I only found four that were NOT assisted living and did NOT feed you any meals (things I don't need yet and quite frankly, couldn't afford) but welcomed my little Pom/Chi dog with open arms. I only found one that gave me my very own covered parking spot not too far from my room at no extra charge and had a luxurious lawn with a lovely dog park and pool and a hot tub. I was also thrilled that the entryway and large inside community rooms were kept so beautifully and there was a baby grand piano I can play. When I moved in, I found out that complex I now call home is what residents lovingly dubbed "The Villas". I also love, love, love the Humanitarian projects our community helps with, the pot luck dinners each month, the beautiful library, the movies, exercise classes and games we share. It is like having our own little Senior Center right here at our house with no extra charge. But the very best part of all was the thing that none of the other three have or will ever have and that is two sweet ladies in management who love and care about each and every one of us (you can feel it) and help us as much as they possibly can to have a great experience here and make our lives a lot easier. You should look into it. We would love to have you at the Villas too.

Management for one has always been kind and they were always so kind and still are during my new process of renting with them! I never heard a noise lining there which is why I lived the place! During the summer the pool area is so much fun even if you aren't big in swimming there's still a hot tub area and a bbq area which is my most favorite part for entertaining! I've never had any issues with parking nor vandalism like I read in another review! Every business has challenges but out of the 4 complexes I've lived in this is by far number 1 and they even help you save to get into an ivory home when you're ready!

The Aston struggles to get the bare minimum done and I think it's because ICO doesn't properly…read moreincentivize its employees at the ground-level. Move-in wasn't the issue, but throughout my time living there, maintenance and front office response times were bad. For even simple service requests, the turnaround time was horrible. Average 4-day turnaround time. Of all the properties I've lived at (e.g. Kielo at Grass Valley in WA, Vector in OR, Aura Uptown in AZ, Camber & Cinq in SLC UT, list is not-exhaustive) I can see that service requests were turned around in less than 24 hours, at most 48 hours. Then there was the issue of front office just dragging their feet on things like emails. I don't understand how a staff of 3+ can take more than 2 weeks to reply to one email. The properties I just mentioned, I'd get same-day replies, sometimes even same-HOUR replies. With LESS STAFF and MORE TOTAL UNITS than The Aston. I'm convinced that Utah County just has a bunch of lazy people, because a similar thing happened at a NXT-managed property I had lived at (VALO in Payson). That resulted in residents reaching out to the NXT corporate office, which then resulted in everyone in the VALO front office and VALO maintenance teams getting fired because of negligence. Aston is ALMOST that bad but is ICO managed. Then there was the move-out issue. All those other properties I just mentioned use Parcel Pending. I KNOW from past experience that the property management team is supposed to do something in ParcelPending after the moveout of a resident. And I have the emails to prove it (Kielo/Vector/Aura/etc). The Aston will not. So my Parcel Pending account at the Aston stayed LIVE for almost a year after I had moved out, and after sending them an email to address this because a package was erroneously delivered there A YEAR LATER, the Aston's front office team didn't reply to me for (1st) 3 days, to which I replied SAME day, then they ghosted me. It's been over 2 weeks since.. So, I had to call Parcel Pending (a company based out of California where people actually want to work) to get things addressed. Parcel Pending themselves told me The Aston has a horrible habit of not addressing former resident accounts. All of this to say, I don't think ICO incentivizes their employees and it shows at The Aston. For example, if you work at a Greystar (e.g. CINQ/Camber in UT), or Avenue5 (Aura in AZ), or Holland Partner Group (Vector in OR) you get comp'd for contacts in addition to comp'd for resolving service requests quickly -- e.g. at Greystar the maintenance teams get paid a monthly bonus for resolving service requests quickly. I doubt the Aston's maintenance team has it set up like that cuz good god it was a nightmare waiting for maintenance to show up for the simplest of asks. and Holland withholds bonuses from employees for failing move-out checklists -- if only such checks and balances existed at The Aston because (according to Parcel Pending) they get this complaint a lot from former residents at the Aston because the Aston workers WONT DO THE BARE MINIMUM. Forget going above and beyond. Now, why 2-star and not 1-star? Because at least the space was livable, and rent didn't go up between my year 1 living there and year 2. But again, the bare minimums just weren't done, like regular recurring maintenance on HVAC filters every 2-3 months. But hey, maybe that's the ICO management standard. Maybe they keep the money at the top, and refuse to properly incentivize employees at the ground level like the front office and maintenance teams at The Aston. After all I do remember seeing maintenance rushing back and forth between Exton (some other property) and The Aston so maybe ICO's just too cheap of a company or the owners of the Aston (perhaps separate from ICO) are too cheap. Whatever the reasons are, I think a 2-star review is justified for The Aston.

