After renting from Invitation Homes for approximately a year and a half with no major issues, it is incredibly disappointing that we have now spent weeks fighting to have serious problems addressed in our new rental home. The most urgent issue is the air conditioning. We raised concerns about the AC before signing the lease and were explicitly told by Hayden that the system had been repaired, inspected, and was in proper working order. After moving in, we quickly learned that this was not true. No work order had ever been submitted, and based on what technicians have told us, the unit appears not to have been properly serviced in years. So there's no misunderstanding or mixing of words, Hayden lied to us. Point blank. After finally getting a technician out to inspect the system, we were informed that the compressor had failed and needed replacement. That work order has now sat unresolved for nearly a week. Because a request for temporary cooling units was submitted alongside the compressor replacement request, the entire issue appears to have stalled. Temporary units were requested to provide relief while awaiting approval for the compressor replacement--not instead of it. Meanwhile, we are still living in a home that reaches approximately 90 degrees indoors during a Florida summer. Our movers and I were on the verge of heat exhaustion during move-in, and the conditions are so extreme that my children cannot comfortably stay in the home. Unfortunately, the AC is not the only issue. Prior to move in we discovered extensive water damage and what appeared to be mold growth. When we initially reported the problem, we were told that the condition was acceptable and did not warrant repairs. Only after significant back-and-forth did Invitation Homes agree to send someone to inspect the issue. Once they did, they immediately recognized the severity of the problem and ultimately corrected it. We have also reported that the primary bathroom sink is severely deteriorated. The sink material is so dry-rotted that it literally crumbles when touched. A work order was submitted nearly a week ago, yet no action has been taken. Turns out, that work order had been thrown out. We had to resubmit the claim, and no one will be out to even look at it until July 1st. Ironically, while these significant health and habitability concerns remain unresolved, the one issue that received immediate attention was a patch of thin grass in the yard after an HOA notice was issued. Someone arrived with grass seed the very next morning. It is difficult to understand why lawn appearance receives faster attention than air conditioning, water damage, mold concerns, and a failing bathroom fixture. The condition of the home at move-in was equally disappointing. The property clearly had not been cleaned at all. Flooring adhesive is tracked throughout the house leaving sticky patches everywhere, paint is splattered across the floors, thick layers of dust covers most surfaces, and the tubs and showers contain visible mildew and buildup. I attempted to address some of the cleaning myself, but deep-cleaning a nearly 2,500-square-foot home with five bedrooms and three bathrooms is difficult enough under normal circumstances. Doing so in a house with indoor temperatures approaching 90 degrees is nearly medically impossible. Invitation Homes eventually agreed to send a cleaning crew. However, the cleaning company later contacted us directly to explain that they would not be performing the work because Invitation Homes had significantly misrepresented the scope of the job and was only offering approximately $100 to deep clean the entire property. The company felt the compensation was unreasonable and declined the work entirely. At nearly $3,000 per month in rent and paying near $5k to Invitation Homes just to retain the lease, it is not unreasonable to expect a home that is clean, safe, and functional upon move-in. Instead, we have spent our first weeks battling unresolved maintenance issues, unsafe living conditions, and repeated delays. This experience has been exhausting and incredibly frustrating. As someone currently undergoing IVF treatment, the added stress and physical discomfort have made an already challenging time even more difficult. We simply want the home we were promised--a home with functioning air conditioning, safe fixtures, proper maintenance, and basic habitability standards. That should not be too much to ask. read more

I am giving this review 2 stars. If I ever get a response and follow up i may just raise it and update my review. My wife and I rented a home in Fleming Island Fl. The home is nice, nice area. We rented the house sight unseen because we live six hours away and were relocating. The first time i saw the house, i said, wow, very nice, great area but the grass looks terrible which surprised me because there is an HOA. First thing we had to do was hire a cleaning service because the house was filthy. I dont really care about that, that was no big deal. I hired a professional lawn service to take care of the lawn and bushes and they do a great job. I wanted to fertilize the lawn because as I said before, the grass didn't look great, dry and bald spots. So i go to put on the sprinkler system and it does not work. I noticed the sprinkler valve outside was turned off, so I turned it on. Zone one started sprinkling with a broken head, so I turned it off. I went to Home Depot, replaced the broken sprinkler head. Zone one turned on when i re-opened the valve. Problem is the system was OFF. The sprinkler system should not be working when the timer is in the OFF position, I also noticed that it never would switch zones. I owned a home for over 30 years and when something like this happens, it is a timer thing or a indexing valve. That day, guess what, i get a