Well, I did read yelp reviews before I connected with Jack, but I just had to see it for myself - and I did. Now I can confirm that all of the reviews (the one-star ones) are true. Jack is a miserable man who seems to enjoy spreading misery around more than anything else. Something must have happened to his psycho that made him hate everyone so much. It is so obvious that he has no respect for others, and no desire to help and do something good for clients (which is supposed to be his job), so if you have to deal with him, be ready that he will find a way to upset or deceive you. Coming from Easter Europe I thought I had higher tolerance level for poor customer service, but Jack can surprise anyone. However, just few minutes into the conversation, I realized he was a very haughty individual by the way he cut me during the conversation! I'm glad I didn't have to work with him. Beware of Ingram Realty Company. I can only say do not rent a property from them. From a friends experience and my own discussions they knowingly misrepresent properties, landlords responsibility, and will rent you an apartment with code violations, garbage throughout, water damage, etc. and represent that this is common property condition of a market level lease. Plan on having legal representation, building inspector involvement and getting the Greater Boston Real Estate Board involved. One particular representative Jack Lambergs will openly misrepresent landlord commitments. To prospective renters: The interesting thing about this realty company is nothing of value on your rental application is important. I was told (when it was already late) by agent Jack that if I didn't turn in an application by midnight, I will not be considered on par with other applicants. [I don't stroll into work at 9am like most. He would have my application at 5am, 6am at the catastrophic latest]. No one came to collect the 'in by midnight' application, so it was just a game. To prospective landlords: I turned in my rental application and fee disclosure papers and apparently I needed another unnamed page. And why was that? No application documents were given to prospective tenants at the showing.... not one. I would not want someone like this showing my property. Would you? The (3 different) documents were in a single stack sitting in the kitchen, not in 3 separate stacks. I wish the landlord could view this disaster. Her husband rushed her off the phone with a client to answer a question for him during the showing. I think if she knew nothing was handed out to everyone one or that they use first come first serve instead of quality for tenants, they would cease business. The landlords clearly wanted tenants to have all the information. Ingram offers a different strategy: give you paperwork and ask why you don't have it all. The hour of day I turn in my application is more important then salary and references? They don't pass out (nor inform how to get) applications at a showing? I can't wrap my head around this place. read more

Before you do business with them, please read the reviews here very carefully. I dealt with Mr Jack Lambergs. He is the most unprofessional rude human being I have met. I really liked the Hill state apartment so despite reading reviews I wanted to take a chance. He took the brokers fee cheque from me immediately. Before signing the lease, I told him that I want to include a 3rd person before or after I move in. After that he started showing me the door, calling me names like dishonest etc. He mentioned that he won't sign a lease and won't return the brokers fee even when I mentioned that I would like to stay with just 2 people. He made me leave his office and wouldn't even discuss the matter. Next day, when I called him he hung up on me without giving an answer to my question. Then I was furious and I called up the management company that owns the apartment (this guy works for them) and explained them and they told me that they were told about 4-5 people moving in. He completely lied to them about my case. I told the management that I am willing to move in with 2 people and if this is not acceptable then brokers fee should be returned. They said unfortunately this guy just works for us and refuse to help me. Then I started calling Ingram's office to talk to their manager but I couldn't connect. Then I received a call from jack himself (probably scared about getting a bad image in front of his client or his manager getting to know his doings) and said they would return my money in 3 days. Please do not deal with him and trust all the reviews from other people. You are better off getting a not so good apartment than dealing with this guy. read more

I had the displeasure of dealing with Jack today. I am looking to find an apartment before finding a roommate to move in with me as my current roommate is moving in with her boyfriend. This is a VERY common renting strategy around the Boston area. Jack spoke to me like I was a five year old and continued to question my financial status to put the money down and back an empty room if I did not find a roommate right away. Obviously something I had already figured out before calling him! I assured him that I had the funds in my savings to cover such things if they were to occur. Instead of accepting this and moving on with our conversation, he proceeded to talk a mile a minute of jibberish that boiled down to the fact that he wanted extra money out of me for having to put in "extra effort" with the landlords. I am still in shock from this conversation. When I asked him to clarify what he meant (hoping that I misunderstood what he was asking, better yet demanding), he told me that he didn't have time for me and hung up. This was a very unprofessional manner to treat a potential client. I was very interested in a few different apartments that he had listed and was fairly certain that I would have signed with him if he had been able to treat me with some respect. Responded to a Craigslist post which clearly stated "Half Fee" and "Pet Friendly". Just to confirm the "Pet Friendliness" of the apartment, I asked the realtor if my dog would be acceptable - they responded "Yes, but a full fee would apply". Usually when something is listed at Half-Fee, it's the landlord who's paying the realtor the other half in order to make the listing more appealing to renters. By the realtor telling me separate from the listing (away from the eyes of the landlord) that owning a dog would require a full fee, he'd essentially be collecting a 1.5x fee for being sleazy! Maybe I'm wrong here, but for the life of me I can't figure out why a landlord would agree to pay half a fee only if the prospective tenants had no pets - that's what a security deposit is for! read more