Especially Marlen! now before I say anything further- no, I'm not being paid or incentivize in any way to leave this review. I just really appreciate her sincere devotion to customer/tenant service and improving the quality of our lives each day. Anytime I need anything, she is on top of it! Amazon misplaces my package? I reached out to Marlen and she responds and gets it resolved right away. Elevator broken? (which has happened a few times now), Marlen calls the service team and they repair it within a day or so. Neighbor's nasty dogs leaving crappy stains all over the carpet in the shared community hallways? I send Marlen a picture and she gets the carpet cleaning team out the very next day. The list goes on! This place is a bit pricey, but I can 100% say that it has been worth every penny that I've spent here. and I would know, I have moved once or more a year since I was a child, and this is the first time that I would actually WANT to stay somewhere more than a year! The views are spectacular, the amenities are amazing, and the staff are the icing on the cake! Also, don't let some of these other reviews sway you. I used to work in customer success, and I've learns that people tend to only leave reviews when they have a bad experience, and I'm quite certain that most of the people who have love here have had amazing experiences, but never take the time to come back and write about it. I moved into the canyon vista community today under very difficult personal circumstances. Jeslet Sotelo, was the leasing agent who helped me. She went WELL ABOVE AND BEYOND--truly. She was incredibly overbooked, due to a clerical error with her scheduling software, but still took the time to ensure my move-in process was smooth, efficient, and as stress-free as possible. I recently went through a life-altering event and needed a place to start fresh ASAP. Jeslet was not only knowledgeable and professional, but also empathetic and kind--something I CANT articulate in words how desperately I needed. Thanks to her, I was able to move in today and am now able to put in the work on my next chapter. She deserves recognition (and honestly, a raise). Thank you, Jeslet, for turning a tough day into a hopeful one. I only hope one day I can repay you with an outing to Rodizio, or at the very least a heart felt thank you the next time I pass by the leasing offices. So they allocate costs that should be theirs like lights in public paths and parks to you on a monthly basis. Then when you check out, they invent excess charges not it the contract. They pretend that records were lost or some other BS. Utah has no State agency to intervene on your behalf and they know it. When you provide proof in the contract and in photos that they are overcharging, they say, we have to go by our people... How do you get around that. Prepare to pay about $100 extra a month in allocated expenses and about $500 to $2000 at check out from invented charges. Then if you don't pay, they send it to your credit report. Dishonest and inconsiderate management. Paula will be very nice before you sign a lease but is…read moreextremely rude, unprofessional, and dishonest to contracted residents. Before moving out, we asked why there was a $120 move-out cleaning fee. Jeff said the carpets needed to be stripped and cleaned. Our apartment had not yet been inspected and we cleaned it to pristine condition. When questioned if a mandatory carpet cleaning was in the contract, Paula said they were making every resident pay cleaning fees because of COVID-19. We signed June 2020 during the pandemic and were never informed through email or notice of a required COVID-19 cleaning. They then stated that the only way to avoid the cleaning fee was to pay a "professional" cleaning company. So, according to Paula, residents must pay Spruce or another cleaning company to clean the apartment, which is contrary to Spruce's advertisement sent on Monteval's behalf to all residents (See attached image). After again questioning the charges, Paula said, "you look like you are going to cry." When they realized that there is nothing in the contract regarding a mandatory fee, they resulted to hurling insults. If you watch your expenses and care about being charged fairly and honestly, DO NOT LIVE at ICO Monteval. They will sneak in whatever they can to get more money from you. Additional Information: They charge $150/month for an entertainment package. In the year that we lived at Monteval the internet went out twice, each for a full day at a time. The DirecTv receivers are old refurbished models from Sky Satellite. Our DirecTv box overheated, leaving us without TV for a week. The Zego online payment portal is archaic and does not allow for automatic bill pay, so you have to log in each month to pay your rent. You are not allowed to grill on your patio/balcony.

Jeff, the maintenance manager, is always going above and beyond to make us feel comfortable. Our two dogs have never been happier living at an apartment. The front office and property manager are constantly communicating with us when our rent is due and trying to make additional accommodations during this hard time. I appreciate ICO Monteval for everything they do because my home is my safe space and I've never felt safer. I LOVE YOU GUYS.
