    I was re/searching property management companies for my first-ever rental property. I wanted…read moresomething local but also an agency that had longevity and, of course, good reputation/reviews. I recognized early that given the sheer impossibility of satisfying all tenants, or owners, no property mgmt company is going to have higher than a 4-star average. And then I came across R.A. with a solid 4+ star average. As I read through dozens and dozens of reviews (here and other platforms), there were a couple of managers themselves who stood out. One was Laina (who turns out to be a supervisor) and the other was Irene. My first inquiries (whether to retain them, what I need to know to be a good LL, and what to watch out for) were directed to Laina as I was preliminarily curious about their management style, prerequisites, and costs. I was especially concerned about the tenant vetting and application process. Laina was extraordinary - always easy to reach and never rushed me in my relentlessly probing questions. I was impressed by the guarantees and the no-commitment promise that RA stands by as well (that's confidence!). Once I had finally settled on RA to manage the house I had purchased I was fortunate to be assigned to Irene. She is meticulous, punctual, responsive, demanding, patient, persistent, and somehow still manages to accomplish all that with good nature. I wouldn't want anyone possessing less than every one of those standards to be responsible for supervising my home. She is also accessible by direct texting and email and has always responded within hours if not minutes. When I thought my house was ready to be listed Irene stopped by to lend her critical eye. I kid you not, she found 15-18 things that needed fixing, cleaning, removing, painting, or installing. And fair warning, many of those issues are deal-breakers for RA (refusing to publish my rental until they were fixed). However, their high operational standards translate into presentability. It took me, plus a hired handyman, almost 2 weeks working every evening and wknd to get the entire list finished... and it made a world of difference. It's remarkable what "you can live with" vs what is appropriately marketable. R.A. was running a summer retainer special of $599 that included all of the above and also professional photos for the listing - on par with the industry. The $99 flat fee/month for management was another selling point. There are a couple of companies that will manage for slightly less (e.g., $75/mo) and a couple that charge a flat 10% per month no matter how high the rental price is (which is ab$urd). RA's costs include two random inspections/year, the dreaded eviction scenario, and it places them between you and the tenant as the primary contact for all things - from complaints, to rent, to repairs. Once you've hired RA, you'll get a monthly newsletter and occasional articles about being a "landlord" and about market conditions in your metro area. They are loaded with helpful tidbits and illuminating graphics. Note: rent is typically due from the tenants on the first of the month but the transfer to your bank account will occur on the 10th or 11th of the month so digure how to float your mrtg payments accordingly. There is a bricks/mortar location just north of Campbell/Ft. Lowell and that was also important to me - to lend legitimacy to the company. It is modest, with basically a front desk and small office but it's staffed by a receptionist M-F from whom you can get sample documents and preliminary questions answered too. At the end of the day, property management is 30% fees/costs and 70% skilled diplomacy -- between owner/Mgmt and between tenant/Mgmt. You need to have those relationships working smoothly, precisely because of the inherent friction points that they so easily generate. In Laina and Irene RA's mgmt team does a tremendous job navigating each.

    If I could leave negative stars I'd give them negative 10!…read more My swamp cooler still not working after line was flushed and they don't want to fix it. They say it's running at the specs of the manufacturer. This thing is rusted and when they switch from heating in the winter to Summer they don't take a shop vacuum and remove water deposits or the rust so they clog the tubing and they are using hoses that are too small. This has been a nightmare!! Neighbors punching my husband in the face, threatening to burn my building down having guns shot by the same woman. They don't enforce the rules they have in the lease. It says you can only have one car per residents but some of them have cars that haven't moved in years as you can see no tags since 2022 and the spider webs are growing under that car. Had gun pointed at me! I just don't want you to rent here because they never stand behind their work and we pay for upkeep on the grounds and landscaping has only been here a handful of times my husband rakes our side of the driveway and waters the plants. I had to call code enforcement right after we moved in and the cabinets in the kitchen were just rotten. Thankfully code enforcement told them they had to fix this stuff but still can't get the swamp cooler running!!! It's a simple machine that takes very little effort to fix and again still 100° in my house! They want me to move and pack in this heat and then leave it rent ready???!! I don't think so!!!!! DO NOT RENT FROM THIS COMPANY!!!

