Low urgency with responding to safety concern related maintained issue. Our AC went out in July 7/2 and their vendor told us they wouldn't be able to response until 4 days later (7/6). We have an 8 month old and family visiting from out of state with a 6 month old. Their oversees manage office was absolutely no help and just continuously read the same script regarding the appointment being set for 7/6. There appears to be no emergency maintenance technician options. Our house is 88 degrees which is hazardous and unsafe for our infants. We are having to explore hotel options to ensure no health complications arise. We called during office hours Thursday and instead of the office team responding they simply kept pushing the call to the overseas office which was no help. Invitation Homes recently underwent a huge lawsuit and from my research it looks like this is VERY common for this rental company. We will absolutely be exploring our legal options because this is wildly inappropriate. I have received better responses from college apartment landlords the from these scumlords. read more

4076 Ensign Ave N New Hope, MN 55427 (Do not rent this property). Original rent was around $2200 and now they raised it to $2600. No improvements have been made and the house is in poor condition. Worst rental experience to date. Home was definitely not taken care of. Several issues were identified before moving in and zero were addressed. Continued problems with lighting, electrical outlets, dry and washer hook up issues, sewage cap not being secured which resulted in the basement being flooded. No filter in the HVAC unit when we moved in. Maintenance hotline is a joke at best. They use AI bot to submit work orders that often get things wrong. After the first year they attempted to raise my rent by $400 citing no other reason than wanting to make more money. They made zero improvements on the home. The City of New Hope fined them for not completing annual inspections. It turns out that there were several safety items out of code and it took them months to fix them. My shower wall literally started to cave in and it took them over a month to fix it, then I had to submit a sperate work order to have the plastic barrier and door put back on. The basement flooded four times in 2 years and the door was never put back on. A leak was found in the roof and fixed, but no one ever came back to follow up resulting in continued damage to the ceiling in the bedroom. Your rent will never be the same from month to month. They charge several hidden fees such as smart home fees. I had 9 chargeback fees on one month for utilities. I terminated my lease early due to the safety/health concerns with the house after submitting 45 work orders in two years. and they still charged me $4500. Do not trust this company. I have been dealing with an active water leak in my bedroom that started in the corner near the window and has now spread toward my closet for a week now. I had to move my clothes because my personal belongings were getting damaged. Invitation Homes has come three different times to address the issue, but each visit only involved briefly looking at the wall and attempting to dry the water from the rug. I was told they are waiting for a proposal. Today I was informed that the earliest available appointment is April 3, which means waiting 12 more days just for someone to come look at the walls again. This is unacceptable given the severity of the situation. The entire wall needs to be opened to address what appears to be a leaking pipe. The carpet and padding need to be removed and replaced, and the water on the floor needs to be properly extracted. There is now a strong odor developing in the room. The walls, window seal, window blinds, and window screen are also damaged and need replacement. Last night, water even started dripping from the ceiling lights and vents, which forced me to move my bed all the way to the door just to avoid getting wet while sleeping. This situation has made my bedroom unsafe and unlivable, and I am extremely disappointed with the delay in repairs and lack of urgency shown so far. Literally the room is flooding with water from outside and dirt mixed in. read more

