What a great place for a fun girls weekend. The house was beautiful and quaint. All the amenities needed were close at hand. The garden was so nice and kept us out of the heat while enjoying the outdoors. It was great being in walking distance of downtown. Awesome centrally located B&B. Friendly staff and owner. Beautiful patio garden and free parking. Rooms are dated if you like history or staying at your grandparents home. We loved these historic homes (central air) as well as the free breakfast pastries, fruit cups and juices at our front door every morning. Microwave and small fridge available with the free coffee. We will be back. Walking distance to top rated restaurants and river walk. We love Rosario's (fresh Tex-Mex) and La Facccia (Himemade Italian). We will come back. This place was great for our one night venture into SA to see a concert at the Aztec Theatre. We arrived about 6pm and Adolph happily checked is in and showed us to our room, the James Bowie Suite. The houses are old, from 1903, and certainly retain their antique charm. The Bowie room was decorated in some odd but fun art. I liked the portrait if the woman holding her cat. The room was clean, and the reason we went with the room was for the balcony. It was huge and shaded by some palm trees, so we really enjoyed sitting out there. The bed was super comfy, there were plenty of clean towels. This room only has a shower where as some of the others have big baths, but bathing methods are not a priority for me in room selection, and the shower was pleasant. The location if this B&B is great too. It's just a 5 minute walk to the Riverwalk, specifically the part with the amphitheater, and the area is clean and did not feel sketchy at all. Arbor House has parking for their guests, be it somewhat limited. It was not too busy when we stayed there. I imagine that on a booked evening, you might have to fetch a spot in the public parking areas around town, especially if you have a big ridiculous truck. I can't complain about this place really. Beautifully kept up and beautiful grounds and garden. Really enjoyable, and much preferred to your standard strait and cut hotel chain. The rates are really even comparable if not better than a lot of places nearby it. Some notes: Check in is 2pm and check out 11am They serve a "semi-continental" breakfast at your door every morning (2 muffins, 2 bagels, juice, fruits, condiments, cutlery, etc..) My only self involved suggestions: Offer some different breakfast options. I get the muffins and bagels are simple, but not very health oriented. And maybe offer a lesser rate for those who do no want it. Also, I'm a coffee snob, and Folgers is disgusting. I suggest to consider working with some local roasters and bakers to offer some different breakfast options. I will be back here, and will be suggesting this place to others visiting San Antonio. read more

This is an absolutely beautiful collection of 3 restored 1903 homes located withing a few short blocks of the San Antonio Riverwalk. It is operated as a gracious bed & breakfast. The rooms are really suites - large, attractively furnished, and very comfortable. The owner is a gracious southern gentleman in the best sense of that phrase. We enjoyed every minute of being here, and especially enjoyed an evening spent conversing with the owner and his partner in the beautiful garden. We hope to return again and again. read more

For a B&B this place is excellent! Very spacious room and clean. Convenient location. Hassle free check in and check out. Breakfast served in a picnic basket at your doorstep when you wake up - came with muffins bagels fruit and OJ. I only enjoyed the muffin but that didn't matter because we had brunch plans in the area. Walking distance to some very delicious food spots and the riverwalk. read more

Super quaint and super awesome! Beds were comfy, staff was great. The garden area outside has a fountain and the perfect place to just sit and relax. There is construction going on nearby, but that's my only complaint and not at all the hotels fault so I am still giving 5 stars! It's so nice to stay in San Antonio and not get the hustle of the river walk. Tucked away and amazing. We will definitely come back. I'll choose those over a stuffy hotel any day. :) read more

