    Worst property management group ever. Took a month to respond to a leak that I requested…read moremaintenance to look into. When they finally responded because there was water pouring through my ceiling like a waterfall, they tried to tell me that they didn't have my correct phone number yet it was the same number id had multiple texts and calls with since they took over managing the building in April of 2025. The "contractors" that did the repairs were unprofessional, caused more damages to personal property, Kevin accused me of being deceptive because my photos were not "time stamped". I have a claim in with my renters insurance and neither my insurance company nor myself can get a response from anyone at REI. I've asked REI to please respond. Not to mention I found this Google review today. Ed Crespo is the manager in charge of REI. But apparently he likes to make reviews on google and pretend to be a tenant. Other tenants have had issues with them as well and action needs to be taken. If I didn't have to give them at least one star to post this, I would give them none.

Cons: You will not sleep here. You will not get any rest. Every post about the train not being inconvenient is a flat out lie. It is loud, it is frequent, and the entire apartment shakes with each passing. The listing says there are 2+ bathrooms and then has them listed as 2 full, 2 half - there are just the two full baths. There is zero communication from the host, William. CHECK YOUR RECEIPT! For MONTHS I inquired about an early check-in and only received "we'll check closer to the check-in date" which, yes, great. That was in February and after consistent following up in August, not a word about it. However, looking at the receipt in detail you receive after completing the very confusing check-in form, the owner has charged us for every add-on they offer, including a $150 Mid-Stay Cleaning (we're only here for four days) and a $90 Late Checkout (we're leaving at 10am on checkout day). The host finally replied and said "we're sorry you selected these services." When you click to reserve the vrbo none of the services are listed as options so how did I select these? And even if I *did* select these services, the mid-stay cleaning never happened. This entire apartment is the embodiment of everything that is wrong with people flipping houses. The owner clearly slapped cheap lipstick on a pig with every finish cheaper than the last. The floors in the bedrooms move. The beds are awful. There are exposed wires sticking out of the bathroom mirror. The common areas leading to the apartment are disgustingly dirty. The host is extremely petty. The review he left on me personally makes no sense - how do I get a 1 star for communication when he never answered any messages until the day we left? Cleanliness 3 stars? I sent a message saying that we're checking out and the dishwasher has been run - 10 minutes later I got a review? Stay elsewhere, the lack of communication and unprofessionalism isn't worth the stress...

It has now been more than 60 days since I vacated the rental, even though the contract clearly states deposits must be returned within 45 days at the latest. Despite calling daily, the only "response" I get is from what appears to be an AI answering system on his cell phone pretending to be him. The only communication I've received was a random $10 Zelle payment from someone named "Stewart Gibbs," who I cannot confirm is him or not. This entire process has been unprofessional, misleading, and deeply concerning. I have never experienced anything like this before and strongly urge anyone considering renting from him to look elsewhere. I am currently pursuing a small claims case to recover the money owed. If anyone has additional information or a reliable way to reach him, please share.

I would recommend them to any association/landlord looking for a building management company. I'm also writing in response to a review posted by Armando M. I now feel as though I'm in a childish fighting match, but his review of GSBM is absolutely without merit. He was hired by an owner to perform pest control for a rat problem and due to his negligent repairs, led to over $10k in property damage. We have reached out to him on multiple formats and have not heard any response from him except for this snide review on GSBM's business profile. Please disregard his review.

I would avoid them at all cost, especially if you are a renter as it is evident that they do not see the importance of maintaining people's housing, a basic human right. I called GSBM more than a week ago to let them know that we were having draining issues in kitchen, specifically the kitchen sink not draining and the dishwasher draining into the kitchen sink. CLEARLY NOT CORRECT. Upon calling they informed me as a renter, it is their policy to not communicate with renters, even though we are the ones experiencing and dealing with the problem. I don't know in what world that makes sense but clearly GSBM is not operating here on Earth!! Thankfully the owner of our unit is very responsive and immediately called to report the problem officially (using the exact same steps that I had just taken, but that is besides the point). On Monday this week, after more than 5 days with no response, we called a plumber on our own. After paying $1300 for the plumber to snake the drains and say the problem is beyond our unit, we called GSBM back. Alas, they still do nothing a fail to return calls for days. At the advice of our plumber, we are not using the kitchen sink or dishwasher, yet each day it fills with dirty water from the units above and GSBM does nothing. They won't even help us contact the units above so that the water will quit coming in until the water is fixed. I've spent probably an hour to an hour and a half of the past 11 days draining water from our kitchen sink and dishwasher with a measuring cup while they continue to drag their feet and show their inability to be even 1% helpful. If you are doing anything with GSBM I would seriously reconsider unless you want to be treated like complete trash and reminded that you actually don't matter one bit. Amid rising assessments at the property you thought things would maybe improve, but it seems they are just funneling that money straight into the pockets of whoever can be the least helpful, biggest jackass of the month. -5 stars
