Invitation Homes is a Scam, Rent is never the same price morning to month. Julia asked me to write a review when she's done nothing to help me or resolve my issue. So here's her review because that's most important to her . The rent is never the same price.Theres are ghost charges that they said would be removed. The charges are still there months later and it shows up as a past due payment. Which will eventually show on my credit report as a negative mark. I'm trying to avoid that and there is no urgency with this Charlotte office. I am also being double charged for renters insurance, the PMs and customer service reps are rude and treat us as we're the ones stealing money.One lady wouldn't even let my fiancée in the office. if you get a response, it takes WEEKS, and when you use to the call back option, they'll let it ring once and hang up. HORRIFIC EXPERIENCE! Moving into the home is a breeze; definitely a 'wolf in sheep's clothing'. If your repair is costly they will put a bandaid on it or simply leave you, HOT. My family went without A/C from July 27th-Sept 2nd. Temps were over 90 in NC for several weeks. My children started the school year uncomfortable and hot as the 3 A/C portals provided only put out air in the immediate space it was placed. Please note the home over over 2000sq ft. I was not able to cook meals for my children on the stove nor dry laundry for over a month. Invitation sent out 2 companies, multiple techs over this period but no resolve until 9/2 as 'the repairs were under review'. Despite repeated request there were no calls or emails from management. My family received 1 weekend stay at a hotel during this entire ordeal. My tone has always been pleasant and I've never responded in a disrespectful manner as I simply wanted the issue fixes and to be compensated for their lackadaisical response or lack thereof. After physically going to their office on 9/3, I learn on 9/5 that they want to offer 150 credit towards my rent.....I'm sure I spent that at the laundry mat drying clothes for my children this past month. Please note I begged for these portals and hotel stay, no one ever called me to offer these services to us. Ironically, I received 3 phone calls after my work order was closed requesting to pick up the portals.....I thought to delay this as they did my family but unlike Invitation Homes, I care about people and didn't want another desperate family to go without. I have roughly 20 emails to validate this. It is clear to me why the office only sees renters by appt and is locked down. I understand companies need bids, 2nd opinions, etc but what I don't understand is how you don't care enough about your tenants to at a minimum communicate with them in real time nor provide adequate resolve on the back end. I'm currently living in one house and they are in charge of rent, maintenance, etc. I am disappointed of their staff and service. Their customer service is NOT FRIENDLY at all. They need to be more organize with their paper work and not take it on renters for whatever is going on. I was without AC for almost more than week; they haven't finished all the work orders; my dishwasher, which they supposedly fixed, is still leaking water; they haven't painted the smoke stains in the kitchen, and the list can go on. The only nice people we have met so far were the first lease guy, the one that gave us a tour, and one of the maintenance workers. Whenever we talk to any of their customers service employees, we ended up having a really bad they because they are very unfriendly and make you feel uncomfortable. All service items were appropriately addressed in our 45 day walkthrough. Genuinely pleased with the company and how they're addressing maintenance items. We had a rocky start with faulty plumbing, and items that were not functioning well like the refrigerator and toilets but all issues have been addressed! i have been trying to obtain my $1,400 security deposit refund from my local office here in charlotte since the beginning of November and this has still not been resolved. i have called multiple times for months and every time have been told that my "call will be prioritized" and that a message will be left with one person or another (a different person every time, never one consistent person handling an issue at this place) and that i will receive a call back, and it never happens. i never received my originally mailed check although i left my forwarding address as requested. so i asked that a new one be issued to the local office for in person pick up, and since then i have not been able to get in touch with anyone to simply confirm that the check has arrived so that i can come pick it up. how will you resolve this? i worked very hard, alone, at 7 months pregnant, to do everything i possibly could concerning maintenance and repairs to get as much of my security deposit back from this company as i could, and after doing MY due diligence have been unable to receive the money that i let this company hold onto during my lease, and that is now OWED back to me. yelp is my last resort since it is virtually impossible to get a call back from you guys, so i would really appreciate a response from someone who will actually be able to resolve my issue and not just say they're "escalating it" to yet another person. my experience overall with this company as a tenant (for two years) was already less than satisfactory, and i was not surprised at all to learn about the class action lawsuit that needed to be settled for junk fees and unethical practices. this is just the cherry on top for me. read more

