This agency was slow to assist us with repair requests, and did not meet the statutory standards outlined by Oregon tenancy laws. As a homeowner I would never recommend this agency to potential renters or property owners. I can guarantee that any property "cared for" by this agency will be neglected, pushed off onto renters with defective repairs and shoddy upkeep. When renting from this agency I was required to repair (out of pocket) a wooden fence that had blown down during a storm because "it wasn't like that" when I first moved in. Give me a break. Low brow and low quality, this company cares only about their ability to maximize their revenue and minimize their liability to both homeowners and renters. The value of their "services" cannot be undersold. They kept half of my security deposit ($2,300) and told me it was because they "replaced a burned out light bulb" and two air-filters and filled some standard nail holes on the walls. My rental ONLY had ONE air filter and I replaced it the week I moved out. My rental was spotless when I moved out, and I had multiple people working to clean the home before I vacated, J & L Moore still charged a $400.00 cleaning fee. I implore you dear reader, do not stoop to rely on a business with such weak moral character, there are surely more reputable and upstanding local agencies to go through.

OWNER REVIEW: At…read morefirst I didn't want to write a review. 1. Because this company is notorious for responding to each review in a childish and unprofessional manner. 2. I know that people read the reviews and I don't want to stop this company from being profitable. I do feel that other OWNERS need to know who you are going to be working with. I first reached out to Terri after a family member recommended her. I reached out and from the first response, I felt like Terri did not want to work with me. After a few days I received a call from my tenants saying that they almost called the cops on her because she scared them so much. She also told them that she thought homeless have been living in the house. Keep in mind that we had just been there the day before and were working on removing the last of the items that were in the garage and the bbq on the side of the house. When I asked Terri about what happened, she responded saying that she would ask her assistant ( I guess she hadn't gone out to the property?)There was no response after that. A couple of days later she sent another email stating that there was "There is mold, rodent droppings, window sills are filthy and the rest of the unit needs cleaning" she mentioned that they would not rent the unit. Although I was confused as to what she was talking about, I accepted that not everyone is going to agree and we picked up the key and deposit and left the situation alone. I did not want to tell our family member that it did not work out due to damaging their relationship as the family member is a tenant of Choice One. Fast forward to a few days later when Terri took it upon herself to email our family member and state that our standard of clean meets that of a slum lord. I was surprised that she felt that was a professional response to the situation. Long story short after we had the property inspected we have been given a report that there was no mold or rat droppings found on the property. In dealing with Terri these last couple of weeks I have found her extremely unprofessional and rude. If she didn't want to work with us, I respect that. Sometimes it just isn't a good fit. I feel that she went out of her way her email our family member. It was unnecessary and shows a lot about her character. On the bright side we found a wonderful property manager and are excited to move forward.

My partner and I inquired about a rental listed by Expert Properties and requested a viewing…read more Instead of scheduling a showing, we were immediately texted a link instructing us to EACH pay a $55 non-refundable application fee before we were allowed to see the property, meaning we would have had to spend $110 total just to apply for a place we had never seen. The listings on Zillow and Trulia clearly state that video tours are available, but when I called to ask where we could view the video tour, Tracy from Expert Properties told me no video exists because they "weren't able to get one before the current tenants moved in." This directly contradicts what the listing advertises. There were also no photos of the exterior of the building, only a few poor-quality interior shots. When I asked if they could provide any photos of the outside, Tracy said none were available because of "mud" and again insisted that we should just pay the $110 and apply anyway. At that point, it felt extremely suspicious. Expecting prospective renters to pay non-refundable application fees before they've even seen the outside of a property (while advertising tours that don't actually exist) is unreasonable and raises serious red flags. Renters should be very cautious before paying application fees under circumstances like these, because professional property management companies do not behave this way. This seems to be a scam operation with good reviews that look fabricated. UPDATE: after reading the reviews on their second website (why they have two websites, I'm not sure, but I think it's because of all the bad reviews on their original site)- it's clear that this IS a scam operation. They will take your application fee money knowing full well you're not approved BEFORE they take it, they will steal your security deposit however they can, and the apartments are dirty (I guess that's why they don't do viewings at all). Wish I would've read the reviews before even interacting with this company, but hopefully this review deters future renters.

