As a property owner I wouldn't recommend this company at all. The CFO Tony Tibbets repeatedly didn't make the HOA payments for my property and it is part of his job to do so. That cause late fees and unnecessary confusion. Joshua Burton, the President of this company, tried to gaslight me regarding a missing $300 from my payment. He said I was paid out for it and once I proved I wasn't he stopped responding to me. Victor Long, the property manager for my property, allowed the tenants to repeatedly pay late and didn't take any action until I became more involved with the situation. When I changed property managers we weren't given the documents requested and needed. They gave us duplicates of documents we didn't need. They gave us the incorrect document for the current rent which caused a rent shortage for April 2026. When changing management companies it was discovered an HOA payment was missed (again) and instead of taking responsibility for it Tony and Victor tried to blame it on my new manager. It turns out the check was never cashed, if it was actually sent, so they wouldn't have been able to balance their books. Now there is a late fee I have had to pay for out of pocket because Tony Tibbets won't respond to me Finally the person employed to answer their phones is unhelpful and does the bare minimum. He said his name is Keith but I'm not sure if that's true. Stay as far away from this company as possible! read more

Renter BEWARE! We recently went through a pretty nice experience with Oliver and Gabriela. We were approved and going through the move in process. They messaged us wanting our deposit/first month payment. We would not until we read over the lease. We finally got the lease a few days later and WOW, please be careful, my friends. First off, it was approx. 48 pages long. Maybe there were wanting you to get readers fatigue before you got the the addendum at the end. In that, you are being asked to sign over responsibility from landlord to tenant for the appliances and HVAC systems they provide. California law does allow this, it is law that the landlord is responsible for for repair/maintenance of what they provide, UNLESS you sign for this in the lease. Are you sure you want to take on previous tenants bad practices? You'll have to pay. All appliances and HVAC will fail eventually, do you want to take the risk of this happening to you? We wrote back to them about why we declined after Gabriela wrote to us telling us that we'd never have to pay for anything that we didn't cause but THAT'S NOT WHAT YOU JUST ASKED US TO SIGN OVER!!!! We didn't hear back from them for obvious reasons. We are good and fair people and expect good and fair practices from those who have dealings with. This was NOT that. They lure you in with their front people who are extremely charming, tell you that you are the only one who has applied and only you matter. All well and good, if you provide a fair and equitable product, you did not! You set up your tenants to fail with items you should be responsible for. Very poor practice, indeed. Make your own choice, but be wise. Ask for all warranties, receipts, maintenance history, charge imposed upon previous tenants for perceived failure of responsibilities. Of all the tenants in the building, more than half have complained to J & D management for months about the building conditions and the lack of security. They have been made aware that people repeatedly break into the building, that the property has not been cleaned since they acquired it, and that shady business is conducted on the back of the property due to lack of security. As recent as today, people have been seen leaving their shady belongings in the unlocked areas because it is so easy to do. It is used as a drop off/pick up location for their goods. Open electrical boxes are also used for storage by homeless but are cleaned out by the tenants. They are slow to act despite knowing that many of the tenants have called the police. One tenant heard when a trespasser was found and kicked out by the someone from the property management. This person keeps coming back because it is so easy to enter. The laundry room is gross because of the homeless person that breaks in several times a day, every day. And the same papers and hair balls that have been under the stairs for months are still there. All this while renovation continues on empty units for new tenants. To be fair, it is unknown if the building is neglected by the property manager or the owner. read more

My roommates and I rented at 2060 Garnet Avenue for two years until there was a change of ownership and management to J&D Management back in 2021. I can't tell you how incredibly frustrating and unprofessional this experience was as a tenant that I have no choice but to warn others of this property. I would not recommend anyone to this management company or their related property at 2060 Garnet Avenue. You could obviously tell this was the owner's first property as they were very unprofessional and overlooked many details of being in charge of rental units. They immediately raised our rent and many issues ensued afterwards. The past year with them has been a distressing ordeal with extremely poor communication and a complete disregard for the tenant environment. They left our repair requests for front door lock and bottom window locks unanswered and ignored, violating their legal obligations as landlords and our safety. After submitting our move out requests at the correct timeline and hiring professional cleaners for the unit, we fully anticipated getting our deposit returned. However, the owner and management wrongfully kept our deposit and charged us MORE for bogus complaints on the apartment cleaning, charges for items that we repeatedly requested from maintenance, as well as a $200 paint and patch and a $190 drain clearing charge. The owner and management only dropped half of these charges after we made it known we were going to take this case to a high authority in court for wrongful charges. Not trust worthy!!!! I worked with J&D management for a total of 48 hours and it was an awful experience. I saw a posting for an open rental in the San Diego area and reached out to schedule a time to see the home. I was the first