    If you've recently signed a lease here I'm sorry for you. This place has always had rat allegations especially on the 1st floor. This building is currently rat infested & has been for months. The issue has gotten so out of hand that you may see rats in broad daylight. The price of rent & added fees are way too high to be living in this type of environment. They also charge for EVERY little thing. I've been charged $15 every month for a "balcony upgrade", which this balcony has NEVER been upgraded. I've been in this same until for 2 years, this fee began last year so I'd know it if was upgraded or not. If you don't mind living with rats & roaches you'll feel right at home! I've talked to every manager there is in the building & contacted everyone possible.... At this point the whole building should be closed until the problems are resolved. Honestly just save yourself the trouble & move somewhere else.

    Trash, feces, loud parties, poor staff, and break ins are frequent at Ion Baton Rouge. The gym, clubhouse, and main public areas are usually pretty well kept for the sake of their public image, but once past that, expect HELL. 2 months ago, a 100-person patty took place on the rooftop, ending with 2 males pulling guns on everyone, almost turning into a horrific and deadly mass shooting scene. This week, an employee broke into an apartment, assaulted the young female resident, then proceeded to jump from her window and kill himself. My apartment was in poor shape when I moved in, smelling like fresh paint and bleach. Mattress had stains from previous residents, blinds missing, fire extinguishers out of date, and a broken stove that almost started a fire. Oh yeah, and a broken A/C in the August heat of Louisiana. Trash rooms overflow into hallways, have constant stains, bugs, and other rodents creeping around, all while smelling like a tire fire (which really sums up this whole building well). The fire alarm is pulled about once every other month at 2am or there about, waking everyone up. It is so frequent that, if a real fire happened, I'm not sure anyone would even bother evacuating -- that's scary. Doors are propped open by residents DAILY, allowing for homeless people, would be criminals, non-residents, rodents, bugs, and other troublemakers full access to the building. Multiple complaints have yielded nothing but nice PR words from management, who lie and say they'll address certain issues, but never do. Seemingly no money is ever spent by ownership into fixing up this properties needs, instead they focus on "free giveaways", as if that'll fix the issues and make residents happy. This building is a trap. I wouldn't recommend it even to my worst enemy. Run for the hills! Live anywhere but here. This couldn't possibly be anything further from "luxury living" as they describe.

    Do NOT sign a lease here. I don't know where to begin, but I guess we can start with safety. This place is not safe for students. There are habitual shootings that happen on one of the four streets surrounding the Ion. There have been two shootings within the building itself over the past two years, and an incident where one of the employees broke into a girls apartment early morning/late night and threatened to kill her before jumping out of her window and killing himself. I had neighbors partying all hours of the night with no response from security about noise, including people ringing random doorbells habitually between 1-4 am. The pool areas have constant parties with people who are not residents and non-residents/criminals/homeless have easy access to the building. Fire alarms will go off for hours with no explanation. I had to get a hotel several times due to this. My packages from Amazon went missing half of the time with no explanation from the front desk. They steal your stuff and refuse to use the cameras to see who has taken your item. They say that they have their own security but that is a lie. Not an ideal situation for safety and for students who are serious about their education. The hallways are covered in dog urine and feces...for weeks with no cleaning. The stairways smell of urine, as well. From March to October, the apartments and hallways will be infested with gnats. Gnats in the refrigerator, on your food, and on your face as you sleep. The trash situation is horrendous. The trash chutes will back up for weeks and management will do nothing about it. My parents had to make formal complaints with Louisiana Fair Housing. If you sign here, be prepared to be calling LA fair housing often. They are lying about their cleaning services being weekly and they are putting students at risk with zero mitigation to improve. Do not rent here and do not let your children rent here. Edit: Their claims to have addressed security concerns are lies. Their claims to have hundreds of satisfied tenants is another lie. And they did not bother addressing the other multitude of concerns. The reviews speak for themselves.

    MOLD MOLD MOLD is all I can say. My daughter has been complaining about it for 2 years and this last time she went back to her apartment for the fall semester, her countertops, cabinets, clothes, floor, walls, etc MOLD was everywhere. The maintenance say it is normal because it's humid there. I live in a humid state and it's not normal and is seriously affecting my daughters asthma......Shame on this organization.

    and at the very end of my lease i would like to give ion baton rouge negative 10 stars. not only have i had even more problems and no solutions but i have also been discriminated against heavily in past few months!!! this apartment complex waited until finals week and the last 2 months of the lease to terminate it. do not live at these apartments. not only is the building low quality, so is the staff. they leave trash everywhere, there are bugs, mice, and piles of dog shit everywhere, broken eggs are left for days, even weeks. they enter your apartment without telling you. they are overpriced and not worth not a dime over $300, you will be getting better for you buck by going anywhere else, even a box under a bridge!!!!!

