Jon Espy with Infinity has been really awesome in managing my Rochester short-term rental. He is very organized and gave me a list of suggestions for my house to become an Airbnb. He knows quite a few people and provided excellent recommendations for the repairs that were needed. Once everything was completed, he had a professional photographer take photos and wrote an awesome listing. My place was rented within 48 hours of listing. I just received my first payment in an organized, detailed and itemized email. I'm very pleased as an owner and hope the renters or guests are just as satisfied. I definitely recommend Infinity and I am highly considering working with them on future projects. read more

Do not rent from this company. Avoid avoid avoid. I have learned from first hand experience that if you don't document every corner and every inch of the unit or home you are renting, they will take a lot of money from your security deposit, for even the smallest details you missed. Document everything and I mean every small detail upon move in. Even the baseboards, ceilings, every wall, corners of the cupboards. Everything! We decided to apply for a home. They ran our credit, but are insisting that I dont have a credit score, so they are denying my application. I insisted that I have a credit score of 661, but they refused to help in any way. They just told me that we can fill out a new application and pay another fee, but they refused to do anything to help the situation. I have been leasing a home for the past 2 years, have a credit card, etc etc, so how can my credit score be identical on 2 different credit reports, but yet I dont exist at all with the other one? I see now why there are so many complaints about this company online. If you are trying to rent out your home, or rent out a home, choose a different company. read more

Infinity Real Estate in Rochester, MN treated us very badly. Be extremely careful before signing a lease with this company. They wrongfully kept our $3,000 security deposit and made false and exaggerated charges for things like carpet cleaning, light bulbs, and blinds. None of these charges were justified. On top of that, they are demanding an additional $570, which they sent to collections and damaged our credit. This experience has been stressful, unfair, and unethical. I do not recommend renting from Infinity Real Estate. read more

Do yourself a favor and do NOT rent from Infinity and certainly do NOT rent the property at 1809 1st AVE SW 55902. Disturbed asbestos tiling in the basement and drop-tile ceiling caving in on your head? "It's cosmetic." (How much do you want to bet they didn't even disclose the known asbestos to the new tenants). When you give warranted, poor customer service feedback related to anything? You're scolded and told you're the one being "inappropriate." Maintenance requests? Don't count on em; Infinity will just cancel them all and then charge you for them upon move-out "bc their hands are tied if the owner says he's not footing the bill, which he never will." I'm writing this review as an owner of a property that Infinity manages. Not as a renter (though I imagine they are equally bad from that perspective as well). Infinity has managed a property that I have owned for the last ten years. The first several years, when it was still smaller and Jon handled a lot of the day to day operations, they did a really good job. However, the last 3-5 years they have been awful. When the current contract with them expires (in approximately 6 months), I will likely find a different property management company. The complaints are as follows: They are horribly unresponsive. They will say there is an issue with something, and we will give them the go ahead to begin fixing the issue, and they never will. For instance, the current tenants have broken some items, it was noted on an inspection by the property management group last year. At that point we asked that they be fixed--we asked several times, by both phone and email, over a 2-3 month period. Those items were never fixed, and now that is resulting in some violations with the city Which leads to the next point, the city conducts an inspection and says that these things need to be fixed by a specified date and Infinity does not relay that information to us until well after they have received it. How are things supposed to be fixed by the deadline when we're not receiving notice of that in a timely manner?! Additionally, the tenants have reported issues and stated that they reported these issues in the past, and they were never fixed. We told Infinity that we were never told about these issues, and our property manager says, "Oh yeah, I saw that problem when I was there," and she also never told us about it at the time or included it in the report! I should note we have numerous emails and reports to back all of this up. Last year, we contacted Jon about the numerous issues we were having, and he blamed it on the guy that was heading their maintenance service, and said they had fired him and things should be improving. Things have not improved. Things have stayed the same level of bad. Property owners beware: they have not been able to scale their service levels to match their growth. Renter/Ibuyer beware! This property management firm is below bar. Excited to be representing (pro bono) the former lessees of the property at 3605-13th-Ave-NW-Rochester-MN-55901. In short, the property at the time of agreement - September 2022 was in complete shambles - broken cabinet doors, a hole in the bathroom floor that an infant could have fallen through, a deck that should have been condemned by the City of Rochester. All of the above was remediated by my clients at their own cost and now their deposit is being held. read more

