We didn't have a problem with the actual company we had a problem with bey! Shes just so rude and so inconsiderate and really used the fact she had a lot of power over us as a young couple. She was telling us one thing and telling the landlord another thing. We put in a complaint to the company and bey emailed me back. I don't want to hear from bey I want to hear from who's running this that they got my complain they understand our frustration with her and that they were going to do something about it. I'm reading other reviews and there's a couple on bey alone.. so that should tell you that this company doesn't care how their employees are making a bad name for them. read more

First of all the property manager is so unprofessional, BEY. She gets mad when you text her through iMessage but its okay for her to text and call you during dinner time. Second, something was wrong with our unit's bathroom and requested for maintenance through the app where Bey told us to go to if somethings wrong with the unit but yet, no one came in to fix it. Third, Bey charges people different rate on parking. Other pays $100 a month while others pays only $50 a month. We dont know if she puts the extra money in her pocket or something. This review is very long overdue. This company deserves no stars. If I knew then what I know now, I should have actually sued them years ago for deceit & mismanagement but it is now water under the bridge. I write this to spare anyone from going through the agony I had experienced. Made an extremely unwise life changing decision with my now ex-husband to put our trust in buying a property for investment purposes with KFG properties (mistake #1), & then allowing Melga to manage our property(mistake #2). Melga's daughter, also a realtor, convinced us that we would actually make money renting out the property. Only person who made money was her, from the commission she got for selling this nightmare to us! From the get go, had to spend an additional $9K on a septic tank to replace a faulty cesspool several months after buying home. We suspected the previous owner hid the cesspool problem. KFG messed up because rather than going after the previous owner for non disclosure, they tried to "treat" the problem, & in doing so, we couldn't make the previous owner accountable. Looking back, we should have made KFG pay for their error in judgement, but we stupidly split the cost.(Their daughter made maybe $15K commission from house sale so it was nothing off of their back) Melga did not manage our place very well, either. An evicted tenant who never paid us back 3+ months rent, sneaked back & was living illegally on the premises. Rather than call the police, she let the woman go saying she'd call the police if it happened again. Seriously? Btw, we allowed that tenant to stay those extra months because Melga said the tenant promised to pay us back with checks she was supposed to get from "Widow's benefits". Never happened! I didn't realize how much abuse our property had gone through until we had to do a short sale on it due to our divorce. The realtors who were handling the short sale said our place looked "really beat up". In addition, they saw a dog (no pets allowed) & what appeared to be more people living @ rental than allowed. At 1 point, sewage from toilet backed up all over. Clearly, KFG was not managing the property very well. We NEVER made a penny off of this place. TOTAL LOSS, & then some. Only the realtors profited. Ask people you trust for referrals before buying or investing in a place. We went to a workshop that referred KFG -BIG Mistake!!! Learn from my misfortune and DO NOT DO BUSINESS with KFG. Really research & find a honest, competent realtor who is not only in it for profits, but will truly look after your property if you hire them to manage your investment. read more

Worst property management company EVER. Looked at a house with current tenant still living there several weeks ago. Bey called and asked when we could meet for an interview. She never followed up on it. She said we were candidates so we stopped looking at places. I had concerns that needed to be looked into. I had to keep texting for updates. Nothing happened. No updates to see the house vacant. Finally asked again what the status was and she said that nothing was going to be fixed. That I had "demands" that others didn't. Um, the entire back fence of the property was broken and missing. Why the hell would I want the backyard open so that the apartment bldg behind it could have anyone come over? That is NOT unrealistic. The rent is equivalent to a higher mortgage so that should be taken care of. At any rate, she said she had other applicants she is entertaining. I asked her to be real and she said I should look for another place. OMG. You just wasted one stinking month of my time. I don't know how she got rated high. Plus her thick accent made it hard to understand. I am with the other reviewers. This company is extremely unprofessional. I would almost say it's a front. Response: I was NOT rude to the current tenant and I actually liked her. We actually stayed for quite some time talking to her. Sorry we had questions about the property. Most people moving into a home, would. Never said anything about being least favorite. I think u misunderstood or are thinking of someone else. Never said I didn't like ur accent, said it was hard to understand. U twisted what I said, but maybe it's because you didn't understand. But we did find a great home where owners have no problems fixing things that need attending to unlike the property u showed us. Hope you found tenants that meet your expectations. read more

