I must say I feel better that I'm not the only person that had a less than impressive interaction Jack Lambergs. Lol. I was looking for an apt in Belmont. I believe listings were on Trulia. I emailed inquiry and he called/emailed me the next day. I really didn't even have the opportunity to tell him much/anything other than I was looking for a 2 bedroom in Belmont. He interrupted our conversation to tell me his "wife was calling from out of the country" and he would call me back. This NEVER happened. A few days later I called him in the morning and reminded him that I was still looking. He assured me he was just busy but would get back to me again... this time he " just had to get his son off to school." Again, NO call back. It was just frustrating as a number of the listings I was interested in he was the contact for??? WOW. Good luck to anyone seriously considering him to rent their place. I have family and many clients in Belmont. I will say this, not only was this the most unprofessional realtor I have ever encountered... but I will be sure to spread the word to everyone I know, NEVER to bother dealing with him. Just rented an apartment with Ingram Realty. Jack Lambergs was our agent. Jack is very competent, professional, efficient and punctual. I had originally called for one apartment and when it was time to go see it, Jack surprised me with three more appointments. So, we were able to check out four apartments in a few hours and I quickly found what we were looking for. The rental application process was linear and pain free. Jack told us step by step what documentation to provide instead of overwhelming us with all sorts of information/ requests as other agents seem to be in the habit of doing nowadays. I contacted him thru a Craigslist listing, and got the impression right away that he was a straight shooter; a rare quality in this business, I'd come to quickly realize thru interactions with other, less forthcoming realtors. Jack sealed the deal for me on the forth place I saw, and was patient and exceedingly attentive throughout the whole process. He was highly communicative and responded to texts almost instantaneously, and I sent many. I knew he was working on my behalf and seemed as invested in finding me a place as I was. This was a huge comfort, especially given the highly competitive market that is Belmont. I would highly recommend working with Jack. Jack was easy to work with. He responded to texts quickly and always answered his phone. That said he is a decent sales person and will say things (some that aren't true) to make his listings more enticing. He misquoted the move in date in the ad and made a bogus claim that the apartment is "99.44% sound proof". During the showing he told me all the sliding doors in the building are being replaced - as if I'd have a new one when I moved in. The more likely scenario is that they will replace the door at the end of the lease and use it as leverage to increase rent when I renew. The good and bad are at about equal scales. WOW. This place takes the cake. I can stay at a "simply annoyed" level with people for only so long.... the people who work here are so ditzy or checked out (not sure which) that they have lost our deposit check, constantly get confused by simple questions, send sketchy maintenance men over to our place with a key without teling us (called the cops on that one, only to be told by the agency "well, we TRIED to call you, but NO ONE answered" um, yeah, it's the middle of the day, we're both working bozo, try maybe leaving a message next time??), and don't respond to 3-4 messages left about say, our heat not working, or our tub being so clogged up we can't shower, or our front door being smashed in..... really top notch. My poor landlady. I venture a guess that any other company besides this one would be a much better bet. read more

I give two stars begrudgingly. Only because I did find a great apartment, and the owner, Dana Ingram, came through in the clutch. So, Diane at first was responsive, showed us many apartments, even some places they weren't listing on craigslist, etc. The place we decided on was sort of shabby, but spacious and the right price. We compiled a list of stuff we would like the landlords to fix, but it wasn't make or break. Some were simply inquiries, like are they going to paint the interior before we move in? This somehow was misconstrued to our landlords who thought we were DEMANDING everything on our inquiry list, and we couldn't get a straight answer out of the woman when the hell we could move in. We had settled on the place before the first of Nov., but because she wouldn't properly convey that we didn't need anything done to the place, we were just asking!, we didn't get in until the 4th. The only way this got resolved was because we happened upon Dana at their office one of the many times we had to go, he called our future landlords who work with Ingram frequently, spoke to them in normal terms conveying that we were happy to move in AS IS, and then done deal. Keys that day. SHEESH! The problem is these guys are unavoidable as they have the Belmont-market cornered. Fortunately for us, we ended up in an apartment that makes us happy with good landlords. We nearly lost this place though thanks to some of their agent's incompetency. After owning 45 apartments and therefore dealing with numerous real estate agents; I must say that dealing with Dana Ingram & Mr Lamberg was a disappointment. When I called the office to inquire about the ramifications of selling a building where we had a business Mr Ingram told me he was sick of my bullshit and hung up! Mr Lamberg was not forthcoming regarding his knowledge that the building would be sold soon after we signed the one year lease. ( It was all that the building owner would give us). He said that it was ALWAYS the way they did it. Our business was totally destroyed because we believed the deceitful owner of the property and had trust in his integrity. The owner even had us paying the common area water bill until I investigated and found that the entire building including residents were using that water for car washing and personal laundry. At that point the Owner told us to forget paying that bill. Within about three months the For Sale Sign was in front of our business essentially putting us OUT of business! read more

