location down the street from the mall. Good variety of breakfast items. And I believe check out was 11am so we didn't feel rushed. Took one star because the TV was outdated. Picture was too dark and the remote was weird. Minor inconvenience but a newer TV would make this place perfect.

We actually had a really great experience at this hotel. I'm surprised for the low stars. Of course everyone's experience is different. The hotel was extremely clean. The common area, the dining area, the elevators, the outdoor area, and especially our rooms . This hotel pretty much provides everything you could want. The rooms are awesome. The air-conditioning works incredibly well. The view from my room was absolutely beautiful. I had overlooked a full display of woods and a beautiful swimming pool that was in the shape of a Guitar . Heheee seriously it was a beautiful clean pool as well . They even serve an incredibly fabulous breakfast in the morning. Complementary! Hot food and cold, many ,many choices. The grits were absolutely delicious . Lots of amazing fruit as well . The hotel is a great location with lots of things nearby. The grounds of the hotel we're perfectly manicured. Beautiful flowers and greenery everywhere. Some of the most magnificent hibiscus I've ever seen in a potted plant. The pool area was spotlessly clean. The pool itself was also very clean, lots of children were swimming and having fun. They had an outdoor shower for first rinsing before you got in the pool and when you got out. Securely fenced. With a gorgeous view overlooking the woods . I would absolutely stay here anytime. We really enjoyed it .

I enjoyed my stay overall - they give you a discount at Maggianos, Bonefish, and two other places. All within 5 minutes of the hotel. The mall is minutes up the road. Hotel A+ Breakfast A+ Staff A+ Hotel Room B-

I am giving one star strictly for the truly HORRIBLE breakfast experience over the past 2 days. The coffee is absolutely the worst we've ever tasted, like watered down old coffee grounds. Today it was out very often with 10 people waiting. My husband couldn't deal with it and went across the street to buy coffee for himself, me and my mother. The first day there was no decaf, and I can't drink much caffeine. The 2nd morning, there was decaf in a small container and it was cold. There is no creamer substitute like coffee mate if you can't have milk. There was something that looked like yogurt, but was not labeled. Had no idea if it was low-fat, sugar-free, plain or flavored. Or if it was sour cream. The fruit salad tasted very very off, a bit soured like they'd combined old salad and new salad, and the melon was unripe. The bananas. Oh my word. Where did they find these bananas? The garbage bins were overflowing. But the worst was the horrific temperature. It was a constant 78 degrees over 2 days. I asked for the air conditioning and nearly 45 minutes later, it was still 78 degrees. My whole family was sweating. The kitchen people said it was MUCH worse in their area. The management should be reprimanded for treating people this way. I could almost deal if even the coffee had been plentiful and remotely drinkable. I'm here for 3 more days. Wish me luck.

Nice to see a menu for food when we return and kids get hungry!!

The Durham Convention Center is attached and the Carolina Theare is next to it. DPAC was about a 10-minute walk if that and included waiting for the traffic signals. Valet parking is $30 a night, so I decided to find a place on the street again. So I got street parking right near the hotel for free as it was the weekend. I am not a fan of valet or of paying $30 for parking. There are parking garages nearby if you prefer that. The staff was very friendly and I felt treated very well here as a Titanium member with an early check-in, lounge access and free breakfast. I didn't see any snacks in the lounge this visit. For breakfast, you need to use your key to enter the lounge. Beverages are in the lounge, but you go to the restaurant buffet for the food. It is quieter in the lounge than where the restaurant is located. My room was on the other side of the building this time and I didn't hear the train once. Usually, when I use a free night certificate, I tend to be put in the worst room available. But thankfully, that wasn't the case here, my room had a large window with a lot of natural light. The room had the vinyl plank flooring to look like hardwood and the decor and furniture were up to date. My stay was very comfortable here. This is one of the nicer hotels I've stayed and look forward to my next visit. I can see coming here for a staycation.

The lobby is large with a bar that offers up a (very limited and price-gouging) Starbucks menu, with plenty of places to sit even if you're not ordering anything. Speaking of, I recommend you leave the hotel in search of coffee because my very basic iced espresso that's normally around 6 dollars at a Starbucks was 10 dollars here plus tip. My room was pretty basic, don't expect much in terms of a view even though the windows are large. Decent-sized, comfy beds/linens. No bathrobe in the room (not sure if you can ask for one). I was informed that I'd get access to breakfast/evening refreshments in the lounge but I didn't have time to partake so I can't report on that (nor the gym). While slightly dated in appearance and a little basic overall, I feel the location makes up for all of that. I also got it at a decent rate which helps.

