I posted this on Google reviews, so I'm gonna go ahead and copy and paste. The ceiling collapsed and there was black mold and rotted old wood. The other apartments also experienced this issue or at the very least wet/damaged walls. I had to document a LOT of other damage when I moved in so as not to be held responsible for it but that was the worst part of living here, specifically because maintenance didn't get on it for a month, and my calls were not answered or returned during this time. I called the city health inspector. They came out to address the one issue of a collapsed ceiling I reported, but also, without my prompting, noticed various other problems - a gap underneath the front door, sunken floor, etc. Our gate lock was broken also at some point. They did REMOVE the lock, but it was never replaced as far as I know (I'd moved out soon after that). There were mice, cockroaches, despite my cleanliness. I saw pest control come by once (which I guess might be normal?) and they did a kind of half-assed job, which isn't the apartments fault, but I feel they could have been vetted more. The trash cans had maggots and were absolutely disgusting and smelled, and the front yard for the building was covered in holes and trash. Myself and my neighbors asked a couple times for new cans or some maintenance outside (the most we got was tree trimming, it seemed). The person we were talking to appeared to have quit or been fired soon after that, though. Then it was hard to contact their replacement... ever. I would say just don't move specifically onto the street I was on, but these are just unhelpful and careless people. We were suffering. And YES, they do a raffle monthly where you will be rewarded for a good review. Residents are desperate enough already, so these good reviews are all BS. Also attached notes from the city health inspector, only one of which was addressed. Sorry for the rant. read more

I moved into a property which was poorly managed and in desperate need of some tender loving care. The unit I occupy had serious problems. Hot water over responsive; and a bevy of other complaints. I contacted the team and worked with them to not only address intra apartment "to-do's" and felt like I was part of a team. They went the extra mile. The Waller Group was keen to see the property upgraded and returned to a chic, Oak Lawn boutique community. It's exciting to see an old charm brought into a new life. Let's hope Team Waller works magic with a 're-fab' of the rest of the block. Great job and Five Star all the way. read more

30 days later it's still a nightmare with absence of a legitimate response from The Waller Group. Pete and Dianne (with 2 n's ) have put in half the minimal amount of effort managing the construction after the initial complaint. Since there has been an even larger debris pile left on the backside of my unit adjacent to my bedroom causing a health and fire hazard. A Llamas & Son Painting ( not BBB accredited like advertised) has damaged personal property spat in my direction ruined my living environment and followed me leaving my building to retreat somewhere else where I can live peacefully. Logan (the company's namesake) has been MIA the entire time, and not once has he or his staff done anything to find swift resolutions to all issues. Buyers beware. Don't list your property with anyone associated with The Waller Group. Don't let those fluffy photos fool you... being 4+ years old speaks volumes read more

Horrible horrible property people! Gave my 60 day notice I was moving still sent a 3 day pay or vacate. Did a walkthrough and no issues whatsoever and they sent me my deposit minus a window they claimed was broken!! I moved into a new house so it wasn't worth my time going to court to fight them on it !! Just never use them for anything!! read more

Waller Group is by far the most unresponsive and apathetic property management company. I have lived here for 1 yr 3 months and suddenly have no hot water. My hot water has been unavailable for 2 weeks now. I've texted, called and emailed the Waller Group and received no help. And 15 months later, Waller Group is telling me that I was responsible for paying gas all along. When I signed the 2 yr lease, I was only advised to obtain electric service. Currently, no tenants in the 7 unit complex pays for gas. None of the other tenants in the 7 unit complex were advised to obtain gas service when they signed the lease and moved in. We have all have had hot water until now. When I called the gas company, they told me the hot water will not be turned back on until the past due balance is paid and apparently, I need to create an account. The gas lady alluded to the fact that this balance is high. We have nothing to indicate gas is even necessary here. I am forced to contact an attorney. WARNING--DO NOT LEASE AN APT FROM WALLER GROUP! read more

Less than 24 hours after I submitted a rental application I was denied for a DWI that was 5 years old and what they called bad credit. I have never had a broken lease or been evicted from anywhere I have lived. I have no judgements against me nor have I ever been 1 day late on any credit card payments or personal bills. I feel the real reason I was denied is because while being showed the apartment the agent referred to my husband as my brother several times. I ignored it at first not wanting to be rude but after the 5th time I simply told her that he was my husband no harm no foul. As far as the DWI goes my husband was charged with that 5 years ago and completed all steps to take care of the situation. Yet on the denial they sent us they marked us both as violent offenders. If this is the way they work I'm more than happy to take my business elsewhere. read more

