A quaint, turn of the century, throwback to simpler times, where chicken coops were nestled snuggly under wraparound porches, and fresh eggs were only a few steps away. Located 0.6 miles from the bustling epicenter of touristy riverwalk, you can start your day with a jog along a secluded section of the canal which is viewable from your private balcony. Sundries are only 0.3 miles away, thanks to the local H-E-B. Everything else is a ride share away, although Uber drivers did seem to have a difficult time finding the location. Breakfast is served daily between 8:30 and 9:30, but you'll notice the delightful scents visiting your room a bit earlier than that. Roland, the owner, is a charming host, regularly stopping by each guests table to share a chat. Don't forgo the daily shower because they have lots of hots water, and the pressure is impressive. Pros: The location of this inn is fantastic. It is right on the Riverwalk yet in a more residential area so it is quiet and peaceful. The staff were friendly. Parking is available. Breakfast was right on time and tasty. Cons: While we were not expecting the flash of a big hotel, this property is run-down. It does not seem as though there has been much upkeep in recent years resulting in peeling paint, weathered wooden chairs and stairwells, rusty outdoor furniture, and faded decor. read more

We love the view from our penhouse /the Yellow Rose suite so much, so we attended our stay 1 more day. We stayed total 3 nights and enjoyed it so much. Right on the riverwalk access. Our room have the view of river and the tower of Americas. The private balcony was so nice to have dinner each night. Internet wifi was super. My daughter studied and I worked online in the room with the downtown view. Vanessa was super nice to us. She made breakfast and clean our room each day. Overall, my stay was ok and I loved the mattress in my room. However, my overall stay was not worth what I was charged. I was appreciative of the communication from the inn, that they were asking if I wanted breakfast the day of me checking in HOWEVER, I had no idea they only served between 8:30-9:30am which did not match my past experiences with b&b's. Typically it's from 7am-9:30am. I had to work at a nearby convention and needed to be there by 7-8am each morning so I paid about $1500 for 5 days at this Inn and only could eat breakfast on Sunday. If this had been clearly outlined on their yelp page and their hotels.com page, I would have been booked elsewhere. I was also frustrated to arrive at 1am and get lost because the yelp directions took me to Roland's post office address and not the Inn's actual address. I was truly impressed that Roland answered the phone at 1am when I called lost and he helped me get there. I arrived with a big 16 ft. moving truck because I was attending the convention and was an exhibitor. I was able to park it there in their lot for $15/day. I did not use the lot every day and they charged me for everyday and I requested a partial refund. Again, because there are no daily staff paying attention to details like this, I had to bring this to their attention and ask for a refund for the days I did not use the parking lot. It was difficult to carry my luggage up the stairs to the Concepcion Room #24 in the yellow house. I was bummed that they had no handicapped ramps. So, if you have trouble with lifting luggage, etc. this is not the inn for you. (I'm still recovering from shoulder surgery. ) As some of the reviews state, there are no staff except limited hours or by text. Roland told me he'd officially check me in the next day but that never happened. They did leave me muffins and yogurt for the first morning breakfast since I had to leave by 7am. Thank you! Since Roland has a dental practice too, it seems that this Inn is not priority but is secondary to his day job. I experienced this during my stay which was also frustrating because of what I was charged to stay here. Margaret prepared breakfast and is pleasant, however on the Sunday I sat and ate breakfast with 6 other tables. They ran out of coffee. Multiple people needed more coffee and as Roland continued to socialize with the guests and Margaret made breakfast, no more coffee was made. I offered to help her and asked her if she needed me to bring the coffee dispenser to her. She just told me to turn off the large coffee dispenser. I was dumbfounded. But, luckily they had a Keurig so I made coffee that way and other people at the tables got the hint and just left. Roland never stopped talking to people while Margaret did her best to make breakfast and serve it. It seemed another helper was needed or Roland could have helped make more coffee for his guests. There were two women that were waiting in line for hot water for tea and they had to just put water in a microwave and heat it up. Again, if I was not charged $300 and only $175 a night, I might not be so peeved but this lack of service was constant. I asked if they had an ice machine. I told them I'd need ice daily and they left me a ziploc bag of ice the first day. I was grateful. When I mentioned I needed ice again from Margaret, I never got any more ice. I had come back the first evening in the dark and a homeless man was coming off the porch. I just looked at him and he told me he was just charging his phone. I texted Roland about this just as an fYI and he never responded to me. I had trouble flushing the toilet in room #24 Concepcion room and he never responded about that either. I told Margaret about it in person and she didn't respond back. I mentioned perhaps a sign above it would be helpful letting people know they need to hold the handle down would be nice or perhaps FIXING IT? Lol Oh my !!! My bed was comfortable. My room #24 Concepcion is not pictured on Yelp or hotels.com. From reading other reviews, just know there are no live chickens in the coop anymore, they do not offer mimosas, and when they run out of coffee for breakfast, it's time to leave. If you need to put make up on, the dresser with a chair has no lighting. I had to use the bathroom mirror for better lighting but then narrow shelving is limited to put toiletries on. Luckily, I was there by myself but this would be a very small room for two people. Again, not what you'd expect for $300/night. The handrail to the stairs to my room had broken rotting wood. I agree with the other reviews that talk about old furniture and the property just needing more maintenance. Hopefully yelp directions have been fixed but might be safer to just plug the street address in google maps so you don't end up at the nearby post office. I hope this is helpful. read more