After i replied to the question, Tim Stoner seemed to be satisfied with my answer and was in concideration of my response. I was also credit challenged and had no hope of being approved through traditional approval practices as well. And within just (Minutes) i was approved for my rental application. Ultimately i call this rental forgiveness and was given this second chance through Tim Stoner at Long Reality (Oasis) Property management Tucson Arizona. After moving into my beautiful rental i had only been there a few days and i locked my keys inside my guesthouse and called Tim Stoner immediately at 5:00 pm. Well Tim was so very understanding and went out of his way and dropped everything and came straight down within minutes to let me in. In today's market rental agents are never this understanding or willing to go to these lengths to help residents and won't make the time to do such things. I am (62) years old and never seen someone be so Kind, Considerate, Understanding and Caring towards a resident. After adhering to all the requirements of my tenancy, I am distressed to see that they let the landlady, Aileen Loranger, help herself freely to my $2000 security deposit, instead of upholding the lease: I had agreed to pay for a professional cleaning which came to $350, leaving a balance of $1650 due to me. I had also paid a non-refundable $350 pet fee at the beginning of my 16 month lease: I received $774.55. When I called them, Susie in particular was hostile and argumentative, while Tim was dismissive that they go with whatever the landlords want. I reminded him that I had called him when I first arrived to occupy the residence about the extensive tile floor looking dirty like an army had been marching around. He just said it had been cleaned and I realized that this was decades of ground in grime and wear. The landlady added $555 for this. I sent him photos of the condition of the floor from his own rental listing and received $277.72 without any comment. This was half of the $555.45 but there is no justification for me paying anything for a floor that should have been refinished before I moved in and had to live with this. I was charged $220 for "landscape clean-up" with Susie asserting shrilly that landscaping was my responsibility. Well sure, to keep the plants healthy, but this was for a lovely vining plant with flowers cascading down the wall. It flourished during my care and Aileen wants to charge for whatever amount of trimming suits her. Furthermore, my lease states that the security deposit is for damage, no coverage for landscape clean-up. $110 was charged for some maintenance assessment, something about a light bulb (two had started to flicker at times, looked like an electrical issue) and removing a worn surface for discard. Again assessments, light bulbs, etc, are not damage that would qualify under their leasing contract. The $350 pet fee was plenty for adding to the worn surface before they threw it out. I would also like $500 returned for the week before my February 22 arrival. This was slipped in at the last minute, with Tim saying they start leases only on the 1st and 15th, an outrageous rip off.

So that meant our son, who is a freshmen in college (just graduated from high school last year) had to fill out an application as well. He is living with us to save money and only have to pay tuition. My husband and I both have credit scores in the 800s. Our son, who really doesn't have any credit yet due to his age and recently graduating high school, does not have any credit right now; therefore, his score is low. They denied our rental request due to our son's credit score. FYI, we spent $55 per applicant ($165 total) as well as $60 for both of our pets' "application." Also, our realtor reached out as well, since we recently sold our house, to help us with this situation. This company refuses to call our realtor back and he has called three times. This is extremely unprofessional. I do not agree with this policy, especially since there is no way to fill out another form to explain the situation. However, even if I did understand the policy, they should be more up front with the information. When we emailed the representative about our 19 year old son still living with us, she could have easily told us that there was a high chance we wouldn't get approved due to our young adult son not having a credit score. DO NOT DO BUSINESS WITH THIS COMPANY!! They will take your application fee(s) and not have any cares about extenuating circumstances or any customer service decency.

