This complex had been such a disappointment since i moved in. Moved in and a few months later they tell me im no longer going to be the direct party for MY electric that I pay. They would add it to the rent monthly. Let me tell you what that means. If someone was on a payment plan or needed to get on one that option is no longer available. that means if they tack on an estimated electric bill of 300$ to your rent and you can't pay it, your evicted. Surprise guys! I would have never moved in here if they were going to scam their tenants like this. There is actually a class action lawsuit going on regarding other complexes with this situation. I also used to work for the electric company so I know how the scam is ran. Oh, and by the way, you couldn't even talk to the electric company about your account for the apartment you pay for. Hey contact them they're so trustworthy. This is on top of none of their amenities are actually all open. Want to go to the gym? Guess what closed for a week! What about that hot tub? Nope closed for two weeks. Want to use that dog spa they rave about. Nope can't. Everything is broken. That splash pad closed due to contamination of the water by health department. Oh and then with the electric now added imagine if they back bill?? Your rent ends up being 400+ the original lease agreement. Ask them about the water bill everyone was comparing, tell me how a one bedroom with a single person is paying 125$ a month. I've heard these people are owned by ivory. I already knew ivory was crap this place is a scam!! if you wanna pay outrageous rent not have your amenities and be faced with possible eviction because they estimate your electric bill every month come right here. By the way, they never clean the hallways. The only thing they do is have somebody run through with a leaf blower there's been crap all over the hallway for a few months at least since I moved here in the summer. Hey their staff is nice but they certainly have zero experience in what they're doing. Don't get fooled by the cheap beautiful look of your apartment. There's also no water pressure. They've been asked about that multiple times and just blame it on someone else. If you're interested in a complex, where making TikTok videos is more important than properly taking care of their tenants or grounds you found it! Runnnn! Oh, by the way, if you're ever looking for an answer a direct one when you ask a question don't ever ask them because one they don't know or to the fabricate it. These people have absolutely no experience in this office. The property manager is 23 and her husband is service manager somewhere else (you tell me why she's "managing" the complex), But they're nice lol. Don't want to leave anything out. I forgot to say that police are around all the time due to drug activity on the corner by that corporate office building. They have been made aware about it multiple times the people will just sit out there chain-smoke and do drug transactions car to car. But hey, I guess as long as you're paying your rent. They have an intersection that doesn't have a stop sign and they used to put slow down signs nearby because people blow through it and you almost get T-boned about every day. So on top of paying that sky high rent be careful because you're also gonna have to pay a deductible when you get in a car accident. Not sure why they stopped putting up those signs maybe because they actually don't care. Just pretending like they do just like their home company ivory. I promise you, do not get involved in the homebuyers program. Look at the reviews of ivory homes biggest scam home builder in Utah. Or your house will just go up and fire because of the appliances they put in it. Look I was born and raised here not lds there's a bubble where people think nothing exists beyond that or Utah. Be ready to be judged if you aren't. Same thing happened when I attempted to buy my home through ivory. Summary- cheap scammers. Everything is a facade. read more

If you're looking for the worst landlord alive, congratulations--you've found them! Renting from these clown's is like paying for a horror show you can't escape. Renter beware, they are owned by Ivory Homes. Just google them, you'll obtain everything you need to know and more about them. ICO promised the world and delivered nothing but headaches, lies, unlawful practices and just an absolute waste of time and energy. Communication? Nonexistent. They vanish when you need answers the most, but magically reappear when it's time to invent bogus charges or steal your security deposit. If you are attempting to get an answer they will tell you that's unavailable at this time Correspondence is a nightmare-calls, texts, and emails are rarely answered or just blantantly ignored and when they do respond, the promises are empty. Walk into the office to speak to them the pretend they are in a meeting. I have multiple emails from them where they flat-out lied or said they would handle something and never followed through. Us being the tenants have had to file three police reports and contact the courts about a protection order for our children's safety. They wrote in emails, spoke on the phone so many promises and concerns originally to Make it seem like they would do something then, silence. When questioned, instead of being transparent, they lie, deflect, and avoid accountability. Their "fees" are as fake as their integrity. They make you pay for an extra parking spot but when you are blocked in multiple times a day or can't access it, YOU are supposed to suffer. They are a bunch of mutes when you throw their language back at them. Their lease states exactly what they won't do , illegal parking in a permitted parking zone is towable offenses, along with fine. They asked us to send videos recorded and the said don't record them anymore because they don't want you too. Whoopsies you now get radio silence because we are embarrassed from our Stupidity . Let's not forget the illegal entries. Imagine paying rent just to have your "PM" walk into your apartment like they legally are allowed to. ICO justified it by actually no reason at all. Just deflection of not answering as to why they did it, even with camera footage of the fools. No notice, no emergency, just pure disrespect because they think they can. That tells you exactly how little they care about "their residents" rights. Save yourself the misery, we wish we did because we are currently in litigation against them. read more

