A very charming old school renovation of a piece of history, easily accessible through town roads. With real keys, this place has kept its romantic atmosphere and many overstuffed lush pieces are around every corner. Check in and access was easy at all times of day or night. It is still an older space and the floors are not friendly to normal walking and noises can be heard everywhere. The electronic cords all seem to be a bit of a mess as well. But the bathooms were well supplied and bed was cozy. Nice stay in a place that's not an everyday chain. read more

The good things. 1. Parking lot was well lit and safe. 2. Staff was friendly. 3. Rooms and lobby were clean. The bad and why I recommend you Do Not Stay Hear. 1. NO HOT WATER. Sign in room said to let shower run for 10 min. I let it run and run and the water never got warm. Froze my Azz trying to take a shower. 2. Bed was Horrible. When you layer down you sunk 4 to 6 inches and the center caved in. 3. Ceilings fan sounded like it was going to fall from the ceiling. 4. Walls paper thin could hear everyone else. 5. Floors slanted and creeked so loud you would never have to worry about someone seeking up on you. 6. Room extremely hot with dry air. No ventilation and you couldn't use the suicide ceiling fan. 7. Smell - room smelled like someone was cooking onions in it just before we got there. I have stayed in historic bed and breakfast and hotels that were well kept. This place was just run down and needed updated beds and a good plumber. read more

A roadside inn masquerading as a bed and breakfast. The photos the owners have posted are misleading. We had high hopes for this place when we booked it. We thought we were getting a quaint B&B for a very reasonable price. We got a roadside motel at an elevated price. Driving onto the property, I was a little alarmed (see my photo of the outside of the building). The entry area is very nice and quaint, and it includes a lovely old staircase leading up to the rooms. We stayed in room 207 and like several reviewers before us, we were not entirely pleased with the amenities. The room is quite small and the bed was not particularly comfortable and was very squeaky and loud. The toiletries were minimal and were of the Motel 6 variety. There are cracks in the ceiling and peeling paint on the doors. There was almost nothing about the room that was reminiscent of a true B&B. The continental breakfast was a real disappointment. Packaged store-bought danish, bagged bagels, stale cold cereal. The breakfast room is kind of sad. There isn't a lot of care taken with the aesthetics at this place. Little details can make a big difference and these folks aren't paying attention. This is a cheap knock-off of a B&B. I won't say it was a terrible stay but I cannot say that it was great. read more

I attempted to take two days in Fredericksburg to decompress from work. I stayed on a Friday and Saturday night. I wish I would have done more research. It is a very interesting historical building but, the mattress was horrible. Mattresses are really not that expensive, I'm thinking this minor investment would be worth it. The room was hot. I asked to have the air conditioning lowered, staff did lower it but it was still too hot. I couldn't get to sleep. Never mind this morning at 0600, staff were doing something extremely loud in the hallway. There is no way to quiet this place. They also do not have blackout curtains. read more

I never would've guessed how this place looked on the inside from the outside. Simply beautiful, especially in the evening. We were here for a wedding, and everything about it was phenomenal. How it was decorated, the feel, it all came together very well. It has a 1900's touch I think. I have no idea of what the cost looks like, but this is definitely a hidden gem and worth checking out. read more

This was our third stay st the Inn. My wife and I love the comfortable ambience. Nothing pretentious, just nice people. The breakfast room (for free breakfast) has a large table that promotes conversation and making new friends. The old mill has been beautifully renovated for parties and weddings. We were there after the owner's personal family reunion. Very nice venue. We highly recommend getting away from the cookie cutter hotels and stay in an historic building just off the Rappahanock river and walk to the wonderful olde town of Fredericksburg read more

Wonderfully helpful wedding venue! We reserved most of the inn also for our out of town guests and the staff was wonderfully helpful! Second conference room space was really great to stage decorations, etc the night before. Some better tech options in the room would be nice (updated tv, fast wifi) read more

