As a new player to the home buying game of 2019, I was traveling down an unchartered path. I called him that day, and he spent time with me on the telephone, answering a barrage of questions for me, and educating me on the path of inspections. Not only did he explain things regarding the buyer's inspection on our new home, but also answered questions from a sellers standpoint on our current home. Graciously, Josh agreed to meet me at our prospective home within 48 hours of our initial phone call. Our agreed meeting time was 9am, and when I arrived at 9:00am he was already there working. To say he is incredibly thorough would be a gross understatement. He spent 6 hours on our inspection, and brought to light things I likely would have never noticed. He left no stone unturned, and was informing me throughout the process of his findings. I left the home feeling confident that we would have a comprehensive report within a few days. That evening, a 35 page document appeared in my inbox, with photos and a detailed explanation. Moving forward in to the closing date of our new home, I am confident that there will be no surprises, and I will recommend Josh to anybody who will listen.

John arrived at 8am and finished 3.5 hours later and gave me a 15 min summary of the report that he generated, the issues he found and repairs to be made. First off several things are now required by updated codes and John explained these. The previous inspector missed many items such as over temperature, GFCI outlets, jacuzzi operation, and outdoor receptacle covers. One of my exterior door frames has soft wood and needs repairing even though the paint is only a few years old and looks new. This is the reason for getting an inspection from someone so thorough. Some people are going to miss this. It will need to be addressed in closing if found or if missed will affect the home in the near future. Finding this issue now gives me the time to repair it. If you're buying or selling a home you can get someone who will check off boxes or someone detailed and knowledgeable. Most buyers are going to spend the extra money and get someone professional. As a seller, you're going to want that same level of competence to address issues early, even it deficiencies are ultimately found. Money well spent.

This refusal is unacceptable, especially given that I paid him $370 for his services. I believe it is his responsibility to explain his findings directly to the client. After just a few hours post-inspection, I requested a refund and indicated that I no longer required the inspection due to my dissatisfaction. To my dismay, Mr. Lopez offered me only a $65 refund out of the $370. This feels not only unfair but also dishonest. My experience suggests that Mr. Lopez does not prioritize client satisfaction and is more focused on getting through inspections as quickly as possible.