When we got in touch with Jack, he was very helpful: he asked us a lot of questions that helped us to refine our search, showed us a variety of great apartments within our price range, was cordial and was honest about the pros/cons of each rental. Probably actually a 3.5 but Yelp doesn't allow for stuff like that. So I erred on the side of being nice. They really aren't so bad. It was clear they hadn't done a walk-through since the last guy left. There were tons of holes in the walls and the apartment was dirty. Lots of stuff about its current state weren't clear when we were moving in. But when we expressed our concerns, Ingram's Realty gave the landlord our list of issues and they were fixed extremely quickly. Down to a letter we were taken care of and the rent was appropriately tweaked for how long it took them to fix things before we moved in. The landlord was super understanding and I got the impression that he genuinely cared about making us happy. They have since been very responsive and helpful whenever we need something. So it's kind of hit or miss but more many more hits than misses (hence 4 stars). Lois is super nice and a joy as was Dana the one time we spoke. Really...as I'm sure you can gather from the other yelp reviews, the only negative experience is working with Jack. Either he's the most incompetent (and least literate) realtor I've ever worked with or he's genuinely that rude and dislikes his job and clients. Caught in lies a couple times, gave us the wrong keys initially, and was almost impossible to get him to put things in writing through email; he definitely prefers to call you, and not at convenient times, but we weren't having it and made him email us instead for a proper paper trail. Now that we're completely moved in, there's no issue, they aren't obtrusive, and everyone there is super helpful. The apartment is nice, the building is great, and everything is well taken care of. All in all I would definitely recommend their apartments....just don't work with Jack if you can help it. But if you're already on Yelp, you probably already got that impression. I had a great experience with Jack Lambergs and Ingram Realty. I contacted him about seeing an apartment, and he was very easy to work with. We were even running late the day of the viewing, and Jack was incredibly flexible with us. The apartment turned out to be fantastic, and Jack was very helpful throughout the entire application and approval process. He kept us up-to-date on communication with the owner, and he very patiently addressed all of our concerns (even with multiple calls from us over the weekend). When it came time to sign the lease, Jack was very professional and carefully explained everything in the lease. He gave us a ton of useful information for our upcoming move-in. I wouldn't hesitate to contact Jack again next time I'm in the market (although based on the quality of apartment we found, that probably won't be any time soon). We worked with Jack to try to find a place in the Belmont area. Unfortunately we decided to stay put a little longer in our current place, but not for lack of effort on Jack's part. The first time we met with him I expected to see just 2 places he had mentioned, but he had 4-5 up his sleeve. As soon as we pulled away, he quickly called back saying one had literally just opened up and he wanted to make sure we got to see it. Even after a week had passed since we met with him, he called back with more options and ideas - obviously still had us in mind and understood what we were looking for. My wife asked to see an apartment through their agent Jack. Before the appointment she drove by the house and decided it was too small for our family and too close to a busy road, so she sent Jack a simple email that she wanted to cancel her appointment since the house would not fit our needs. This guy sends an obnoxious response to my wife "Wow--talk about judging a book by it's cover, and from an educator, no less!" (my wife is a teacher). Not professional and not appreciated. When my wife responded that she didn't