If you actually bother to read your lease before signing there are no surprise charges. And if you pay on time there are NO late fees (crazy i know). Maintenance is excellent very quick to respond. One of the best things compared to other apartments is there is so much available parking. I've lived here almost 2 years without issue. The soundproofing does great all my neighbors have dogs and i never hear them if my door is closed. The property manager Juan is always on top of things making sure you're comfortable living here and the common areas are kept clean and running so you can BBQ and swim as much as you'd like. He organizes fun community activities like cooking classes and holiday parties for residents. You can eat you rents worth of snacks. The gym is decent usually empty. Nice view of the Wasatch Crest from the pool. TLDNR: Excellent place + staff. If you're a karen you'll hate it just like the rest of your life. Read your lease it's very thorough there are no surprises. read more

I tried to like it here after seeing the good reviews, but moving here was the worst decision. On top of the very high rent, utilities are paid through the complex and are around $300 we can't even call the utilities company to verify the high bills, When it came to moving out on 2/28, we talked with Drayson the end of december and asked to have the lease termination papers sent to my email so I could sign it, he never sent it, despite me contacting multiple times! To only be told later that "Drayson was fired and that they finally sent it and they couldn't find record that he told us he would send it virtually"??? So now we are stuck to the month to month rate and have to move out on 3/21. They made it seem like I was lying. The amenities are also always closed too! But honestly It's a nice place and the staff are friendly, I just wish they had a better system instead of dealing with a he say she say situation. read more

I have lived at ICO Mayfield for about 5 months now. By far the best places to live for leasing. Great community, super clean and an over all big neighborhood. I love how spacious the apartments are. The amenities are wonderful, even though the hot tub gets shut down quite a bit. The pool is a great place place to relax in the sun. I love the gym, it's never busy and feels private. The staff has been excellent to me from day one. I have had all my needs met. They are extremely helpful. They keep the place tidy and always have fun giveaways through the summer. My roommates and I have really enjoyed this complex. The building is high quality, we haven't had many problems, and any we did have been immediately fixed. I've lived in 5 different complexes in the last 4 years and have to say, this is the best one that I have been in. The management is fun to talk to and helpful, they've looked out for me and my roommates. Even during construction, we have not had any problems with parking or amenities. The pool, hot tub and grilling area are all open and available and have been since day 1. Oh, and the office has free snacks in the clubhouse kitchen if you're ever interested. She had replied so quick I was honestly impressed. We made an appointment To view an apartment the following morning and by the end of the day papers were signed, deposit was down and we were moved in to our new place the next day! My family and I have been living at ICO Mayfield going on 4 years now, and there is a reason why we have stayed so long...we LOVE ICO! This community is quiet, safe and has all the amenities we need. The management team also do creative family friendly events such as hot chocolate bombs for Valentines day, the "pooch plunge", Free pizza, Ice cream Truck among other things. Its off the beaten path , yet close to everything we need. From what I see, it is a well managed community. We miss Juan but I am sure he is doing amazing things! I have stayed in many apartment complexes, and none have exceeded the bar as many times as ICO. They have a solid team, that seems too good to be true, they work tirelessly to make sure that living arrangements are kept clean and at 100%. Seriously, my shoutout is to everyone on this team. The office is always buzzing with good tunes, and it always smells like paradise. They often have community events that bring other buildings together and introduces you to more friends. During warm months, they host food trucks, and pool parties. Completely amazing crew. read more

I have lived in this place for more than a year and I recommend it because it is quiet, clean with very good neighbors. It's in a very good area. Since I moved here, very good stores also arrived near the complex. Absolutely the most incredible apartment I have ever lived in. Very clean, extremely well built, soundproofed, managed by the best managers I have ever had the pleasure of working with. They were very understanding when I had to move out suddenly and helped me with the process. Yes, the apartment is on the higher price range, but you get what you pay for. We have lived here for about 5 years and while some times the staff changes the service never does. They are fast on the work requests and all of their staff is always smiling and willing to discuss any issues you may have.
