I would give zero stars if I could. This place is completely unprofessional and feels like a scam. Management will try to squeeze as much money out of you as possible, and it's very obvious that certain residents (friends or family of staff) get special treatment while everyone else gets ignored. The maintenance situation is just as bad. Workers park in resident spaces and have zero accountability--I personally had my car door hit multiple times by a maintenance worker who said nothing until he was caught in the act. That says a lot about the level of respect here. The building itself is in terrible condition. It's old, poorly maintained, and there is mold in what feels like nearly every apartment. Instead of properly fixing the issue, they just paint over it. Because of this, my family members were constantly getting sick, which is unacceptable and honestly concerning from a health standpoint. To make things worse, basic repairs are ignored. Our front door knob literally fell off, and management refused to fix it, saying it wasn't an emergency. How is a broken FRONT DOOR not urgent? Overall, this place is unsafe, poorly managed, and not worth your time or money. I strongly recommend looking elsewhere. read more

The worst experience of my life. The carport storage is constantly broken into, and I'm pretty sure it's an inside job since the people doing it seem to know exactly what they're doing. They cut your lock and then take it. I had over $2,300 worth of tools stolen after I left for a holiday weekend. There's mold in the upstairs bathroom no matter how long I leave the window open. The lease policy states that cats must be indoors and dogs must be on a leash, yet the neighbors seem to think those rules don't apply to them. After complaining, all management does is send out emails -- even though it's a clear violation of the lease agreement. People don't pick up after their pets, which causes other animals to get sick. The rent increases are ridiculous for what you get -- no A/C, no dishwasher, and no in unit laundry. Sure, they remodeled the exterior and installed cameras watching the carports, but they refuse to provide footage when something is stolen. They make you file a police report before they'll even speak to the security company. They claim there's a security guard who patrols at night, but I've lived here for two years and have never seen them. Ants! Ants everywhere, no matter how much you clean. The community washers are constantly broken, and people from the other side of the complex come to use yours because they've figured out how to get free washes and drying. My biggest frustration is the constant car and storage break-ins -- especially when we live right down the road from the sheriff's department. I've had a car stolen, and street parking is horrid, particularly when the school is having a baseball game or the sports complex is hosting events since people seem to think it's okay to park in the apartment lot. On top of all that, there's a constant smell of dirty Tijuana sewage. The only positive thing is the proximity to town and the easy commute to the military bases. read more