person to see the home, the first person to pay ($85 application fee, outrageous!) and apply for the home, and the first person to get approved. I was notified my application has been processed and accepted and "congratulations, Christina! The home is yours. You should be hearing from Garbriela shortly to send over the terms of the contract and submit your deposit." - Never heard from her but was told to be patient as it was a Friday. Since I got the home, I cancelled other showing for the following Saturday morning. Why go if I found a place, right? WRONG!!!!! Got a call at 10am the following morning saying, Gabriela went above her own boss and convinced the owner of the property to go with someone else. THAT IS SO MESSED UP!!! Apparently, the new tenants signed a contract and already submitted their deposit! That is some fast work! Now, not only did I not have the home, but I missed out on other opportunities to find a place a to live because I cancelled my appointments as I was told I got the unit. I called their office and spoke with Dominique, who reassured me this is not how they work, she has never seen this before, how sorry she was for this, and to guarantee I would get a refund for my application cost. Have I received it yet? No. Have I gotten a call back ALL WEEK????? NO!!!! I mean, what is this!? This isn't my first time renting or going through this process and I HAVE NEVER EXPERIENCED SOMETHING LIKE THIS BEFORE. EXTREMELY UNPROFESSIONAL and this has really messed up my whole moving experience and finding a new home. How can they just mess with someones life like this and think it's ok!? I woke up this morning with the intention of finishing some landscaping in the front yard. I worked on it until about 9 PM last night and was excited to finish it today. J&D manages the property where I live and a rep came by at about 8:30 last night with a notice. I asked him to tape it to the mailbox because I was sweaty and dirty and not presentable. It was a notice of change in management but it listed J&D as the manager so I was confused, they've been the property managers for several years now. This morning my daughter was leaving and found another notice taped to the mailbox, a 60 day notice to vacate because the home was being taken off the rental market to be fixed up and sold. It's crazy how someone would tape something like that to your mailbox. Like it equates to a yard sale sign or a "free" sign put on some old junk that no one wants anymore. This is our home, whether we own it or rent it, it's our home. I've lived here for 10 years, I brought my son home from the hospital to this home after he was born. My daughter learned to drive while living in this home. She graduated high school, became an adult, and started college while living in this home. My son has grown up here. When I talked to him about having to leave, he just cried. He couldn't grasp the idea and thought it meant that we have to leave everything behind. I guess it can feel that way. There have been so many things that have happened in our lives while living here. Births, deaths, new jobs, first jobs, first cars, Covid and working and learning from home. So many good and bad times, so many memories. So to be told we have to leave is a blow to our spirits and our hearts. This is the part that property managers and owners don't see and if we're being honest, most likely don't care about. They're good in their homes with their families, what happens to us doesn't matter to them. The stress and grief that is caused by being told to leave your home is indescribable and they're not losing sleep over it, we are. The market is great right now for home sales, it's something that I worry about every day and today, my worst fear came true. What matters to these people is money, not the lives that are affected while getting that money, we're just casualties. The property is occupied by myself and my two children, my sister in law and her two children are in a granny flat on the property as well. We are two single mothers who are able to afford homes for our children, but not anymore. I started looking online for a new place and wow, talk about feeling hopeless. There are no homes for rent that are even in my price range, you can't even find anything comparable for under $3000. There are also no apartments for rent in my area. Those who aren't lucky enough to be able to afford a home are in apartments, so those have extensive waiting lists. My daughter keeps sending me listings for houses for rent and asking how much we can afford and it's killing me. I just want her to focus on school, not worry about where we'll live, but this is our reality right now. San Diego was just listed as one of the most expensive places to live, right before we're told we have to move. Greed truly does trump humanity. **UPDATE** At the move out inspection, the Property Manager Gabriela Fromlath arrived with her sister on Facetime because she wanted to "show her the house". Not unprofessional at all. She walked around excitedly showing her sister the property and talking to the neighbor. I was waiting for my brother to arrive to help me take the last of what was left at the house and during my conversation with Gabriela I told her we would be living with my Brother until we found housing. I told her we were going to have to move out of San Diego County, probably to Hemet and commute every day because houses there are in our price range and we really have no other choice. She then said housing is expensive now and that she wouldn't consider buying unless the owner gave her a good price. I realized she was talking about the house that had been my home for almost 10 years. So we were given a no fault eviction stating that the owner needed to make extensive repairs to the home in order to put it on the market but there have been no repairs made and the house hasn't been put on the market but the next door neighbor and another neighbor have both said that the property manager is moving in. Mind you, one neighbor didn't know she was the property manager but she described her to my boyfriend and knew what kind of car she drives. So basically we were evicted so the property manager can buy the house. Not sure if that's entirely legal but I have contacted the DOJ's housing division and am waiting for a response from them. If it's legal, okay. If it's not, I will seek legal aid and I will pursue the matter to every extent of the law. read more

