Overall he was courteous and incredibly responsive via email and online inquiry. A few of the rental properties weren't available for immediate showing, which I understand, but Gill did a great job at scheduling me for the earliest dates and times. Unfortunately, things quickly turned when Gill began asking for a (maybe refundable) deposit prior to the official showing date. A rather large deposit amount may I add. I just didn't like feeling pressured into putting money into a rental property that I hadn't seen or experienced yet. Ended up withdrawing my interest due to the pressure.

    This review is to state a violation of the landlord/tenant code when Tom Mukai, a realtor for…read moreLocations LLC, entered my rental unit. I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.

I am very picky with my housing needs, as a military officer experienced with multiple moves, homes owned, and homes rented (as renter and landlord). Last summer when I had to sell my Waikele house that I rented out for over 20 years, I chose Russ to represent me, instead of the outstanding real estate company that managed this rental house (this company represented me when I initially purchased this house over 20 years ago). I needed an extra special real estate professional, as I was expecting a difficult sale in late 2022. The tenant unexpectedly passed away, the Hawaii housing market crashed, mortgage rates hit historic highs, and the house was in need of major renovations. After interviewing several highly recommended real estate professionals, including those that UpNest arranged for me, I discovered Russ. It was only after extensive interviews that I discovered what a hidden gem Russ was. The low number of customer reviews on the various real estate websites do not do Russ justice. The result? As I live on the mainland and had not returned to Hawaii for 15 years, I had to rely on Russ to handle 100% of my house renovation and house sale in Hawaii. Russ handled $100K of upgrades to the entire house -- from new roof to new everything inside. He even offered his own personal muscle power to deal with an unexpected plumbing issue that was easy enough for him to handle, instead of paying the contractors additional money to modify the work order that I already paid for. Despite the challenging market, Russ successfully sold the house shortly after opening for almost 7 figures -- much more than I expected. Critical to the sale was all of the sales strategy development, planning, and execution needed to achieve a sales win in a challenging real estate market. Though I am extremely picky, Russ continually earned my trust with his constant updates, immediate solutions to arising issues, and sound judgment, that I deferred most of the decisions to Russ the deeper we got into the renovations. I would have posted this much much sooner after the sale, if it had not been for other personal issues I had to deal with first. Hopefully this depth of this review can get across what an incredible real estate professional that Russ is. And what a good man he is -- somebody that I would absolutely vouch for and recommend to friends and family to handle your real estate needs.

I was referred to them from one of…read moremy realtor friends who doesn't operate on Oahu, which was a shame in one sense because I love working with my friend, but I gained a team with these two and Taniguchi & Associates that was more than exemplary.  The wife and I toured a bunch of places the day we spent on island with Daniel and Cari Anne, they set up our showings in an order that made sense to flow with our schedules and traffic and while we did put bids on some of the places we saw in-person, ultimately, we ended up buying a unit that they did a video tour with us while we were back home in Kona. We were 100% confident after having seen places in-person with them that they knew exactly what we were looking for and when the perfect place went up for sale, I didn't feel the need to grab a flight as it would only delay the process. Also, while some realtors prefer if you use "their lender" Daniel never even brought this up as I've been using the same guy for over a decade and even he mentioned that Daniel was super easy to work with, very responsive and would love to do business with him in the future, which mirrors my experience. Daniel also has solid relationships with other realtors on island, but when it came to negotiating (the initial offer, the counter, the post inspection, everything), he was a true professional and did not let any personal friendships interfere with getting us some big wins, this guy knows what he is doing. When I called the…read morefront desk to ask where I could submit a formal complaint, the receptionist told me she needed the property address and the name of the person the complaint was regarding. I provided the information, and she gave me the name of someone who had already been copied on previous emails but had never responded. I then asked who I could contact above that person. The receptionist told me there was no one above her. I replied that this could not be the case, as she is clearly not the president of the company and must report to someone. At that point, the receptionist told me, "I am not here to listen to your grievances." When I attempted to clarify that I simply needed the name of the appropriate person to contact, she interrupted me, said she had another call to answer, and placed me on hold. I told her that I was not trying to share my grievance with her--I only needed the correct name. She then hung up on me. When I called back and waited on hold again, she answered. I asked for her name, and she responded only with, "How may I direct your call?" When I repeated my request for her name, she hung up on me a second time. I find it unbelievable that a company of this size provides such poor customer service and continues to operate this way. Homeowners pay substantial management fees and should not be treated with this level of disrespect.

David Simpson, and Charles Loane have left my unit without a bathroom and now kitchen, so it's not livable. They removed walls and even backed their nightmare into my kitchen sink flooding my bottom kitchen cabinets while they said they were fixing it... They finally fixed the pipes a week ago and while David repeatedly stated my tub was going in as well as the toilet for the last 3 weeks... Surprise I wake up to a text stating they flooded my condo again...and nothing has been installed in the bathroom... SURPRISE NK plumbing was out and had the main stack drain fixed in two days....BECAUSE IT WAS AN EMERGENCY??? But my unit wasn't? I at this point I am out $12, 500, My insurance will not cover that nor will associations insurance. Since the next month is coming in a week it will be $15000. Pauli Wong the president of this office hasn't returned my call, because I asked who caused this to take so long? David was on vacation for 2 weeks during the last flood...I'm still waiting for help. They will blame the board again, altho they are hired to help the board through situations like this. My repair should have been fixed in a few days.
