    This company needs a MINUS FIVE STAR review! They put in a CHEAP vinyl fence separating my yard from their rental next to me in St Augustine, FL. It fell over during Hurricane Helene and continues to fall apart with any "stronger wind" that happens. It has now been almost FIVE MONTHS and the fence has still not been repaired despite their promises and the tenants putting in a work order. Here's what is interesting! I filed a complaint on FL gov website along with BBB. When I went onto BBB I found that their membership was REVOKED and have a B- rating. Why??? BBB says: Reasons for rating Government action(s) against the business I suggest you look at other rental agencies!!!!!!!!!!!

    Abandoned IH on Vista Grande Dr in ponte vedra beach. Septic not working properly and hasnt been fixed.

    Pray that you don't live next to an invitation home. This house has had the septic pumped out 9 times and hasnt been mowed for 2 months. They have lowered the value of our house and our neighborhood in Ponte Vedra Landing. Truely a bunch of Slum lords that could care less about the renters, the house, or tge neighborhood. Would highly recommend you check out the real reviews on yelp, trust pilot, BBC.

    SHOULD BE NO STARS…read more I am beyond disappointed living in an AMH home. We have now been without AC for three days in the Florida heat, and this is not the first time this has happened. To make matters worse, when I submitted the work order, a vendor accepted it--but we never received a single call. I had to personally call AMH just to get the vendor's contact information, only to be told, "we can't come today." So why was the work order picked up if no one could even come out that day? When we called AMH back, all we were told was that management was closed and there was nothing they could do. The next day, the vendor finally comes out and tells us the compressor is out, but nothing can be done until a bid is submitted and approved--on Monday. Are you serious? When I called again the following morning, I was told the bid hadn't even been placed yet and there was no timeline on when it would be fixed. I had to demand that they call the vendor while I was on hold. Suddenly, the vendor "placed the bid," and now we're told they'll try to get it approved later that day. So again... we're just supposed to sit here and wait? This entire situation is unacceptable. There is no urgency, no communication, and no care for residents. We even have a sick child at home, and it genuinely feels like no one cares. The repairs here are always rushed or delayed, and nothing is handled the way it should be--especially something as critical as AC in Florida. I would never recommend living here. The only reason we're still here is because we are about to buy our own home.

    Renters and future renters beware of renting from AMH. They are dishonest with their tenants and…read morebusiness practices. Will overcharge or double charge you with utilities. Cannot have electric in your name so they can control it all with extra fees incurred. You have to maintain the property like you own it, no yearly maintenance until something breakdown totally. Yet put little into getting the place ready to move in so there's a quick turnaround for the next sucker. Normal wear and tear is non existent and will hit you with those fees too when you want to leave. Even when you thoroughly clean up before moving out. Will find a way to eat up your deposit and try to charge you for other non existent expenses. Yet want to buy up whole neighborhoods. I have found out the hard way never deal with them so beware and definitely take pictures! Btw the corners of their homes are made of cardboard, leaks and rots away when there's storms...

As I read these reviews I chuckle a little bit because it's very clear that a lot of people don't understand the rental process. The reviews are nothing short of hilarious. We are moving to Jacksonville from Chicago. Everything has been set up and is working properly i.e. the smart home app, etc. Debbie was very clear with me about how the process worked and I've had no problems getting in touch with people directly. If I had a perfect score 700+ I would have invest in my own property mortgage. And not renting where there can be infested with roaches or snake in ghetto areas. I dislike the zip code where I currently located, and I wanted a change for once. Being renting for the past thirteen years in Jax in one location 32211. If I had bad rental history, I won't have been able to rent. Pulling my credit history when I have not allowed anyone to pull my credit or add hard inquiry into my credit score. The fact that y'all remain in business because if 150 people apply for these ugly ass properties. Y'all will make $7500.00 in that week. While denying the majority of applicants. I Googled the property afterward and almost laughed. You're talking about a dated townhouse with a cracked driveway, stained exterior, and the overall curb appeal of a property that hasn't seen meaningful investment in years. Yet somehow the standards to rent it are higher than the standards used to maintain it. The funniest part is that I actually make more than enough to afford it. I was looking to change ZIP codes because of insurance costs, not because I was desperate for housing. Looking back, the denial did me a favor. The real question isn't why I didn't qualify. The real question is why anyone thinks that property is worth what they're charging. Nothing screams confidence in your product quite like pricing an aging townhouse like a luxury rental while rejecting qualified applicants. It's almost as if the business model depends on collecting applications rather than renting homes. If that's the level of judgment being used, then I consider the denial a compliment. Apparently, common sense and financial responsibility weren't the qualities being evaluated. Look at your reviews... FTC and Attorney General should investigate this so call property management.