I always try to stay at the Arbor House when I am in San Antonio. It is very close to all major attractions. Ron, the owner, Aldoph, the manager, and the rest of the staff make me feel welcome and at home. The rooms are spacious and comfortable. Every guest is pampered and will leave wanting to come back. Adorable B&B only half a mile from the Riverwalk/downtown area! Tucked away in a small side street, it is very quiet and great quality for the price. Each room is perfectly decorated with just the right amount of "history" and culture, and it offered a wonderful sense of escape right in the middle of a busy hotel and restaurant district. There is a small and just as quaint garden outside with a fountain and tables+chairs for eating/relaxing in; it looks like something out of a fairytale at night with the Christmas lights twinkling in it! A pool is also outdoors, and although we didnt have time to go relax in it, it looked very nice and clean. Breakfast is left outside your door in a basket and contains bagels, muffins, juice, and fruit. We were able to enjoy it on the second floor balcony, which our rooms connected to. Overall an extremely charming experience and a place that I would definitely love to return to! read more

Easy access to the river walk and a quiet room. Excellent alternative to a chain hotel. We stayed in the Crockett suite for 3 nights and rarely heard anyone else in the building. Loved not having noisy neighbors walking past the door at all hours. Within walking distance to the river walk, rhein steakhouse and la villita. We will return. read more

John & Rose from Pittsburgh. If you didn't find your accommodations to be fine, enjoyable, and very convenient I might suggest that your spoiled. Free parking within walking distance and breakfast that should satisfy unless you need steak and eggs every morning. Yes, it is a reflection of the past in comfort and relaxation but you desire the fast pace of today's world you should go elsewhere and expect to pay much more for a less pleasant atmosphere. Thank you for allowing us to remember why we found it so pleasant 15 years ago that we would return on our next visit to San Antonio. read more

- Charming, Comfortable, Clean, Convenient and exception service! Our last of three nights stay was this week. Not only fresh in our minds, but a personal experience that we will never forget. On our arrival, our welcome was warm and included meeting the staff and owner. The first words from Ron (owner) Stinson were if you're staying there, "you're family. Any thing we can do for you, just ask and it WILL GET DONE!" Yeah, yeah, sure, sure. We got into the room and noticed we had forgotten our wine opener. It was produced without hesitation. Then we started to notice how elegant and functionally appointed our room actually was. There were just so many pleasant finds about, not only the room, but the 4-building "compound". Just to mention a few, the bed was as comfortable as home, the location to the River Walk was easy walking distance as were other significant areas ( La Villlita, Convention center, Tower of the Americas, King James District ...), RESTAURANTS! We solicited restaurant recommendations from Adolph Garcia. Within a few blocks were local Mex, Tex/Mex and Italian, what we came to find out ourselves, gems! There are common areas, decorated for at this time Halloween and tells you how energized the staff is to make the entire experience unique. This brings me to just how unique and unforgettable our experience was. When Ron says "IT WILL GET DONE!" you can believe him. I had forgotten my iPod in the room. He and Adolph drove it out to the airport before our flight left. Isn't that a service you'd never forget? For this and all the above conveniences, the Arbor House will be our favorite stay whenever we're in San Antonio. read more

This is the first time I feel let down by previous yelpers. Previous reviews of 5 stars are off the mark but after looking back only one review is in the past year. The Pros: Check in is easy. Location is quiet and close to Riverwalk. There was a private balcony off the David Crockett Suite accessed by going out through a window. The suite we stayed in was pretty clean. We have stayed in well over 20 historic bed and breakfast inns over the years and this one pales compared to others. First off in order to get 5 stars the bed should be good. The mattress in the David Crockett Suite has got to be at least 10 years old. Felt like I was hanging off a cliff at night trying to keep from rolling to the center of the bed. Also both suites upstairs share an air conditioning unit. An old building gets warm upstairs when it's 82 degrees outside but our neighbors kept turning the air conditioning off. Caused us to wake up in the night sweating. I am used to bed and breakfast inns with a decent breakfast or at least passable continental breakfast. Continental breakfast arrives at your door between 8 and 8:30am and consists of canned orange juice, hard grocery bagels, grocery muffins and packaged cream cheese along with a small cup of grocery store cut up melons. We stayed 6 nights which were paid in advance otherwise I would have checked out and moved. Don't think our sheets were ever changed just bed made. Hope they were changed when we first arrived. I gave it 3 stars since the rooms are pretty clean ( they sweep and spray air freshener), they have a coffee maker in the room and small fridge, leave you 2 bottles of water each day and the parking is free. read more