The name sounded so...romantic and seductive. And since I'm not a B&B kind of gal (but my beloved husband is), this seemed like a good compromise for a romantic getaway...a potentially cool B&B. I should have remembered that episode of Gilmore Girls (season 2, "Road Trip to Harvard"...yes I'm a fan, shut up), where Rory says, "a cool B & B. That's like saying an understated Nicolas Cage movie." Yup. Basically, there's no such thing. Yet - the Inn at the Old Silk Mill wasn't without it's charms. When we arrived, I was a little disappointed. Instead of an old romantic silk mill - it was a large gray building - more reminesent of an old warehouse, then silk mill - yet, I still had hopes (never judge a book by the cover, right?). I had booked a queen suite, which had a bedroom, private bath, and a sitting room/parlor. When we got to our room, I was suprised by how tiny it was (the bed took up an entire room) and the only way to get to the connecting parlor, was via the bathroom. A little odd. However, I can not deny that the room was charming, and the bed was marvelously comfortable. The duvet on the bed was a patchwork of silk remnants which was pretty cool (but unfortunately the only suggestion that this used to be an "olde silk mill"). Still...for a B&B it wasn't bad - just not quite what I had hoped. So why does this place still get a 4 star review from me? Well, because the customer service is *outstanding*. To start with, when we checked in, the receptionist/concierge outlined a map of the town, and even gave us some hints on where to go for dinner. She gave us recommendations of places to visit and things to see - all without being pushy or overwhelming. Then, when we checked out, my husband left a book in the room - and they immediately called (we were still in town getting coffee) to let us know that they found our book. I've been to hotels where I've left an entire bag and I wouldn't get a call - it was excellent that they called us over a book. I have to say, B&Bs are just not my thing, but if you're into B&Bs, I can definitely recommend this one. It's quaint, old fashioned and the staff is wonderful...I suppose I just wish that there was more of the "silk mill" part showing through this establishment. read more

This is the second year we have attended the New Year's Eve party at the Inn at Olde Silk Mill. The first year, NYE 2013, had positives & opportunities. 2013 Positives: great music, bottle of FREE champagne at our reserved table,1-2 hours of OPEN bar. 2013 Opportunities: ran out of food by the time we made it through line & bathrooms were not adequate for size of venue. NYE 2014 had MAJOR opportunities & failures. They made some improvements. 2014 Improvements: food was hot & plentiful. Granted, we made sure to quickly get in line before the masses. Bathroom situations was better with 2 stalls for the ladies. Outdoor space was enclosed with a heater - yay!! 2014 opps/failures: 1. The event information stated that the $135 per couple ($150 after tax & more expensive than last year) included a drink ticket for a specialty drink. NOBODY received this drink ticket or a complimentary drink. When I inquired I was brushed off by 2 bartenders & told they would find owner. I believe she was the intoxicated barefoot lady at the table closest to the bar, yet never spoke to her. 2. No open bar, no drink ticket. For the price this was ridiculous. 3. The event info also stated champagne for each table. Instead of placing champagne at each table or delivering to tables, flutes were filled and placed on the back table. By the time my table realized this & attempted to get "our tables champagne" it was gone & we received blank stares from the staff. 3. The band was good but CCR & the Eagles are not what I would consider dance music. Save yourself the $ on a band, get a DJ & bring back the free drinks. I like the idea of this place for NYE. It's local, it's pretty. But I don't know we will attend in the future due to the lack of value for the cost. Our visit to Fredericksburg's Olde Silk Mill was one of my Christmas presents. It was also part of a Living Social deal. I wanted to go on a small mini-vacation for a weekend, and it was a nice distance outside of the city. We pulled up, and my husband didn't believe that was actually where we were staying. It didn't really look like a B&B. We walked in, and the gentleman behind the counter was very friendly. We went up to our room, which we were able to select in advance online. It was what you would expect of an inn in terms of decor. Our view was of a construction lot behind the building, rather than sprawling green garden, which I had pictured in my mind. The window fixtures did make some creepy noises in the middle of the night, as well. Breakfast was good with bagels, small pastries, cereal and juice. Nothing fancy, but it did the job. The town of Fredericksburg was fun to explore, a bit of an old-fashion charm to it, and is in walking of the Inn. We drove to the more modern Fredericksburg in the evening, and were a bit disappointed and missed the historical version we saw earlier that day. read more