want to waste his or our time by seeing a house that wasn't in an ideal location, and that she didn't appreciate the comment, Jack didn't apologize and move on....he kept sending snarky replies. I also had a bad experience with Jack. He was very stressful to deal with. He talked so rapidly that I could not keep up with his answers to my questions, and then seemed to mock me if I didn't understand what he was saying. He did some leg-work for me and got back to me in a timely manner, but I felt some of my basic questions/criteria were made out to be childish or unimportant. He also said that he had explained something to me about an apt. when he hadn't and tried to fast-talk me into a situation when I wasn't happy with it. Here are the facts of what I dealt with dealing with Jack Lambergs: My fiance and I are both mid 30's working professionals, we went to meet up with Jack at 9:00 AM on a Sunday. He gave us an address that didn't exist to make sure that we didn't get to the house before him. We told him several times what our top dollar amount was and he showed us a place at that price. Great, willing to overlook the intentional wrong address. The place was ok, but we weren't sold because we thought there was a full fee. He next showed us a place right next door to it that, we later found out was $200 above our max price, that we were very clear about, and confirmed with him before he showed us the other property that it was the same price. We like it a lot, but the full fee (Several thousand dollars) was something we weren't sure was worth it (This is also before we knew the property was advertised for $200 more). Next he shows us another property, that met all of our specifications of what we want, but it was kind of bare bones, but $350 less than our top amount. In there I asked about the fee and he told me that the place we were currently seeing had a half fee, but that the two properties we had just seen had no fee. "No Fee" I said, and both my fiance and I started to really want the second house we saw. We informed him, with no fee we were very interested in it. He said Great! But wanted to show us another property. The last property he showed us also met all of our criteria, it was just waaaay too far away from where we wanted to live, and would probably double our commute. We informed him, we are ready to sign for the 2nd house we saw. He said "Great!" went to get the paper work in his car, we followed him out, to which he said "OK, and here is the paper work, and here is the 1/2 fee for the place that we had discussed." I informed him, he had clearly stated to me that there was no fee on that property, and he acted like he had no idea what I was talking about. Like the conversation never took place. Then I repeated verbatim the exact conversation (It had happened under 20 minutes from that time, so it was easy to recall) and he told me I must have been confused, because the current property that we were at (The one that I didn't know even existed at the time of our no fee conversation) was the one he was talking about with no fee. These reviews made me pretty nervous reaching out about an apartment in Waltham, but my experience with Jack was all positive. I found a listing on Zillow and made a call. Though Jack talked quickly and perhaps hung up a second or two early, he was very upfront about eligibility, fees, and what's included. He was honest about the application process (Broker fee is due with the application which needs to be in by midnight of the day of showing. You might as well turn them in during the showing). I made several calls to him and he always picked up. He was patient with questions during the showing despite a large number of visitors, and followed up with me within 24 hours as he said he would. My application wasn't picked but Jack worked with my preferences and reached back out with other relevant listings as they popped up. I ended up finding another place in the meantime, and he sent a text back he was glad it worked out. Jack gets the job done and I would recommend him. read more