I lived there for 6 months and was charged over $800 on my security deposit. The place was…read morereasonably clean with no damage or carpet stains. They cited items such as carpet cleaning, deep cleaning, touch up paint, changing a lightbulb, sweeping the garage, changing an air filter, etc for these costs. I have previously hired professional cleaners for 200 dollars. I own a rental property and would be thrilled if someone took care of the place like I did so I couldn't recommend renting from them. If you do take lots of move in and move out photos so you can prove your case because they may try to charge you like what I'm dealing with. Not taking pictures cost me a lot... Not to mention I had been repeatedly harassed by an unstable person living there and was told I may be evicted due to the situation.

From my first contact with them, I was treated with respect, and an immediate response. With the housing shortage in Medford, not many realtors ever returned my calls, or asked for applications and fees just to view a property when I was shopping for a new home. Asurent does not do that! Rent from this company if you can.

LONG STORY BELOW. BEWARE!…read more THE OWNER OF ASURENT, LISA PETRINI, THREATENED ME FOR MY HONEST REVIEW! I slightly revised this review, today April 29, 2026 as a few problems were resolved on April 28th. Lisa, I investigated the law and you have nothing on me. This is protected speech. Have your lawyer check the S.L.A.P.P. law. I'm retired and I'll be happy to go to Medford several times to see you in court. There will be no arbitration on your efforts to stop me from exercising my First Amendment rights. Our experience has involved serious issues with financial handling, communication, and decision-making. The owner, Lisa, withheld over $500 from our owner disbursement, claiming an unpaid utility bill with the City of Ashland. This claim is incorrect. I contacted the City directly and received written confirmation that somebody (I thought it was the tenants, but, Lisa said it wasn't) established their own service, our account is fully paid, and the landlord account was closed. I emailed the city's communication to Lisa. Despite this, Lisa refused to acknowledge the City's confirmation and continued to claim she did not received a response from them. SERIOUSLY BAD NEWS REGARDING UTILITIES. TENANTS BEWARE!!! Added tonight on April 29, 2026 - The City of Ashland emailed me. Lisa Petrini, owner of Asurent, closed the utilities account for the property and left the tenants without utilities, including electricity, water, sewer, and other city services. The missing smoke and carbon monoxide detectors were photo documented during the original walk through with the staff of Asurent Property Management. See below for the response I received from Lisa Petrini. The original review was dated April 24, 2026. On April 28, 2026 Lisa threatened me for the review. I revised the review on April 29, 2026. We were also informed that tenants reported a gas smell--an issue that should be treated as an emergency. I immediately directed our contractor and Jahnke (HVAC) to inspect for a potential gas leak, as Asurent indicated it may be related to the HVAC system. Asurent then stated that the gas company had already responded and shut off the service. However, when our contractor and Jahnke arrived, the gas was on, and no leak could be detected using their equipment. During this same discussion and following threats, Lisa claimed that required smoke and carbon monoxide detectors were not present. This is highly questionable. The home was fully remodeled prior to engaging Asurent, and all required detectors were installed. Asurent also completed an initial walkthrough with us at that time. Given the inconsistencies already noted, this claim raises further concerns. Lisa claims she has the walk through documents stating that there are missing detectors. I ASKED HER FOR THE WALK THROUGH DOCUMENTS IN ORDER TO ENSURE THE DETECTORS WERE NOT PRESENT. SHE HAS NOT PROVIDED ME WITH THESE DOCUMENTS. We've experienced holds on our net proceeds (deposits minus expenses) that were not released until my threats were issued. See above about the threats from the property manager. We have encountered inconsistent information in regards to utilities, expenses and repairs. Based on this experience, I cannot recommend this company to other property owners.