I feel like I should preface my review by stating that I have never stayed here, and probably never will, since my parents live nearby. I did, however, get married here, and several of my wedding guests spent the night. None of the people who stayed had anything bad to say about it, and quite a few of them were super-impressed. But -- and I really want to emphasize this point -- the customer service and the people there are absolutely amazing. As an event venue, the Silk Mill is amazing. The front desk people were okay with me and my bridesmaids running around like crazy people (during the rehearsal and the day of the wedding itself), and as far as I knew nobody else was even at the Inn during our event. Now, I'm sure there were other people there based on the number of cars in the parking lot, but the staff were very good at making sure that random hotel guests didn't wander in to our event. If they run the hotel side of their business even half as well as they run the event side, they'll be a wonderful place to stay. read more

Went here for a wedding and loved it! That being said, I can't speak for the rooms but did have family who did and said it was nice and cute. As a venue, this place is super cute and classy. Exposed brick and string lights from the ceiling. Separate room for gifts, pictures and the coffee bar was set up there as well. It was a bit cold but the outside had cute seating as well. Staff were friendly and food was good but could've eaten more (most weddings). Nice dance floor area and they had a back drop for selfie booth! Fun! Cute town around as well. We stayed at courtyard Marriott in fredricksburg less than a mile away. Lots of food and bars in the town as well as shops. Great location. read more

Had a 200-person event there recently and was very disappointed. Beautiful venue, but the food quality, quantity, and timeliness of service was poor. at best. And this was after one of my staff had been there for a different/previous event and expressed some desired changes, but didn't happen. Will likely not have another event there unless management changes. There are other venues in town whose food service and is exceptional. read more

The Inn was quaint and charming, but lacked much in the aesthetically pleasing category. It looks like a strip mall from the outside- not quaint or charming at all. The customer service we received fom the receptionist was also far from steller. Our stay was part of a Groupon deal, so dinner was included in our stay. However, dinner was not at the Inn- it was a half-mile away at a restaurant that the check-in receptionist wasn't familiar with. He didn't have the address availbe, nor did he know how to spell the name so we could look it up online. When he called to get the correct spelling and an address, he called the wrong number. ?!?! I was extremely disappointed, since the whole purpose of us getting a B&B with dinner included was to avoid having to drive around a strange town at night. The restaurant was also a bit fancier than we're brought clothes for, so we had to make a trip to buy more appropriate clothes. We also got so lost with the vague directions from the receptionist that we would up not even going to the "mandatory" restaurant. Our room was small and although we had a sitting room and a bedroom, they were connected by the bathroom, which made getting ready in the morning inconvenient to say the least. I felt that the photos were deceiving in terms of room layout. The walls in such an old establishment were so thin we could hear our neightbor snoring in the middle of the night, but at least the bed was comfortable. Overall I was pretty disappointed with our stay. The website shows a beautiful river bridge, but our room overlooked a vacant parking lot and the front faced a Hardees. The river isn't even visible from the Inn. read more

I don't even where to start with this place..let's start with the front entrance. This is a MOTOR INN at best NOT a Bed & Breakfast and they really should be ashamed of themselves for putting this place in that category. The place smelled like an old basement. The decor was not charming AT ALL. For example, at the top of the first flight of stairs sat a foyer table that was obviously broken; really simple things can help a first impression or hurt it; this was the starter for what ruined it for me. The room did not smell fresh and the floor was not clean. There was residual trash from the previous patrons. The Wi-Fi that was advertised did not work, they gave us a key to type in, the key didn't work and attendant couldn't help us. WTF???? A Bed & Breakfast should have a decent breakfast, right? How about barely fresh fruit, store purchased bagels and small boxes of cereal. We ditched that crap and went to the Hardee's across the street which had a better fare....SMH! This place had the audacity to charge $179/night for this CRAP! Never again. THIS PLACE IS NOT A BED & BREAKFAST, you are better off staying at Motel 6 (at least they keep the light on for you). read more