I have worked in Real Estate and in law firms for many years now and I have to say Jack was the most unprofessional Broker I have ever had to do business with. Everything was fine with Jack until he started saying things like "This is the protocol, I'm not making things up and it's in the document or lease that I signed." As I'm familiar with real estate, some things that he was saying, I know, would never be written anywhere So I reread the documents, he was completely misrepresenting what was in the paperwork that I had signed. When I would tell him that what he is saying is not in the document and would copy/paste exactly what was written, he would get aggressive and rude. BEWARE He either thinks your dumb and says anything to get you to do something and says it's in the doc you signed or he doesn't understand/comprehend the documents he gives to you. read more

I contacted Diane from a craigslist add, the add seemed credible and was exactly what my wife and I were looking for. Before we even set up an appointment to see the place Diane was asking for my work history, references, and bank account balances. I emailed her back saying I felt uncomfortable giving that kind of information with out even seeing the apartment, and got a snide angry response. I had the same experience as Jenn T. with Jack and, while I never met him in person, I won't deal with him again in any capacity. Like Jenn, despite stating that I would consider 2 rent payments for a month if the place was nice enough, he pushed me off and refused to show it to me. "Too speculative" must be his favorite phrase. At least those two words are coherent. Most of his writing is verging on illiterate. Really, what client in their right mind would work with this guy? Owners: you are doing yourselves a tremendous disservice if you have listed your property with him. Yikes! read more

We rented a house for $50,000 a year for 15 months beginning on August 1. It was a horrible experience. Lois could not or would not answer any of my questions and said she would have to talk to Mr. Ingram. I never received a response to any of my inquiries over the 15 months. The property was supposed to be "broom clean" when we moved in, and the first and second floor were, but the basement and attic were filthy. We paid $400 to have the basement cleaned; it was full of cobwebs and dirt and dust. Lois' (at Ingram's) response was "we usually rent apartments so we don't clean basements." Half a dozen bricks on the front walk were falling out of their position. Mr. Ingram came by and placed them back into their position saying there was no need to fix them. My wife noticed the bricks on the chimney were loose and notified Ingram. They did nothing. Several months later in a windstorm, we heard the bricks falling off the roof. Several teenagers walking by, knocked at the door (the doorbell never worked) and handed my wife several bricks saying they saw these fall off the house. The refrigerator died and it took over a week to decide to replace it (after one opinion from our appliance repair person whom we have used for 30 years and a second opinion requested several days later by Ingram from another repair person). I deducted a week's rent because I did not have a refrigerator for the week and all Ingram did was write a letter saying it should only be a half week's rent because Sears was late on the delivery and that was not Ingram's fault. (I don't think it was my fault either). Most recently we moved out at the end of October and Ingram has not transferred the Electric bill out of our name after 2 1/2 months and three reminders. We asked Ingram when we moved out to do this. I asked Ingram to change the designee on the utility bill when we moved out but they did not. In December we received the November bill still in our name. My wife called Ingram who asked her to drop the bill by their office; she did. Yesterday (January 10) I received the December bill in our name. I called Ingram who said to drop it by and they would take care of it. They had not done so for the previous two notifications so I told them to come by and pick it up or call the utility and request a copy of the bill. It is not my job to do Ingram's job. I was told I was crazy and Dana Ingram said he thought his dad had already taken care of this. When I told him that his dad obviously had not, he concluded by telling me to "Go f--- yourself" and slammed down the phone. My advice to anyone would be to avoid doing business with Ingram Realty under any conditions. They never respond and they always want the customer to do their work. read more

Worked with Jack to rent a place at Hill Estates in Belmont. Although the floors were refinished and the place repainted, none of the cabinets and drawers in the kitchen and bath were cleaned out. Disgusting! I called Jack and he was on the property owner's side all the way. Told me (1) I had to pick my battles and (2) probably my standards were too high. Someone from Hill Estates finally showed up. I showed them the dirty paper towels from where I did clean as well as the dirty cabinets and drawers from where I hadn't cleaned yet. He told me "It's clean." I threw him out of the apartment to avoid a scene. Later that day I found my hot water had been turned off, which I had been using with no problems earlier. I told Jack about this and he had a million excuses about how it couldn't have been the Hill Estate guy. I won't work with Jack again and strongly recommend that no one else does based not only on my review but many other negative reviews that mention Jack. P.S. Four weeks after I moved in the lawn guy blew a rock into my windshield. I didn't even waste my time reporting it to Hill Estates as they are useless and apparently only concerned with making money. The neighborhood is kind of a dump especially on Monday after the trash is sort of picked up. read more