Like I stated before I didn't feel comfortable giving my information over the phone as I would like to have the discussion face to face. I tried to tell your leasing director that multiple times but he kept cutting me off and I had to ask him multiple times to not raise his voice at me and I just wanted to ask one single question in regards to my ESA. The fact that he refused to listen to me until I gave him my credit score for one simple question is ridiculous despite it being "standard question" I never once used foul language during that entire conversation and we all know it. You just want to make yourself seem better on the review. And based on the other reviews seems as if you like to beat around the bush and not tell the full truth either way. Originally I thought the number on Zillow was an office so I was planning on leaving a message. Horrible communication and follow through. It took days and multiple emails to receive a reply. Then after one curt reply, no more response from Joshua. If this is representative of their service, I would stay far away! Joshua was deceptive and misleading regarding the availability of properties and when a deposit was required. EDIT BASED ON HIS RESPONSE: Everyone has access to see whether a credit check has been pulled on them. Since no credit check was pulled for me his statement that he only has to send it to me if requested is deflection from his actual intent - he never ran it nor intended to run it. After submitting an application he doesn't follow through with running credit reports on prospective applicants (I know this since all applicants must, by law, receive a copy of the credit reports, and non receipt means no report was run). This allows him to collect application fees without incurring any costs. Seven application fees time $45 isn't a bad racket, especially if he does this every time he rents a property. Given the time that passed, it is very clear he never intended to rent the apartment, only to collect additional fees by making it sound like the apartment was available. It may not be unlawful to do what he is doing, but Joshua is clearly unethical. I would avoid. read more

This place has a couple good people. But since we got them almost 2 year ago not much has been done around this property. Now that this property is in escrow and getting new property management and owner it seems like no one is around anymore. People show up saying j and d talk to them but no one calls me or my neighbors to notify us. Some of them come without masks. One lady has been nice but disappointing how it's all ending now. I don't even know what the future is for if we get to stay here at this property or not. Just no communication and one time I got an email notifying me the office had an out brake of the virus and called the lady who helps us and she had no idea what I was talking about. I have been living in a house in Carlsbad for 5 months now and it is my fiance and I's dream condo we want to start a family in until we can buy. I am giving two stars because ever since we moved in the management has been very unorganized, Specifically Brenda Chase, she is doing the bare minimum. They rushed us to pay and when we were ready to move in, they did not have any of our key copies ready, no garage remotes, no mail key and on top of it, the place was filthy. It took them two weeks to give us three copies of our keys. The worst part about it all, they were removed from our property and then left us with broken fixtures saying we no longer manage your property. We are currently waiting to see what will happen. I am so excited! I cannot say enough positive wonderful things about this company!! From the very first contact - a vm and text to Oliver requesting information about a property in Eastlake. He responded within minutes!!! He was professional, kind and ready to serve on the spot! I was sent contact information for Oliver Tyson employee of J&D management by the property owner of the apartment I was ready to apply for. I contacted him and was immediately asked if I was a Jehovahs Witness by Oliver. He quite literally started our phone call with this question. I was very confused why he would ask or why this was relevant to the application process in any way. I told him I was not practicing that religion, and he from there forward was very rude and short with me. Upon submitting my application online I received another phone call from Oliver. He had a few questions for me all pertaining to my additional income section of the application. I added my self employment to that section stating I was a live broadcaster. He told me I needed to be candid with him and tell him exactly what I did online, that he was very curious as to what website I worked on and what I did. I stream on a live gaming platform and told him it was like YT but live. He then went on to say he had friends who liked to watch "things" online and wanted to know more about exactly what I did online...I was wildly uncomfortable with his implications. He did not ask about income or how I was paid. When I tried to steer the conversation about how I get paid monthly he told me I needed to be open and honest with him about this because he was the person who would be recommending my app for approval. He told me that all of these questions would be asked again by the next employee to look at my application. They were not ever asked again. The next employee I dealt with was Gabriela Fromlath. She spoke with the property owner and told her that my bank statements were not a valid form of proof of income and that the money in my accounts was most likely not mine. When I got Gabriela on the phone to discuss my application she stated that there was an issue on my credit report but refused to tell me what the item she had concern for was. She then proceeded to tell me that I didn't list my current address correctly and questioned if I even actually live where I say I do. She was very unhelpful and seemed to not want to be upfront with me about what gave her concern with my application. She