threatening email from Inviation Homes that I am in violation of the HOA because the grass looks bad and needs to be re-sodded. Then a follow up email stating we will be sued for a lot of money and evicted. Nice way to treat a renter who is paying thousands a month. I looked at the detail of the email and Invitation Homes knew about the violation for over two weeks and I was just getting it, and it said I have 4 days to resolve the matter or else major fees that I wll have to pay and eviction as I mentioned above. We called Inviation Homes and spoke with the person who is in charge of the HOA issues, we sent pics of when we moved in showing the grass looking like crap. He agreed it is not our fault and they will send a team out to take care of the grass and he will handle the HOA. Never heard back from him and no one ever showed up and that is about six weeks ago. We even emailed him, no response. In the meantime, I spoke with three of my neighbors, one next door and two that live directly across the street. They said the house never looked this good, and that the grass always looked bad and the last tenant got nowhere with them even though he complained about the non working sprinkler. They also said the sprinkler has not worked in years and no one ever comes out to fix it. Also, my neighbor next door owns a professional landscaping business and I hired him and he said the same about the grass, it never really looked good so why are they bothering you? Well guess what we actually got a guy who came out last week and he said, i cannot do it, i don't have the right tools and I cannot find the valves that need to be changed and that I am 100% correct that it is a valve problem. He said the team will get back to me and send out more experienced people with better equipment? Any of you heard from them, I have not. I did get an email that they are re-assesing the situation and will get back to me. This has been going on for about six weeks now and there is no sense of urgency on Inviation homes part. At this point, I cannot fertilize the lawn because it needs a working sprinkler and I am not standing out there every other night watering it. My wife and I are so disgusted and so annoyed with Inviation Homes for their lack of follow up and their threatening emails that we cannot wait to move out of here. This is not a way to do business. If anyone from Invitation Homes reponds to this review, tell me how to get ahold of you and I will give you my name and address. HORRIBLE company. Avoid!!! The rental is not clean upon moving and when you move out they will charge you for things they didn't do for your move in. The bathrooms were gross, stained and dirty. Carpets not cleaned, grimy kitchen. The lanai had dust and cat hair all over the fan and had to be power washed. They recd an HOA notice for a dirty driveway and made ME power wash it when it was already like that when I moved in. You'll have "convenience charges" which is simply a way to get more money. They see to have an army of people that work there all with various pieces of work assigned. You get a new person for everything and it's very confusing. They're rude and unprofessional al as well. No washer or dryer No water softener which is terrible for clothes and hair etc. Clearly no big service so I fixed that as well. I had professional deep clean upon move in and cleaned every other week professionally. I left it in FAR better shape than I found it. They do not fix amenities no matter what. I am suing after 6 months of monthly visits to change dishwasher parts for a dishwasher that doesn't work. We rented our house sight unseen relying on the pictures in Zillow. It was not even close. The pool was unusable , kitchen counters stained, electrical outlets didn't work in the kitchen and a cabinet door was held on with gorilla glue. The worst was the house was full of mold. My husband started getting nosebleeds because it was full of mold in the air conditioning vents. This company is a fraud. They would not complete work orders sometimes for months leaving dangerous conditions like expose wall sockets.They have already been sued by the FTC for 42 million dollars for the same problems. Short and Sweet...DO NOT lease a home from this company. This company is "Affordable", not "Conventional"... and they maintain their assets as such. We rented a home from Invitation Homes back in June "Sight Unseen" for $3k per month. We were moving for SC to FL for job relocation. The home was in an upper middle class neighborhood with great ammentities for our children. I did not review the management company itself due to the short window I had to get us...My Mistake. Within 90 days of moving in, I had to schedule over 40 visits to the home for various issues to include MOLD REMEDIATION. The technicians that visit are subcontracted by out of area companies, unlicensed and more than likely dont have background checks. This is especially disturbing when your wife stays at home with the kids. Numerous techs seemed to be under the influence of substances, one of which I saw hitting his meth in his van when he went to get a blower. Yes I reported and no, nothing was flooded up on. The heavy mold issue in the kitchen window, which was there when they installed the brand new blinds during the turn process, took 4 months to finally be rectified. They first came out, cout out the top.of the window sill and sprayed Kilz. Then returned days later to patch it up. I refused to let them do so because of an exterior leak which had caused the issue and wanted further investigation behind the drywall. The maintenance department expressed an understanding of my concern yet over the course of 90 days, continued to send ransom, casually dressed hobo looking fools to my house to patch the issue. I called the company