Jack Lambergs is rude, unprofessional and borderline harassing. My landlord used him to write a tenant at will agreement and it was the one of the most grueling processes I have been through. He would text my cell phone late at night to ask me questions that were not of any urgency. He almost got us evicted from the property we rent, telling my landlord that we, the tenants, are rude and she should charge us more or kick us out and get twice the rent from someone else. My landlord came back to tell us this afterwards because she was defending him when we advised her that he was in-fact extremely rude and impossible to work with. He indeed convinced her to raise our rent. He has hung up on me after he succeeded to get the last word in. He is unbelievably immature. The list goes on but I would rather not waste another word on him or waste anymore of my life talking about him. Do not work with him. I've already complained to Ingram Realty about him and it baffles me how he can still be employed there after reading all the other 0-1 star reviews about him. I'd rather get hit by a bus than work with this man again. And it doesn't say much about Ingram Realty for keeping him as an employee after all the bad reviews, so I wouldn't touch them with a 10 foot pole either. read more

Although I didn't end up finding my new apartment through her, she was a pleasure to do business with. I contacted Lois about a couple of apartment listings I had found on craigslist and she was quick to respond and set up viewings for me. Although I decided not to proceed with the apartments, on more than one occasion she went out of her way to contact me with additional listings that I might be interested in. To me there's no better compliment that can be paid to a realty agent. Apartment hunting is one of my least favorite things to do, but she made the experience as painless as it can be and I wouldn't hesitate to return to her with my next apartment search. I contacted Jack about a rental listing I'd located on a listing website in Belmont, MA. Jack got back to me within minutes, evaluated my needs, and presented a property that fit. He called me to make an appointment and met me at the property for a showing 48 hours later. He then helped me finalize the leasing process the next day and was extremely responsive and helpful throughout the process. I'm not going to question the integrity of previous reviewers, but I have a hard time thinking we're talking about the same agent. The Belmont market is tight and agencies don't have time to waste on questionable leads ... but if you mean business and have the resources to back it up, I can't imagine doing better than Jack and Ingram realty. read more

This is honestly the worst company I've ever dealt with in my entire life (not just real estate company). I worked with Jack Lambergs in regards to an apartment listed on Zillow. Without going into personal details, I was approved for said apartment and then the same day denied based on one of the protected classes. I asked him to explain from the beginning, because it was clearly discrimination. It was the most unprofessional 20 minute conversation. He spewed lies as to why they changed their mind, blamed everything on me, insulted me. He even refused to apologize after calling me "hun" twice. Eventually, at the end of the conversation, I informed him that I know the law regarding fair housing and will be reporting him to the Massachusetts Commission Against Discrimination. He said, "Good, I've been waiting for someone to do this, it'll be fun." He then proceeded to threaten me. When I asked when I will be receiving the check back that was preemptively given for his broker fee, he told me "I don't want your dirty money," and said I could only get my money back when I drive to the office. I said this would not happen, I deserve my money back, and suggested he mail me back the voided check. This is honestly a blessing in disguise - I did not read the yelp reviews until this situation occurred. read more

We-- a retired couple trying to relocate from out of state -- worked with Jack Lambergs for almost a week. Despite having several other clients in a very busy realty season, he managed to take us on 2 whirlwind go-sees to find the right place, as well as finding the time for some short-notice return visits to particular possibilities. He was always prompt in returning calls or texts, despite often having several irons in the fire and having to juggle several phone consultations at one time. My guess is that other reviews here depend a lot on expectations and situation, which can be quite variable in this business. It is a tough realty market that moves fast, costs a lot, and often offers gems and germs in the same neighborhood at the same time. We not only have no complaints about Jack, we were grateful for his hard work. read more

i just moved to the area, so i was looking for an apartment during one weekend. unfortunately, the first few ones weren't quite it. the morning of the day i had to leave town, i called jack about an apartment on his site and he showed it to me a couple hours later. he was never pushy, but once he realized we wanted it, he expedited the whole process. even when signing the lease he graciously did it through email and over the phone and made the whole thing easy, explaining what every clause said. then, four months later, when i needed to find a parking spot, he gave me great suggestions. and better yet, he responded to my email within 5 minutes. great, reliable guy that i would definitely rent with again. read more