We just signed another lease. We've been here since 2020 and we love it. We have incredible neighbors and the complex is always clean. If you have an issue it is fixed so fast. This apartment complex is so overpriced it makes no sense. The following reasons is what I experienced during my stay at Imperial Beach Gardens. 1. Ants were a nuisance. 2. There molds on the walls 3. The bathrooms does not have a adequate vent system and when you open the window, it does not provide privacy. 4. Poor laundry system. They have pet friendly washers and dryers but tenants disregards and use all washers and dryers to wash and dry dirty pet blankets. 5. You can smell sewage. 6. When a complaint is filed, it's up to the person who filed a complaint to investigate and only then will they act on it. 7. They will raise the rent to a ridiculous amount once lease expires 8. Trash is always overflowing 9. Poorly maintained paint on walls 10. For then absurd price, all rentals does not have A/C system 11. Dilapidated storage space and infested with mice 12. Piant pealing on walls, tubs, sink and pation deck. 13. Mutiple break ins in parking storage I would not recommend Imperial Beach Gardens. When we used the heater it started causing smoke to come out of the vent. The raise in rent for a space does not have A/C, Dishwasher and other amenities for the price is laughable. My experience has been non-stop issues literally since the day I moved in. One neighbor was running an unlicensed daycare with ten children running around outside and screaming until sometimes 10pm. I was not able to keep my windows open due to the noise even though it was in the heat of summer. The police were called out twice in the first few days due to neighbors fighting with each other. I have had over 26 repair requests in the 3+ years that I have been here. Those were the smaller issues, including a broken refrigerator, heater not working in the winter and continual plumbing problems. I say smaller issues because in addition to those, I have had plumbing and gas issues that literally put me out of my apartment. I could not shower, cook or do dishes. They did give me a key to an empty apartment and much to my disappointment, those apartments had issues as well. Here is a list of other issues that occur in these apartments: *My next door neighbors moved due to mold. Their kids kept getting sick. *The tubs are "painted" and after a short period of time, it cracks, peels off and looks like mold in the tile cracks but is rust. *There are no fans in the bathrooms and they do not vent properly. They ask that you open the window and that's fine if you like your neighbors watching you. *The storage ares have rats and mice in them and are not always deterred by traps. They chew things up and defecate and urinate on personal belongings. *The outside trash bins are overflowing often. *The laundry room is disgusting. Even though I do not own a dog, my laundry smells like dog. The type of washers they have require being run with a cleaner to clean them. You cannot simply wipe them out and think they are clean. *The water from the kitchen faucet has more PPM that legally allowed by law. I purchase outside water, which costs and additional $50 per month. *The way they calculate the water bill is unfair. If you are a single renter and your neighbor is one parent with four children, or your neighbors take one hour showers, you will pay the same rate. *You will also be charged for sewer and trash plus an administrative fee while most other apartments in this area include it for free. *The ants live here year around, including upstairs. Sometimes they are deterred by traps but not always. You must get used to having poison around. *If you choose not sign the year lease and choose month to month, they will raise your rent before a year is up and not just by a little bit. Yes, it's legal, but it is pure greed in my opinion. *Unbeknownst to me until recently, this place is known to have higher than normal rents and to nickel and dime their residents. I couldn't agree more. My rent was raised July 1st, 2023. I continued as a month to month renter for personal reasons. I then received a notice stating that my rent would be increased on July 1st, 2024, by an unreasonable amount. I talked to the manager, Jessie, on two separate occasions and emailed her on two separate occasions with reasons why my rent should not be raised or the raise should be delayed for a couple of months. With my perfect rental history, being an excellent renter, being on a fixed income and the number of available or soon to be available apartments, I was confident she would work with me on the month to month rent. She did not. She did not offer even $1 less or offer to push it out by two months. She said she couldn't although I know this isn't true as she didn't raise my neighbor's rent in the past when asked not to. I then asked about moving to a different apartment that was less rent and the hoops that would have been required of me after being a great renter for nearly four years is beyond ridiculous. It saddened me to sit across the desk from her, hearing this. She had no compassion or empathy and no qualms about the situation I would soon be in. Apartment is too small for the rent amount and badly needs renovation. Alexandra, one of the community managers, will straight up refuse to give honest information on how to move out without incurring penalties and fees. The residents constantly are noisy, allow their massive dogs to defecate all over, and generally break every rule of the complex. IBG refuses to hold anyone accountable aside from annoying emails to everyone. The paint job inside is layered with mold especially in the bathrooms. There is no air conditioning which is not advertised despite climate change bringing much hotter summers. The insulation is awful and ants will get in constantly and electric bills will climb to unreal levels if you use space heaters or portable air conditioning. The only good things I can say is its a beautiful location and close to Coronado and the military bases. Maintenance crew is also pretty responsive. Expect to pay exorbitant amounts and get nickeled and dimed for everything from pet fees to laundry machines. read more

I am a retired military member who Lived here since 2019 my experience was ok but the last 15 months were hell. They charge way too much to have a pet then they raised the pet rent price without notice they lied and said they sent something via email which they did not. The apartments do not have dishwashers and all apartments do not have washers and dryers the community washers and dryers are disgusting and or broken most of the time. They only have one parking space per apartment and it is park at your own risk they have cameras, but they will not give you or let you see any of the footage if something gets stolen out of your car or parking storage. Ants are a nuisance so do not leave anything out or it will be full of ants. They say they spray but I had to have an ant insecticide that was not harmful for my dogs always at hand to spray. The bathrooms do not have a working window you have to have it all the way open or closed there is no in-between so ventilation is at a minimum mold in your bathroom will occur. They paint the bathtubs, and the paint will crack within a few months of you being there. They raised my rent every time a lease was up which could be understandable however, it was not the usual 5% for California it was always the 10% "because of market value" I guess they like getting new tenants every 15 months or so. Trash bins are always overflowing, and they do not recycle everything that goes into one trash bin. I thought there was a law on needing to have recycled trash bins or it was something apartment complexes needed to follow. This brings me to the rat infestation, they are seen at night running along the top of the fences of the patios, and once in a while, they will get into your apartment. There are rat droppings especially in your storage areas or by the boiler. This brings me to why I'm writing this review I received my move-out bill, and they charged me for the usual cleaning and paint of the apartment however they are charging me for a full replacement of the carpet that was not damaged. Charging $1,150.01 plus labor for the carpet is insane and absurd. I understand they need to pay for the paint they added to the facade of all the buildings, but this is ridiculous. I cannot in good conscience recommend these apartments to any military member retired or active duty. You can definitely find something better don't let the new paint fool you. read more