I realize this is a very old building but still they need to fix the awful noisy/squeaky floors. Rooms are near the reception hall (for weddings etc) and can get obnoxiously noisy. I was on conference calls in my room and had to mute my phone constantly--and once I finally had to open my door and looked out at excessively loud group (at 830pm) and they quieted down.. well, didn't take long for yet some other over-excited people to pop up (naturally) near this "event room". First time I flushed my toilet - it wasn't working so they came 1.5 hr later (during my conference call of course so I didn't get to check her work, not to mention having to mute my phone on/off during her "repair" work) - at least thankful she showed up, but when tested it few hours later, water swelled up again. Ceiling had a thick cracked line across the entire width. I only looked up because of the constant squeaks every time person above paced around. I came here as a quick getaway to do some writing and get other work done but not the best place for that .... DO NOT GET A ROOM ON THE SECOND FLOOR BY THE RECEPTION ROOM. @11:15pm, and sporadically thru @2am, people pounded away fast-walking and loud-mouth talking in the halls, sounding as if 400-pounders are pacing up and down frantically. Very class-less and inconsiderate crowd. Night temp was 47F, and their room thermostat is locked up so no one can touch it, it's set for AC at 70F, and at times cold air STILL blew out at this outside 47F temp ! by 3am I was so tempted to just drive back to my home in McLean VA, roughly 1 hour away. Cold room and bad reviews on their bad breakfast didn't help either. So yes! I've never done this ever in my life -- I Left this place at 3am, thank G I had a nice comfy home just 1 hour away. *** This place needs a much better mgmt. It still has a lot of potential to turnaround the Motel 6 like issues into a very nice B&B ** Lastly, this is the longest review I ever wrote on this dinky so called B&B. Have to agree that this is not a bed and breakfast. It has much more the feel of a motel 6, from the outside and within. The staff was adequate. The room was small, loud, and shabby. And breakfast consisted of your choice of store-bought bagel, fruit cup, or cereal from a dispenser. Holiday inn has better selection and at a more reasonable rate. It was really not worth the price and should not be considered a B&B. We were disappointed. read more

I'm letdown to see the poor reviews for this place! Yes, the outside is not beautiful. When we drove up we just kept driving because we thought the outside reflected what would be on the inside and thought "um yikes, let's waste some time downtown before we have to spend time in there". But it was nice inside! Total surprise! To anyone getting this from a livingsocial deal: get it! Good deal! I went to a friend's wedding at the Old Silk Mill, and I liked the event space. Love the exposed brick and the helpful staff. I believe the space they provided for her to get dressed (first floor parlor) along with her bridesmaids was perfect. The event space was very beautiful, and I would definitely return. It was convenient to have the hair salon in the same complex as the venue, and you can set up packages for your wedding or event. read more

This place is not a B&B despite their advertising as one. Furniture is antique reproductions from the 70's, carpet is worn and odorous. Breakfast consists of bagels, fruit, and stale cold cereal. Floors squeak and creak loudly at the slightest movement, combined with the paper thin walls and loud guests, the noise in the rooms can be unbearable. If you are looking for a proper B&B pass on this overrated roadside motel. if you need a wedding venue and no one in your party is staying here the other reviews say it is great. read more

Perfectly fine for the money, but very quirky. I point you to the sign over the sink that says that hot water can take up to 10 minutes to arrive, so plan accordingly. Pros: A certain charm, nice and clean, inexpensive, large rooms, and--something very rare in hotels lately--lots of hanging and drawer space. Truly engaged and friendly host at the desk when we arrived. And when the water arrived, there was plenty of it. Cons: Seriously, the water thing. Also, when was the last time you saw a non-flat TV? with a 1/1.3 ratio? The mattress was very soft, with super soft parts on the sides where thousands of people have rested over decades...really time to upgrade. My sense is that the owners are willing to spend on maintenance, but no capital improvements whatsoever. read more