I wouldn't even give this company a one star if I had the option. They will literally rob you of your money. No one in customer service knows what they are doing and no one cares to help at all. I have had liability insurance and fees charged to my account repeatedly- even after submitting my documentation that I have liability insurance. In addition they require you to purchase their filters every month to not even send them every month. To make matters worse you can't even express your frustration with them on the phone without them just hanging up on you. A disgusting company that shouldn't be allowed to continue to operate as a business. I have never had to call for maintenance on my home until this week. My heat went out and they had someone here next day the maintenance company they used was very nice quick and informative. Update 5-12-24 Invitation Homes finally sent an electrician out to my house on 5-10-24 after my suggestion that I would need to report to BBB and file a small claims against them for rent abatement. This electrician was great, and it ended up that he troubleshooted everything in the house. Multiple faulty switches and outlet. The issue persisted, so Duke Energy came out and located a fault in their line to house. The location of the fault is quite scary as there is no drainage, so it is always damp. The dangers of a power line fault in a wet area are real and thank goodness the problem was found when it was. It should not take a threat of legal action to do what is right for your customers and their safety. read more

We literally just signed our renewal. The AC went out and invitation homes is taking their sweet time with helping us. It has now been 2 weeks without ac in 100 degree weather! We have pets in our home and are suffering! They left an email a few days ago saying they will send someone out within 3 days. It's already been 2 weeks! But our $2,000 rent has to be paid on time Friday of next week right? So you can take your sweet time and we still got to pay for this on time which we have been doing for the year we've been here. We have gotten heat sickness and are suffering. If this is not fixed soon I am going to pursue this legally. North Carolina's definition of handling this in a reasonable time period is not 2 weeks. This company is completely corrupt and steals from their tenants! I rented a home for almost 7 years! Every year I had to deal with housing insecurity as they always increased the rent an unreasonable amount! I was charged 10 per month for air filter services that I never received and they refuse to reimburse me! During my stay I was denied upgrades and have done all of the maintenance myself including hiring painters and professional cleaners biweekly! I finally ended my lease and moved out. I completed everything on my pre move out! The home was left in amazing condition! I paid for landscape, carpet cleaners, and had my cleaner do a final clean! I even went to Home Depot and touched up the walls! A week later they ran up a bill for 1100 worth of "tenant responsibility" listing a ridiculous amount of charges that coincidently added up to my security deposit. They are currently attempting to charge $200 for window cleaning, $300 for landscape, $200 for carpet cleaning, painting and misc things like replacing locks, fixtures etc!! Mind you, I lived in the home for almost 7 years! Everything left was normal wear and tear! There were a couple dusty spots that were left behind due to the moving process but that does NOT justify the charges at all! When addressed, they literally sent me a close up of the baseboard between the railing on the stairs, a window, and a baseboard (that was covered by a bed of couch). The house was a 2000 sq ft home! They literally found a corner to complain about to justify keeping my security deposit! I am currently seeking legal counsel! I went above and beyond to reset the home on top of dealing with the hassles of moving! Very disappointed! They do not appreciate their tenants and will try to rob you blind! Justin Archie, my direct property manager, charged me for things that were not in my lease (ex. $201.25 for pressure washing a townhome driveway). If that was required, you have to tell the resident. He now is ignoring my call because he knows they are wrong. I want my FULL security deposit back as the home was left in immaculate condition. I lived in a home rented through Invitation Homes in Charlotte, NC for two years after relocating from Philly, and it was the best experience I've ever had! The house was beautiful, and the move-in process was quick and seamless. Any maintenance request I submitted was handled promptly, often the same day or the next. When I lost my job six months ago and fell behind on rent, instead of being rude or dismissive, the leasing team was understanding, compassionate, and always polite on the phone. I was truly impressed by their professionalism. They went above and beyond my expectations, especially Judy, who treated me like a person and not just a tenant. Absolutely do NOT rent from this business. I moved in and began to discover repairs that were done with the bare minimum and looked terrible. I chose this home, in part, for the back yard and beautiful wood deck with a lovely gate. I enjoyed the deck and back yard for over a month and reported that there was significant rot. They decided to tear it down and replace it. They dug out the huge deck and, even after considerable communication from me, replaced it with a 12 X 12 slab of concrete, leaving an enormous (three times that size) space. I anticipate the concrete slab being covered in mud during rain. It's unsafe and absolutely hideous. Maintenance has been very friendly and professional, but the person I spoke to in the office (Mckayla) hung up on me when I asked what office she was in after being extremely rude to me as I shared my concerns. If I had my way, I would not have moved here if I knew I would not have a deck and I would be treated this way. If I could give 0 stars I would. If you're reading this, do NOT rent with this company. I cannot begin to describe how awful of an experience I've had. First and foremost, if you ever call and speak with Julia, just hang up. She will not pass along any information and is extremely disrespectful. The worst attitude I've ever heard from someone who's job is to answer the phone. Our original leasing agent Lisa Sossoman lied to us when we first applied for a home and due to her constant lying and inappropriate correspondence hours (she would ONLY email after 9pm, and refused to call or text) we were rushed into moving with three days to spare into the worst neighborhood. We were even locked out of the house after driving 8 hours on move in day because she sent us the wrong instructions and then refused to answer our pleas for help! We then moved into a house with a messed up HVAC system that we had to deal with for 5 months. Every repairman we've had that was contracted out told us how awful Invitation Homes is and they purposefully