Over the 2 years I have been here I have experienced a massive bug infestation to the point where I had to go to the store and saturate he concrete around my patio and even some of my neighbors to keep them from getting on the patios. Door knobs falling off, windows not opening. The wood outside being so old the hinges fall off from the weight of the lock, storage being broken into, and cutting corners. I am ready to move on from this and never look back. with the money you spend here you really should be paying towards a home. read more

My wife and I got married last June and were looking for a place to call home. We chose Imperial Beach Gardens primarily because of its location to the beach but also how clean and how green the property looked. Soon after we moved in is when the issues began to surface. We were walking around the property one evening and noticed a few roaches running around (don't walk barefoot at night when they come out!). Over time, we saw numerous other roaches which grossed us out. We also began to notice wood dust from termites on our back patio which we promptly brought to the attention of management. Supposedly, someone came out to spray that area but I don't think it worked because shortly after that, I noticed more wood dust in that same problem area along with other areas along my back patio fence. I also had to call maintenance shortly after my move in because 1. There was paint damage in the upstairs bathroom and guest room (which was fixed), 2. A broken light switch in the downstairs bathroom (which was also fixed), and a broken door handle in the downstairs bathroom (which was also fixed). I understand that things corrode when you live near the beach (I lived right on the beach in Del Mar when I was in high school and saw corrosion frequently) but maintenance should have caught this when they were fixing up the apartment prior to my move in. The funniest thing that happened while I lived there happened about a month ago. I walked into my bathroom which was just across from one of the laundry rooms and saw a blanket in the middle of the lawn. I figured that someone might have had a picnic on it earlier that evening but when I saw two heads pop out from underneath the blanket and saw the blanket moving up and down, I discovered that TWO TEENAGERS FROM A FEW DOORS DOWN WERE JAMMING OUT IN THE OPEN WHILE PEOPLE WERE IN THE LAUNDRY ROOM NEXT TO THEM! I will say that it took "balls" to do that since the apartment manager was one of my neighbors and if she would have seen them, there would have been major problems! Not just that but with all of the cockroaches running around this place, do you really want to be having sex outside? ME THINKS NOT!!! Where is security when you need them? With as many buildings and residents as there are at Imperial Beach Gardens, surely they can afford "on site" security rather than a "drive by" security company! My husband and I moved here with our kids in December. I have read some of the reviews from other residents that I don't agree with. The apartments are older, so there are definitely more issues than a brand new building would have. I work in property management, so I am picky where it counts. Maintenance is extremely fast with responding to our service requests. The grounds are always clean and well kept up. Being so close to the ocean is definitely the best feature. We walk to the beach and ride bikes down the estuary trails with our kids. One downside is only having one parking space, but I have never not found street parking. read more

So far we have had no issues and have been loving the complex and location! The office staff are very friendly and helpful, also service requests have been done super quickly. I think the price is mainly a reflection of the neighborhood and nearby beach and estuary. I think that with some updates on both the interior and exterior it will definitely reflect the pricing a little better. There was some ant invasion at first but has since gotten better except for one room that has a rogue ant or two, but this seems more like an estuary issue than the apartments it's self. I can't speak to rent raises after lease agreement but I hope that it isn't the case at least in that it's raised astronomically because we plan to be here for the duration of our time in SD. It would be nice if all the apartments had the new upgrades and included AC units but I think it's something their working on and is probably why the rent isn't higher than it is. I do wish that there was longer lease terms and two covered parking spaces per apartment but that's just preference. read more