I got to say, as a foreigner, Jack Lambergs might be the rudest American I've ever seen. (I mean most Americans I met were quite nice.) He is not just the most unprofessional broker I would ever meet, but the most disrespectful person as well. I was traveling in China and wanted to find a place for myself to the west of Boston. I picked this apartment at hotpads.com. The location is perfect! The price is somewhat lower the average among properties in the local area, which is alarming. But I did not think too much. Then Jack contacted me, with his PERSONAL EMAIL. Since I was not in the States, I told him that I needed to check the property via a FaceTime viewing, which was the best I could do given I wasn't able to check the property in person. I appreciated that he agreed, but he then said "Since we are a busy office, it's gonna be at least 2-3 days for us to schedule the FaceTime viewing. The apartment could be rented within this period." Whoa whoa! What's happening here? I am in an urge for a house and he utilized it! Am I expected to blind pick? He acted in a very pushy fashion by threatening that the house will be rented in a few days! At this point, you can tell he doesn't really care about your house-hunting, but only care about getting a cut from as many businesses done as possible. Next, I suddenly realized that fridge is not included in this property! Therefore I asked Jack about the issue via email. HE JUST IGNORED MY QUESTIONS! WTH?! Besides, he said I should pay him 2.5 times monthly rent and send him the check by mail in 2 days. He made this impossible request knowing that I am not in the US. Again, he is nothing but PUSHY. The next thing I did was to Google 'Ingram Realty Company' & 'Jack Lambergs'. This Yelp webpage popped out and I saw folks' posts, complaining about this guy. Once I decided to move on towards other places, he THREATENED me by using DISCRIMINATING languages (quote:) "All you've done is make it potentially tougher for other foreign nationals in similar positions to make a deal from other parts of the world-, congratulations-ie, if this is the reward for due diligence perhaps we'll have to perhaps think twice on that type of thing next time around." Just so you know, Jack Lambergs, there are tens of thousands of 1st-gen immigrants in Greater Boston Area, you are thinking too big of yourself, frankly. We immigrants would LOVE to cooperate with citizens with kind heart and basic mutual respect, and in turn, to make America a harmonious place for everyone. PS: He does not speak/write in proper English. His emails were full of typos and abbreviations, which is somehow confusing for a foreigner. He continued to do so even if I told him to make his wording easier to comprehend since I am not a native speaker. We tried to work with Diane Elliot from here, as they seem to have a corner on the Belmont rental market, and I have to say I've never run across a less-professional agent. We made an appointment to see an apartment, showed up at their Belmont Center office on time, and found a locked door. I called her, and she seemed surprised at first, then very apologetic, as though she had forgotten completely. Ok, no problem, everyone makes mistakes right? Three hours later she calls back to let us know the apartment in question has been rented out and is no longer available. Now I'm suspicious. At that point, she simply stopped answering her phone or calling us back until we went away. Don't waste your time on these losers, no matter how many good properties it seems like they have. You'll reap nothing but tears. Ok, really just wasted time and aggravation. read more

It was difficult to find a place to rent, because I'm an international student and a first time renter, but Lois stood by me every step of the way. Her upbeat attitude and unceasing work ethic made my first foray into real estate a much easier experience than I expected. I contacted Jack Lambergs through craigslist and he responded to my email within 15 minutes, if not quicker. From there, he proceeded to show my husband and I several apartments that matched our criteria. He never rushed us or pushed us to settle on what we didn't want; he just tried to learn more about what we wanted so he could show us the right apartments. He always answered my calls and emails the same day, usually within an hour or less. The apartment we ended up getting was never even listed (as far as I know) because he got us in the day it went up for rent. I've never worked with a realtor in the Belmont/Watertown area that was this responsive, kind, and friendly before. I highly recommend working with Jack and Ingram Realty! read more

