I am here to update the review I gave on 8/18/24. I am happy to report that things have changed. After my review, the manager called me to let me know she had seen my review. She hadn't been the manager of this property long but she was looking to make improvements. I was glad for this as I felt like someone was listening. They hired a new maintenance supervisor by the name of JV. He's gold. And he really seems to care about the place. Pet waste receptacles always have bags and are emptied regularly. He keeps the trash off the ground and the place is looking amazing. In a nutshell - he CARES about the place. When I call in a maintenance request, there is now a follow-up call from management to ask if the work was satisfactory and if I was happy. Everything that was broken has been fixed. They had someone come out and spray my place so that was addressed as well. The Dwelo had stopped working and the manager pushed the vendor until a replacement was sent and everything was up and running. With all the changes, I absolutely love my apartment and will be her for a while. Giving them 5 stars now! read more

I lived here for approximately three years, and in that time, this complex went through four different management. The chaos caused by this turnover is evident in every aspect of the resident experience. While the rent may be lower, you absolutely get what you pay for--and often, less. 1. Immediate and Severe Safety Concerns: The management's complete lack of action regarding severe resident disputes is alarming. * Assault and Threats: My spouse was physically assaulted and threatened multiple times by other residents. We witnessed instances of neighbors attempting to run over residents they disliked with their car. These serious incidents were reported, and the management consistently failed to take any effective action. * Neighbor Issues: It took a two-year process to finally get an annoying, disruptive neighbor evicted who repeatedly broke their lease and engaged in confrontational behavior. * Pet Safety: Due to a lack of enforcement, our dogs were attacked by pets who were not properly controlled. 2. Complete Financial Dishonesty & Move-Out Charges: The move-out process revealed a disturbing level of financial and operational dishonesty. * Security Deposit Fraud: When we moved units midway through our lease, we were explicitly told (and have documented email proof) that our initial security deposit was being transferred to the new unit. Upon moving out, we were suddenly told the deposit was used for "other things" and we had no deposit for the second unit, despite never being asked to pay a new one. * Unjustified Cleaning Fees: We spent six hours deep-cleaning the apartment, following the move-out checklist, and documented the clean unit with detailed photo and video proof. The manager, Mason, stated during the walkthrough that only minor cleaning was needed, and the price for professional cleaning would be heavily discounted. We were later charged $501.47 in move out fees. * Hidden Fees: We were charged an undisclosed $60 pet carpet cleaning fee that was never mentioned to us during the lease or move-out process even when we paid the mandatory carpet cleaning fee. 3. Management and Maintenance Failures: * Zero Accountability: With four turnovers in three years, nothing is ever correctly notated on resident accounts. New managers consistently refuse to help, claiming they "don't handle that" or blaming all problems on the previous management. * Poor Maintenance: Maintenance issues, like broken water heaters or water pressure problems, are constantly given cheap, temporary "band-aid" fixes using low-quality replacement appliances rather than permanent solutions. * Filth: The community allows dog owners to routinely neglect picking up after their pets; the grounds are often littered with dog feces. And our dogs have gotten giardia multiple times due to licking paws after walking through infected sprinkler water grass and eating grass. (Giradia is a parasite in case you are not aware) Conclusion: This apartment complex is not worth the stress, risk to safety, or financial turmoil. I would strongly advise against moving here, especially if you have pets or work from home. If you choose to, you must DOCUMENT EVERYTHING--every email, every conversation, every photo, and every payment--as the management cannot be trusted to handle resident accounts or safety issues responsibly. Also do not trust the reviews, there have been incentives in the past for a rent discount or free parking spot for a month if a review was left. read more

I'm here to update my review. Since the new management took over, things have been so much better! They called me and wanted to address all of my concerns. Things have been cleaned up...the bugs are gone... trash is being picked up and things are looking good again. I really LOVE my apartment and I'm excited for the pool to open soon! Don't expect any help or support from management or pest control when your kitchen is overrun by mice. We are very clean, uncluttered people and we are battling mice every night anyway. Management did nothing to help other than send pest control who just looked around, said "I don't know" and left. When we told management we needed more support and they were less than helpful. We've spent hundreds of dollars eating out because our apartment is unsanitary, hundreds more on mice traps, poison, and so on. We had to do our own maintenance on our cabinets and in our utility closet to try to keep the mice out. We avoid being home, spending our free time sitting in our cars instead. We deep clean for hours every night just to have more disease spread throughout the kitchen from our nightly visitors. read more

They do not enforce the non-smoking rules, owners cleaning up their pet waste, people not using the pool and basketball and other common areas way past when they're supposed to, infants and toddlers are not required to wear swim diapers while in the pool and "spa" and they are always disgusting. The washer and dryer provided were so filthy I made them take them out because there was no way I was going to put my clothing in them. My dishwasher is so noisy and leaves the dishes dirtier than when I put them so in I don't use it. My refrigerator makes all kinds of racket and when I talked to the maintenance guy he said what did I expect from a seven-year-old fridge? I heard it used to be a nice place but if that's what you're looking for go somewhere else. read more