Your the manager, you should answer my calls, and you should ask me what happened before you judge! So I scheduled an appointment to see the apartment and I really liked it. I knew it was a one year lease but I asked if it could be changed to a monthly lease. So I called the manager Nicole and she approved but all I had to do was to pay an extra $25 and a double deposit. So I waited for an application to be sent which took Nicole two days. However, when I tried to fill in the application it asked for a social security number but as a foreigner I don't have one. I went in the next day to fill the application manually and was asked how many people will be staying: 3 adults, one child, and one special need adult. They asked who's paying for the social need's taxes and they requested for a tax return paper. Yet again we're foreigners we don't pay taxes so they asked me to get any paper proving I'm financially supporting my special need son. I asked what paper they wanted exactly but they didn't know. So they told me to wait for a call to tell me that they will approve my special need son that he is in fact financially dependent on me. A week passed by and I didn't get a single call and I had to go back to their office and they told me they forgot about it but they'll call me. So two days passed and they texted me telling me that they approved my special need son. I went to their office the next day to start the application process but they told me that someone ahead of me already applied and if their application didn't go through, they will call me that same day. But instead they texted me the next day telling the apartment is available and I can officially apply for it. So I went to them to apply Manually and when I finished filling out the paper work I handed the application but they refused. Why? Because they won't accept my application until I pay them $60. So I went out to get the money and when I was about to pay them, they suddenly decided to change their minds and tell me the apartment is for one year lease. Even though we agreed from the beginning that they will rent me the apartment on a monthly bases. I wasted a lot of my time going and coming, I'm here for the Mayo Clinic my son soo sick and he have a lot of appointment. And I have the SMS for tham .look at it . THEY THOUGHT TURNING OFF FB RATING WOULD PREVENT ME FROM GETTING MY REVIEW OUT THERE FOR YOU TO SEE I would like to share my most current experience with the owner of this company and I will reiterate, this has nothing to do with any of the employees but with the owner himself. Had he gone about it differently I feel that we could've resolved this issue a lot easier and painless. But as the old saying goes: Play stupid games, win stupid prizes.. This was my most recent review on Google because I was irritated about our ac unit not working properly and just the overall lack of communication and disorganization within the company. I have also added Jon's response to my review, which I found comical and embarrassing on his end. MY REVIEW (One Star): We have been renting through Infinity for 9 months now and we WERE pleased with their services and customer service. But after another resident wrongly reported us for smoking marijuana, the property manager sent me a text message stating that Infinity does not condone pot and that we need to cease smoking it. For one, my gf and I both work in the medical field and both get drug tested so there's no way it was us and second, the property manager did not give us the benefit of the doubt nor did they even give us a chance. Instead they took the accusing residents word as if it was the Gospel and still reprimanded us as if we did wrong. This was also done all through text. Hopefully management will realize calling their residents about issues such as this is far more personable and professional. We are also extremely displeased with their maintenance protocols. We totally understand that fixing stuff takes time, but the lack of communication and organization is quite alarming and it doesn't seem like everyone's on the same page. Depending on when you're able to contact them, you'll end up getting a different response every time. And before the owner makes note of it like they previously have, yes this was once a 5 star rating. But after seeing the level of customer service heavily drop and the aggravating issue of being accused of smoking pot I only find it fit to rerate them. We understand covid has obviously impacted a lot of stuff. But that's no excuse as to why your customer service should decline heavily. RESPONSE FROM OWNER: This was previously a 5 star review. I understand that you're upset about your recent maintenance request for air conditioner repair not being deemed an emergency. Per your text at 835pm on 8/25, the temp in your unit was 78 degrees. We responded to that text, even though it was not an emergency and was after hours. Your AC was repaired during business hours on 8/26. I would deem that to be a completely appropriate completion of your maintenance. Regarding your use of pot in your townhome - we received several complaints from neighboring units and they were determined to be valid. You were asked to cease this illegal activity in your home. EDIT TO OWNERS RESPONSE: You absolutely have no idea what is going on within your property which is ridiculous considering you're the owner of this group. The unit has not been fixed because I received a text today stating that it'll be fixed tomorrow, 9/2/2020. So please fact check if you don't believe me. As far as the Pot usage no one has followed up or even investigated it. The property manager only messaged me about it and I have provided pictures to back up my claims. I would love to see your documentation on hand that shows we smoked pot in your unit because you will and I mean you WILL fall flat on your face. We will be more than happy to even do on the spot drug testing if you need further proof so that you can see how silly and absurd your claims are. I would encourage you to change your post about us as tenants before I blow this up on social media and show how unprofessional Infinity Real Estate is being. False accusations of illegal activity? As a former realtor, property owner, and current renter, I have one word of advice regarding doing any business with Infinity Management Group of Rochester: RUN! I have rented from them now for a couple of months and I have constantly been in trouble with them for requesting simple maintenance of the property. I pay way too much to rent this slum and you would think that they would be more concerned with trying to keep a tenant happy. On the contrary, I am too loud (I played a little boom box while I was unpacking), I am smoking in the property (not once), I complain when they plow the driveway at 4am (and they don't even make it passable). And instead of "the customer is always right," I have gotten to the point that I will just live with problems rather than reaching out to them. After renting for close to 10 years you would think that this process would be down pat...not if you are working with Infinity. Do you have a job, YES Can you verify your income, YES Do you have a criminal history, NO Should be that easy right? no, they will skin you, take a pound of flesh and then question you about it to no end and treat you like an idiot throughout the process. We also showed up outside a rental so see it. A gentleman walked up and said hi, we shook hands and introduced ourselves only to realize after staring awkwardly at each other that we were not being shown the property by him, we had been double booked. On top of that, there is already 2 couples inside looking at the place as well. It was embarrassing and awkward and all of us felt stupid. How about some communication. read more