First off, this company SUCKS D***!!! We've rented from them and they made it seem like NOBODY can even come over to hang out (even with the owners permission that we could). They make appointments which does NOT accompany with our schedule. When we moved in, it looked like a TOTAL MESS! Carpets were dirty, windows weren't even washed, filled with cockroaches! MIND YOU, they mentioned that they were peculiar about infestation of roaches! I was scared HALF TO DEATH because of it! So we put a lot of traps around the house to avoid that problem. For me and my wife, our dealings with KFG Properties have been absolutely professional and of the highest quality and attention to all of the details involved in managing a property. All the staff members are courteous and professional but Bey in particular has been outstanding in being proactive and responding to questions and situations before they become issues. If a tenant has a question it is not unusual for her to go directly to the property to talk to people and figure out what's going on in person. This has saved us hundreds of dollars just this year alone and you just don't get that kind of personal attention any more from most companies. She is so good about being patient and listening to people's needs that some of our tenants have actually thanked us for her and complimented us for her prompt response to issues in the apartments. Kindly be firm with your rulings about the "no smoking policy" within the compound. It sucks that you keep on saying you've talked to the tenants about this issue, however I keep on getting home from work with my room smelling like a casino. Terrible, unprofessional, poor communication, lack of respect. As someone who always pays their rent long before it's due, it's baffling that my concerns are met with such disdain, as if I'm inconveniencing them. As soon as my lease is up, I'm out. They seem to favor Filipinos who take advantage of them over anyone else, despite being honest. Little do they know their new tenants are driving up the utility costs with 2 refrigerators, a/c on all day, and doing laundry daily. I guess you get what you pay for. read more

We recently had a big problem with our plumbing. After contacting our landlord KFG Properties Inc., Ms. Melga Gendrano was very courteous, and took a proactive stance of accommodating us. She sent her plumber to assess our plumbing needs, but she quickly realized another plumbing company was required--and in comes Shaun from Alaka'i Mechanical--he did the work of 2 men. He took a couple of hours, but he did a great job. We are absolutely happy with KFG Properties for getting the right plumbing company--Alaka'i Mechanical and Shaun--for the work well-done AND to KFG Properties who spared no expense to get the work done--and at no cost to us their tenants. We highly recommend KFG Properties as an excellent landlord, and Alaka'i Mechanical as an excellent plumbing company!! Very happy tenants and customer!! Don't trust them. As a renter, you should not have to fix something that is the building's responsibility. They say whatever bullshit to get you to pay. They send their contractors to come fix something that is the properties fault and you pay for the damages that their contractor half ass fixed. If you have to pay for damages that is a building problem, hire your own contractors. Don't use their's. Our refrigerator which is there's needed replacing because it was old, we had to pay for labor. They replaced it with another USED one that we had to pay again to get replaced. All within a week. Since that one broke they bought a brand new one and we had to pay for it and for the movers? Fucking bullshit. Better be sure I'm taking that fridge with me when I'm moving out because I PAID FOR IT. They are unprofessional and unreliable and cheap. They don't take responsibility for anything and they suck all the money out of you. read more