had me sign a release form so she could contact my current property management so I signed the document for her. The following week she denied my application stating my property management refused to give me a reference. Seeing this, I immediately contacted my property management company Hoban Management and asked why they refused. I was told that they did not refuse. That Gabriela had requested information that by law they were unable to provide her. But provided her with all the information by law that they were able. I was told she asked them if they were trying to evict me and if that's why I wanted to move from my current residence. This entire experience dealing with this company has been truly unacceptable. I'm still not sure why my application was handled in this manner by both of these employees. The unprofessionalism and malpractice of this company is quite frankly baffling. I've tried reaching out to the owner and have received no response. I was treated very unfairly and hope to warn perspective tenants who have to use this management company to apply. If you see J&D management please think twice before signing a legally binding contract with a very shady company who do not care how there employees handle business. read more

I was a tenant from May 2022-July, 30th 2022. The reason for the short time was I moved from out of state to San Diego in May and then in July, I was informed that a new property management company, ROAR, was taking over. From a tenants perspective reviewing J&D Management, I feel they are dishonest and their communication is very poor. Dishonest in a way that they advertised the property was 650 sq ft, where the livable sq inside the property was only 352 sq ft, and the price difference of $400 in the same units. Maintenance requests take about a 3-5 business day response to reach out. They seem to have one guy do all the maintenance works in all their properties who is not easy to reach out or get in contact with. They preach they are available 24/7 but average response time directly to the management team is 4-5 days and forget about calling their number. I'm just disappointed and thought more of a "professional" business. In my personal experience with the property management staff, they were nice people but not good at their job. read more

Maintenance requests linger for weeks or months, if your AC is broke good luck getting a new one, leaks or running water? Nope not an emergency, car break ins? They won't fix the apartment gate to prevent break ins, washing machine has been broke over a month and the landlord does not care and is cheap to fix it. I have since moved out of this property, and cannot put into words the relief I feel after leaving this property management company behind me. At some point, I'll write an entire review detailing everything that I went through with this agency. From being without working heat for 9 months (Feb to Nov), to walking into my apartment and seeing the actual owner of the building in my home without any notice at all, to being stood up for my final walk through (scheduled with Brenda C. who did not bother to show up or even apologize after we waited over 2 hours for her)... Moving into my apartment complex on 40th street is a move that I regret. This agency was utterly neglectful and allowed the owner of the property to cross all sorts of boundaries (harassment, entering the apartment with no notice at all, threatening my roommate and I with eviction and saying that we'll never be able to find a place to live in San Diego), with absolutely no support to my roommate and I. I can't even get anyone to call me back about my security deposit. Once I wrote my initial negative review of this company, I absolutely paid for it in the treatment that I received from Joshua B. Beware that if you leave a negative review, you will probably face some negative consequences (that's why I suspect there aren't many). Please guys, make your decision for yourself, but TREAD WITH CAUTION. Take pictures of everything, make a video of you have to and get EVERY word they say in writing. Good luck, guys. I have been living at an apartment managed by J&D Management in Sherman Heights for 7 months now. It has been really great to work with them! Alexandra Santos in the office has been so helpful to us no matter what concern we may have. When I first moved in, I noticed that there was a bug problem in that unit and I notified Alexandra and she immediately got me connected with the extermination company and got the issue resolved quickly. She has also been so helpful with other requests such as when my boyfriend needed a copy of the lease to get his housing allowance from the Navy. I don't think I would rent from any other property management company in San Diego. I have rented two apartments from J&D now and I am in the process of finalizing the third. I like to move every year so it's so nice to have a property management company that makes the process super easy. I also love how easy they are to reach out and talk to if I have questions or problems at my unit. Even when I have called them late at night or during the weekends they pick up right away. Have just moved into a property run by this company and while it has been a short time working with them, I cannot brag enough about how personable, responsive, caring, and helpful since I called about the property! Alexandra, Oliver, Joshua, Nicole, and my amazing on-complex managers have been so welcoming. There hasn't been a time that they haven't followed up with me promptly from the very beginning. I don't understand these reviews saying that they don't respond and dodge you because they have been very, very quick to work on fixing small things in the place and have even made the first steps to better it for me in any way. I've already gotten a great deal for the place, but I have a very good feeling about living in a place run by this management and on-site management team. The team heard that my toilet was acting weird and a service team came right away to fix the problem. Could not say enough about these individual people I've worked with, and it speaks volumes to how the company is run. Very excited to be with this company and in this amazing place now. read more
