Unfortunately, he completely missed a critical structural defect: a load-bearing wall on the first floor had been removed without permits or proper reinforcement. We discovered this issue only after moving in and starting minor renovations. When our contractor removed flooring in the second-floor bedroom (located directly above the compromised area), they found the floor sagging into the room below. There was a significant gap between the subfloor and the wall studs -- someone had attempted to cover up the problem by stacking pieces of plywood to fill the void where proper structural support was missing. This is not a small oversight -- it's a major structural failure that should have been caught during the inspection. Because of this negligence, we are now facing costly repairs and a serious safety concern.

John gave us a competitive estimate in mid-2022 to renovate a hallway and half bath - a project delayed by budgets and the pandemic for about 4+ years. We set a start date of early January 2023 and John began his work. We found John and his colleague to be extremely professional, prompt and thoughtful in their work. What's more - John asked questions and verified details with us as he went. There was no assuming what we might want, and he offered helpful ideas and recommendations. Working in a fairly tight space, John and his colleague were respectful of the fact that I work from home and, although construction noise is unavoidable when tearing down walls and what have you, they were not intrusive or blasting loud music as they worked. I sincerely appreciated their professional manner and dress because my mother lives with us and I am keenly aware of how strangers in the house might make her feel uncomfortable. They were so polite and respectful of her and my family. That cannot be said of all contractors. Now, the work quality: I'd rate it excellent or better. John took great care to ensure the quality of the work and materials would meet or exceed our expectations. He even found a better solution for some cabinets for us that matched the style we wanted without impacting the budget. The drywall work was excellent. Prior to hiring John, we had another company work on a basement renovation. The comparison was like night and day. The company handling the basement took too long, cost too much and the quality of both the work and the workers was not good. Brady Property Services was a study in contrasts with John's work completed in a timely manner, staying within a reasonable budget and producing outstanding quality in the work itself.