The staff is friendly, but if you have an issue you have to be persistent in your efforts. Maintenance wasn't too much of an issue with my apartment, they usually handled things quickly. For so much parking in the complex, visitor parking is atrocious. Cars that have been impounded take up otherwise open spots. And they Tow viciously so beware. The trash situation is terrible, not only do you have to walk almost 200 meters to the nearest bin but it's always overflowing. People try and put their trash on their car to drive it to the bin. When it falls off the car, they simply leave it in the middle of the road! Like WE ALL SAW YOU ‍ Although there were cameras, I didn't feel safe in the neighborhood, especially at night. It's not a fully gated community and so you may see locals roaming around. I've tried studying in the clubhouse late at night, residents are generally unruly and rowdy. Finally, upon move out they will try and charge you for things that you would think are petty, standard with student housing in BR. Sometimes worth the fight sometimes not, so pick your battles. For example...they charged me $20 for leaving crumbs in the freezer. Unbelievable. If you can deal with all these things, and you are an LSU student, enjoy game day!

The apartments trash are always overflowing, you pay for trash valet yet it's never picked up, the dumpsters are always full. The stairwells and full of dirt, spiders and roaches. They never power wash. Your charged additional fees and they will attempt to scam you. Upon a move out they will refuse to do a walk through and then try and charge you move out fees. There appears to be no one with any experience here but a lot of young people with horrible and unprofessional attitudes. The place has mold and roaches, they bandages the work and it won't ever be done correctly

    Do not ignore the bad reviews like I did!! I had nonstop problems the last two years and it's not…read moreworth the cheap rent. 1. The biggest issue was flooding that took 4 months for maintenance to come look at. Called multiple times, put in countless maintenance requests and it took me emailing corporate to get someone to come look at it. We were put into another unit for a few weeks and once they said it was fixed, within 2 days it flooded again. Over half of my first year I dealt with wet floors that moved when you stepped on them and they were never replaced. 2. I moved into to a different unit and the ceiling leaked the first week we were there -- maintenance said they didn't know where the water was coming from and to "call them back" if it happened again. It happened two more times and they gave me the same answer. Our entire lease the ceiling was soft and mushy with holes in it and it was never repaired. 3. They charged lease violations for everything but wouldn't come and fix any problems -- ex. charged $25 for one pair of shoes and an outdoor mat on my patio, meanwhile my AC was broken and no one came to look at it. 4. AC broke in both units multiple times and maintenance said they didn't know when they'd have time to get to the roof to find the problem. They put a window unit in one room so the rest of the apartment was hot for the last 6 months of my lease. 5. One of our vehicles was broken into and damaged. There are no cameras in the parking lots and the "security" that drives around at night was nowhere to be found. 6. The apartments are old with no upgrades and when things are broken they are rarely fixed. Cabinets were almost falling off when we moved in and a month into us living here it completely fell off. They also forgot to clean the carpet so it delayed our move in. Closet doors were broken when we moved in and were never fixed and it took them 4 days after move in to fix our toilet that was broken. 7. The amenities are basically nonexistent. The "gym" if you can even call it that has one dumbbell, cable machines are all broken and most of the cardio machines are broken and outdated. There's one treadmill that works and nothing else. The pools are almost always closed and when they are open they're dirty and green. The only positive is the leasing agents are extremely nice and attentive, although management isn't the same. If you have a concern the leasing agents will try to get you in contact with management, but it will take multiple phone calls, emails and visits to the office to finally get someone to respond. They also refuse to speak with you when you go in and will only meet by appointment. The leasing agents are professional, but management is not. Overall, just avoid this place. We have had countless issues the last two years, and the apartments look old and outdated with things constantly breaking. The cheap price isn't worth the headache.