We are about little over an hour away so it was nice not having to drive. The hotel is in a cool area of Durham. Very hipster and industrial which is our favorite vibe. Parking was easy and plentiful (although $25!!!) I don't care for places that charge you parking when you are staying overnight. We got a pool view which it seems like this hotel was or laid out like a motel. I believe there is 4 floors. Floors 3 and 4 have a pool view. We were in room 424 which had a nice view of the pool and the igloos. I imagine this would be fun in the summer when the pool is swimable. The room needed a deep cleaning as the walls were filthy. All it takes is a wet cloth as the wallpaper is wipe able. The bathroom was decent although unsure if the mirror was broken as there was some exposed wiring. There was a very small bar of soap for your hands and the shampoo, conditioner and body wash were nearly empty. We also only had 2 bath towels so we had to go down and get another one as there was 3 of us. The carpet didn't seem to be vaccumed as there was clothing tags and what seemed like popcorn on it. Overall we'd stay here again but would expect the room to be a bit cleaner for the price. 4 stars for the view and vibe but 3 stars for the room itself.

It makes it ironic that pool view rooms are made to seem special because they are the motel rooms. They are also super loud because they overlook the Patio venue and have very thin walls. The furniture is quite dated, but they call it boutique. The rooms are not super clean. The bed was relatively comfortable for the quality of the property which is low. The lobby however is renovated and pretty nice looking. Walking into the lobby is a stark contrast from walking out to and into your room! They did not have breakfast available for our entire stay. They charge $1 for drip coffee "if you bring your own mug"! That had me laughing out loud. They didn't take the destination charges off our bill since we are globalists. The best feature of this property is the location. It's right in downtown Durham which is super cute! Go across the street to M Sushi or Queeny's for very different but both equally awesome food and experiences. Bottom line: If you need somewhere in downtown Durham to sleep and that's all, this spot will work.

This Residence Inn in Durham fell short in ways that are difficult to overlook. The positives: * Convenient location, especially for Duke and medical visits * Spacious room with modern décor * Extra-large bathroom and generous vanity -- easily the best feature * Breakfast area was spacious and pleasant (food was standard Residence Inn fare) The problems: Sleep quality is a basic hotel expectation, and this property did not deliver. The HVAC unit was extremely loud and cycled on and off all night. There was no clear way to turn it off completely, and it repeatedly woke us up. The refrigerator was older and made a constant ticking/compressor noise. Between the two, restful sleep was nearly impossible. Parking added another layer of frustration. There are very few surface spaces, a very small garage, and guests are charged for parking on top of that. Charging for parking when availability is this limited feels unreasonable. Additionally, the shower was missing body wash upon arrival -- a small detail, but one that speaks to oversight. We reported the HVAC noise and missing body wash to Tiffany and a woman who appeared to be a manager (Scott). While both were polite, no Bonvoy points or other acknowledgment of the inconvenience were offered. The building is very long - we were at the far end and it helped us get our steps in! The room we were in was at the end in a corner and was an odd shape - literally no other way to put it. The bedroom was good size, the couch room was just a little small. We have three little dudes sleeping in there and they did just fine. I just required a little feng shui! The bathroom had a random fifth wall that the toilet sat on. Not a big deal, just different than we've seen elsewhere. Our room was right over the parking garage, which was also very awkwardly shaped. There's a spot at the far end that you need to back into as we found it impossible to three point into it. Again, not a show stopper, but good to know ahead of time. The overflow lot across the street was much more straightforward. There's nice sitting space, a lively bar and a good medium sized workout area. The breakfast was solid, the market delightful, the staff lovely and the grounds overall very nice. It's a great property with some quirks and lot of really nice character. We'll be back!

The reviews were promising (I thought I saw one or two reviews that stated parking was free or available on the street by the hotel). I booked the morning of my stay for a little over $142 (whereas JB Duke was $191 + free validated parking). I arrived around 5:30pm and parked in the retail shops parking just for my check-in and figured I'd either get free parking in AC's garage or find street parking later (was just dropping off my bag). As my check-in process was almost complete the staff member asked if I had a vehicle - I confirmed and she pulled out a card and asked that I place it in my dash, told me where the elevators were and wished me on my way. I read over the card while in the elevator and see that it's $20 per night for garage parking. I guess no biggie because even with a parking charge, the stay was still cheaper than JB Duke. The room was nice and clean and I was facing the street on the second floor (room 204). When I arrived back later that evening around 8pm I was able to find a parking spot quickly on the basement floor of the garage and entered the elevators to go to the 2nd floor. I checked out the gym as it was on my floor (ellipticals, pelotons maybe?, treadmills, rowing machine and free weights) - decent for a quick workout. I turned in for the night around 8:45 and the linens looked clean but didn't smell "fresh" and then noticed I could hear the dreaded stomping above me... and then I could hear the man next door hacking/clearing his throat. The man eventually stopped but the stomping basketball dribbling seemed to go on until 10:30pm.