directly that was sending technicians asked for a licensed remediation tech to inspect and asked if he could please speak English so we could communicate. I was informed by invitation that no one would be returning to the home because the company refused to send due to my request being racial and disrespectful. I dont feel there is any issue with asking to be able to understand and communicate with the insite tech myself. After continuing to press the issue, finally a reputable, local company came and investigated, finding that yes, there was an active mold issue behind the drywall. They were forced to remove cabinets and cut out the drywall to remediate in October 2025 (We still dont have cabinets replaced). HVAC was another major problem due to a musty, mold smell coming through the vents. It took Numerous 5 hour windows for a reputable company to finally come out and clean the blower and coil. They stated and recommended the ducts to be cleaned due to filth which I noticed another work order created in my portal for. However, that was not completed which I have followed up on countless times with no response. I did retain and attorney to assist. We did not want to have to.move again in a short period of time so he recommended 7 day notices following a reduction in rent case. He contacted me weeks later as he was preparing the notice to discuss. I was informed that if the management company refused to comply with the notice, I would be able to deposit the rent in a court registry until completed. However, Invitation Homes would file eviction against me that would stay kn my record regardless. Needless to say, we did not pursue that route because we didn't want an EVICTION filing on our record and in turn was out $600 for nothing. So...for you and your familes' benefit, DO NOT RENT FROM INVITATION HOMES! Oh yeah, the office staff doesn't respond to any concern except. I am extremely disappointed with Invitation Homes. The toilet in my rental house has been non-functional for over 20 days and despite multiple repair requests, there has been no resolution. A repair date has not even been set yet as they are still negotiating with the plumbers on price for the repairs. Our toilet overflowed into the bedroom, kitchen and pantry. This is a serious sanitation issue. There was stool and urine that flowed out of the bathroom like a river. I even sent video and pictures. A working toilet is a basic necessity, and this lack of urgency shows poor management and disregard for tenants' well-being. This has caused significant inconvenience, as we are unable to use the bathroom, kitchen or washing machine. My family has been staying in an hotel due to the issues at the house. With Christmas coming up soon I hate that my children will be spending Christmas Day in an hotel. I would not recommend renting from them unless they improve their maintenance services. read more

This company needs a MINUS FIVE STAR review! They put in a CHEAP vinyl fence separating my yard from their rental next to me in St Augustine, FL. It fell over during Hurricane Helene and continues to fall apart with any "stronger wind" that happens. It has now been almost FIVE MONTHS and the fence has still not been repaired despite their promises and the tenants putting in a work order. Here's what is interesting! I filed a complaint on FL gov website along with BBB. When I went onto BBB I found that their membership was REVOKED and have a B- rating. Why??? They've told me where to send it FINALLY and then I never heard back. I've been desperately trying to get my money with a different hoop to jump through every time. I have ring footage (service they provide monthly btw) of us doing landscaping the week prior. This is fraudulent. We got no explanation of what is in question, no photo, but are being mandated to provide a photo (of the grass? Shrubs?) to an HOA that is not ours at an email address I have no knowledge of. Is there a local news who cracks down on these things? Keep in mind we recieved notices from our ACTUAL HOA 3x because IH didn't pay the dues. Attorney name listed on the notice says form is from him. I might give him a call. His name was blotted out sloppy with whiteout and someone filled in their initials. Renters, beware -- this has been the worst rental experience I've ever had. What I thought was my dream home quickly became a nightmare when the house became infested with gnats a month after moving in, and the issue still isn't resolved. The maintenance tech even said the problem isn't due to cleanliness, yet I'm left to deal with it myself. To make matters worse, the backyard was cut in half due to an HOA violation that existed before I moved in -- something they never disclosed. We originally rented our property through a different company and were happy with them for two years and then we were given notice that Invitation Homes was taking over the management of the property and we got worried because we had never worked with them before but I'm happy to report that we haven't had any issues since they took over. When we had an AC issue last summer, I called the local office and they assisted in moving the process along. Ive been trying to work with this company since I moved in in Feb of 2020. To start, I moved in with rent being $1283.00 (Feb 2020) and now pay $1813.00 (March 2025). Barely been here 5 years and rent up over $500. This is not including the extras they charge for, $30/month AC Filter fee, $20 smart home (just the front door and thermostat) and then their Utility bill. Which is what prompted this review (check out google for my previous reviews) Usually my utility bill is $50-$70 / a month but suddenly this month it is $202. WHY?? The utility company has made it clear that there is no way I consumed 17,000 units in a 28 billing cycle. (normal