The worse of which is water coming into the apartment when it rains. Work was done in 2021, but it's been a recurring issue since that time. In order to get the initial work done, I had to email their corporate office. I usually have to email several times and finally get General Manager involved just to get a response from emails. When asked in person about the service requests, the usual answer is "Well, the apartments are 50 years old, you have to expect some problems." Almost all of my service requests are left open for months and then closed as "resolved" without any work being done. The staff in the office has been polite and helpful when they can be, but management here is just above slum lords as far as I'm concerned. I'm here only because I have to be for another year. I would never, EVER recommend this place to anyone.

    I lived at the Oliver for three years (and so did my two brothers) and experienced many issues…read morewhile I was in residence. The promised amenities were never up to snuff-- the pool was always dirty, the hot tub never hot, the gym was closed for months, and the "high speed wifi" was constantly going out. The wifi was completely down during finals week when people had to study for exams. No other utilities are included, including pest control, which I paid for every month though they never showed up once. This place is definitely a victim of the "landlord special". The management is absolutely predatory for your money-- they were constantly implementing new policies that borderline broke your lease agreement. On move-in every year, you have ONE month to renew your lease in order to "keep your current rate" aka they raise your rent if you don't renew right after you move in. Rent has increased slowly since I've moved in August 2023-- I started with 540 a month and the current rate is now 735 a month. The furniture supplied in the furnished units were cheap and constantly fell apart. Work orders we placed with the maintenance team were marked as completed multiple times with no feedback, even though no one entered our apartment. On move-out, they compounded our utilities for the last two months to make our bill much larger than usual-- and they do not prorate the rent. They "don't accept" deposits, so on move-out they can charge you for the stupidest things. For a cheap living chair in my apartment literally ripping at the seams, ALL THREE people living in the apartment were charged $150 EACH-- even after we had sent in work orders all year to get it replaced. They threatened a charge of an entire month's rent if you weren't out of the apartment by exactly 12pm on move-out day. After 12pm everyone left the office to stop accepting keys, surely increasing their income for that day. Everyone I know who lived at the Oliver came out with MULTIPLE move-out charges. They also "do not accept disputes" which is complete bullshit. One of my neighbors unfortunately struggled to pay bills often, and was never given any grace when it came to the Oliver. Even after paying all late fees, there were multiple errors on her account, which continued charging her even though her balance was $0! She had screenshots and proof, continuously trying to resolve the balance fairly, and one of the leasing managers said to her, and I quote, "If you come to us again, we're gonna charge you another $200." A girl drove her car into the lake when the apartment was flooded and they refused to place any physical barriers to prevent that from happening again. Car break-ins were extremely common on the property and my same neighbor ended up with hers totaled. On top of everything, I experienced a myriad of health issues living at the Oliver due to mold! So that's super fun. Overall, I cannot recommend in good faith anyone to stay there for any period of time. This place was a piece of shit ten years ago when my older brother stayed here and it's even worse now. They take advantage of college students with no experience of living in a place on their own. As soon as I moved into my new place I didn't experience these issues-- I thought they were all "normal". Please do not live here. The Oliver also continuously does promotions for their residents to write good reviews, so I would be wary of any that are overly positive.

Then upon move out I was hit with charges i should not even be paying for instance a chair replacement fee, THE CHAIR IS NOT BROKEN, WOBBLY, or even chipped. My roommate and I applied for a pet-friendly 4-bedroom 4-bathroom townhouse--we both have cats and made it very clear in our housing forms that all roommates needed to be okay with cats and that we did not want our cats housed with dogs. When we arrived, we found out our assigned roommates were allergic to pets. The only reason they tried to "accommodate" us is because my cat is an ESA, which legally forced them to. If not for that, my roommate and I were told we would have been forced to give up our cats. What followed was a complete nightmare: They promised us another unit, EVEN had my roommate sign the papers, then gave it to someone else on a 1-month lease while we were stuck with a 12-month lease and no housing for our animals. Our pets had to stay elsewhere for over a month while we waited for this unit. They repeatedly withheld important details about the unit until explicitly asked (like the "available" unit already housing a dog). They only suddenly had a unit "ready" for us AFTER my lawyer sent a termination of lease. By then, we had already found somewhere else to live. As of late September, I'm STILL fighting to get my money back for a unit we vacated, and my roommate was told she would still have to pay to break her lease--even though management admitted multiple times that the housing assignment was their mistake. They strung us along for a month, lied about available units, and only acted after my lawyer got involved. This place is disorganized, dishonest, and completely untrustworthy. If you care about your pets, your money, or your sanity--DO NOT LIVE at Redpoint Baton Rouge.