I am looking for rental for my older grandchildren that are moving to Tuscon Area. My primary concerns include: - Lack of Accessibility: No one answers the phone, and neither emails nor calls are returned in a timely manner. Relying almost exclusively on electronic communication is highly frustrating. - Over-Automation: Your email responses feel overly automated, lacking the personal touch expected from a local business. - Poor Handling of Feedback: The responses to reviews--which I believe are handled by Amanda--frequently come across as condescending. Rather than taking accountability, the company offers excuses or justifications for negative experiences. - Taking advantage of younger adults seems to be trending in some of these reviews as well. This needs to be studied and reviewed. It is mind boggling that a locally owned company would be so out of touch with the locals again based on the reviews I have read. While no company is perfect, superior businesses distinguish themselves by taking accountability and working to mitigate and resolve conflicts. It is clear from the volume of negative feedback that the company's approach is the common denominator in these issues. Take responsibility and actively mediating these situations to reach a resolution.

This year the property has turned itself upside down with the property manager, Ana Consuelo, the "Onsite" and tenants who have decided to mount surveillance cameras on the property. I fully understand Ring cameras and camera bulbs, but personal surveillance cameras covering the property as seen by my photos. What happened to personal privacy? All this starts with Property Manager, Ana Consuelo who does not care about the property nor the tenants living here. She has never visited the property to see how the tenants are doing. One meeting a month would be nice to see how the tenants are doing and listen to any grievances. The "Onsite", who Ana Consuelo hired, is not doing her job. The plants in the courtyard are slowly dying as she waters when she wants, as seen by my photos. I will be posting once a month on how this property is going, as I yearn for the old days. In closing, I would appreciate if management would replace Ana Consuelo and the "Onsite". Thank you... NEW ITEM WITH PICS... One of the tenants moved a pot directly in front of another tenants door. From pot to door is 15 feet. Would this classify as a fire hazard? Should tenant who moved pot be charged for endangerment? So much drama at this apartment complex now.

All I had to do was kind of let her loose. 2) She makes it EASY. A couple of my places needed some painting and make ready. She just handled it all! She dogs down any information needed. She even visited the City for info on my behalf. 3) She is a GREAT COMMUNICATOR! THIS is where other realtors failed me. One guy even blamed me (when I fired him) for making his job hard-- but he'd never communicated this to me along the way. Marni tells you what you need to do to reach your goal. But she's not pushy and she'll work with you. 4) She's responsive-- usually within minutes. This works really well for me. When some issue or question is in front of me I'd much rather get it DONE than have to keep checking messages and emails or worse forgetting it altogether. 5) She has a deep network. She knows various vendors with good prices. She also doesn't hesitate to ask colleagues for their perspective. 6) She's fun. I could live without this for sure-- but why not ENJOY the process. We spoke very frankly and had some laughs along the way. All in the service of getting results. Real estate transactions are too important to leave with a lesser partner. Go with the best. My friends moved from Arizona across the country, changed their address, and brought their entire family. Trusting the company, they put in another application for a different home, only to find out three days later it was supposedly already rented. They waited for another home, for which the company said they were approved, but had to transfer their application. That home ended up rented too. Desperate, they put down another deposit in a last-ditch effort, but this home had "water problems," and they couldn't move in. This company is trash and only takes your money. They probably don't even have any houses to rent out.

Mynd is an unethical, rude, dishonest and negligent company who will keep your security deposit even when you left the place in much better condition. See all my proof in the below pictures We moved in to a house that was "cleaned" yet there was dead bugs everywhere (see pictures), we didn't have a dryer or water dispenser that worked for the whole year since they said it was a luxury to have, sliding door covers fell off and hit us on our heads and when we asked to have someone come out them up they said do it yourself knowing it can fall on us again and at the end they charged us for over $2,000 worth of thing that we never did just so they can fix the house in our dime. I waited months and jumped though all the hopes to have them just deactivate my account therefore eliminating any way to contact them. They just want to take your money.