Extremely unsafe environment for the tenants. I have lived here for exactly a year now. My home, garage space, and storage space has been broken in to NUMEROUS amounts of time. My motorcycle was just damaged and ruled totaled because someone tried stealing it. We have begged management to get security cameras for months and they have said it's just too costly. We have asked for some type of compensation, and their answer every time is "well get in contact with you". Which is never the case. The grounds are riddled with cockroaches and spiderwebs. They never clean the areas. In our lease it explains they have bug exterminators every so often, and not once have they came to clean this filthy place. We have lived here for 3 years and in those 3 years we have had 3 different building managers. The office staff doesn't take anything seriously, although if repairs are needed they are usually done in a timely manner (notice I say usually). There doesn't seem to be any sense of community here. Like the previous person noted, there is dog poo all over the place...people just don't have any manners to clean up after their animals (I have kids and my kids wanna play in the grass, not dog poo). The office has posted hours, but it seems like whenever we go there for something, they are closed. They close early without reason, they are closed on holidays, randoms weekdays and some random weekends. Don't know how they get people to move in if they are always closed. There is a fitness center, and yes it gets the job done, but like the office it's posted hours mean nothing. It opens when someone feels like opening it and closes when the night person gets tired. Laundry rooms are over-priced, but generally clean even though people can leave them messy. Parking leaves a lot to be desired. Like the other poster said, if you have 2 cars you need to have one on the street almost all the time. Right next to the Sports Park and baseball season is horrendous. There is also A LOT of crime that goes on. Our car has been broken into and so has our locked carport (lock was cut with bolt cutters). The police are out here a lot. If it wasn't so cheap, and so close to the base, we'd move. read more

My husband and I needed an apartment lease that allowed for a short term while we were house hunting. Mariner's Point worked with us so that we wouldn't be locked into a year lease when we finally purchased a home. We were skeptical at first, because of some negative reviews we had seen, but went ahead and signed for lack of time and other options. Let me tell you, we were very pleasantly surprised. From the moment we met with the leasing agents, we were impressed with the first rate service we recieved. The Property Manager, Lidizel and Assistants, Tess and Stacy were always available to help, even for little things,like how to work the laundry card reader. While we were there (a total of 6 months), the entire complex was beautifully rennovated with new paint, windows and wood repair. The landscaping already looked great and was flawless. The features we liked best about living here were: affordable rent, no-coin laundry room, reserved parking, noise-proof walls and the friendly, helpful staff. Thank-you too, to Ben, for fixing our garbage disposal and being so nice to us and our dog. We recieved almost all of our deposit back, which we thought was fair. read more

Absolutely horrendous place to live if you want any feeling of respect as a renter. I work from home, and without any real advanced warning (they gave us one week notice) , they decided to replace the roof, stating it would be extremely loud, which was an understatement , and it will last for 3 months while they do the surrounding buildings as well and They start working at 8 in the morning. Everything is cheap inside the unit, you can tell that they cover up instead of fix things between renters. They start mowing the lawn at 7 in the morning. The laundry almost always has machines that aren't working. The 2nd bedroom is the size of a prison cell. This place is utterly awful. Aw. Ful. The noise. The management. The "gym." The noise. The neighbors. The break ins. The noise. The lies. The harassment. The noise. The ROACHES. The overflowing toilets. The. Freaking. NOISE. I couldn't handle the fact that these people have leaf blowers going EVERY morning before 10 am. Yes, quiet hours are over at 8 am, but is there any reason to walk past my window 5-6 times every morning with those stupid machines? No. When I complained, I was laughed at. I once even saw one of the landscapers standing around with the leaf blower pointed into the air. When I complained about this, I was called a liar and THEN asked why I was even looking in his direction. When I got upset about the leaf blowers being outside our window every morning I was called a liar and told (even though they SAID they have maintenance people there 5 days a week) me to get over it. It was also awesome to have to sweep all the leaves they lazily blew onto my patio.. every day. Ever heard of a freaking rake? Their "gym" is stocked with broken, dirty equipment and looks NOTHING like the picture provided on Yelp or any of their brochures. I've seen things on Yelp about break-ins but in the month that we were leaving there were warning signs EVERYWHERE. I do not believe there was any security until then, either. THE ROACHES. Oh god, the roaches. I actually took videos of the swarms of them.. I may upload it onto YouTube. I can't even begin to explain how NASTY it was. Some people would make excuses for them saying that it is because we're next to the estuary.. no. I've lived next to swamps and still water my whole life.. I've NEVER seen the insects come up like that.. it's an infestation. I walked around the estuary at night and I didn't see 1% of what was swarming around the building near the water. There appeared to be a nest underneath the building. I also got really fed up with going into the bathroom in the middle of the night and stepping in a puddle of toilet/sink water bc the pipes and plumbing in those buildings are horrible. Last and worst, I got stuck in the apartment next to the on-site management. They were CONSTANTLY partying, screaming, hollering.. hollering homophobic discussions. Their music was up EVERY weekend ALL day, shaking our walls. When I complained, they laughed at me. Me trying to get them to stop was pretty horrible.. I finally ended up catching the male on-site manager screaming "suck my d*ck" into my window on a recorder. Suddenly everyone there was VERY nice to me. It was pathetic. They treated me horribly until they thought I could sue them and have their jobs. So fake. Do NOT live here. There are better places for less money and no roaches. I've been living here for 7 months now and I've never had a single problem the services or the workers eat food in the HR people. They've been one of the best assisting me with any issues small or apparently big. In more detail Sarah and Mayra have been hundred percent servicial and on top of everything I require for me and my roomies to want to keep living here. Ben also has been a great Gkey point for us to wanting to stay here one more year he's really punctual and handywith every problem we have he always comes with a great attitude and a professional services. We just moved in 2 months ago and I LOVE Imperial Beach. My apartment is cozy and cute. Rick and Raphael in Maintenance are amazing. Everything that has needed repairs they were there "1-2-3". Nikki in the office was very conscientious and right on everything that had a problem. So many wonderful neighbors. Moving in was a bit traumatic as our apartment was not cleaned or ready for us, but as I said in the beginning, maintenance was wonderful and soon it was move in ready. Also, there is no air. I am hoping that as soon as COVID rules begin to change we will have a clean pool, and gym to use. Right now we have neither and it is the only reason I scored them with 4 stars read more

