This review is to state a violation of the landlord/tenant code when Tom Mukai, a realtor for…read moreLocations LLC, entered my rental unit. I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.

Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

Second, even Marc Kumai is "your" "Property Agent" who signed on your 1-year rental agreement, for a quite decent place, in his own space, while you sign your name as the tenant/renter in a separate meeting room in the same location of their Kapiolani Office, he still does NOT bother himself to walk in just to show a positive gesture like: getting introduced by his "field assistant" OJ, who is there for the papers to be signed by both parties, or just simply saying hello, or providing a contact method for the coming 1 year just in case when the needs related to the things in the unit do occur, etc. Third, so when one month later some of the kitchen appliances failed to perform normally one by one, OJ must be so tired of getting the phone calls requesting for repairs that he all of a sudden impatiently and angrily expressed that he is right now at his second job, furthermore he lashed out by saying Marc Kumai should be contacted for such matters not him. Since then, whenever dialing Marc Kumai's, a message saying his "voice box is full" can be heard at the other end, hence the connection never actually happened. DO NOT RENT FROM SC REALTY OR FRANCES LAU!!!…read more I rented a unit at 1519 Thurston Avenue for two years, and my experience was nothing short of a nightmare. From the very first walkthrough, I suspected there was mold in the closets. I immediately brought it to the attention of the agent, Frances Lau, who insisted there was no mold present. Despite my concerns, on the initial inspection sheet, we noted a mold-like substance in both closets. As time went on, my family and I began experiencing health issues, and we spent thousands of dollars at doctors' offices and even took our dog to the vet, trying to figure out what was going wrong. We then experienced a massive leak in the apartment, which led to the ceiling being cut open and, to our shock, revealed large amounts of mold that had been hidden behind the drywall. Despite this alarming discovery, Frances Lau and SC Realty refused to take our concerns seriously. We requested that the unit be tested for mold multiple times (five times to be exact), but each time we were ignored. After no response, we paid out of pocket for a full mold inspection, and the results were horrifying--every single room tested positive for high levels of black mold. At this point, my family was already feeling the health effects of prolonged exposure to toxic mold. To protect our health, we made the decision to move out as soon as possible. However, even after we left, Frances continued to ignore our attempts to reach her. We had to escalate the issue to her boss at SC Realty, but we were still met with indifference. SC Realty then forced us to sign away any legal claims in exchange for allowing us to break the lease early without them keeping our security deposit, even though they had previously threatened to withhold it. It's clear to me that SC Realty is well aware they are renting out unsafe, uninhabitable units. To make matters worse, they raised the rent by $250 and began showing the unit to new potential tenants less than a month after we moved out. If you value the health and safety of your family, I urge you not to rent from SC Realty. This company knowingly rents out mold-infested units and will do everything in their power to avoid taking responsibility. Frances Lau, in particular, was the worst agent I've ever encountered. After speaking with other agents at SC Realty, I can confidently say I have nothing positive to say about this company. They are dishonest, negligent, and completely unconcerned with tenant safety. The sad reality is that the State of Hawaii does little to protect renters in situations like this, leaving companies like SC Realty to continue engaging in this behavior unchecked. I have documentation and test results that prove the apartment was infested with black mold. Please, do your due diligence and avoid this company at all costs.

The condo needed minor repairs and a thorough cleaning before it could be listed. Not only did they get a handyman and cleaning team in there right away but they listed it online in under a month! Two weeks later, they found a tenant who put down a security deposit and signed a contract. I've heard plenty of horror stories about bad tenants so it put me at ease when Kathryn told me about their vetting process. They won't just let anyone rent your property without doing a background check and in person meet. During this whole process, Kathryn constantly sent me updates via email/text so I always knew what was going on. Not sure if I was lucky or if this is how Kang Realty usually works but it only took them 6 weeks from our initial meeting to signed rental agreement. It was a relief to get this taken care of so quickly. I would highly recommend Kang Realty if you want an effective and professional property management company. I contacted their listing I had found online & immediately heard back from them to set up a showing. It was then that I met Kathryn, who while showing the unit to me was very informative & patient with me. I was pretty much set on wanting to apply for it (who wouldn't wanna live so close to their bestie?!), so I was vocal about wanting it. The entire application process was so quick & smooth + luckily, they approved me! I was ecstatic. It's been a little halfway through my lease & I have to express the immense gratitude I have towards this company. They are an excellent group of such personable & professional people. Just recently I've had a plumbing issue with my tub being clogged. I contacted Kathryn yesterday who immediately told me that she put the work order request in & the plumbing company should be contacting me. Less than an hour later, a guy told me that they would call me before noon today. The plumber ended up contacting me, arriving before 10am today & in less than 15 minutes, fixed the issue. I was amazed! The promptness & efficiency was exceptional. During this pandemic, they have also been so great about communicating whether it be for rental payments or to even offer a rent reduction/work out something for payment for those affected by layoffs.