If you would like a peaceful living do not rent from invitation home. I will give them there credits, they was a good management since 2018 but downhill since last year. Only good thing about this company is Vern the maintenance man. If you have any type of hardship and can't pay rent on time, they will try to evict you or ask you to move out and wont except any payments if it is less than the full balance, they do this so they can file an eviction. If you call in you get a "phone-Screener" who will relay your message. Maybe get a call within 3-4 days?? The Local "Director" prefers to not communicate. Judging from other reviews this is standard practice! This is how NOT to treat people who just moved into a dirty, dead-birds on the patio, paint on the floors, dirty windows, floors, bathrooms, construction debris in the yard, nails, screws, drywall, tape, tape on toilets, furnace with no filter, over flowing gutters, etc. ALL THIS for close to $6000 just to move in. WITHOUT ANY LOCAL REP from the office there. The had a guy from Texas. He even mentioned more than once how sorry he was about the condition of the home and WHY no ONE was there but him?? We didn't even receive our Homeowners' Packet until after 3 months, the Chicago office emailed it to us!!! Contacted CORP for help and LOCAL DIRECTOR is now vengeful and out for retribution! Worst leasing company ever, bad customer service. They only care about rent they don't have no grace period. They hit you with a huge late fee when your rent is one day late, they have all these fees and hidden charges. Customer service is bad they all give you wrong information that is misleading and not on the same page. Since I signed my lease with them, I've never paid my exact rent they always over charged me. Mark does a really good job when he comes in and fixes the things we've had him here at our house several different times and if he can't figure out the problem he will find out the problem and Google talk to contractors to see what needs to be done he's very professional and very nice to talk to and if there's another issue I have put in another request. I have now had him in my home twice to fix things and he does an amazing job and I would prefer to have him back any day of the week to fix anything. If I could give a 0 star I would. This company sends out a lawn crew, they do not mow, they only blow leaves, and when doing so all of the leaves end up in my yard from 54 Rosewood Drive. My former roommates and I lived in one of Invitation Homes' rental properties for two years and it was an absolutely miserable experience. We submitted multiple emergency maintenance requests that were ignored, one of which resulted in the basement of the home flooding with standing water. We found out the property had mold that had never been taken care of and the moving out process was just as much of a headache. Our security deposit refund was sent to the property after we had all moved out and when a replacement was sent to the correct address, it was made out to the wrong recipient. Let's start with the great: The gentleman who got us set up in our home (5+ years ago) was great, very communicative and easy to work with. Also, out hot water heater completely died the first week we here and within 24 hours it was replaced - that's when we met John M. from their Maintenance Crew. Since day 1 anytime John has been out to fix something it's gone super smoothly, it works when he leaves, he's GREAT with everyone in our family, and he clearly takes pride in his work. He's also super friendly and easy to talk to! We've also had pretty good response from third party vendors. That said, this would be a 5 star review if it were not for our dealings with the IH office. While there are for sure some at the office who are dedicated to providing the type of service they would want, it seems clear that customer service becomes less of a priority once the lease has been signed. read more

My washing machine broke. My husband and I were able to narrow it down to the drain pump. Our maintenance guy, Vernon came out on Tuesday. He confirmed it, took the model number, and ordered a new one. I was at work and my son was home, but Vernon still called me to let me know. He was ready to come out and fix it as soon as the pump came in. Boy did he!!! He was ready to put it in at 8am this morning and was done by 9am! He is great at what he does, both mechanically and verbally! All around a great man to have on the maintenance team!! read more

I personally have had a great experience with Invitation Homes. I rent a house in Mahtomedi and have been here for 3 years now. Whenever I encounter a problem regarding roof, deck, etc. and submit a maintenance request, they are right on it and it gets resolved quickly, sometimes within an hour or two even if it's not an emergency. What keeps it from 5 stars is of course the price of monthly rental, and I also feel like while maintenance has been great, as has customer service in general, that the work that's performed by the contractors, etc. is done as cheaply as possible and sometimes has to be fixed again, for instance the deck paint that was applied last year is already peeling again. Anyway, I have enjoyed my stay here and wish you the best in making your decision. read more

I'd love to start of by acknowledging the level of unprofessionalism. We moved into an older house that needed plenty of work done. We knew that and was willing to play our part by being patient and scheduling repairs. Scheduled a repair since the AC didn't work upstairs, that never happened. Summer ended and came winter. Heat didn't work anywhere downstairs or kitchen. Fireplace didn't work, called and requested numerous repairs to no avail at all. There's was close to no response at all. The least a business can do is try even if it's in the lowest degree. All in all, I learned the hard way how they operate. Terrible management. When we first moved in the 1st of the month fell on a weekend. The company does not have workers on weekends to do the walk through so they charged us for two extra days to get the keys that Friday. The lease states no fire pits permitted. Our home came with one. While we were at work one day the management came in and filled it in without informing us. We had bats in our home. We called the landlord to exterminate over the weekend and they weren't able to get back to us until the week day once again because they do not work on weekends. We had a stove gas leak, same thing didn't get back to us. The garage door was made from pieces of 5 different garages. The door fell on my car as I was pulling out. The garage company that came out to look at it told IH that it needed to be replaced and IH refused. Finally when the garage company had to come out 2 more times they replaced it. Whenever we had questions for our landlord it was nearly impossible to get a hold of her. They preferred email over phone calls but either way they did not get back to us or they responded with vague answers. Very unimpressed from beginning to end. read more

We have been renting from Invitation for over a year. We've had 3 maintenance requests, all of which were handled quickly and efficiently, even if a 3rd party contractor had to be called. Our initial rental process went smoothly, especially considering we were moving to MN from OH and had a limited time in which to see the property. They do raise the rent yearly, but the rate is fair and was made clear to us before we signed our lease. I have seen multiple poor reviews for other parts of the country, but given our experience and that of a relative in FL, we would definitely recommend this company. read more