My wife found this on the "inn on the river walk" bed and breakfast website. We are sooo glad to have had the pleasure to stay here for 4 days directly on the river. Every morning was a different local homemade breakfast. Did I mention the chickens across the street (talk about fresh eggs). We stayed in the river view suite, the name is very appropriate! Great views every day. The staff Margaret and Vanessa was nothing less than the perfect host, cook, housekeeping and being sure that everything was perfect during our stay. Beautiful Job Ladies!! Our group of 3 adults planned a weekend in San Antonio and found this charming BnB. It was quaint and charming. The room was cute, clean and orderly. The beds were comfy, A/C in the room was perfect. HIDDEN GEM!! But not really that hidden cause you're close to everything. The inn is tucked away on a quiet bend of the river walk, yet is minutes driving or minutes walking from absolutely everything downtown and in Southtown. We stayed in the Mockingbird room and it wonderfully exceeded our expectations. It was vintage but fresh. Extremely clean. The room was crisp, stylish, and roomy. It felt so private and like it was our own little property in downtown SA. The breakfast aspect was excellent for every day that we went. This B&B is quaint, charming and centrally located right along the River Walk. It's a safe, 10 minute walk to several restaurants, shops and galleries. Our bed was a little squeaky, but the pillows were luxurious and the air conditioner/heater worked really well. Our bathroom was recently renovated, and we had access to a shared balcony that overlooks the River Walk. We parked our car when we arrived and didn't need to move it until we left. Other areas of the city such as Southtown and Midtown were a $5-7 Uber ride. The hosts gave us great recommendations and cooked a wonderful breakfast with Eggs Benedict and mimosas in the morning. read more

I'm writing this an hour before check out as I soak in one of their luxurious whirlpool tubs, with a supreme breakfast ruminating in my belly. Great wifi too, I wouldn't download GBs of movies, but that would be rude anyway. Steaming/social media work just fine. In recent years I've become a bit of a B&B connoisseur, and Inn on the Riverwalk did not leave me disappointed. We stayed in the smaller of the two houses, in the San Jose suite, which has a wonderful porch walkway overlooking a quiet little stretch of the river. The house is historical, but the amenities are thoroughly modern. Nice big comfortable king bed (and I don't usually sleep well on the road,) gorgeous wood floors & antique hard wood furniture, small tv that we didn't even touch, the aforementioned whirlpool tub, which is fantastic if you've sore feet from walking around the Riverwalk all day, & a gas fireplace as well as standard forced air heat/air conditioning, both of which we used within a 48 hour period & both of which worked splendidly. They are a little off the main part of the Riverwalk, about a 10 minute walk, & also about 5 minutes from the historic King William neighborhood which has a lot of cool Victorian houses & interesting historical facts. So very conveniently located and just far enough to not receive too much foot traffic other than joggers & couples strolling in the moonlight. They are at the end of a dead end street & have their own parking lot with about 10 spaces which makes getting in & out much easier than the Riverwalk hotels. Breakfasts were fantastic. The chef (I can't remember her name ) prepared traditional breakfasts with a gourmand flair as well as fresh fruit & coffee to satiate a variety of early morning needs. We definitely woke up the second day excited for breakfast after the fantastic offering of eggs & sausage from the day before. The owner is a lovely personable gentleman, who was very happy to share the story of the property as well as take our feedback about his cute little B&B. It is always nice to see when great places are well managed, it makes the stay that more enjoyable. 10/10 would visit again!!! read more

This is such a cute B&B. Each door has an access keypad so you don't have to worry about carrying a key. It's located conveniently near several restaurants and the river. It was just the two of us and she made the day all about us. I encourage everyone to get married here! We chose the Penthouse Suite on the top floor and it was beautiful. What a delightful place to stay! My bed was very comfortable. I had a suite, so there was a second room (with a day bed) that was a nice place to work. There's no street noise. It's right on the Riverwalk, but away from the tourist restaurants, so there's not noise coming from that. Lovely restaurants were a short walk away, or Lyft rides were about $5-7 and arrived in about five minutes. The airport was about $20 away by Lyft. I was there for a convention, and the convention center was about a 15-minute walk away, walking through streets that felt safe. The staff members were terrific. I loved the breakfasts! Even the soaps and lotion were lovely. And if I hadn't seen people at breakfast, I wouldn't have known others were staying there: it felt like I had the entire place to myself. My boyfriend and I stayed here for Valentine's Day. We originally booked Cottage 27 (more upscale room), but without telling us they switched us to Cottage 24 (the cheapest room in my opinion). They did not make us aware of the switch and kept our money from original booking. I had to bring it up to them and hassle three employees in order to receive a measly $35 refund for a room that was a MUCH lower grade. Our room was extremely unsettling with your grandmother's décor and creepy knick-knacks. The bed and furniture were very creaky and uncomfortable. We had spilt a glass of white wine on the dark plum comforter that evening and soaked it in water after the spill. There was no stain, just a moist spot on the bedding from the water. After we had left and checked out, they emailed me with a $150.00 fee stating that there was a "stain". They neither washed or dried the comforter, but saw it and threw it away. This one night stay ended up costing me over $300. I would NEVER recommend this hotel. If you are going to spend your money, PLEASE spend it elsewhere and do not waist your time. read more