The staff and management here are GREAT. My boyfriend and I were looking for a new place ASAP. We walked in with no appointment and got a tour right away. They've been so easy to work with in getting approved on the apartment and were moved in in 3 days! We love our place- brand new flooring and kitchen. We had a small electrical issue and the very next morning, maintenance was at our front door and got it fixed in minutes. It's amazing people are quick to give a bad feedback and not actually appreciate the staff, location and price of these apartment complex. I can't say I have had my fair share of bad experiences but the staff have always assisted, friendly and are quick to respond. Maintenance crew are great to talk to, gardener always greets me with a hello and the office staff is much better without Crystal. If you had an issue with any of the repairs, maintenance or anything, you should have brought it to their attention right away and not post on YELP. As the lease says, they are not liable unless it's brought to their attention. That goes for using their storage bins, parking spaces, etc. And as far as their cleaning charges after you move out. Hello, you only paid like $200 or something for deposit. Don't expect it back with a pet that you haven't potty trained. Bug problem: Residences bring them from their old place of residences! So if you think moving from a cockroach infested place to a non-cockroach infested place is going to help, you are wrong. Don't bring them with you. Period. As far as termites, we live in San Diego, always had a termite problem. If your house is made of wood, its gonna happen. As far as dog poop, it happens. Don't live in a complex that allows dogs. Solution solved. You have lazy humans all over Imperial Beach, just take a walk to the beach and you'll notice no one picks up after their dogs. My experiences both in Mariner's Point and Imperial Beach Gardens have been nothing but what I expect from office managers: Spectacular. My wife, corgi and I LOVE Imperial Beach Gardens. This place is so chill. You can have grill outs with friends and enjoy the cool breeze which comes from the beach that is just about 5-10 min walk. You can literally see the ocean from this place. So if you LOVE the beach to surf or just hang out this is the place for you. Also, all the stores you will ever need are close by. Everyone is so friendly managers, neighbors, maintenance people. They will go out of there way to make sure that you are taken care of. This place is a couple and family friendly community which includes pets, my corgi loved it. If these were condos I would have already purchased one for sure. If you are looking for a place to live and want a taste of the "beach life," you can stop looking now, because this is the place for you and your family. read more

PLEASE DO NOT MOVE HERE!! I've had so many issues with this place! They do not care about you once you move in. 1. The Apartment has so many issues and you constantly have to call for maintenance to come out. 2. They say they're pet friendly but they are NOT. Your pets can't bark at all or else you get a letter on your door. 3. If you want peace and quite don't live here there is always unsupervised children running around like its a play ground screaming. It was like someone was always at your house. 4. DO NOT live here is you work nights or want to live in a quite complex they have Zumba and kickboxing everyday, they BLAST THE MUSIC AT THE GYM not caring that people need sleep after working night! At 6pm they have a kickboxing class when your trying to watch tv all you hear is pounding and hitting the punching bag! 5. They have an insect issue! Ants everywhere and they don't do anything about it, you have to pay to get your place sprayed. There are water bugs everywhere and huge spiders. 6. The washer and dryer are always disgusting and dirty and they never clean them. 7. The management only cares about getting paid and not about anything else. THE LIST GOES ON AND ON. So my conclusion is DO NOT LIVE HERE, horrible place, you will regret it and be wasting your money. There are more options in IB that are way nicer. read more
