Igor has poor emotional intelligence, which is not good in a people business. He is insulting and very judgemental. I wouldn't use Igor to buy or sell a home. He needs to develop much better soft skills. Otherwise, he's going to scare buyers away if he represents your home. And if you want to buy a home in a competitive bidding situation, I'm not sure he is going to be the one to put you in a good light. He doesn't listen very well. We worked with Igor when we sold our house in 2015, and now again for our second purchase in 2018. We had a great experience the first time, but the second time was even better. He is extremely trustworthy, thorough, data-driven and a really pleasant and friendly person to work with. He works with the best interest of his clients in mind. In our case, he never pushed us into a purchase and, in fact, dissuaded us from rushing into it. For one of the houses we were interested in, he warned us that it was overpriced in his opinion. We were ready to overbid, but decided to wait, and he was right -- it sold for exactly what he thought it should go for. He also educated us on some other aspects that we had overlooked. For any house we shortlisted, he would always do extensive research and prepare the pros and cons of that property, in quick time. We were overseas when we started looking, so he would communicate to us over email in extensive detail, shoot videos of the houses we liked, and was available any time we wanted to talk to him. He understood our likes and dislikes well, and his guidance was critical in us being able to buy the house we ultimately bought and we are really happy with the purchase. He gave us great advise both in terms of pricing as well as softer qualitative aspects, such as street location, neighborhood, quality of construction and finishes, unforeseen future costs, etc. He continues to help us even after the purchase whenever we have any questions. He also works independently, which is a plus, since his incentives are not tied to a bigger real estate firm. After working with Igor for 6 months, I finally bought my first home. I am very happy with the experience. Igor is very professional. When I found a home that I was interested in, I would send him an email and he usually would reply within 2 hours, with his estimation based on comps, and caveats that I may easily miss, such as the home being under flight path. He would take time to visit the home and give me detailed feedback. As a first-time buyer, I was initially not quite sure about what I wanted. He was very educational and honest about the market when we first met. He never pushes me on anything, such as certain areas, home types, or lenders. He referred me to a mortgage broker, but he said I could switch to any lender any time, which I did. I changed my search criteria several times, and withdrew offers twice before they were accepted because I realized I didn't want those homes. Igor never had a problem with me changing my mind or plans. Igor is very reachable through email and phone, which is very important in this super hot market. The home that I finally bought was listed on Thursday, open on Saturday and the offer due was on Sunday. He was leaving for vacation on Friday. He managed to see the home on Thursday to give me feedback and estimation, and work with me closely to make the offer while he was out of town for vacation. There was one thing he did that I have to mention. Right before the offer deadline for that home, he asked me to consider lowering my offer price because he managed to get last-minute information about the bidding, and that saved me 20 grands! On the other hand, lowering the price lowers his commission, and in the worst case we may even lose the bid. While I may be a little upset about losing the home, he would have lost the whole commission when he was so close to it. I really appreciate that he did this mainly for my benefit. I cannot emphasize enough how helpful Igor was in buying our first home. He is very knowledgeable and thoughtful because he has a very long and successful career as both seller and buyer's agent in this area. When we finally found a condo we really loved and was within our budget, Igor was able to give us a breakdown of how much we should offer and roughly how likely we would get the condo if we submitted $X. We went with the most likely amount and it turned out to be very close to the next highest bid. This just shows Igor's ability to read the market accurately and get the best deal for your dream home. Above all, he is very responsive and I think this is the biggest distinguishing factor of being a good realtor. During our home purchase, we ran into a few minor issues (wire transfer for deposit not being transferred on time, loan rate not being finalized on time, etc). For each minor issue, we contacted Igor in panic and he responded within 15 minutes to give us the most satisfying and accurate answer that would calm us down. By the end, we felt like whatever issue came up, Igor could fix it for us. Surprisingly, a rather big issue came up on the day of signing. In response to COVID-19, the clerk's recording office shut down starting the day we were supposed to close. No one knew what to do because this was an unprecedented event. I strongly believe that Igor is the most patient and resourceful Real Estate agent in the Bay Area. I was very impressed with his knowledge of the Peninsula, South Bay and East Bay. He knew a lot of helpful information such as local school ratings, great places to eat and things one should avoid living next to (such as freeways and gas stations) I first began to look for a condo/town house in the Peninsula. Igor probably showed me 30-40 places. Being an extremely particular shopper I found faults with all. I then, started to move my search into the South Bay, but found that the places within my budget were atrocious. After realizing that I could get more for our money in the East Bay, I decided to change direction and look for houses in Pleasanton. Every Sunday for at least six weeks Igor took me to every possible open house that fit my category. I did not feel any pressure to make a purchase, in fact, Igor gave me advice to not purchase a property because it turns out that towards the middle of the house hunt, he knew what I wanted/needed before I was able to reach the same conclusion. When I finally found a house that was "the one" and was ready to put in an offer way over the asking price, Igor did his research and stopped me from doing so. The offer we submitted was under the asking price and ended I ended up getting the house at $5K below asking when I was willing to pay $30K over the asking price. In our case, we were looking to buy our first home in the SF-Peninsula area. Despite working out of Cupertino, Igor had no issue traveling to countless open houses between San Francisco and San Carlos, always accomodating our circumstances (Need to see a house late? No problem! Bringing a kid along? By all means!). Igor deserves a medal for patiently working with my husband and me during one of the worst markets for home buyers. We've been searching for a house for nearly a year and there have been times when we were close to giving up, but Igor was always there to reassure us and keep us going. Our experience with Igor was great (but I should note that we were probably his easiest clients ever). We had been looking at houses for awhile on our own, and we came across a place in a location we liked that fit our budget. We decided to make an offer, and we called Igor to help us out. This was our first house in the Bay Area, and Igor coached us through the buying process. He pointed out the pluses and minuses of the place, he helped us figure out a reasonable valuation for the place, and advised us on bidding. We thought the place was a great buy, so we bid near the upper end of the range he suggested, and we got it. We were particularly pleased to discover that we were just a few thousand dollars over the next few bidders, and sales in the neighborhood afterwards have reinforced our belief that Igor helped us land a good deal.