This place is so unprofessional. Let's begin 1st I go there before it opens and this place suppose to open at 8:00am and it didn't open up until 10am and I waited for two hours and I stayed filling up the application and then she tells us that isn't possible to move in to the place we chose which we have income assistance to help out on the rent which is better than some ordinary person paying monthly out of pocket and she ended up judging us and which u can't judge a book by its cover. So because he wasn't my husband or parent or was a full hawaii resident he didn't qualify as co signer there words! Even though he would be living here 6 months out of there year... His business is still nyc based I had to wait through the whole weekend and here comes monday morning and I call and call and text and email trying to reach out for an answer . Checked before moving in that there was a lot to fix, mention it to KFG said that we have 10 days to turn in the checklist and mention on what needs to be fix, but they didn't fixed. DO NOT RENT FROM THEM-they will let you fix everything that was broken and not get reimburse. No single dryer hook up, we have to figure out how to hang our damn clothes b/c somebody took off the T-line metal on the ground. Parking- KFG mention on the rental that it comes with 1 parking. When we moved we can't even find any parking b/c all the stalls are taken. Manager around who doesn't know what's going on with the surrounding. There's car parking in our stall "per manager" it's our stall, but she doesn't know who's car that was there that parked for almost decade. I was told that I can park inside the gate temporary, but one night our first night sleeping there someone stole my damn car wiper. so pissed!! read more

KFG Properties Inc is a great family oriented property management company. They were there for us, when we needed a place to move into. Melga, she sat down with us and look me in the eye, and said we will give you a chance to rent that place. She said, we won't do a credit check or anything, you guys just rent it out and we will see how it goes. At that very moment I was relieved, cause if she ran a credit check, I wouldn't be where I am living right now. We were extremely dissatisfied with our experience of KFG. We were not even moved out of our rental yet before they began doing renovations (without warning us or communicating to us their plans to go ahead and start work early). It felt like we were being shoved out the door before we had even left. They had a tendency to be spontaneous at their convenience and provide very little advanced notice of when they would be showing up on our doorstep, or on the property, or wanting access inside our unit. Though I wish I could say this was only our limited experience with the company, we weren't the only ones who had this experience; many other tenants at our property complained to us of the same disrespectful, unprofessional, and thoughtless behavior of both Melga and Bey. If you want to work with or rent from a company that is ETHICAL, CONSIDERATE, and COOPERATIVE, this is not it. Extremely disappointed. read more

my husband an I rented from kfg for almost 10 yrs and paid our rent every month but at times it would be couple days late and we would call them..if they take care of your property, of course they'll be nice and dandy to you because they're getting paid by you BUT if you rent from them they are TERRIBLE. They don't fix ANYTHING and if you fix it on your own and expect to get reimbursed don't count on it. they gave us our eviction notice and I asked why and there response was we are going to remodel the hse and raise the rent but yet offered us a smaller OLD hse for the same amount of rent and gave me the address to go look at, so I did and found out it was still occupied. I talked to melga and told her ppl are still in there and she said "if you like it and want to move in there leave the rest up to me and I'll let you know when you can move in there" little did she know I knew the ppl in that hse and told them about it. she was actually would evict someone else out and move someone else in. sorry but I didn't take that offer cause that is so not right. no matter how long you rent from them they can turn around and stab u in the back... I have nothing but kudos for this family run company. I at first thought I could manage renting my condo on my own, but I soon learned that my life could be better spent handing the reins over to a professional. When we began our relationship, I was about to deny my tenant her entire security deposit because I was so upset about the condition in which she exited the premises. However, I was persuaded by Bey, who was an objective voice of reason, to return a fair amount which satisfied us both. I could see then that Bey would be a just advocate for both landlord and tenant. Bey, through KFG Properties, has been handling my condo rental for about four years now, handling repairs, appliance purchases (new stove, washer, dryer, plumbing, etc.) with courtesy and dispatch. After vetting, she recommended an income assisted tenant, so I can swear there is no prejudice among the KFG staff about qualified tenants. Like a good teacher, Bey is firm, fair, and friendly. I find the bookkeeping and accounting of this firm to be first rate and professional. You can never go wrong if you work with the staff at KFG.