Jack Lambergs is very unprofessional. I contacted him about a listing on zillow. Minimal pictures. He seemed like he was annoyed with answering questions. He also basically said I would need to show up with deposit and application in hand and fight it out with the other people showing up at the same time. It's a pandemic...open houses in a studio probably aren't the best idea. Also schedule people for private showings by order of who contacted you it's not that difficult. When I was looking for a temporary rental, Diane Elliott responded to my ad on Craig's list. As soon as I saw the apartment, I decided to sign the lease. Diane was up front about the fees and there were no surprises. I thought I'd be there 3-6 months and was there for 13 months. Ingram Realty was the property management for the apartment. During my time I lived there I had to call about 4 times for things like a leaky toilet and heat going out. Each time, they sent someone right away. When I gave my notice, they were respectful and called giving me notice that the apartment was scheduled for a showing. I had no problem getting my deposit back. Since I purchased my own home, I wanted to have a list of home service providers and called Dana Ingram since I knew he had people who responded quickly. He gave me a few names that I have on file when something comes up. Overall, it was a great experience working with hem and having them as property managers. read more

This is the worst realty/property management company I have ever dealt with. Listen to all of the negative reviews. They will hire unlicensed contractors to do work and put you and your family at risk. This includes scraping lead paint with kids in the house, shotty electrical work particularly on old houses, and plumbing that does not take asbestos seriously. Considering they work with all old homes, this is a constant problem with any work done on the home. They are also incredibly rude to clients when they are challenged. Do not rent from this company. They should be embarrassed of themselves and put out of business. read more

I had a very good experience with Jack Lambergs. I saw an add he had posted on Craigslist on behalf of Ingram Realty for an apartment in Watertown. I emailed him in regards to seeing the apartment and he called me back within an hour and was very up front with me about the fact that the apartment I had been interested in was already on hold as another person had put down a security deposit and rental application. I told him that I appreciated the call, thanked him for his time and mentioned that if he had any other properties he felt I may be interested in to let me know. I had been looking for an apartment for the better part of two months at this point and spoken with about a dozen realtors. Based on my other experiences, I didn't expect to ever hear from him again. To my surprise, I received a call later that week from Jack. He explained to me that he had another apartment within the same area that was of a similar size, price, and had similar features to the one I had initially been interested in. He told me a date and time when he would be there showing the apartment and that I was welcome to come by and take a look if I wanted. I was amazed at how low pressure he was being compared to some realtors I had dealt with prior. I asked him to email me the information and said I would let him know. He sent the information right along. Unfortunately in the meantime I had found another apartment that worked out and I decided to take that one so I didn't actually end up renting through Jack. I told him I wouldn't be going to see the apartment, as I had found one, and thanked him for his time. He wished me luck with my apartment and thanked me for contacting him. Again, I was surprised by how low pressure he was for a realtor. The only reason I am giving Jack and Ingram Realty 4 stars instead of 5 is because I didn't get to see the next step in the rental process with him. But I am confident that had I rented through him, I would be more than satisfied and I will definitely keep his contact information on file for when it comes time to move again. read more

If I could give less than one star, I would. As many other reviewers have said here, Jack Lambergs is hands down the most unprofessional realtor I have ever communicated with. After viewing a property listed on Craigslist, I messaged Jack, who was listed as the contact, to inquire more about it. Once we came to a mutual understanding that the property did not have all the features my roommates and I were looking for, he asked what our "must haves" were. I provided him a list - one of the items included laundry in the unit. Jack sent me back a property that did not have laundry in the unit, but rather washer/dryer hook-ups. I politely responded that while the property seemed great, it did not have laundry in the unit so we would have to pass. He proceeded to respond by saying that he needed to be "straight up" with us and that if we already require 3 parking spots, we shouldn't be so picky about a potential one time $200-$300 expense for a washer and dryer. After reading this, I was very turned off and replied thanking him for his time but that we would be continuing our search elsewhere. To this he responded, "Silly me, I thought you may value some insight from a professional who does this all the time. Good fortune with all those magnificent options." I am completely in shock and disgust that a realtor would speak to a potential client like this. Not a way to do business. Stay away! read more

When he found out that I just wanted to see the place and was not going to commit right then and there he said that it would be waste of his time and canceled the appointment! I had the ideal experience working with Jack Lamberg. Jack was referred to me by a good friend who found her apartment through Ingram Realty and Jack a couple years ago. My friend is so happy with her apartment that I thought I'd give Ingram Realty a try. Jack found me the perfect place quickly, helped me secure the ideal move in date, and was quick to respond to each of my requests. I emailed Jack on a Saturday morning and he emailed back just a few minutes later. We scheduled a showing for mid-week. I was pleased with the places he showed me. Jack knew exactly what I was looking for, stayed within my budget, and had great listings. I found my apartment that day and just a couple days later I had my lease signed. Securing an apartment (and, the most beautiful, pristine one at that!) took less than a week with Jack from the first day I contacted him until the day I signed my lease -- I am pleased by his efficiency. Also, I found Jack accommodating, fair and patient. He thoroughly explained details, answered the questions that I texted him and he helped me negotiate the perfect move-in date. I have a couple friends who are moving within the next months and I will certainly recommend them to Jack. read more

