It had been a long time since I last visited IHOP, and I was pleasantly surprised. The prices were very reasonable, which was a nice bonus. I ordered the Cinn-A-Stack pancakes, and they were delicious--sweet, warm, and honestly tasted just like a cinnamon roll. The portion was generous and I couldn't finish it all, but every bite was worth it. My husband ordered the Breakfast Sampler and was not disappointed. My niece went with the blueberry pancakes, and they definitely didn't skimp on the blueberries. The service was great as well. I know this place has a low rating but honestly my overall experience wasn't bad. Would I recommend you to come here? No. But my server was extremely nice. They seem to be understaffed as I saw many tables not bussed. However, she was constantly moving around and trying her best to check up on us. One order was messed up, but she did read the order back to us and it was a kid in our group who did not know to pay attention. Food all came out at once (minus the one mistake). We arrived at 7:20 pm and was only one table in the whole place with 2 guests! We stood up front waiting to be seated for a bit then finally a gal came up asking if we had the to go order to which we said no. Yuck! That was a real bummer to see, she was clearly more worried about getting her side work done and leaving! Yesterday we went for lunch at IHOP. This review isn't for the food this review is SO bad because the restaurant manager is a ASS. We had a larger party of 9, and our poor waitress that was managing our table plus the few tables around us. The restaurant was completely sparse. But the few patrons in the restaurant was being helped by our waitress. The big guy, manager, couldn't lend a hand. We sat for 15+ min without water or drinks. You think the guy could stop chatting it up, laughing and smiling with the cuter waitress and help out us customers and our waitress. I went here for breakfast with my husband and it was terrible. There was only the manager working up front as the hostess, server and cashier. We waited a long time to get a seat and it was only around 7 AM and there were only 4 tables with customers. So once we got a table it still took so long to get food ordered then when the food came my english muffin that I ordered as a side it was hardly toasted. When I was able to inform the Manager/ Server of this she did go get another one for me but it was way too late by then I was done with my food. We came for lunch after a worst day at our house was fired on block 3600 Monterey dr in the sounth end of the city. Took a bit to order our foods and spoke to the waitress name Briana about our home. Cold syrup in individual packets, plastic like single use menus, everything single use in fact. But the absolute worst was the prison like glass or plastic partitions that felt like cubicles. I was no rush back then, so I didn't make a big deal. Had the Big Steak Burrito and it wasn't bad. Now why the one star? Not from my first visit, but from my last. I was in the area last week. After a 4 hour drive from California and my last meal being 3 hours prior, I was starving. Checked in my hotel and asked for a list of restuarants that delivered because I didn't feel like going out. They suggested a handful, including this IHOP. I chose this IHOP for delivery because it's the only place that I was familiar with. Called IHOP for the delivery and the person that answered the phone told me it would be about an hour wait. I told her I would wait, but can tell she was trying to discourage me from ordering anyway. She wasn't able to answer a basic question which was whether they deliver in my area. Then she put me on hold and never came back. After about 5 minutes waiting, I hung up. I ended up eating at some fast food joint. At least I got to feed my belly. After reading some of the other reviews, looks like I'm not the only one that receives bad service. read more

The mexican tres leches pancakes were amazing! I had the build a breakfast everythinh was made perfect but the best part of the breakfast was the amazing friendly service we received from i believe her name was casandra and the first lady who sat us in the blue shirt. We were checked on regularly and the service was fast. If you are in lake havasu city Az I highly recommend you drop by here for a meal. I am a pancake fanadic and these were some of the best.