usage being 3,000 units). Yet of course invitation homes plumber states no leak. The utility company states their must be a leak and one of their technicians also states there must be a leak. So now i'm stuck with a $202 utility bill. on top of this increasing rent!! We did a self tour, we really loved the home, so we filled out the application which cost us $275. As soon as the money was taken out my account, it stated the house is unavailable, now it's been almost a week and the house we applied for is no longer available, meanwhile no one has reached out to, I just keep getting junk emails from the company, so I replied to it and was told that they can't find where I applied for the home nor my application at all, and when I sent a screenshot of the application I paid $275 for and asked ok so if you can't find the application, so where did my $ 275 go and got no response back at all ! This company is a thief! They basically exploit you once you sign the lease. They add crazy unusual and unnecessary fees, such as, AC filters for $19.95, smart home fee for $17.95, utility service fee of $9.95 that you pay to a utility management consultant called Conservice who also takes a fee when you could just be paying JEA directly with your light bill. They charge $135 late fee if your rent is not paid by the 3rd before 5pm! The staff is unprofessional, incompassionate and rude as hell! You put in a service request and they take forever to fix it or just put a bandaid on it for the time being. This company has gone to the Pitts!!! No wonder they lost the 49 million dollars lawsuit to the Federal Trade Commission! The management team needs to go to jail!!!! read more

Do not rent from Invitation Homes unless you want to be overcharged every single month. And be forced to buy their air filters for the air conditioner, which is 9.95 a month. You will be charged $40 a month for a ring doorbell. When they only cost 3:99 for the service. You're not allowed to have your own renters insurance they force you to buy theirs which is $10 a month +5.98 administration fee. I'm being charged with two trash bills to both of them $40 each. They charge you $10 a month to use their company that supposedly pays the utilities for you except for the light bill. And they are continuously saying that you owe back balances when you pay it every month in your rent. I rented for 3 years and had many issues. the air conditioner stopped working multiple times. It took 4 trips out the last time. The company they used hooked our heating and cooling up backwards leading to the A/C fighting itself to work. This ultimately led to $1600 due for electricity which they refused to reimburse or even contribute towards. The repairs they approved were simply "quick fixes." I personally paid Zerorez $1200 to come out and clean the system and still got charged for "not maintaining" the coils/unit. I was also charged for other small nuances such as not removing planters (which were not mine and there upon move in). Additionally, I always had my rent payments set up on autopay and would somehow still get charged for late fees despite adequate money in my account. I had to repeatedly sign back in to reset up autopay as it would just be automatically turned off. It has been nearly impossible to contact someone regarding these issues as links on their website to the local office (which is where they direct you with these concerns) do not work. Rent significantly increased each year, not inline with the market. I wouldn't recommend renting from Invitation Homes to anyone. read more

IH is quite the foreign owned company. While I do not recommend renting for a few reasons, Dennis in maintenance is great. He doesn't fudge around w things needing to be fixed and is on point and proactive. We have rented the house from IH since June 5 and had many issues getting issues addressed. I toured 189 Southern Grove Drive Saint Johns today and was very disappointed. The outside needs to be painted and landscaping fixed. room deodorizers only help so much.The ac vents all need to be cleaned, the house smells like pot, especially the garage, water stains on the ceilings, very bad paint job on the interior, paint on the floor, very bad patch work. There must have been a lot of damage to the walls because you can see all the repairs. The master bath shower is disgusting. Dirty and mold in the grout. The kitchen cabinets are are sticky and very dirty as well. The rotten wooden fence in the yard that is broken in a few spots should be removed or replace. I can't believe you would show a property with all of these issues. I should have taken pictures. read more

Our pool has been green for weeks. We have notified invitation homes multiple times. At this point the maintenance supervisor and leasing manager aren't answering or returning our calls. We pay the monthly pool maintenance fee and are forced to use who invitation homes wants to use. The pool service allegedly comes weekly however our pool is dirtier than a pond and is dark green with so many mosquitoes at night because the pool.smells and is dirty, we can't even go in out backyard at night. read more