Finding The Inn at the Old Silk Mill in Fredericksburg was like finding a diamond on a hiking trail I've been on a hundred times before. I grew up in the Frdedericksburg area and have literally driven past the venue hundreds of times without giving it a second thought. I was apprehensive about booking a meeting there, because the outside of the Inn is pretty underwhelming. But walking into the Inn, I was blown away! The lobby and sitting rooms just have an awesome classic feel, and I found my weekend wedding guests meeting up to chat in the common areas instead of their rooms because everyone liked the ambiance so much! And the rooms are amazing! Every single room is furnished differently with antiques, and it's incredibly fun to peek into the different rooms to see all the new furniture! I had guests come up to me and tell me how comfortable them beds were and how well they slept. One guest told me that she normally doesn't sleep well in hotels, but she slept like a log "because the rooms were just so homey and comfortable!" That leaves the Silk Mill itself! We had our wedding reception in the court yard and our reception in the Silk Mill. Everyone was blown away by the historic building, and I loved that the architecture was so interesting that I didn't have to decorate much! Everyone loved the large space, and we had enough room for all of our 130 guests, DJ, Dance Floor, and caterers! The floor is concrete, but it was incredibly smooth and every one kicked off their shoes by the end of the night and was dancing barefoot with no problems! The Staff at the Inn is incredibly positive, helpful, and responsive. They'll answer any question you throw at them and are extremely flexible and accommodating! I highly recommend them as a wedding venue! read more

We just had our wedding at the old silk mill and booked out the entire inn for our family and guests and the entire experience was amazing!!! The Inn and Mill are absolutely beautiful and unique. The rooms were so charming! All of our guests loved the inn and the mill! Anna the manager was so helpful in helping us with everything from finding vendors to walking through all of the small details! The front staff went above and beyond anything I could have asked for. They made us feel so special. A small but truly incredible example of the amazing support of the front staff was after my church wedding we went to Carl's for milkshakes and then returned to Inn for our reception and in the chaos I left my shake in the front room. At the end of the night the employee working the front desk had saved my shake in the fridge for me! It's the small details that truely made it the best venue and staff we could of picked to host our wedding!! We can't wait to come back for our anniversary!!! Highly recommend!!!! read more

My daughter was married in the chapel and had her reception in the Silk Mill this past Friday, January 25. Brianna was our day of the event coordinator, and she was wonderful! We loved having our wedding there! But, there was one problem...our florist never showed up...wouldn't answer Brianna's calls for the owner...as you can imagine, as the Mother of the Bride, I was HIGHLY stressed! Anna (I believe one of the owners) and Brianna jumped into action...they called Thompson's - Westwood Florist Florists and gave them our colors and theme and within ONE HOUR they were running in the doors with BEAUTIFUL bouquets and flowers and saved the day! Without the quick thinking of Anna and Brianna our daughter would not have had any flowers on her wedding day! I can never thank them enough for saving this very special day for us...they will forever be a warm and wonderful memory from our wedding day! I highly recommend them for any event! The staff was very welcoming and the room was neat and clean. We had booked a twin bedroom and were very pleasantly surprised that the staff upgraded our room with no charge to us. They supplied us with Jack and Jill rooms with queen size beds featuring fluffy, feathery mattress tops that provided a great night sleep. Decor was soothing and charming. To rent the venue alone, without any of their other insane fees is $5,500. They only tell you the price after they pull on your heart strings and force you to make an appointment! THEY WILL NOT JUST TELL YOU OVER THE PHONE! Like what are you hiding? Are you telling other brides different prices? They try to play it like the bride can customize/create their own package and the prices are flexible, but they are so not! They are fixed and firm. They try to sell it like they only have one wedding a weekend, so you're the princess, but you end up paying the price of two brides! That's fine if you wanna be extra, but this place is a little hole-in-the-wallish. I'm sure that's charming for some, but for that price I can rent a mansion out! Final Verdict: Would be worth the money if the bathrooms for the quests weren't so run down and tiny. If I need 300 people for my event, why do I only get two stalls? Should I just make my guests walk to downtown Fred to use the restroom? I get it's rustic, but come on! Get it together. If you're charging so much, then put back into your business!! And stop playing shady! I see right through your marketing ploy. read more
