My experience is based off of the 1916-1934 W Winona/5103 Winchester Building.
Zero stars if I could. I would not wish ICM Properties on my worst enemy. I could go on for literally pages about the absolutely horrific, unprofessional, and in some cases probably illegal things that happened in my two years living in an ICM unit, but I'll stick with the worst experiences. For one, what started as a small leak in our kitchen that was continually ignored by the Landlords and Maintenance, resulted in our ENTIRE kitchen being ripped out WITHOUT NOTIFYING US. (See attached photos). We went from begging for two weeks for someone to come check out what we thought might turn into an electrical issue, to coming home with a full set of groceries to NO kitchen and all of our electricity shut off. Come to find out, they mistook our unit for our neighbor below us who was scheduled to have her kitchen taken out and replaced. When we confronted ICM about this, they lied and pretended that the damage they originally said was not urgent enough to check for two weeks had become so bad that the whole kitchen had to go- and that there was no time to even call us to tell us what we would be coming home to. We had to threaten legal action in order to get any money back on our rent that month- which still didn't make up for the amount we spent on living somewhere else for the week while we had no electricity, and replacing all of the groceries that went bad without a fridge.
Before I go on to my next incident, its important to note that EVERY SINGLE MONTH for two full years, our building received an email that the water in the building was being "temporarily shut off for emergency repairs." If you have to make that many emergent repairs a year, then there is definitely something wrong with the infrastructure and piping/plumbing. A few weeks after the kitchen incident, our bathroom ceiling started to collapse, pieces of the ceiling started crashing to the floor, and there was a pool of moldy water in our overhead light. (Photos attached). We reached out to ICM three times before they finally agreed to send a technician out. The first technician checked the unit above ours and said "there's nothing leaking above you so it's probably just something that will pass!" When the next technician came, all he did was scrape off the mold/old paint, spray a can of sealant, and slap a new coat of paint on the ceiling. Since this was clearly severe water damage that wasn't properly taken care of, the ceiling began to fall in pieces again the next day.
There are so many other points I could make like the Fire Department having to be called by tenants for an emergency inspection because every fire extinguisher in the building was 2+ years old, to the COVID cleaning crew they started charging tenants an additional $35/month for repeatedly not wearing masks or gloves in the building during the height of COVID, to the days when they had maintenance guys literally shoveling snow and ice off of the roof with no notice to tenants and no "falling ice" signs on the sidewalks and alleys below, to them harassing us on the daily for virtual tour photos and videos and giving our personal cell phone numbers out to any and all realty groups (ICM and otherwise) and basically trying to make us do the job of selling the unit once we moved out.
I genuinely believe that ICM would rather pay out the insurance when this building inevitably collapses in the near future, than bother to spend the time and money necessary to make the building sound and safe. The best part of my ICM experience was moving out. Please STEER CLEAR. read more