Avoid at all costs. We rented from Infinity for a year and had nothing but problems. The foyer of our 4-plex was so filthy that I had to call the Health Department twice because bugs were crawling up into our apartment. The hot water would randomly disappear because the apartment below us had 7 people in it (way more than should have been allowed) who were constantly using the hot water; Jon Espy refused to discipline them, claiming that they couldn't speak English so he couldn't make them understand what was going on. The carpet in our apartment would fall apart each time I vacuumed it. The windows wouldn't stay open and the screens all had holes in them. The air conditioner had a bird's nest in it that took them months to remove, and they didn't cover it in the winter so we had a constant cold draft; I had to duct tape a towel over the front of the unit. Our dishwasher, a remnant from the 1980s, leaked all over the kitchen floor and took another 2 months to be replaced. Maintenance requests were laughed at and ignored at best. Whenever I called the office for help, I was put on hold for hours or dismissed with various excuses. They shut our heat off in April (there's still snow on the ground in MN in April) and in the mornings the apartment would hover around 53 degrees. Our garage door opener rarely worked and we often had to park outside in the street and scrape our cars off every morning. They were often tardy with the snow removal and we had to shovel out our own parking lot, and they hardly ever put down salt. Overall, Infinity is greedy, dishonest, and incompetent, and Jon Espy is a pathetic excuse for a professional. Initially, I ignored the other low ratings at my own peril. Don't make the same mistake. read more

Lazy. First word that comes to mind. I felt like was doing all the work trying to rent out my property. I also asked Jon Espy to list my house for sale when it wasn't getting great results to have a renter. After two months with still no results I asked him for advice as my realtor. He sent emails to say, "the market just isn't there." When I asked for feedback on things we could change or do differently or lower the price and DIRECTLY asking for his input, he passed on a response. It wasn't until I asked to cancel our contract that he made any attempts to work hard for my business (a pathetic email to suggest lowering the price as the only option.) Additionally, I had asked Jon to perform some repairs at the home prior to selling. I had already moved out of state and was giving full trust that he preformed these task. I paid for carpets to be cleaned and walls to be painted. When I had someone stop by the house they told me there was no way these things were done and if Jon Espy says they were, then it was done so poorly, it's laughable. I had to pay for someone else to retouch the walls and clean the carpets again. After switching realtors to someone who gave me some honest advice, I invested in some backsplash, cabinet hardware, and new appliances. My house sold for more than asking price with two different offers. Something Jon Espy couldn't even come close to doing or even simply offering these as a suggestion to help improve my results. Do yourself the favor and look for another management company or realtor. There are people that will work hard and not make selling/renting a home feel like additional work. read more

Bad Bad Bad!!! This company will skin you alive. Since they took over the building in Red Wing, MN. First the sewer backed up in the basement, everything got wet. Called and emailed them, they said nothing they can do about it because of the rain water and the construction near by that caused it. About a week later, it happened up stair toilet and bathtub. Water backed up and spilled all over the bathroom. Especially, from the toilet, it stinks. Then the unit became unhealthy to live in, so we have to stay in the hotel for the last 10 nights. Called and emailed again, finally a plumber came to fix the problem on the 13th days after everything was so bad. Now they have a gut to blame us that we caused the problem which plugged up the pipes. I don't mind if they showed up the first day to fix it, not day 13th after everything were rotten and spoiled in the apt. And other things I had to fix them myself. read more

Worst Real Estate company, period. As a buyer it took over a week to get in contact with the agent, listing a home I was interested. We made arrangements to see the home. I made travel arrangements, only to arrive to be blown off by the agent. I wasted airfare, car rental and a hotel night because the agency is neglectful and pathetic. read more

*** RUDE ****This is the worst experience I have ever had with a property management company. Jon was rude, inconsiderate and refused to answer questions when asked directly how we could resolve the issues with his home. His property stated it had been fully renovated, the only things that were possibly renovated were the flooring in the bathroom and kitchen. The whole place had such a horrible smell, was freezing with no control over the temperature, disgustingly dirty and was not safe. The other unit had access to my unit through the laundry room with a simple bedroom door lock that you can easily unlock with a quarter or screw driver. The outside lights were burnt out and after attempting to bring this and many other issues to Jon Espys attention I was told to stop harassing him. Do not rent from this company if there is anything you can do to avoid it. We were stuck as we prepaid for our stay and they offered to have us leave, but absolutely no refund! read more

Was trying to rent a duplex through Infinity which quickly became a nightmare. We were told by their staff that we needed to send in a application and payment ASAP in order to be considered for this place. I sent the needed payment and info over minutes later only to find out that they had another person already in the process of renting said duplex. They blatantly lied to try to get the app fees from us even though they knew they had another person renting already. They were not apologetic at all. Will NEVER be renting from this company. Only out there to make a quick buck. read more

Rented from this business for less than 2 years. Lousy property manager. Better to rent directly from owner. I and some of my friends have rented in that city from other landlords and none of them were as careless about customer relations as these guys. Big thumbs down. read more