overcharge them just to stick to them because they're so awful to people. We live in a neighborhood where I have witnessed my neighbors getting taken down and handcuffed by police in the street, I have had to call the police on a mob fight, there is a drug dealer who uses the neighborhood library to distribute, there is trash pouring out of houses, people race their mustangs and chargers down our road, cars with loud exhausts and mufflers rev their engines at 6 in the morning, I've almost been hit walking my dog. We pay for an HOA, even though invitation homes could not tell us who the company is or provide their contact information. I have brought up these issues to our property manager Chris Smith. She has done nothing about them. Radio silence for months. Then out of nowhere, a random person from IH, Kimerly Doblas, sends us a lease amendment. No phone call, no communication, nothing. And they say she sends it to us, is the day the new changes are supposed to go into affect! How convenient that they do not give you time to speak with a lawyer. Because if you use this god awful company, you should speak with a lawyer and document EVERYTHING. Now after everything, and all of this unprofessional, disrespectful, sad excuse for what this company is supposed to stand for per their website, we get a notice that states we could be evicted due to a landscaping issue while we were out of state visiting family. Our grass needed mowing, yes, but overgrown? No. We then receive a second notice, reminding us that we could be facing eviction, mind you, the issue had been resolved as we returned home. After calling all day to speak with Patrick, receiving the excuse of him being at lunch at 4:30pm and him being busy, still no call back. The last 4 months of serving out this lease feels like a prison sentence. I've worked in customer service and sales for over 7 years. I've never experience a company quite have such a disregard for people. The individuals who work here shouldn't be allowed to interact with people. The only positive thing I can say, is the Maintenance manager was very quick to resolve our HVAC issue once it was finally escalated to him. He I would work with again in the future. read more

We have been staying with them for over 4 years and it's been decent . The home is decent and it's so hard to buy a house that's it's more of a convenience thing than anything . We have had ups and downs. When we first moved in the home it was extremely dirty . When we do maintenance request they are handle but the maintenance man 8/10 usually do not do a good job . We have a yearly inspection that just started as of last year they didn't even do it the first 2 years and the maintenance man does it so fast I don't even think hes actually checking safety protocols like the water heater etc . There communicating is horrible . We usually have to call numerous times and talk to 4/5 people before are issue is resolved . Send multiple emails that most of them never respond to; they say they will call u back and never do . Overall we been here for long time and it's a nice neighborhood like I said it's more of a convenience thing right now for us . If you are just looking I would maybe find another renter establishment to rent from !!! read more

Invitation Homes is a great company they dispatched a technician to my home to fix a leak, which turned out to be operator error, but the technician was prompt and courteous and he tested and inspected everything and determined that the leak may have been water runoff. I have not been able to communicate with my leasing professional Timberly has she does not return calls or emails. There is no access to people in the area to talk to someone in person (Durham, NC). To my knowledge I had all the required materials and was waiting for a final verdict on the home and my application was cancelled without any notification & the home put back on the market. I have been a customer of Invitation Homes for 7 years and they have continued to deteriorate over that time. The latest issue has been with a home we moved into that has a lawn that was in horrible condition. They did nothing to fix the problem, so we hired and paid for a service that has improved the lawn. The HOA in our association sent a letter saying the lawn was not up to standards. We contacted the HOA and provided backup to what we had done to correct the issue and they put the notice on hold. First few weeks. Customer service is a joke they must laugh at all day. You never know who rents homes and how much influence they have. This corporate organization does not care about the living experience it seems. Leasing to entry had so many bumps that just shouldn't be. Reasonable questions. What a cluster f. Abysmal coordination with service, absolute lack of urgency, services charged and not delivered when they were promised and contracted, fingers pointed everywhere else in the company by "employees", outsourced customer service in the somewhere else land that can't connect back to your local Charlotte real people. AI chats that are ridiculous and don't seem to connect to any other system. Hours on customer service calls that shouldn't have been necessary. Required apps that we communicate on that don't connect directly and are very discombobulated with real time and scheduling. . And hey, fix my air conditioner when it's 100 degrees. Fix the air conditioner! A reasonable request to have working features for a contractually obligated feature which should have been done 3 weeks ago. When people can't sleep in the upstairs bedrooms because invitation homes isn't delivering normal, reasonable, and contracted services, not acceptable. We could not score this place lower if we tried. We've reached out to management a total of 12 times and waited endless hours on hold. We've submitted 23 tickets through our portal for help. No one does their job in this office. Everyone passes the buck. We've lived in our home for years with perfect rental agreement on our part. Their manager Chris Smith was promised to 'return our call in 48 hrs' and it's been 9 days. Poor, poor communication. We've had so many issues from damages to home, broken A/c, and now horrible rent problems (they're double charging us through our portal incorrectly) and apparently ONLY the manager can fix that.