Updated Review After 9 Months: The only peace I have had living here is when the building was almost completely vacant. After several emails about a neighbor that continues to smoke cigarettes inside the building have gone unanswered I decided to start calling instead, nobody answers the phone or returns emails. The lease I signed clearly states smoking indoors is a lease violation and grounds for eviction. Apparently that doesn't matter because nothing is actually being done about it. They rarely answer emails or really any communication. I have made at least 3 requests for my renewal notice and that also has not been provided. Waller Group is an absolute joke and they should honestly just do a complete revamp and fire every single person working there because they are incompetent and lack basic skills to run a management company. If you can't offer literally ANY amenities at least offer basic customer service. Review After One Month: Communication with Waller Group has been extremely disappointing since moving in. The people that live at the Richmond property are genuinely some of the most rude, obnoxious and crazy people I have ever come in contact with. I brought the security of the property to management's attention because the doors remain unlocked and open all the time. People use bricks to prop the doors open and at one point a neighbor actually opened the door and told me to stop locking the doors. I told management about this and received no response. I have complained several times that there are domestic disturbances on a regular basis here. So much yelling and screaming to the point that is scares my kids. Once again, no response and no action taken. I had to call the cops in the middle of the day because the neighbors were fighting for so long and I told management about it. No response or action taken. There is "assigned" parking, 1 parking spot per apartment. There is a person that has 3 cars parked in our parking area taking other people's spots and parked in the area I was told could be used to put a BBQ once I moved in. I told management about this as well. No response and no action taken. I told management about how nasty the property was (beer cans/wine bottles/ trash is the parking area, muddy hand prints on the doors, stairs and hallways are dirty and smell like cigarettes. I worked in property management. I know there are actions that can and SHOULD be taken for noise disturbances. It's a lease violation and if it's disturbing children, something should be done about it. Parking should be handled as well. Security in Dallas should ABSOLUTELY be addressed. Property upkeep should be a weekly thing. Apparently this management company is only looking for your money and doesn't care about your quality of living. I'm counting down the days until my lease is up. Between the absolutely disrespectful and psychotic neighbors and management that does not care, this property is a major disappointment. Review Before Moving In: I am renting an apartment in Dallas and I have been blown away by the responsiveness and attention to detail shown by Matthew. I genuinely feel like I was made a priority and he has gone above and beyond to help me get into my new apartment. The leasing process is super simple and FAST! I didn't have to wait for anything because Matthew was on top of everything I asked for. When I toured the unit Matthew even had a tape measure and sent me all the measurements for the unit right away. I worked in property management for years so I understand it is easy to let things slip through the cracks sometimes but that has not happened once since I started communicating with Waller Group. The property is in a great neighborhood and you can tell that even though it is an older building they have taken great care of it. I am so excited to move in!! read more

Contact about parking space situation again and again and again, a simple issue and they don't even care to assist. This guy West never return correspondence. They would treated you like that, how much more on more important matter. These days bad or good service will get reviews, they don't care about the review, they get pay from us to provide service but they don't care to do so. The board needs to hold them accountable for bad service or reward for good service. It works both way in business. read more

This group is great to walk with! I had some issues with my first unit that resulted in my needing to move. They transferred me to a new unit without any issues and checked on me for a few days to make sure I was adjusting to being in Texas well. I LOVE my new place. It's in a great neighborhood, quiet and well kept. The entire process was quick and easy. Def would rent with them again! read more

Update: I am updating this to three stars because the boss of Waller Group jumped right on this problem. I am looking forward to giving them five stars when they've got it fixed. I am writing this review because there is apparently no other way to contact the Waller Group boss Logan Waller. The Waller Group has a property listed down the street from me. 5209 Austral Loop 78739 The property has been on the market for two years.The property has had zero yard care for those two years. The listing agent is the Waller Group. By not following the HOA rules and by letting the property look abandoned Waller Group is destroying their own reputation. Everyone on my street hates Waller Group. We live in a nice neighborhood and Waller Group is making this property an eyesore. read more

The Waller Group. Multiple issues with this group. We have moved out almost a month and a half ago. We completed the final walkthrough on 11/30 and still haven't received our deposit. We have all of the email communications from Pamela, Dianne, and Adrienne. We have been promised phone calls only to be ignored. At this point we will be moving forward with small claims court and putting reviews on all relevant business sites. On previous issues the group sent maintenance personnel into our home without our consent or notification. We called the cops when our security system notified us that there was a break in. Luckily, we were able to figure out that the Waller Group had sent someone to our house and inform the cops (who were on the way) that it was most likely a maintenance tech. Our house got broken into through the back bedroom window. When the Group got a tech out to replace the window it was done very poorly. The replacement window was cracked and didn't fit properly. They also agreed that the window payment was a house insurance covered item and wouldn't affect our rent. Renters insurance does not cover broken windows on a break in. After agreeing to not charge extra on our rent, the extra amount showed up on our next months rent payment.... This is after improperly replacing the window in the first place. I would recommend if you have a choice between Waller Group and another property management group to rent from that you think hard about the decision before choosing Waller Group. read more

If you are looking for a real estate broker who will be smugly and repeatedly ignorant of the law and then willfully violate your rights once you bring the letter of the law to their attention, look no further. The Coldwell agents at this branch also go the extra mile to make you feel that your business is an unimportant burden and a total inconvenience to them. Avoid at all costs. Logan, you have made apologies in this venue previously. Your customer service remains abysmal, even years later. Perhaps "sorries" and lip service don't cut it? Fire your current staff. It has been a very stressful event due to the distance and due to the circumstances that caused the relocation, but I have to say that Tami Bennett with Waller Group has gone above and beyond to assist us and has taken a huge burden off of us by helping us to locate and secure our Texas home. Regarding the agent Claudia Rodriquez. Not only did I go through the entire process and approval to be told AFTERWARDS her sellers home was a short sale, eliminating my opportunity to find something better. Not to mention the waste of money, time and my best chance at the market. I went with it since I was trapped into being invested. We waste a year and a half waiting getting approvals from the banks to hit anther snag, mainly one of the lien holders is out of business. I was told for the trouble as soon as the title was cleared id be the first to know. It be the least they could do after dragging me through it by being dishonest and not disclosing up front. I email once a month for the next 9 months just to remind parties involved of my interest. What happens next... my latest email gets ignored leading me to check the listings only to find out is under contract behind my back! (GOLF CLAP) AWESOME JOB GUYS!
