Pat was highly recommend by my realtor, and I used him for my initial inspection and a re-inspect. I am a first time home owner, so to be honest -- i have nothing to compare him to and I'm really not sure what I'm looking at in a house overall. When I met him, i thought he was kind, professional and explained things I didn't know. Fast forward 3 months later -- I'm now uncertain about how i feel. I feel this way because we just discovered our basement carpet is totally wet with no visible leak -- we hired a plumber Now they've discovered the drain outside our house is clogged beyond belief. With forks, cups, plastic bags all backing things up, and they even asked if we got our house inspected because, and I quote " This should 100% been caught on inspection. This means they didn't even open up the drain". And they're right -- he looked at it and said it's good you have a drain here, it'll keep water away from your house -- but didn't even open it! Now I'm worried about the two drains in the back of my house for the same reason. I now learned that this is not done by a " regular home inspection" but I would have truly appreciated if they had recommended I hire a sewer/plumbing inspection -- especially bc I did point out the sagging of the sidewalk outside the home. It's so bad that they cleaned it, but it's still draining slowly and they're recommending they dig up the WHOLE sidewalk and replace the whole drain in front of the house... Needless to say I'm not pleased. But disclaimer -- I am a 1st time homebuyer -- I will admit that I DONT know if they are required or even allowed to open up the drain to look at it, but I guess the plumber saying that really made me feel a certain way. So just a heads up for you new homebuyers out there -- maybe get a plumbing inspection read more

We hired Apex at our realtors recommendation to inspect the home we eventually bought. I did like Pat and he seemed knowledgeable and thorough. But ultimately he missed a huge structural problem with our house. He had estimated it would cost $1200 to fix some floor joists but they were in such bad shape it cost us $30,000. And there was nothing we could do. Contractors have said it was painfully obvious the floor was unstable and dangerous and they can't believe an inspector missed it. I hate writing bad reviews but I wish someone had warned me, we lost so much money because he missed something obvious. read more

I unfortunately scheduled my home inspection on a day that received a couple inches of snow. Unsure how they would inspect the roof in the snowy conditions, Pat (who did the inspection) took the initiative himself and went on the roof a day early before the storm to give a proper report. Throughout the inspection, Pat explained in detail the purpose of each component of the house in a fashion I understood. He was honest and gave good advice about how to maintain and prevent future issues, and even had extensive background knowledge about the materials that were used in construction. The report we received was put together quickly, was verbose and detailed with images. It even included good home-owner's advice that I don't consider to be common knowledge.