Disappointed with the way that work orders are handled and the treatment long term tenants receive. Good tenant or bad tenant you get treated like a dollar sign. Invitation Homes is the cheapest when it comes to fixing your home when you are in need. Don't expect to be able to live comfortably when renting through this company. I've been a tenant for over three years and continue to be mistreated with no place to go due to the current market. If you need an emergency service such as AC, in Florida, expect to be left in 87 degree conditions with no solution offered. You won't ever hear from a person in charge, instead you are left to deal with a call center that has no authority to get anything done. I'm over renting with this company. I started my rental journey with a different company. I quickly learned that I should have checked the reviews first. After looking at reviews of many companies, I found that invitation had the best reviews. My experience with them has matched up to the positive reviews. The process of looking at available rentals was super easy - their web site is easy to navigate to find houses and to schedule a viewing. After I picked a house, my rental consultant was super helpful- I am moved in, paid rent the first time (also easy on their website) The house was also cleaner than any I saw with other companies. Current resident: Shawn / technician deserves 5 star. The missing star is communication between app/ email/ office/ contractor. It feels very confusing and easy to misunderstand through the grapevine, example: when we discovered oven was broken after moving in work order was in 5 day's, day of appointment I'm asked for oven number / brand to order the part and needed to reschedule tentative the part delivery date. We had to wait another 5 days for oven to be fixed AND office noted "resident cancelled" which seemed unfair and potentially could lead to a $75 charge when I didn't cancel. I would assume a successful company like IH to keep records of inventory/ appliances/ numbers on file so it never crossed my mind they would need it from me. Had someone reviewed my request and ask for number when it was put in or have a prompt on website that ask for details it could have been ordered and ready for scheduled appointment. Pro-care: Shawn came out and fixed everything he could, very helpful and knowledgeable, replaced a ceiling fan that wasn't secure to ceiling, a broken door lock, messed up door weather strip etc, and is gonna petition for the broken plastic part on garage door (the motor works but someone taped up the cover so not a emergency) and other things beyond his scoop like stretching the carpet something we can live with if company doesn't want to fix it but noted it so it Incase they don't want it to get worse. Also our orientation move it list was very vague notes like "overspray" written once, In regards to paint being on carpet, ceiling, tiles etc in almost every room, not a huge deal to live with but I would have better peace of mind with a more detailed walk through, too me it didn't explain enough so we took tons of pictures, we weren't shown or given the list until we asked office for it which I feel should be done in person day of and hopefully something higher up's will implement. Invitation Homes - Property Management Near Me - Jacksonville, Florida

Since we moved to an Invitation Homes house in St. Augustine, FL we have been experiencing issues with the A/C with "band aid" fixes all the time. This year (2023), and during the past 3 months we have suffered from A/C failures and patches again. The first time was at the end of May, at that time we had to be without A/C over 9 days. We called several times to the maintenance service, we placed the orders and then were canceled by Invitation Homes with no explanation. Until my daughter fainted from the heat they decided to send 2 portable units for a house of 4 rooms even though they took 10 days to fix it, because according to them the part had not arrived. Exactly 20 days after "fixed" the AC failed again in July and again after much begging they sent someone to fix it. The company they used as a vendor said invitation Homes had not authorized "the part" and we had to wait for the same initial vendor that had done the previous repair who came to supposedly replace the new "part" 10 days later. This A/C worked for another month and then broke again. We called to ask for an explanation and again their technical service came out with excuses, placed the orders and cancelled them (sometimes automatically), and again we are waiting for the same company that has done the previous "repairs" since last Wednesday, having another 5 days without A/C again. Not only this happened in the middle of summer but also during the hottest year on record and with heat waves. This has not only caused risky health problems but also economic ones. Adding to the fact that we have a pet. Invitation Homes and the property manager of the office in Jacksonville, FL have only called us to renew our lease agreement, but she has NEVER contacted us to give us an explanation of this issue or offered us a solution. It is unbelievable how we have been without air conditioning for more than a month if we add the days of the past 3 months and we have paid the rent on time. What is more unbelievable is the lack of respect that Invitation Homes has for the customer. Trying to repair a unit that is damaged with small repairs putting our health at risk. We really need an immediate solution to this matter. We have been renting from Invitation Homes and they've been great. They are prompt with any maintenance issues and the communication has been very good. We are potentially moving to one of their other properties and Renewal Coordinator Kieth Mess has been awesome! We've had a lot of questions and he has been very patient with us. Do yourself a favor and do not rent from this company. I am counting the months until my lease is up. The extra fees they add on to your rent every month for things you do not need, but they require, feels like highway robbery! My rent every month is about 150. more than the actual rent that I thought I would be paying. They add on multiple administrative fees for different things, over charge you for air filters, ring doorbell, etc. We have rented from other companies in the past when we were building or looking for a house to buy and those companies never charged these ridiculous add-on fees. read more