This Inn on the river barley deserves a 2. The staff while they are friendly and helpful, however they all leave at 5:00 P.M. and you on your own, there is no staff on property. The building is old, and our room the windows were stuck closed. The breakfast is the only reason this Inn get two stars, its plentiful. On one occasion we came back in the afternoon, and the room next to ours was wide open and there was a bag of trash in the hall, we looked in and thought they had left, turns out they came back about 20 minutes later after being gone for the day and were shocked to find their rooms door wide open. Warning, if you chooses an upstairs room, the stairs are steep and very narrow, and you carry up your own luggage. The rooms were clean and left with a strong Hexol scent. The showers were clean and the water was hot and with a strong stream. The only reason I agreed to staying at the Inn the River, was it had free wi-fi, but we found out that it was on only during the office hours. After 5:30 it always was turned off, so much for answering e-mail or looking up restaurants. Also, its almost in a cell phone dead spot with calls dropping. One other problem is your almost in the boonies, there are no convince stores around and no vending machines, you're a 20 minute walk from the convention center or downtown and 10 minute walk to the closest bus stop to downtown. The section of the river which they are located at is separated from the popular part of the Riverwalk by a dam, so NO boats can travel. They say they have wed read more

This bed and breakfast is right on the Riverwalk in San Antonio, though about a fifteen minute walk from the restaurants and shops...and in the heat of San Antonio, that's a decent walk! But the house is very cute and the owner is exceptionally nice. She has some amazing art around the house that she does herself (I should have asked if it was for sale!). The breakfast was good, though nothing special; we had blueberry pancakes and sausage. They allow pets, which is a definite bonus in my book. I caution you to ask about the size of the bathroom when you book your stay though! Our room was very nice, a comfy queen size bed (with an additional twin bed), but the bathroom was clearly a converted closet and anyone larger than my 5'6" 120lb frame might have some trouble fitting in the shower or on the toilet...seriously! I LOVE THIS PLACE. It's so close to everything. Literally right on the river walk. But even though it's near the hustle and bustle it's like a quiet retreat. The beds are comfy. SO COMFY. It feels like home. So relaxing. And the people who work there are so nice. They defs don't cut corners where they could- the bacon for breakfast is QUALITY. The food is tasty and filling. I stayed in the house across the street from the main house. It was sweet and charming. There are two really main advantages to this B&B - first is the location. You are on the pleasant part of the Riverwalk, it is beautiful and quite. A 15 minute walk one way takes you to the restaurants and shops. A 10-15 minute walk the other way takes you to the arts district. It was really pleasant. The other thing is the staff. They are very accommodating and helpful and very knowledgeable. They really make the stay extra comfortable! The furniture was very nice including a super comfy bed and a mini fridge. The breakfast was delicious and plenty of it. On Sunday we brought in a little champagne, what we had left over from the night before. When the concierge saw this he let us know that he also had some champagne and when ours was gone he made mimosas for everyone. It was very sweet. There were only two small detractions that make me not give it a 5 - one is that our spa bath tub didn't work. Sure it was deep and nice, but no bubbles. Second is that my Mac would not pick up the Wi-fi in the room. They were very sweet to let me use the main room - but it was not as comfortable. We stayed for just one night (in Cottage 22). The room was very charming, complete with personal touches like artwork the owner painted. The wrap-around porch was great to sit outside and smoke on (except for the swarm of baby bees that wouldn't leave us alone). The location of the inn is perfect for experiencing the riverwalk without having to deal with all the noise when you're trying to sleep. The inn's staff is super friendly and incredibly accommodating--they even let us check in a few hours early. Breakfast was homecooked and bountiful (fresh-squeezed oj, pancakes, scrambled eggs, bacon and toast). The free wi-fi and parking was also much appreciated. Our only complaint is that the inn needs some TLC. The exterior is a little run-down and the bathroom was a little dirty with serious mold in the tub. The caulking should be removed and replaced--it was really gross! read more

We visited this B&B in 2013, and stayed in # 22. We really enjoyed it, so this time we got a room overlooking the river. #16 is not quite as big as #22, but it has a nice view and shared balcony. #18 is the "penthouse," and has the best view, but has no covering over the balconies. I gave this B&B 5 stars because it was 5 stars to us. If you want all the conveniences of a 5 star hotel, you should go to the Hyatt, which is across the river from here. It's an older B&B, which we like, but if you want to spend your time watching TV or luxuriating in the (non-existent) pool, this is not the place for you. If you want a quaint, comfy, reasonably priced place, run by people who really go out of their way to accommodate you, is located on the river, within walking distance to the restaurants on the Riverwalk, is quiet, has free parking, then this is the place for you. read more