My first year living here I loved. Maintenance was great, the front desk was awesome, and they were very helpful and due to this we decided to stay another year and move into a bigger apartment. However, little did I know that management has been changed and it was going to be the most stressful and frustrating move out and move in I have ever experienced. Our lease was ending in September but they rushed us to move into the apartment earlier so it wouldn't stay vacant so we did to find out that the price we saw it for has now increased and they would not change it back. Then they were unable to give us the correct cost sheet several times giving me a different amount to pay them almost daily and the lease was not complete until the end of the day in which I was supposed to move in costing me a whole day of moving. Then we moved in to find out our AC was not working, the dryer wasn't working, the vents were not cleaned, the bugs on the balcony they said they would spray/clean were not and the air filter was not replaced. When I asked them to fix the AC, maintenance said over and over again it was just frozen when it was obviously not, then they said it was the breaker was off but then how was the AC turned on? Not sure but they then told me to leave it on and gave us an AC unit while it "defrosts" but now my utility bill is going to be insanely high due to them not having it ready beforehand. It is now fixed due to my boyfriend knowing how to fix it, NOT maintenance. We also had an incident were the reception told my roommate that if they didn't sign the lease by the end of the day we would lose the apartment. Even though she tried to go in EARLY to sign it due to her having to work and they didn't have it ready and told her she could sign it later that week. Anyways to top it all off I went to pay my prorated rent for the other apartment we are transferring out of and they applied my new apartment's rent to it and said it was my fault? I wrote out the check for the correct apartment and gave it to the front desk lady who checked it and gave me the keys. Do not accuse me of making a mistake when it was your own! I have worked as a property manager for years at another company and I understand all aspects of these situations and I can say confidently that the Rivulet staff has not handled any of these things appropriately. If you can admit your faults (as all people have them) and apologize/offer an accommodation for these things I would not be upset or frustrated at all but for you to blame me and my roommates for the problems you have caused us, I lose all respect for you. Anyways, with the old management I used to highly recommend this place but now it is just horrible. The people in the office do not know what they are doing and they refuse to accommodate us for all the issues they have caused or not been able to resolve. This apartment complex does not seem to care about its residents in my opinion. If they treat us like this they must treat others like this as well. Final thought, if you own an apartment complex that is infested in spiders, and other bugs maybe hire a monthly exterminator so its residents don't have to wake up daily with a new bug bite hoping its not a spiders. read more

We love it here. We moved in here a little over a month ago and couldn't be happier. Travis, Kelcie and Brooke in the office are the best people you will ever deal with. They are real people who care. They are not just there to rent you an apartment - they are still there afterwards for you. I've never met an office staff this fantastic and I've lived in California, upstate New York and Illinois. The maintenance staff is the best I have ever dealt with. They are quick to fix any issues, are professional but friendly and lind. They really care about the work they do. We feel very lucky to live here. They have a sign outside the complex about how they live pets and they do! They keep dog treats in the office along with human treats. They are still building a pool, hot tub but the dog park and basketball court are almost done being built. The construction doesn't even inconvenience the residents. The exercise room is amazing. Our neighbors are so nice and it's quiet. American Fork Police drive through and patrol and I feel so safe here. read more

Literally the best apartment I have ever lived in. The unit itself was clean and well cared for. The maintenance workers were so fast and friendly. They were always considerate of my sleeping babies when entering my home and helped solve my issues very quickly. The office was well staffed with multiple people ready to help. Their amenities were AMAZING. The pool was the best part, it was clean, very large and perfect for my toddler and baby to play in. I moved in on a referral from a friend and since moving out 3 others I know have moved in on recommendation and absolutely love it. Worth every penny of rent. read more

Didn't have any issues while living here but the move out was terrible. About a month after I moved out they called me and said I owed them an extra $280 worth of move out costs. I had to fight it with them and then one day they just stopped responding and I never heard from them again. Fast forward a year I get a call from Direct TV saying my account is past due because the Rivulet never cancelled my Media Package that I had with them. Another headache trying to prove that they set up the account not me. read more

I absolutely love living here. Best place by far. The office staff is amazing! The maintenance staff are on top of things. Love living in a smart home apartment. My hubby and 2 boys and myself live in one of the 3 bedroom 2 bath with attached garage. The storage place here is awesome. No such thing as wasted space in the apartment. I visited the leasing office on Saturday, 4/30/22, looking to get some information on their apartments. I visited 15 minutes before the office was closed, so I knew whoever was in the office was not going to be thrilled to see me, but I wasn't expecting a property or apartment tour given the limited time. I was met with this fairly obnoxious woman who shouldn't be a leasing agent. She came out of her office and asked how she could help me. I said, "I'm looking for some information on your apartments." She said, in about as passively aggressively obnoxious of a tone as you can get, "Ok, what would you like to know?" She didn't invite me into her office --- instead she wanted to have a discussion in the office lobby. I was thinking...well what kind of information do you THINK I might want to know as a possible tenant? I said, "Um....availability, pricing, etc." I then saw the reason she wanted me to stay out of her office --- because she had a friend in there she was talking to who clearly didn't work there and I was interrupting their chit chat. She said to him, "Ok, we'll have to talk later" as she kicked him out. Once I sat down in her office, her passive aggressive attitude continued. "So how many square feet are you looking for?" I said..."Can you show me your floor plans so I can take a look?" I'm thinking at this point that I know I don't want to live there with people like her in the office. After I saw the floor plans it was like pulling teeth trying to get her to volunteer information, and I lost total interest. She was so non-interested and useless she didn't even get my contact information to follow up with me, which every other leasing agent at every apartment complex I've ever visited does. There's another ratings website on which this place has glowing reviews, which I knew had to be bogus based on my interaction with this leasing agent today. This place manages to get people to post shady 5 star reviews all over the Internet with zero details about why these reviewers think it's so great. Stay away from this place; if they care so little about prospective tenants, forget about it once you sign a lease. read more

My apartment is brand new and I love how everything looks. I also really like the smart home app for my phone. The people in the office have been really great to work with. The gym has been awesome to use and its really nice that it's open 24 hours. I was able to get rid of my gym membership because it has all the equipment I need. I can't wait for the pool and hot tub to be done. There is plenty of parking around my building too. read more