I initially met Jack Ingram through a Zillow search while looking for a new rental. He was able to connect us with the landlords, we met and saw the property, and had a generally positive experience all around. (Jack was also incredibly patient and positive with us, despite our showing up half an hour late to our appointment!) While we ended up renting a property through another agency--through no fault of Jack's--we would definitely work with him again. He listened, tried to provide creative solutions to our renting needs, advocated for us to the landlords, and was always upfront about the circumstances for each property in question. I can honestly say I never experienced any of the negative responses detailed here from other renters. However, the property I looked at was very clearly well-taken-care-of by the owners, who were present at every showing. I'm sorry that other people had a negative experience with Jack and Ingram Realty, but that was not at all the case for me. read more

But he was honest with us. He worked with us, even though at the time because of bad credit we were difficult to place. He was responsive to our particular requirements because of my wife's health issues. And in the end he found us a perfectly nice, if not luxurious apartment. My showing with Jack was a joke. How bad was it? Let's just say that by the end, I almost started to wonder if I was on some sort of candid camera show. When Jack and I were in the apartment (it was at Hill Estates in Belmont), I asked him if he thought there would be a lot of noise from the neighbors. Almost on cue, the people in the apartment above started to make a lot of noise. Jack started to talk more loudly, without leaving any pauses between his sentences, as though he thought he could somehow cover up the noise with his voice. When the noise stopped, he stopped. Trust me when I say it was *very* obvious. He wasn't talking louder just so I could hear him-- there were literally no pauses within his paragraphs' worth of speech. I thought about calling him out on it, but I decided to play dumb and see what else he did. We then went over to the sliding glass door that led out to the porch. I asked him if he thought the door would keep in the heat (it was January), and put my hand on the glass to feel how cold it was. The door was freezing, but my hand had only been there for a few seconds before Jack jerked it open with no warning, forcing me to pull my hand back. He then pretended he was trying to show me what it looked like from the side, so I could see how "thick" it was. But it was obvious he just didn't want me to be able to judge for myself, which I already had. The whole thing would have been less bizarre if, at the end, a TV host popped out and told me it had been staged. Seriously, stay away. read more

I have had great, good, and mediocre rental experiences. Renting an apartment through Ingram Realty was by far the worst. While they did respond to urgent maintenance requests (e.g. electrical issues), nearly all experiences with them were unpleasant and unproductive. I'd originally planned on renting from them for two years before buying a house, but their lack of service turned me off renting so much that I bought my own home after a year. My willingness to spend $300K a year ahead of schedule should give you some idea of how frustrating it was to work with Ingram Realty. As a tip to prospective renters: make sure to check utility costs on properties you're considering renting. On Craigslist, Ingram highlighted the newer windows on the 2.5 bedroom unit we rented. Unfortunately, newer windows don't seem so special when the winter heating bill is well over $400 each month. Ingram was aware of our gas bills and still advertised those windows as a selling feature. Caveat emptor. read more

This is the worst Real Estate company I have ever delt with. I was a tenant for a dozen years and they never responded to any call for maintenance. The apartment I rented in Waltham had a leaking roof for 5 yrs and the stove was a 1950's model that ceased to work but they would not replace. When I eventually decided to move out, they stole most of my security deposit. I would not recommend this realtor to anyone. They are a scam! read more

I wrote to inquire about a property that I have enough interest in to offer to move early and pay rent in two places - but I had to see the place first. I'm local to it and don't want to get suckered - the ad seemed too good to be true, but if it's legit, I wanted in. Without even meeting me, running a credit check, or anything, he brushed me off repeatedly before finally saying he won't show me the apartment because I'm "too speculative," whatever that means. Only thing I can think of is he's hoping to rent it sight-unseen because it's not what he's claimed it was. Walking past this particular place every day, I'm hard pressed to imagine it is everything that he's advertised it is. Anybody who refuses to show a listed property to a renter who clearly wants the place and is able to pay is up to something shady - just stay away and save yourself a headache and bad interaction. read more
